We enjoyed the strawberry boba milk, brown sugar boba milk, and the dalgona coffee boba milk with oatmilk. You can go fancy, then go for the gold foil boba milk. Expect a long wait (30+ min)- if you’ve got the time, it’s worth it. They have an outdoor space with a tables.

My FAVORITE bubble tea place EVER. I didn’t think I’d have such a huge opinion because I just grew up with it in Taiwan and love it. But this one is superior. The boba is fresh and you can taste it because of how much softer it is. Believe me I didn’t think I could taste the difference but you can! On top of that the teas are FLAVORFUL. I got the oolong matcha, on the left , and I could taste exactly that! Both teas were present and noted! Mom got the dalgona on the right and loved it as well. It was sooooo thick that it was actually hard to drink though. 😂

I’ll definitely be back! My boba was the best I’d ever had. Loved the free fortune too, made me laugh. The worker who took my order was also super friendly and sweet.

Many years back, this location used to be a car retailer. Then they turned into some restaurants. Now, it’s a Xing Fu Tang. I never actually heard of this boba company before they opened up here, but it’s some luxury boba brand from Taiwan. I’d been passing by for a long time. Finally, I came in today to try it since I know they have the brown sugar boba milk drink. The boba was still hot when I got it, which was odd. It blended in quickly with the other cold stuff, though. Additionally, brown sugar flavor was definitely there throughout the drink, unlike other places where you take two sips and it vanishes to become milky boba. I believe they add a layer of cream cheese on the top. It was similar in prices to other boba shops in SGV, so not too bad. Overall, I was happy with my drink and I grew up on TenRen in LA; this place wasn’t as sweet, which says a lot. I’d come back!

Solid for milk tea, ample parking, quite a large space. Menu is limited and not all items (understandably) have adjustable sweetness, the staff are great at explaining. The more limited menu does mean you might not find a drink you like, but they cover all the basics.

Wonderful boba, tasted incredible! The boba was nice and chewy but not to the point of being soggy. The place was very clean and quiet. I got the oreo milk tea and it tasted great with little crumbs of oreo inside! My siblings got strawberry milk tea and brown sugar milk tea which tasted amazing too! Would definitely recommend to any boba lover ☺️

I liked the fresh boba made from scratch on-site. Although the menu is small, if you’re looking for good brown sugar boba, this is the spot. I got a matcha oolong with less ice and 75% sugar. A nice surprise there wasn’t an extra price for no ice like how Half and Half does.

They cook boba on site! You can just order fresh milk with boba, it’s healthy (in my opinion) and delicious! Fresh cook boba tasted so much better than normal one and stuff is cute and nice.

Boba is made in house which is why it tastes good. Dalgona is my go to for that extra kick.

I memorized the name, threw it into google and EUREKA I found the best boba in our area. Stuff to love: Friendly staff - really nice workers that make it easy to return. They remember your orders and whip up the drinks super fast! HAND MADE BOBA: I’ve been drinking boba for over a decade now and have NEVER been to a spot where they make the boba right in front of you. And it’s not just a spectacle, these are the best tapioca pearls I’ve ever tried. Beautiful location - I think it used to be a bank building. Lots of natural light and a shaded seating area outside. Plenty of parking - their lot can be tricky to navigate your first time but is a godsend for quick in and out trips

Lots of selections, very clean, lots of free parking and they have restrooms. Definitely worth a taste. This place is a must visit.

There was quite a queue when we got there but overall the wait was less than 10 minutes from ordering to pick up. Boba speaks for itself and it’s worth the $6-$7 that you will shell out. Parking may be a challenge at peak times but after office hours, you can park at the adjacent bank nearby (at your own risk since it’s a different property). This was a soft opening but their outdoor area seems to seat around 40 to 50 people once done. Promising place, good location, and fast service!

Soo good. This is the top boba place in Taiwan. The ice cream is really good too. The way they cook their boba has a unique texture due to how it is cooked.

delicious boba! clean and great place to stay at but i feel like the drink could have been fresher. it had seemed like it sat out for awhile.

Both drinks tasted great, but the sweetness of the boba combined with the strong oolong flavor was overwhelming. That along with the price made me drop one star. Still worth a try if you’ve never had it before (housemade boba and signature drinks), but it wouldn’t be one of my go-to boba places.

Either inflation is out of control or this place is pretty expensive for a small cup of boba milk tea. $7.00 after tax for a 10-12oz cup. You can get similar quality and more quantity from places like SunRight. The highlight of this place is the fantastic boba that is made fresh here.

Avoid the Melona series - tried one and it was nasty... taste artificial and too sweet for me personally. But I love the brown sugar milk, and fresh milk with herbal and boba. Dalgona not bad too but the coffee gets too overpowering and bitter once I finish most of the milk tea. Overall their freshly made boba is unbeatable

Delicious boba spot to come to. I highly recommend the taro milk tea, it is actually made with taro bits and it not the generic purple color as other places that use powders. The Dalgona coffee is pretty good too. The foam they use is really concentrated so coffee lovers will absolutely love this beverage. My only grip here is they will not substitute strawberry boba for regular brown sugar boba. They make their matcha tea with strawberry boba flavored balls. They refuse to put the the black bobas in that one specific drink which is crazy since I am the one paying for the drink. Other than that this place is a great place to try.

Their fruit tea, which I'm sure their not known for, was kinda dull. The boba was nice, and the mk tea was pretty tasty. Problems is its kinda pricey for a drink that is commonly made elsewhere for $1+ cheaper. The employees were nice and the atmosphere was super cool but not for the price.

Just got the 🍓 milk tea with 🍓 boba and it was delightful 😊. Smooth and rich but not too sweet with just the right balance of milk tea and 🍓. A bit expensive but flavor size and quality is there. Paid 8 and some change for one large drink.

All my boba friends kept saying this place wasn't good. I honestly don't know what they're talking about. It's no different than most boba other places. Only certain drinks can be ordered hot, and customized a certain way. Did service take a while? Sure, they only have a certain number of people and have to do so many things. Everyone is understaff nowadays. Give them a break. They said they ran out of boba and needed 10 minutes for the drink. Go use that time and order some food from the next plaza over. That's what I did. 👍 Worked out great! When I came back, my drink was right there. Also, for those who don't know, you can grab a fortune from the wooden box at the end of the counter up against the window. You can choose one based on your order number. Or just choose any random one, I guess! Google kept asking me if this place has changed. I don't see the Snoopy partnership special drink anymore. But other than that, it's still #TaiWanNumber1 🇹🇼☝️!!!

Known for Brown Sugar Milk tea and fresh boba, by far one of the best boba you can get. Drink variety is small but drinks are generally good. 9/3 during heatwave, AC was broken so inside was just as hot as the outside of 105 degrees. The workers looked pretty miserable in the heat :(

This place is located on the corner of New Ave and Valley Blvd at a traffic heavy location. Since XFT is a chain, I’ve tried their boba in z Vancouver before and loved it! Came on a Friday night and there was a crowd but the wait wasn’t bad. Drinks are a bit pricey in relation to the size and quantity. I ordered their most popular drink and that didn’t disappoint. They have options to substitute milk with Lactaid or oat milk whic is also great. Sugar level can’t be a judged for the milk series. Will definitely come back to try the other drinks since they have quite a variety.

Love the clean and spacious space. They made their own boba and it was entertaining to watch them making it. The boba are nice but it became a little mushy after a while. I tried the gold milk tea, the taste is no different then the usual milk tea 😅 and it was expensive. But, I'm glad I tried it ! Overall, a nice place and a good milk tra.

Let me start with the bad not enough lighting kind of Dim so it feel’s gloomy and staff wasn’t that very welcoming the atmosphere I really wasn’t feeling it who knows how it feels during the daytime, other than that the place was clean and organize now let’s get to the drinks. 1.Brown Sugar Boba Milk: super delicious it kind tastes like Flan 🍮 or subtle taste of Butterscotch candy others say different but the brown sugar boba is really hands down better than any boba that I have tried as texture. 2.Strawberry Boba Milk: was really delicious creamy with the sweetness of strawberry with the great company of a good texture boba, springy, soft and yummy 😋. 3.Matcha Strawberry Boba Milk: I don’t like Matcha but this one was good so if you a matcha lover this would be it for you.👍 4.Dalgona Coffee Boba Milk: not a Coffee drinker but it tastes like pretty strong coffee but pleasant really good with right perfect size springy boba 🧋. I spent +$30 in four drink all large size and I’ll come back hopefully they fix those issues I mention above.

It was super good and refreshing, perfect for summer. The ice cream boba looks and sounds good, but the portion size is so small, smaller than their normal boba drink size. It’s already quite pricey. It’s 50 cents extra if you opt for alternative milk.

First time at the boba place. It’s unique and they produce their own boba. The drink was okay. Didn’t seem like their was many choices in drinks. The brand is from Taiwan.

The boba here is lightly sweetened with a consistent springy, chewiness. Best of all, it’s made right in front of your eyes! It just needs a little more flavor and it would be perfect! I ordered the brown sugar milk drink and dalgona coffee milk drink and asked for 50% sweetness but was told the sweetness was fixed for the drinks. The woman that took my order wasn’t too nice about it. The drinks weren’t bad though, but I probably wouldn’t order the dalgano again. There are some tables outside but there’s no WiFi. They have their own parking lot and it’s free.

Went here in Monday night when it was raining light. This has been my favorite boba since I tried their originals from other countries , then when they opened in Rowland Heights, and I was super excited to finally have it opened in my area. They don't pick up any calls. Period. I tried to place an order to pick up, but they didn't pick up my calls. When I came in, there weren't many people like around 3 guests ahead of me waiting for their drinks. I was able to place my order right away. I ordered the regular boba milk and strawberry milk. I don't have anything to say about the drinks because they taste good. We'll they use stir fried warm boba, so it's hard to mess up the taste. Their service. Omg. There were like 5 or 6 people working on the drinks for the customers and it took foreverrrrrr to do my drinks. I really understand that their intention is to make it as perfect as possible, maintain the brand as accurate as possible, but the staff works very slow.. They wiped my drinks not one or twice but like three times, and I feel like it's such a waste of time throughout the process of getting my drink when there were not even a lot of people there.. I hope they can improve the speed on making the drinks, like coming up with more creative flows to reduce the process time, or changing the tools, idk. Their torch kept running out the flames. Maybe if they invest on the better or bigger one, it will reduce the time waiting for the staff finding which torch works. I hope they will improve soon! They have plenty of parking inside the Plaza.

I’m not sure if the recipe has changed or if something went wrong in the preparation, but the difference was very noticeable. As a person from Taiwan who has had bubble tea (Especially this brand ）many times, this texture is definitely not the same as before. I really hope to bring back the original pearls, because from what I know, that’s what made this brand grow and special. Additionally, if too many pearls are added by mistake, it would be better not to take them back out of the cup in front of customers. Even if it’s just one or two pearls, it doesn’t leave the best impression. Overall, milk tea still tastes good.

We ordered a hot boba, and when receiving it felt a little light so we opened it and saw that it was 3/4 full. Kinda irritating, and the worker barely put any boba in (maybe 15 balls). We’ve been before and never had an issue.
