A Truly Exceptional Rental Experience at The Moritz Apartments After searching extensively for a place to call home, I found that many rental experiences felt impersonal and uninviting—until I discovered The Moritz Apartments. From the moment I toured the property, I knew I had found something special. The apartment itself felt more like a private residence than a typical rental — spacious, beautifully maintained, and thoughtfully designed. What truly set this experience apart was the outstanding service provided by Marlene DeAnda. She was warm, welcoming, and incredibly professional. Her genuine kindness and attention to detail made me feel immediately at ease and confident in my decision. Jennifer was also a pleasure to work with — always helpful, responsive, and professional. I cannot recommend The Moritz Apartments highly enough. If you’re looking for a place that feels like home, with a team that truly cares, this is it.

We've lived at this place for 3 years, signed up under the previous management, and choose to move out few a months ago due to various reasons that I will list here. The main reason we stayed as long as we did was because there is a strong sense of community at this complex. Our neighbors were our friends and were always ready to help each other out. The maintenance staff is wonderful, very fast, efficient, and super friendly as well as the office staff. I never had any issues with any of the employees here, and would like to think of some of them as friends. The property is clean and well maintained. Almost everyone has a dog and enjoyed walking my pup together with the other tenants. Unfortunately this is where the positives stop. There is no security, no cameras, and the gates are always broken. Homeless people sleep in the gym overnight. Units get broken into more often than they should. One of those units was mine in May and that's how I found out about the lack of security thru the office staff. They admitted there were many break-ins already this year as well as mailbox theft. When we first moved in, I noticed my mailbox key worked for many of the other mailboxes as I remembered the box number wrong and accidentally opened someone else's. I let the staff know, but nothing happened. Unfortunately, during tours, the staff say the security is great, there are camera equipment, and that burglaries don't happen there, which is just not true. This complex will charge you an estimated $200-$300 on top of your base rent, and raise your rent every year as much as legally possible. There are a few sex offenders living at this complex of which the office knows about, yet they do not inform new residents as they legally should. The units are very outdated, still carrying that early 2000's vibe. The "big remodel" is essentially just new hardwood floor in the bedrooms and main levels, a bit nicer carpet on the stairs and new cheap faucets, which unfortunately does not match the asking price. They charge pest control fees, which is pretty much the maintenance employees going around during "spider-season" and try to get rid of the cobwebs around the property. The complex is infested with squirrels (because people feed them), have seen many rats and mice (because they eat the squirrel food), raccoons and many skunks digging thru the trash. Lastly, they started providing short term leases (as short as even a week), which has brought some interesting characters to the neighborhood. I have run into people being high on who-knows-what at night while walking my dog alone, and have seen a person fall into the bushes. Some of them rent for a few days to party, essentially using these units as an Airbnb. Overall I don't blame the staff for any of these issues that the property is facing as I believe they are doing their best, but are limited by Greystar. The management company is known for being shady and love a big money grab (with many lawsuits proving this). I would highly recommend staying away from Greystar if you care about not having to deal with the issues mentioned above. If you do not mind spending a few hundred extra dollars a month for non-negotiable add-ons, willing to invest in security devices as well as seeing wild life around the property and looking for a strong community based neighborhood, absolutely go for it.

SCAM! St. Moritz in Aliso Viejo is easily the worst place I’ve ever lived. The rent is shockingly high for apartments that are outdated, poorly maintained, and just plain bad. Sinks and showers constantly clog, ovens and microwaves are ancient, kitchen lighting is tacky, and the overall condition of the units is terrible. There’s a persistent foul smell coming through the walls, especially in the closets. Amenities are frequently closed or under construction, and any “upgrades” feel like a joke. People from the leasing office drive around on golf carts showing the property to new renters like it’s Disneyland. Not to mention the leasing office they remodeled to be WAYY nicer than the apartments. It’s all a hoax. Most disturbingly, i overheard workers joking around with a dead cat in the pool. truly unsettling. I honestly think St.Moritz rebranding to Ravello is an attempt to escape all of the bad reviews under the St. Moritz name and I don’t blame them. Avoid this place unless you want to overpay for misery. (also all the five star reviews are from people who DONT live here and are being ASKED to leave a good review after their tour of the property which is absolutely disgusting. you’re truly to say the least disgusting and fake Ravello.)

Will Hunting

This place is a literally a HELL HOLE. First this complex changes owners, fires the original property staff, then literally tears up the ENTIRE apartment complex. changing roads, tearing down swimming pools and made sure the gym is OUT OF ORDER for well over six months. The only thing that really changed was the landscaping in the front of the complex. All to cosmetically make the place look "nicer" in order to force higher rents out of people who are struggling in today's economy. After six months, the gym is STILL CLOSED, and they actually made the apartment buildings look even UGLIER by changing the numbers while leaving the ugly white paint under the signs the same. (Talk about laziness..) It's obvious most residents are NOT satisfied living here as there are MANY of them leaving this place for other better apartments in south Orange County. (There are always moving trucks with people moving OUT rather than IN here!) This complex used to be known as St. Moritz and it was run absolutely wonderfully for years by the previous property managers, then it was taken over by a greedy new owner a couple of years ago , who fired the previous property staff, and literally tore up the entire place, with a new incompetant staff who sits in their offices all day doing nothing that really doesn't care about it's renters and new maintenance workers who literally don't fix anything, In other words, this place has become a literal HELL HOLE, with a constantly broken front gate that allows homeless people from Aliso Viejo and Laguna Niguel to come in and dig through the trash bins, and kids from the complex blasting loud music, shouting at the top of their lungs and using the pools and hot tubs to urinate and poop in. This place is a sad shadow of what it once was. TRULY SAD. And we can thank the greedy new property owner for all of this. I loved St. Moritz I can't say the same thing about Ravello.
