It is one of the better chains for bubble tea. It is quite crowded but order is quite organized.
If you’re a boba lover, San Chen is definitely worth a try! The drinks here are on the pricier side, over $8 per cup and expect to wait about 20 minutes, especially since the place is always crowded. But the quality makes up for it. Their Bubble Milk Tea is a must-try classic, rich, and perfectly balanced. I also recommend the Green Tea with Passion Fruit, super refreshing and not too sweet. I tried the Pineapple Cream as well, it’s nice, but a bit too sweet for my taste. The staff are friendly and working hard to keep up with the crowd. Overall, if you don’t mind the price and wait, San Chen delivers on flavor and quality.
It takes a lot of willpower to resist coming to Chicha San Chen on a frequent basis! I’ve been here numerous times and haven’t been disappointed at all. In my recent trips, I’ve got the creamy mango tart. Couldn’t recommend this drink enough, especially since it’s a seasonal drink. If you want a refreshing and slightly sweet drink, this is a must! I stopped by this location around 5:30 pm on a Friday and was surprised it wasn’t busy. I ordered and got my drink within a few minutes. Although, it terms of parking, I needed to head underground, since all the ground level was taken.
Wow, amazing! Super busy location but well worth the visit. You can expect a line up here - big ups to the staff as I witnessed and sympathize with their frustration in a fast paced environment. I am not sure if there is a drink here I would not recommed - their seasonal items are pretty worth trying as well! Overall, lovely spot, great vibe, and great drinks!
Holy moly, ChiCha San Chen is where it’s at! The drinks here are phenomenal and the service is excellent. I ordered the Osmanthus Oolong with mousse and grass jelly, plus the Pineapple Honey Tea with Konjac from the Pineapple Series. My friend ordered the fresh milk with brown boba. We loved our drinks! I’ll definitely be back to try the rest of the menu!!
CHICHA San Chen is known for their Michelin iTi 3 star award winning Green Tea. They have 3 different type of dark teas (Cassia Black Tea, Dong Ding Oolong Tea, Black Tea) and 3 different type of light teas (Green Tea, Osmanthus Oolong Tea, High Mountain Pouchong Tea). In addition, they also have brown sugar boba, black tea boba, and seasonal limited time fruit teas like peach, orange and grapefruit. I did not see any dairy substitute options on their menu for fresh milk or the mousse. I tried Fresh Milk Brown Sugar with Bubble ($7.99 - Brown Sugar Boba with Fresh Milk) and their limited time seasonal Peach Green Tea with Mousse (with light sugar and normal ice - $7.29). Both were very excellent and totally worth the wait. Wait time on Sunday around 3:45pm was about 25-30 mins from ordering to getting your drink. Inside seating is very limited. Parking is free in the parking lot shared between multiple other tenants in the same plaza so it was very crowded.
This is hands down one of the best authentic boba tea spots! Worth the wait! The line can get very long very fast! They just recently open one up in the Bay Area 5 hr wait time! But I got lucky today and the wait was only 2 minutes! I order a 1.) Osmanthus Oolong tea with Mango Rating 9/10- light ice and regular sweetness really good you can taste more of the Oolong tea flavor with a hint of mango. Very refreshing! 2.) Bubba Milk Tea Rating 10/10!- the OG drink is a great balance of creaminess and tea flavor. Not too sweet! The boba is Fresh and you can taste it! A must get!
The best boba tea in the US! I tried boba tea at the other places but nothing can beat this one. Chicha San Chen is still the best one on my list. The tea tastes so good and smells so nice. They use the quality tea with that special teapresso machine which makes the tea more flavorful. I like the way it is not too sweet like those other boba tea shops. This one you can feel the taste of the tea since they use the leaves one not the powder. The line might be long but worth the wait I recommend. It smells so nice when you entered the shop you can smell it.
Great tasting tea drinks. The boba is on point. They weight everything, from the tea leaves (they craft each beverage one by one) to the ice to make sure the drinks are always consistent. The service is also nice considering this is an Asian place. Not a lot of selection if compared to other places. So check out the menu before you visit to make sure there’s a drink you would like to have. The only drawback is the wait time. You must come prepared to wait 45+ minutes unfortunately. I hope they open more locations to mitigate some of that problem. This is currently my go to boba place and I live on the West side.

Definitely Michelin Star worthy boba! I really wanted to hate this boba shop because I just couldn't justify paying so much for such a small cup of boba -- but I love it. The boba was soft and chewy while the tea itself was nicely brewed. I recommend the Osmanthus Oolong Tea with either Honey or Mango! :) The workers were really nice, took their time to explain the flavors to us when we ordered, and also had samples ready. Since there's only 1 worker at the cashier taking orders, the line moves fairly slow. Although the interior is pretty small and only has 3 tables, the space itself was fairly nice. * Osmanthus Oolong w/ Honey: 9/10 - subtle honey flavor * Osmanthus Oolong w/ Mango: 9/10 - sweet and tart * Green Tea w/ Mango: 9/10 - refreshing and tasty mango flavor * Bubbles (Topping): 10/10 - perfectly soft and chewy Keep in mind that the prices of the drinks are kind of high. Their cups are fairly small and the average price is about $7 without any toppings. They also aren’t able to make adjustments to the drinks like removing passionfruit seeds which I thought was weird. The plaza itself is pretty small and has little parking in front of the shops, but they have an underground parking lot which makes it a lot more convenient. Highly recommend giving them a try! :)
One of those crazy parking lots that you hope to get a spot and we thankfully did! No one talks about dairy options and I found that very frustrating because a lot of Asians are lactose intolerant or sensitive!!! So I will let you know here that I asked and they do NOT have any non-dairy or lactose free options. I took a risk and we got the Lemon & Passionfruit with condensed milk (about $8). Thankfully no stomach aches! And, the mix of flavors is actually really good! I normally would not get lemon but it worked well with the other flavors and like someone else mentioned, it is tart-like (the lemon). The boba chewy-ness is good but I couldn’t really taste flavor from the boba (not sure if it was because the lemon was overpowering). Oh and the wait IS long! We waited close to 30min!! Part of that time was spent outside in the 100 degree weather and when we came inside, I noticed they have more space but are using half of their shop as storage!! Terrible use of space. Especially when the lines are long and weather is insanely hot! Some of us could be waiting in the AC if storage wasn’t taking up so much room!! Overall, I personally do not think the wait is worth it (my husband did because the flavors are unique). So make your own choice but you have been forewarned!

So go with others so the waiting will be part of the experience.......Ordered the bubble milk tea with boba ($6.75 each). They brew their tea fresh with an espresso like machine. I can actually taste the tea, unless most of the boba place out there only taste the sweet. Very good place to try. Just don't go when they are busy!
There was a long line of queue on Sunday afternoon but it moved fast. Took us 30-40 mins from waiting to order to finally getting our drink. We tried 3 different most popular orders and they are all good. Very strong tea flavored boba. The drink is definitely on the pricy side $7 and up but I expect it everywhere nowadays. Whoever took ordered for us needs to do better. She just had this RBF or maybe she was just hangry and tired. There was 3 tables insides, so you likely will get it to go. Parking is hard to find so go with another person, one gets in line and one finds parking that will help!

Lovely bubble tea place with a wide selection of fresh and flavorful teas. I got the passion fruit and peach dong ding with mousse… both good with real passion fruit pulp and not too sweet. A great surprise!
4 stars ok because I like Molly tea better. Although a different flavor profile, but their tea is actually really good especially their mouse on top. The balance between sweet and salty was perfect. You could not really customize your drink much which I understand. I would want to go back for their pineapple series since it seems interesting.

Got mango osmanthus and taro green tea latte. I think quickly has better fruit tea than here unfortunately. Taro balls are good and green tea taste is strong but not worth the price tag for either. Also forgot to call our order when we were waiting in store.. waited 15 min and when we asked about our order, it was already past 5 orders.. I would skip this one
Drinks are not worth it to waste your money and time to try. The quality of the drink is not special at all, a lot of boba place is way better than this place. Item price is over than its quality, not worth at all. No need to waste time and money to try this place 👎 Over advertisement for this place, $8.25 a drink for this place, totally waste of money, not worth it!!!
