Every time I've gone with my family its been dinner times the service has been the best. Sunday after church our server was inattentive seemed overloaded with thoughts. I don't like that my wife asked for something and the server sighed and rolled her eyes. Everyone has those days unfortunately the world still turns.

Went here for my brother's birthday recently and the service was amazing as always. The staff are always super friendly and attentive (maybe because we showed up at 6am and no one else was there 🤭) and the food was delicious! I got the southwest bowl and a side of house potatoes to throw into the bowl as well. The vibes are always great whenever I go I highly recommend coming to this location for your breakfast or birthday needs.

The doors are handicap accessible, & there is plenty of room for walking aids :) I unfortunately didn't catch our server's name, but they made this visit the best. The whole staff was incredibly attentive, patient, & treat you like a long lost friend. The bacon omlette was great, as was the breakfast burger. The wait wasn't bad either for the afternoon.

I love their seasonal specials. I'd gotten an egg, hashbrowns, and caramel a la mode pancakes. I also had their caramel macchiato coffee. Everything was delicious, but I wouldn't really recommend that "caramel macchiato". It tasted a bit watered down and a regular coffee would've been better. The restaurant was decorated for a Halloween. There was a bit it of the wait, but it was pretty busy (especially for a Monday morning) so it was expected.

Great food, good Service considering it was a Mexican Holiday and there we're a Lot of Mexican citizens that we're shopping that weekend. The coffee was just awesone., as well as the taste and temperature of everything I ate. The facilites and restrooms were spotless

Food was good but... My husband had biscuits and gravy. The gravy was sparse at best. Had to order extra gravy. I ordered the 2-2-2. I think the Pancakes have shrunk. Pancakes were small. Fit on a dinner salad plate.

They got the best strawberry milkshake. I love there French toast its really good. There service is great. Didn't need to ask for anything. And I love there smash berry drink my favorite. But I will say that I went around 4am do to my job. So I don't know how it is during the day or afternoon.

Orded tbone medium and they brought it well done and dry. When I spoke to the manager he said they would all come out like this?? I said if you're not willing to try and make this right than I'll eat my dry 🥩.. Great service from our waitress from start to finish. If ur gonna meet up with family or friends make sure everybody is inside before asking for a table. The manager was making it very clear that they couldn't wait if we had to wait for somebody.

So honestly I don't think I've ever been let down by their food. Every time I've gone the food has been really good. I think really my only complaint is that if you go over very late or very early, it's weird that it takes such a long time to get your food, especially when the dining room has almost no patrons. As for the atmosphere, not much I can say there. It's IHOP. They all pretty much look the same.

I had a bacon temptation omelet it was pretty good. We didn't touch the pancakes cause we where stuffed. The place is pretty clean but the wait is a good 40mins. So if you're starving I'd go somewhere else.

The food was good, and the service was decent, a little noisy and floor really slippery but overall was good.

Our waitress was very attentive and on top of everything. She deserves a raise. The building needs an upgrade. The AC was leaking water, and some drops fell on my head. Overall, it was a nice experience.

I didn't have a problem with my food thank you for that. We order right way with no issues and our meals came on a good time. My problem and the only reason for the 4 Starts is because I could never get a refill on my drink. My dislike is when they go by the table and ask you if everything is okay and you mention yes but can you please get me a refill. An the young lady tells me right away sir no problem. It took her over 10 minutes to get to me. I even ask another employed about it and they went to tell the waitress instead of bring it herself. The place needs decoration as atmosphere goes.

Good location with plenty of parking. Our server, Rachel, was welcoming and cheerful. The food was very good, only dislike was that all the food was slightly cold when it was served at our table. It could be that the HVAC (room temp) was on very cold. But we still enjoyed the atmosphere, the food, and the service. I will return to this restaurant when I visit the Edinburg area.

I'm happy they are serving plant based options but they need to take the gluten free waffle off the menu. It's not good, it's light and airy and really tastes bad. I don't know if it has egg but it made me want to puke. So between two of us at the table we both had the same reaction. The manager refused to take it off my bill when only one fourth total was missing. BUYERS beware it was not good.

The service was good. I had a spinach and grilled chicken salad and the potato soup. The spinach leaves were whole and huge. The soup was cold. If they were to serve baby spinach instead of older mature spinach, it would have been preferable. Our server saved the visit by being conscience and attentive.

Food is ihop all the way, and exactly what we wanted. The environment felt a bit less than clean. The restroom was in need of help, and the food was delivered in stages. Maybe next time things will be better.

Presentation should of been better! Got my plate and I order over medium eggs received them with the yoke everywhere, order strawberry French toast and received old strawberries that were squishy and more strawberry sauce then strawberries themselves. Probably give this place another chance to redeem themselves cause the waitress was nice and kept checking on us.

IHOP is good tasting (though my salmon was a little dry), but I've always felt they were overpriced. We went in for a post-supper bite, and I can't believe they have no desserts. The closest I found was French toast, of which I've had tastier. UPDATE: Went this time for breakfast. The veggie omelette is delicious, but the service today was slow.

It's unfortunate I could not get what I wanted on my build your own omelet. Prepackaged is not fresh in my opinion. Pancakes were delicious. Spent 45 plus minutes for our order. Today was not the day. Maybe next time we'll have a great experience.

Dissapointed got there and i was hopping to get good service , we did at first everything ok but after getting our food by the way it "looked great the only problem was my scramble eggs were more on the cold side"so yeah after that our waiter never came back to check on us wich was dissapointed but o well lesson learn i will not be coming back to this location

IHOP was my favorite pancake place.. emphasis on (was). It has fallen into the wafflhouse realm of (only the regulars) eat here. Unnecessary menu changes and the prices increased for less food. Couple that with the abysmal customer service and long wait times and you have a solid recipe for failure. It took 30 minutes to even get our drink order in. Another 20 minutes for the food. The staff is friendly and welcoming which almost makes up for the lackluster experience...but some of these issues just can't be excused. Cold pancakes, flat soda fountain drinks. Need more be said?

I order buttermilk chicken breast with broccoli….broccoli had a awful taste, the chicken was not buttermilk batter but frozen parties…my husband had T-bone steak & the meat had a pale look & couldn’t even taste the meet. The only good thing from the lunch was the tea. Very disappointed.

Food was subpar and was not fresh at all. The waitress was nice, but hardly came around to ask if we needed anything. My Grandma ordered a turkey plate and the stuffing and cranberry was missing from her plate... Plus she stated it tasted like bad hospital food. She mentioned it to the waitress and there was a moment of silence and nothing was done. No compensation. It just wasn't a great experience overall.

My husband and I did not enjoy our experience. We were seated right away, but no serve approached us for what seemed like 20min after being seated. We asked a nearby server to take are order but instead we were serviced by the MOD. He quickly took our order and was passed of to another server who would pop up randomly to ask how we were doing. At the end if our meal, we went up the front desk to pay and it took forever to pay our tab. After we paid the MOD thanked us for letting him turn out experience around. Truthfully, he did not manage to turn anything around. We still left disappointed. We went on a Friday at 9a, there was a steady flow of clients but the restaurant was no where near as packed as other time we have gone. The servers for the most part were chatting with the hosts or amongst themselves instead of attending to their clients which was irritating to watch since we were basically forgotten. The only reason why I am rating this a 2 star instead of a 1 is because the food was great as always but the service fell short. We will think twice before going back...

As much as I love IHOP, I was very disappointed with my salad. Not only did it take them 30 mins to get me my salad, the quantity of it was not what I expected. When I asked where the greens were, he sarcastically said "in there". Never again!!

The place was not full, but there were people waiting to be seated the whole time we were there. Our server rarely appeared at our table. As you can see in my pics, my Chicken Florentine Crepes looked nothing like the menu pic. The hollandaise sauce, which was in a small container, was solid and cold.

We came in and were seated extremely fast, within initial eye contact even. We understood that with high traffic due to the free pancake promo that service might be slower, but we were dissatisfied with the food, atmosphere, and the service. I ordered a Vanilla Cold Brew Coffee and upon first taste it was bland and tasted watered down. We felt our server, Destiny, was rather unenthusiastic which dampened our experience and we weren’t checked up on until already finished our food. As for the food, both of our plates came out lukewarm. The chicken was overcooked and dry and I also never got my side of honey mustard. The pancakes were redeeming though, they had a good flavor but they were also lukewarm. The free pancakes were another story as they were cold, dry, and not flavorful. As for the actual area/atmosphere, it felt dirty and some items were broken. When trying to use the original syrup, it opened and leaked down the side of the container and I had a similar experience with the coffee pot. Overall, we were excited to go out and spend some time together after a long night but left feeling worse than coming in. Of course all of this could be from the heightened traffic, but with our experience we have no intentions of ever returning to this specific establishment.

It was busy and crowded. The server was nice at first but then she wasn't very nice when we asked to add on toast . The food now is not worth the price that they used to serve. The food is now heak of small and it looks like a kids plate instead of an adult one

Don't get me wrong food was good but they need to hire more staff. At first it took about 5 minutes to get our table ready in which it wasn't pack and when they did it took 2 servers to get our drink order. Once they took it, we didn't get a refill till we got our food order and it's cause we had to ask another server for a refill. Arrived and wait was 20 minutes. About 10 parties waiting to be seated. After 20 minute wait i asked how much longer . And i pointed out 10 tables were open and the lady up front said. We are holding them because the kitchen is swapped. Not a good response . After that out 4 parties left and after 10 more minutes they finally sat us.

During this visit i was really dissatisfied with the food and staff attention. It was a slow morning with not many tables been occupied. I went ahead and ordered the waffle combo which came with 2 eggs, 2 meats and hashbrown and your option of a waffle flavor. I received 1 egg, 1 bacon strip split in half and abour 1/3 of the toppings on the waffle. I understand that marketing images will usually not look like what youre going to get, but this was absurd. The staff was friendly but only stopped 2 times, to take the order and to drop the check since the waiter that delivered my meal was somebody else. The eggs and bacon were cold, the hashbrowns were crispy on one side but not well cooked all the way through and the cheesecake cream on the waffle had a funny taste. Truly disappointing experience.

At first We understood that it was busy so we gave the waiter some time... they finally came to get our drink order, on her way of bringing us the drinks someone asks for a refill so she picks up their cup and she brings our drinks..spills coffee all over the floor..all good, accidents happen. As she was cleaning up she left that persons cup in front of me on the table...never takes it. She asked if we were ready so she could put our order in so we wouldn't have to keep waiting longer... Fast forward 50 minutes later still no food... we get up and ask for the manager and she comes back to tell us the waitress never submitted our order ☠ She takes our order again puts a rush on it... she brings our order and half of the order is missing... Always have such a bad experience at this location!

We had the worst experience at this IHOP. We stopped by a few days ago for a late bite to eat. First it took awhile for someone to sit us down since their sign says please wait to be seated. Then they sat us next to a booth that had food on the table and the floor keep in mind no one cleaned it while we were there and it was not busy. All the wait staff look very confused like in a daze. The waiters would just pass our table and not say a word. I had to wave one of them down and when she came to our table all she said was yeah! So I asked her if she could get our waiter. It took five employees a while trying to figure out who our waiter would be. Our waitress could not understand a word we were saying. We had to repeat everything we said to her several times. This was our first and definitely our last time at this IHOP!

Worst experience at our regular iHop location. We get there for dinner, obviously to take advantage of the ‘kids eat free’ from 3PM-9PM. We ordered 3 adult meals which automatically made the 3 kids meals free. 5 out of 6 meals were out at the same time. 10-15min went by and the last kids meal was not out. The waiter had forgot to put in his order. She puts it in, and we wait to eat until the last kids meal is out. They bring it out and incomplete. (We ordered the jr cupcake meal) Already frustrated of how long it took just to get water, and amongst other things with us just having bad service from the beginning. We speak to the manager Aracely and Joe. I explain everything that was wrong and frustrating service we received. She said she was going to give us a discount for the trouble we had. Great! I get the receipt and see she gave us a “discount” on 3 kids meal. Mind you, that was already a given discount because we purchased 3 adult meals. Her only offer to make things “right” was to “leave the meals and we won’t charge you.” We ended up paying $15 and some change just for 2 coffees and kids drinks. Even tho the kids ate free, the drinks for some reason were not included. The posture and attitude from those names above was very unprofessional. Joe called me a scammer trying to get food for free. The only thing I was trying to get resolved was some sort of appeasement for the terrible and unprofessional service. He also tried so “square up” with my husband who was only trying to talk to the manager himself because he speaks and understands Spanish. Joe took that as a sign of aggression and told my husband to “step outside!” The way this man handled the situation was horrid! From him getting hostile with me calling me a scammer then saying, “well now you’re taking it personal!” was just uncalled for and unprofessional. All of our food(untouched) was left there for them to throw away. This was such an ugly, uncomfortable and horrible experience!

Horrible service!! I was seated and told "the waitress will be here shortly" 20 minutes later two tables that were seated after mine had already been giving their drinks and their orders were being taken. One table was an older couple and their teenage daughter, the other were a group of Police officers.. so if you are 3 20 year old hispanics, expect horrible service..

We visited this restaurant to take advantage of a promotion, and the waiting staff was informed before ordering. After we were served we were informed that only one promotion applied per table and not per customer. We had already ordered and been served so we had to agree. While waiting to be served our food I had asked the waitress if I should provide her with the promotion information before being served but she said it was not necessary, that she would take care of it.. At the time to check out she applied the codes we had for the promotion and then told us that neither one worked so we had to pay for the promotional items. I SERIOUSLY SUGGEST YOU DO NOT VISIT THIS RESTAURANT!!! It baits and switches at their convenience. The food is processed and refrigerated, not fresh as it used to be. Even the fruit we ordered lacked variety, it seemed as if we had the left-overs served. Not worth the amount of money we paid.

I was eating with my family this past Sunday. The manager Sandra was VERY rude to one of her employees. The manager was yelling at the employee in front of everyone because she didn’t charge a coffee. Sandra was giving her attitude to the employee telling her to sign a write up and if not to just quit. Sadly the blonde woman just resigned. Sandra needs to be more professional when speaking to her employees. Don’t be giving attitude and speak to them in the office. Ruined my experience here. Tells me how they treat their employees.

I rarely ever leave a 1/5 star review, majority of the time I write a review it's always a 4 or 5 stars. I decided to get a Full Stack due to my coins, I've collected on the IHOP app. I go in and order myself a Pepsi and a Full Stack. I then proceed to use the restroom 5 minutes later I get my drink. And then another 10 minutes the waitress comes back with an order of three pancakes or what we call short stacks. She said that's what you order right? I said no I ordered a full stack. She goes back and gets me two more pancakes. Which would make my order a full stack technically. I go to redeem my award during checkout. Then she inputs the numbers in to the system and says the code won't work because it will make the whole thing free. I then proceeded to say but I also got a drink so it will charge me for that. So she tries once again and then her coworker mentions that the code is for a full stack. I said yeah that's what I ordered. She (my waitress) says no you got a short stack, I said, No, I ordered a full stack but you came with a short stack and then brought me two more. So she then gets the manager and he corrects the mistake. I gave this place a 1/5 star due to the waitress straight up lying to my face not once but twice!

Food and service is great. Atmosphere, terrible! Why would you have your kitchen staff pressure wash the kitchen at 10pm on a Saturday night?! That is something that should be done in the middle of the night.

They took away my fries after giving them to me, and the server was rude. This happened about two weeks ago, I just never had time to write the review… I ordered a burger and substituted two pancakes for the fries as a part of the $6.99 special, and he brought out fries AND the pancakes with the burger. I was pleasantly surprised. I went to the bathroom, and when I came back, he had taken away the fries. The audacity of this guy. I had put my hands in them already. He wouldn’t have known that or not, so he definitely threw them away. It’s either that or it was a major health code violation. He had such a cold look on his face when he told me he had to “correct” the order. I gave him a dirty look, but I didn’t want to make a scene. Looking back, I should have gotten his name and spoken to the manager, but I’m a busy guy and just didn’t have time. He was a tall slender young guy with brown skin and black hair. He was extremely rude to me as well when he was seating us. I plan on going back, and if I see him and he mistreats me, I am definitely going to give him a hard time.

But no thanks I am not coming back. money is tight right now and for me to be having this crazy issues I rather stay home. Dirty, understaffed and lack of customer service. I drank an entire cup of coffee with someone's red lips on my morning coffee cup. I was so disgusted. I brought it to the young man's attention and he took the cup from my hand and brought a new one. No apology at all and yes, they still tried to bill me for it. I was absolutely grossed out. I will never go back. Our orders were wrong and the amount of oil saturated on steak tips and eggs is ridiculous.

Then our order literally came out way more than an hour after ordering, just to get one plate at a time 15 min apart. Food was super cold and waiting staff seemed all lost. Too bad there's no choice for -stars. One star is way too much. Place was quite dirty too.

Went last night with my family. The waitress was so obviously sick. Sniffling and her voice were a dead give away. The food took 45 minutes to get to us. And we were literally THE ONLY PEOPLE THERE. and to top it off, the food was lukewarm AT BEST. cold fries. Cheese wasn't melted. Horrible experience at this location.

I came for a simple meal and even that got ruined. I would be more understanding if the place was packed but other than myself there were only 4 other individuals. Scrambled eggs, bacon , hash browns, toast and crepes that came with the plate. 34 minutes later COLD FOOD, no toast and dirty glassware. I called the waitress over and showed her how cold my egg/ food was by physically holding the food to show her there was no steam at all . The entire meal was cold, the edges of the hash browns literally felt as if they had been pulled out of the freezer and just tossed on the plate. The waitress personally touch my food with her bare hands to which she did admit that after 34 mnts of waiting I got COLD EVERYTHING. She leaves , comes back later with only hot eggs while she left the plate with the rest of my meal that she touched with her bare hands on my table. 15 mnts later I have to remind her about the toast she originally forgot and now I have to wait for the toast while the eggs get cold AGAIN. I can see why IHOP hires the type of individuals that don't strive for much in life cuz evidently tossing a few eggs on the grill is to overwhelming for them Did I forget to mention i called the waitress over to remove the cold food she originally left on the table and when I got up to pay the bread I ate ( it wasn't even TOASTED) straight out the bread bag, I noticed she charged the COLD FOOD SHE TOUCHED WITH HER BARE HANDS THAT I RETURNED . As for the dirty glassware, ya, that also didn't get corrected. The night manager didn't even question why I denied the food or why I was asking for it to be removed off my ticket. So much for customer service and they wonder why some people don't tip. Perfect example right HERE.

I was very disappointed with the food and the time to receive the food. It took at least 20 minutes while several others received their orders first. I got the eggs, bacon, hash browns and biscuits with gravy. The only thing that was good was the bacon. The eggs were not how I ordered them . I went for the biscuits heard good things about them they were hard and cold. Yes we received 20% discount but I would had rather receive a good meals. Live and learn. Will not be returning for the price to receive something I didn’t like. I never complained but I had to this time.

I was there on February 4th.2026 I went with my daughter to eat breakfast order a waffle and scramble eggs, bacon and hash brown, as I was eating the eggs didn't were kind of soggy, but didn't think nothing , when we finished we left and with in 15 to 20 minutes we were in Burlington and I started to feel so sick a lot of cramping and couldn't even walk to the bathroom it felt like food poisoning as I was in the bathroom I was so sick with a lot of cramping and diarrhea I was like that for about an hour in and and out of the bathroom. Bad experience I will never go back. Be careful when you eat in that place. City of Edinburg Health Department needs to go inspect that place.

My son and I decided to stop by when not many options were open for a late night meal. From the moment we walked in our waiter was PHENOMENAL. Great personality, amazing attitude which made us feel so welcomed in the empty restaurant. Because of him I gave any Star at all! My son who is active military reserves asked about a military discount at the end of our meal. He was told yes only on his meal, mind you it was just he and I, but nonetheless hes earned it, I haven't, so that was fine. He was walking up to show his military ID when the waiter apologizes and says his manger expressed he's not giving military discounts today. How discriminatory that said manager, can pick and choose who and when he wants to provide our military members with a simple discount. Im aware it's only a few bucks but haven't the men and women in our armed services earned at least that privilege. If it wasn't for that last 5 minutes of our visit it would have been perfect!

No go for us. Restaurant is very dirty and dated. Our table was not cleaned and old coffee still sitting there in the pot. Syrup container was super dirty and dripping all over. Young waitresses couldn't understand our order had to explain it 3-4 times. Coffee was room temp. Then she left and never came back. Our food was lukewarm warm at best. She forgot to bring utensils. Left again for a long period of time finally brought our utensils by that time food was cold. $50 for cold food and poor service in a dirty restaurant I'll pass next time.

Food was good, hot and made to order, but the waitress becca needs an attitude adjustment. She forgot to replace the butter she dropped from my pancakes and then gets an attitude when I have to walk up to the kitchen entrance to ask for it because she never bothered to check in with us after she dropped off our meal. I return to my table with my child and when she brings the butter she just drops it on the table obviously upset, I ask for a glass of water and napkins and she rolled her eys and scoffed off, very disrespectful of her. She also made snide, sarcastic comments while I was signing the payment receipt which I refused to acknowledge because I was with my young child.

Service is bad at this IHOP. We waited a long time for food and drinks. Food was not hot when it did arrive. I was missing my toast, and I had to wait a long time again for it. Very disappointing. Not going back. The restaurant was not even full when we were there.

This place is really dirty and the employees seemed not to care they were literally just kick the food on the ground and our waitress could hardly care to check if we need anything table we’re just left unclean the whole 45 min we were their definitely won’t return to this place again.... I don’t even want to know what the kitchen looks like
