*** UPDATED**** Ihop almost immediately got back to me and apologized while offering a free meal. Chris is the manager and he's great! He called personally. i ordered the same thing and it was perfect and a delicious this time. I know it was just a fluke but I truly appreciate the follow-through and of course I will eat here again as usual. Thank you chris! I love ihop but I realized that I'd only every eaten breakfast food there. I tried the T-bone steak with w rice and green beans. I also got a cup of mashed potatoes. BLEGH. I'm sorry but I cannot lie. The steak was completely unseasoned and for some reason tasted like it was uncooked. I couldn't eat more than a bite. The rice and green beans we fine, average. The mashed potatoes traumatized me for life. It was that powder potato mix and it tasted like they didn't add any water. It tasted like what I imagine glue tastes like. It was awful. I'm so disappointed that I couldn't even choke down my 33 dollar meal. I should've just cooked with my lazy a*s...

Nice location in Santa Barbara with plenty of parking and excellent service they just started the new taco pancake menu today which I'm sure will be a great success. I had the stack of five pancakes which I really like and my son had the waffles and chicken making it a complete brunch Festival!

For a tourist like me this is an American awesome experience and lunch. Tasty food, quality meat in burger, ready staff... Child friendly.

I had a really nice cup of tea and a pretty good burger. I'll definitely be coming back.

The last time i visited this restaurant it was called Frimples in 1985. Why did I stay away so long and miss this pleasant restaurant experience? I don't know... Santa Barbara does not like chains, but when a restaurant serves great food with friendly service, locals like me miss out. The classic BreakFEAST was more than enough food, it tasted great, and it was a fair price...given the price of things these days. Our server was professional and diligent. Thank you Raul!. And the dinning area was what one expects from an IHOP. Comfortable, welcoming

Super breakfast this morning at SB IHOP just steps from my hotel. All good in the food & convenience. The men's restroom & outter building area needs work/updating though. Service was prompt. Eggs over medium, potatoes, pork sausage well done, English muffin. . coffee was on the robust side

Spinach & Mushroom Omelette with a choice of side Good portion and tasted great. Tried some of the double blueberries pancakes, found it bit on the dry side, unless it's supposed to be soaked in syrup? Friendly service and food arrived promptly after placing our order.

We tried their new eggs benedict range and we enjoyed it. Quick service. The location specifically designed to cater the tree in the middle made it unique.

This is a classic IHOP. Although it does seem newly renovated and clean. The menu seems to have shrunk and is now basically breakfast and burgers. It has a really nice patio with shade and the inside is marked by a large tree that actually grows from the middle of the restaurant. The food was good IHOP, but the price point is definitely up.

Came in this morning to enjoy breakfast with my wife. Unfortunately, my waitress paid no attention to us. I asked for butter and honey mustard for my chicken and waffles. Never got them. My wife ran out of orange juice, but it was never refilled. I also ran out of water. I had to finish my wife's water. I also had to use the restroom and ran into a dirty filthy restroom, pound all over, trash over flowing. NOT A GREAT EXPERIENCE AT ALL. TO BAD I COULDN'T GET A REFUND FOR THE HORRIBLE SERVICE AND ENVIRONMENT.

I arrived with my family to eat, along with a legally identified service dog. First, the employee took my ID and walked away with my card—I don't even know where they went. Then the owner told me that everything was fine, but that the dog had to stay hidden under the table, EVEN THOUGH IT'S A PERFECTLY TRAINED SERVICE DOG. Obviously, I didn’t stay to eat in a place where I'm not welcome. That’s why SB is going downhill in everyone's eyes, day by day.
