I recently had an experience on July 17, 2023, which was the absolute best experience I have ever had an any IHOP, ever, from the East Coast to the West Coast. The staff greeted me upon my arrival graciously, with a smile on their face. When they set my sister and I at our seat, our waiter was polite and attentive. He checked on us multiple times over the course of our hours-long stay as we chatted over a delicious meal about our business. The staff here truly does have a great fervor for service. The leadership here is doing an incredible job. When we asked for the manager, Miss Iris, to tell her about our experience, she was extremely kind, and was very warm. She made us feel very welcomed and was grateful to receive the feedback.

The West Hills iHope was spotless and organized, and the staff were nice and friendly. The food was amazing; in total, my family and I thoroughly enjoyed it. :) <3

Welcoming, fast service with great coffee. Senior deals are unbeatable. Personal attention appears to be their policy. It is easily found and ideal to meet a lunch or breakfast buddy.

Came here on a Friday morning expecting it to be really busy,and to my expectation it was .But thankfully my waiter ,Michelle took care of me and brought me my food surprisingly fast,even though she was the only one I saw on the floor , everything was fresh and delicious.She always checked up on me and made sure I was ok ,will definitely come back.Thank you Michelle

Great food and pretty good service for how busy it was. It was surprisingly really busy on Tuesday at 11 AM when we visited. There are a lot of graduations going on right now... We waited about 20 minutes for a table (3 people). There were a lot of larger groups waiting longer. They have a bunch of 2 and 4 person booths, so larger groups had to wait for a more limited amount of table seating to be arranged. Pretty standard IHOP atmosphere and food. Despite being busy, they were keeping it pretty clean and organized. Food came out pretty quickly and was tasty. You need a code to access the bathroom door lock. So, a bit inconvenient there, but I guess they only want customers using it.

Been coming here for years. There's actually people who have worked here for over 15 years! Very nice people. Good service usually and good food. You're going to have to wait for a table on Sundays of course. I always build my own omelet, ham and Cheddar. Of course there's always some jerk who won't turn off his mobile phone ringer. He must be SUPER important. There should be a policy restricting ringers at a restaurant.

Lovely experience we had this morning at ihop with our server Maria waiting on us. I love this new system and support this location has. Right after our server took our order a gentleman came right out with our drinks. The hostess Michelle at the front was very friendly as well.

Love IHop. Everything about IHop is the best ever. I usually get the pancakes with the chocolate chips inside. It is the best. The service is immaculate and they are always willing to modify your pancake. I also love how they have branched out into TONS of other foods as well! Almost any imaginable breakfast (or lunch lowkey) food is there. It's really fun to look through their menue for 15 minutes and then order the same thing you did last time. Service is fast, orange juice is good, better than Waffle House. Parking is great, and the place if nice and clean. 10/🧇, would recommend, go to IHop, dont wait

The food was really fresh. Our server was I think Santiago? Great server. It was a tiny bit busy so we waited for our food a little bit but with the amount of customers they had it was not unreasonable at all. I got the chicken fajita tacos and I will definitely order that again. Pancakes were a tiny bit dry. Still good. Butter pecan syrup is always the best and I didn't even have to request it. They had it in the table. My baby's dad ordered I think the classic roasted turkey melt with onion rings. It came out really fresh. Definitely will come back again. Overall we had an excellent meal.

October 2023 Yes! Oh come on! 5 stars here all the way. The service is exceptional, and the food is classic American. Today's service was provided by the letter K, the #12, Maria and Mercedes. Happy Hour Everyday from 3-9pm. You can't beat a good deal. I'll be back.

My family and I, 4 of us, come here for dinner every few weeks. We usually come here anytime from 5-7 p.m. Around this time we almost always have the same waitress. She is so kind and so sweet! We love coming here. However, I just have to say, what manager thinks it's appropriate to only have one waitress, one busboy, and one chef. The amount of times this specific IHOP is always full around dinner and you don't have more staff on deck? We see them working so hard, from trying to get everyone seated, orders down, food out, getting to-go orders packed, etc. It's ridiculous how little help they have. Today, there were THREE workers in total, and while we were there, there were at least 8 other parties of 4+. I hope the staff is very much appreciated because they are always so friendly and do their absolute best.

Had to try the hot sausage link with my breakfast. It was early large, spicy and tasty. Eggs and pancakes were good, abd filling. Of course, the free refills of orange juice is one of Mt favorite offerings at IHOP. Server was attentive and brought my refills and food in a timely manner.

This place never disappoints, always love having breakfast here.

I had some chicken and waffles and they were good! The food was pretty good and the syrup flavors were fun. Overall, the experience was good.

IHOP was the place to go to for breakfast up untill their prices skyrocketed from affordable for a family to dine there straight to "I can make this myself at home cause there's no way I'm forking over $65 just for me and my husband to eat a meal I can replicate from products I bought at the grocery store for less than $10 and have enough to do again the next day. Just way to expensive but the food is good.

That’s IHOP, I believe they should be same as others. This location has huge parking lot. So you can easily find a spot. They are pretty fast even in busy days. Most of the weekends it is crowded so plan few minutes for waiting. Their take outs is always quick. 🥞 Some times they have special cooks for kids, like when a new movie 🎥 coming out or some type of events.

Food was good, service was fast. Only issue is that the parking is really really terrible. The spots are super tiny. I have a Tesla model 3, so not a large car by may means, and parking it between the lines resulted in both my tires touching the lines on both sides. Door dings galore here I'm sure.

I like IHOP, I always have. It's better then Denny's for sure. I like their breakfast options and they actually make a solid burger. There's a waitress there named kim who always provides awesome customer service! Definitely a solid late night destination if craving pancakes/waffles/French toast etc.

I just had lunch at this location. The food is always good. I could go to any number of restaurants for the same food. I choose to go to this particular restaurant because of the consistent excellent service. Samantha was our server today. She is always in a good mood no matter how busy she is. She anticipates our every need. She is definitely an asset to the company.

My recent visit to IHOP was average. The service was good, but nothing exceptional. The food was okay, although some dishes seemed a bit bland and lacking in flavor. The atmosphere was typical of a casual dining establishment. Overall, it could be better, but it served its purpose for a quick meal."

How can you mess an app order twice on different dates. Both times the orders were placed at 3am cook must've been tired? No se.. Also had to ask for my coffee which was also in the order and it wasn't even prepared.

Waited 50 minutes for my food. While others received their food almost immediately. The food was cold and bacon was burnt. It was difficult to get the waiters attention, it wasn’t very busy. Overall disappointing service. I communicated this to the host, all she was able to do was apologize. I didn’t bother asking for a price adjustment for the bad service and food. I’m simply not coming here again… go across to Crave instead they have better service and food.

Food was expensive and the flavor was so off. The ice coffee is beyond disgusting. The pancakes were very weird. They kept breaking in half. The top would come off when you attempted to cut into them. Seemed short staffed.

Since this location has become a franchise rather than company owned, its service is very unsatisfactory. I just had breakfast there (giving them another chance), but the service was unsatisfactory. I waited fifteen minutes before anyone approached me for my order. The order came twenty minutes later and it was cold. The waiter never came by to ask if I was OK and did not refill my coffee. I never received a check from the server and the cashier was disinterested in my critique of the service. Today, on February 28, 2024, at location 22810 Vanowen St, West Hills, CA 91307, at around 11 A.M., we were seated with myself, my mom, and 8-month-old baby niece. We were harassed by a woman who was dining next to us. She verbally yelled and threatened to hit my niece if she wouldn’t stop smacking the table. We were physically moved across the whole restaurant while she was calling us profanity words and threatening my 8-month-old niece. We asked to speak to the manager and instead got sent to the assistant manager, named Nadia Garcia. She said there was nothing she was capable of doing and told us to handle the situation ourselves by contacting the police. She voiced that the woman was a regular customer and told us we already moved. My mom, niece, and I felt very uncomfortable, and our safety was more important, so we left. I feel unseen and unheard, and it’s completely unacceptable for your employee to condone violence and life-threatening situations. I would like to know what the policy is when it comes to hostile situations like this.

I have never been to a worse iHop. I’m not expecting much when going to iHop at 11pm, but wow. My partner and I went here after our movie around 11:30pm and the service was absolutely terrible. There were only 3 tables seated in the entire restaurant, so it was not busy at all. We ordered 2 hot chocolates, 1 short stack and a plant based combo (which comes with 2 plant-based patties, scrambled egg whites, fruit and some toast). My partner got his 3 pancakes on the small side-dish plate. We had to ask our server for a bigger plate or else there would have been syrup all over the table. My order came out wrong and was missing a whole item. The eggs were completely scrambled eggs, not egg whites, and my fruit just never came. Thankfully, I didn’t mind eating the egg yellows, so I ate them. We waited about 20 minutes after we finished our food for our server to finally come and bring our check to the table. I pointed out that my order was wrong and had a missing item and asked if there was a way to discount it, since I did not want the fruit and ate the eggs. He ended up giving us a 20% discount… $3 off the entire order. Not even a deduction of one of our hot chocolates… are we kidding? I was so frustrated that I didn’t even get to use my reward points for the short stack pancakes. I just wanted to be out of the restaurant already. Needless to say I will NEVER be going to this iHop again. Absolutely terrible service and couldn’t even get my very simple order right during a slower time. I wish I could get my money and time back. -------------------------------------------------------- UPDATE 2/18: The situation was escalated and the manager, Iris, was very very sweet. She apologized for the inconvenience and issues that occurred during our visit. She also offered to make things right and have us come back. I appreciated that very much. Thank you, Iris. --------------------------------------------------------- UPDATE 2/25: I reached out to Iris, as she instructed to me over the phone. We were planning to come in on Saturday afternoon, but I did not receive a reply back confirming it was okay, so we ended up not going at all. Still have yet to receive compensation.

The employees here have sour faces, server, and host. The only redeeming feature is the good attitude of the man cleaning the tables. He definitely won't be among my choices for dining next time.

04.30.2025 On this day I experienced something unexpected.I ordered a Fajita Omelet from the menu. It says it comes with tomato and onion. We got served with plates on our table. I asked the waitress it says it comes with tomato and onions. She comes back with a small disposable container with both sauce and a sour cream one. Wife at her favorite place to dine in. I said to my self. Lol this is a joke! And the omelet it looked and tasted like it was cook in a microwave. I notice the value of the food has gone down. It was so unexpected lol. I could hardly believe that location where the place is located at a nice area. Located by surrounded all kind of nice clean stores, furniture store,competitive restaurants and movie theater. I give it a one star rating.

About 3 weeks ago we decided to pay a visit and have diner at the Woodland Hills IHOP. It's been a long time since we last visited the restaurant. To our unpleasant surprise, the sweedish crepes are no longer on the menu. Ok, I'll order pancakes. I love pancakes. BUT, these came ice cold, not defrosted in the middle, with frozen butter on top. I could not believe it. I called the lost in space waitress who did not know what to do. Really, she was lost. Like someone who does not understand the words coming out of your mouth. She did speak English tough.I told her to heat them up! She eventually said " ok" . The pancakes came back warm but they started to break apart like old bread. They turned into crumbles as soon as I attempted to dig in. My husband ordered the chicken strips and shrimps. Had no taste whatsoever. I have to mention that at 6:00 pm there were 2 tables occupied, us included. I wonder what the managers and CEO are doing? Is anyone aware of how this food establishment has gone from great to worse?

We were completely ignored by the servers, even after the head server stepped in and asked someone to take our order. They still didn’t bother with us. It honestly felt like we didn’t exist. We were patient and polite, but the service never came. Just a really frustrating and disappointing experience.

The restaurant smells like SEWAGE. We went around 7am and just as we were getting our food the place started to STINK OF SEWAGE. the waitress acted surprised but it was noticeable to other guests and was OVERWHELMING! We took our food to go immediately and even on the way out the lobby was warm from the heater and stunk of poop. It was absolutely disgusting.

The cinnamon dippers were awful! Oily and fatty with a taste of burned oil. Not worth the calories.They came for free with a purchase of $20 or more via Uber Eats. Still bad!

Huge disappointment with this place. Came to eat at this location on a promptu decision 2 weeks ago. Was heading to a different spot that served breakfast all day and made the mistake of going here. What I expected was very different from what I would get. Got seated. Our waitress was initially kind and courteous. I ordered a veggie egg white omelet with spinach & mushrooms, with a side order of French toast. Got my omelet, took a bite, and noticed the food smelled funny. The taste was strange as well. I took another bite to make sure. It was not fresh. The waitress who seated me came by prior to trying the omelet and asked how everything was. I said fine at that time. I was eating French toast, which seemed ok. After I took a few bites of my omelet, the waitress passed by asking how everything was. "I informed the waitress there was something not right with the omelet. The waitress just stood there with a blank face and asked me what's wrong with it?" "it's just egg whites..."? I said "I know it's egg whites." I informed the waitress it smelled and tastes strange. The waitress just stood there in disbelief.. questioning my dissatisfaction ." Then the waitress said, "it's just spinach. "She stood there confused...then said "it's just mushrooms.." I looked at her and said.. I know exactly what these ingredients are as I have cooked all this at home..and they didn't taste or smell like this." The waitress again in disbelief just stood there then after a long pause picked up the plate and walked íaway with an irritated look on her face..? My boyfriend and I could not believe what just happened.. I was starving and finished eating the French toast I had ordered and noticed an aftertaste. My boyfriend had ordered a steak with an onion plate, which he said tasted like cardboard. When we were leaving I asked to speak to the manager. When we first got there, I noticed a woman in regular clothing in the kitchen talking to a staff member and thought her attire was too casually unprofessional. When this person came over to our table. I informed the manager of the bad smell and taste of the omelet. The very first thing the manager stated was "I checked the temperature and that everything seemed fine. I informed the manager that the food was not fresh. The manager kept making excuses and stating I checked the temperature over and over and it was fine. When we informed the manager, the plate my boyfriend ordered was off and tasted strange. The manager stated the steak was precooked and comes in a plastic sealed bag. I informed the manager of the reaction and rudeness of the waitress as well. Found out this place serves pre-cooked food stored in bags and is heated and plated. This is so different from years ago when breakfast was cooked to order. I did not see any chefs in the kitchen this explains the poor quality of the food bad smell and taste. I wish I had checked the reviews before stopping by here. I am extremely disappointed with how the quality has drastically changed at IHOP it is not at all what it used to be. I had to go somewhere else to help get rid and get the bad taste from the old food I had just had. What I learned from this always check reviews before choosing a place to eat or do business with. It wasn't until after this very bad experience that I checked the reviews and saw so many other reviews similar to mine. Stale rotten food is a health hazard literally.

I love the service for this place Alma in particular is very nice and accommodating ...the food not so much though...the steak was not cooked properly...the meat was chewy and we asked for medium rare, the meat was white and chewy..no traces of it being seared nicely...its Ihop so i expected better

My husband and I usually like coming here. But today the service and food were horrible. The staff is unfriendly almost rude. Manager is not a good leader. Kitchen seems very disorganized. Our food was cold. This was after we watched several tables that came in. And ordered after we did Get there food and we still waited and waited and waited. No one ever came by to check on us. I waved at the manager and she saw me never came to ask us anything. We live close by and usually like coming here. But never again

Gave this place another try after terrible service a few months back and things are just as bad if not worse. Bad customer service, subpar food quality and racial undertones felt as more attention given to others.. and rude, incomplete non-prioritized lack of service given to us and another party who arrived well before others and they were served first! Very different from the business when it first began in this neighborhood which served in a business appropriate manner. The entry doors, walls, and interior floors, ceiling, and tables were dirty and clearly would not pass a health inspection! And, upon exit, rodent pellets were viewed near the front entrance/exit by myself and my party, we NEVER would have entered if we saw this upon entering!! Corporate contacted as the management who has been notified by many via my research does not care nor, opt to make the changes needed to service all in this community, not just customers based on their personal preference. Research had also discovered that many previous positive reviews were falsely created by those directly connected to employees and management of this location to maintain it's operations here even under these terrible conditions. This location of IHOP will not last from what I understand and plans are in the works for a major change thankfully that is long overdue.

My mother went to this ihop and there was no one there but made sure they sat her next to the kitchen. When she got up to pay the manger rudely told her to pay at the table and then proceeded to follow her around like she was going to run out without paying. Just a bad, racist experience and i would recommend going to another ihop.

When, with utter audacity, they charge you more than 18%, while the most worthless things—like a tissue—are wrapped around your fork and knife and aren’t brought to you unless you explicitly ask for them, why would you want to return to this restaurant? Imagine being in the middle of eating and urgently needing a tissue, and having to look for someone responsible just to request one! Try wiping your mouth with the only tissue, wrapped around a fork! I will never go to this brand again.

Went last night for National Pancake Day, disappointed with all. The waitress Alma needs to learn better customer service skills!!! The breakfast potatoes have changed, no seasoning, just plan squares, $5 for this is crazy! They also stopped substituting food. My DIL is vegetarian has always substituted the meat for fruit & now it's no longer an option. Atleast the pancakes were descent.

We dined in today and we received our food cold. We didn’t bother to complain because the waitress Alma never came back to check on us. Only when it was time to pay she acknowledged us. Bad service, maybe next time we will ask to be served by someone else.

40 minutes to receive our food. On top of that a lack of refreshments refills. Even worse! They don’t fully clean their utensils! After all that wait my food was extremely cold! Absolutely awful... I had been seeing the billboards all over town advertising pancakes for $6. This particular weekday, my family wanted breakfast but any place that does not offer all day breakfast had already stopped serving a half hour before - so I suggested we go to iHop for the $6 pancakes. 2 adults & 2 kids - almost $100 (including tip). The eggs were runny, the sausage not cooked enough, hash browns were soggy & you could taste the fat on the ham. Plus I have never cared for iHop's coffee to begin with. Even during the meal we joked that we would have enjoyed a McDonald's breakfast much more. And the waitress was rude on top of it. She could at least have told us that we would have to pay full price to order a shake with the kids meal. Let's put it this way... Never again.

I came to the IHOP in West Hills, CA today to celebrate my daughter’s 17th birthday with a party of about 20 people, and it was one of the most disappointing dining experiences I’ve ever had. To start, our food was served in three separate rounds—each group receiving their meals long after the previous group had already finished eating. By the time the last plates came out, most of our table was done. Unfortunately, my meal never arrived. After waiting a long time, I decided to cancel my order since everyone else was already finished. When the waitress finally brought my plate (well after I had cancelled), she accidentally dropped my Eggs Benedict on me, spilling food on the left side of my abdomen. No apology was offered, and to make matters worse, they initially tried to charge me for the meal I never ate. The item was only removed from the bill after I brought it up. There was also no discount or compensation offered for the poor service or the incident with the dropped food. On top of that, I was still required to pay a 20% gratuity fee, which felt extremely inappropriate given the circumstances. I requested to speak with a manager, but the waitress said the manager refused to come out. I was told the manager would call me within an hour, yet three hours later, I have still not received a call. To make matters worse, the area where the food spilled is burning and irritated, and I am now concerned about the potential reaction from the hot food. This experience was completely unacceptable from start to finish. I truly hope IHOP corporate sees this and reaches out as soon as possible.

They even deserved a star at all. We walked in, no one to greet us, to seat us, but there's like 6 of us customers standing, waiting for anybody who works there. One customer pointed that the servers, there's only two of them are busy attending the group of people in one room, a big party. We also noticed plates of food lined up at the counter where the cooks are . Finally, one of the servers came to see us at the front with an excuse that there's only two of them, like it's not obvious to us already. So we asked her, how long will the food be served afterwe ordered it considering there's still plates of food lined up ready to be served. Then she repeated that there's only two of them, like it's our problem or a good reason at all. Result...we walked out . We love IHOP, especially the food, but this is so far the lousiest service there is

I'm a longtime IHOP fan and have enjoyed the Burbank and Northridge locations—but I won’t be returning to this one. When guests who were seated after us got their meals before we did, I knew we were in for a bad experience. We ordered three items: two arrived after 30 minutes, and the third took 45. By that point, we were ready to leave and declined the final item. I understand that restaurants get busy, but attentive staff checks in, offers an ETA, and apologizes for delays. Great service might even include a small gesture to make up for the wait. We received none of that—not even an apology until we were leaving. Really disappointing.
