Panini Kabob Grill at Irvine Park Place absolutely deserves five stars. The food here is consistently fresh, flavorful, and perfectly cooked — you can really taste the quality in every bite. I ordered a few items, and everything from the grilled meats to the rice and salads was spot on. The portions are generous, the ingredients are fresh, and it all feels like a healthy yet satisfying meal. The restaurant itself is clean, modern, and comfortable, with a nice atmosphere whether you’re dining in or taking food to go. The staff were friendly, attentive, and made sure everything came out quickly and just right. It’s clear they take pride in both their service and food. We are a big Kabob Koobideh fan and this place has the BEST of the BEST koobideh. The portion of their family is so generous with 2 types of salad, two huge portions of rice and 3 chicken or 6 koobideh scewers if you substitute. Also they have the best hummus, so make sure you try their hummus trio. The service is always fast and great too. Our favorite Panini location for a casual family outing.

My dad wanted to order in for Valentine's Day, so I suggested Mediterranean for a healthier meal. After searching high and low through Door Dash, we decided on Panini Kabob Grill. We ordered the family meal for 4 and were concerned it may not be enough because we ordered a family meal from another Mediterranean restaurant before, and it was hardly enough for us. This time, I can honestly say we had more than enough of everything, so much so that we actually had a good amount of meat, salad, and rice leftover, as well as some pita and humus. The only thing we did finish was the thin Steak Skewer because we only ordered one of those to try it. It was really juicy and tender. Definitely recommend trying it if you're curious like us. Overall, we were really happy with our meal. The price came out to about $37 per person, but that's easily for two meals for each of us. We have plenty of leftovers, so tomorrow we will be having those, and I cannot wait! It was all SO good!
I’ve been to other panini kabobs as they are delicious and well worth the price. I had ordered the 2 shish kabobs plate and instead of rice just doubled the strawberry salad. The salad is fresh and the portion was great! The only drawback was the wait for the food. We waited for quite a while for the food to arrive. But it’s worth the wait as it was tasty and reasonably priced. The family meals are amazing too. There is a garage parking lot that is free next to it.
We had a great time! My husband, our son, and I went there for a family meal, and everything was fantastic. The kebabs were tender and full of flavor, and the fresh greens really added a nice touch. The atmosphere was relaxed and welcoming, and our son loved his meal too. Definitely a spot we’ll be coming back to!
This place is the best food for the best price. I've been. There when they are extremely busy and they still bring out the food at its best quality and in a timely manner. I highly recommend going family style if you have more than 2 people in your party as you get the best bang for your buck!
I have placed delivery orders repeatedly over the past couple of months for corporate meetings and this location has been fantastic. They are always on time or early, the food is always consistent quality wise, the catering offerings are great for groups especially with dietary restrictions. I've had numerous other businesses cancel on me the day of so now I stick to Panini Kabob-they never let me down
The I recently dined at Kabob Grill in Irvine, and I can’t recommend it enough! The service was outstanding—friendly and attentive staff made the experience even better. The portions were huge; I was pleasantly surprised at how generous they were. As for the food, it was absolutely delicious! Each dish was flavorful and cooked to perfection. If you're in the area and craving some fantastic kabobs, this is the place to go! I’ll definitely be returning for more.
One the best Panini kebab locations. I recommend visiting on the weekends since during the week the quality is not the same for some reasons. Great price to quality ratio among Persian requirements. We only get Koobideh and chicken Kebabs so I don’t know about the rest of the menu.
The vietnamese coffee at Padeira is very good and the pastries are also. There’s a good number of options for coffees, other drinks,, pastries and cookies. The prices are comparable to other similar premium places in Santa Monica maybe 15% or so higher than Starbucks or Coffee Bean. I think there are a couple of outside tables no inside seating. The staff is very nice. If you’re in the neighborhood and looking for a coffee, it’s a nice place to stop.
Dinner at Houston’s in Irvine was a highlight of our trip—made even better because my 80-year-old father took us. We started with the spinach and artichoke dip and it was incredible: rich, perfectly balanced, and the kind of appetizer everyone quietly keeps going back for. And the ribs? Unreal. Tender, flavorful, and so perfectly cooked you can eat them with a knife and fork. Add polished, attentive service and that warm, classic Houston’s vibe, and it’s an easy five stars. We’ll absolutely be back.

Ashlynn strikes a great balance between refined and approachable. The food was beautifully presented, flavorful, and clearly made with care—each dish felt intentional rather than overcomplicated. Portions were satisfying, and the pacing of the meal was perfect. What stood out most was the hospitality. The staff was attentive, knowledgeable, and genuinely kind without ever feeling intrusive. You can tell pride is taken in both the cuisine and the guest experience. Whether you’re celebrating a special occasion or just looking for a memorable dining experience in Houston, Ashlynn is absolutely worth a visit. I’ll definitely be returning.
My recent visit to Houston’s reminded me once again why this restaurant has been one of my favorites for so many years. I began the meal with the Ciabatta Cheese Toast and Deviled Eggs, both executed perfectly and full of flavor. For my entrée, I ordered the Pan-Seared Salmon served with lentil vinaigrette, broccoli, and pomme purée. The salmon was cooked beautifully—crispy on the outside, tender and flaky inside. I also enjoyed the Hawaiian Rib-Eye Steak with its signature pineapple–soy–ginger marinade. Although I didn’t care for the default pairing of French fries, I was happy to substitute them for black beans and rice—and I’m glad I did. The black beans were the best beans I’ve ever had, incredibly rich, flavorful, and perfectly seasoned. To finish the night, the apple walnut cobbler was warm, sweet, and comforting—an ideal dessert. The service was exceptional from start to finish. My waitress was fantastic, and the entire staff contributed to a smooth, welcoming dining experience. The atmosphere was elegant and intimate, with dim lighting and candles creating a warm and relaxing vibe. I’ve been coming to Houston’s since I was 17, and it continues to hold its place as one of my all-time favorite restaurants. From the consistently excellent food to the top-tier service and inviting ambience, Houston’s never disappoints. Highly recommended.
Due to its location in a more hoity-toity area of Southern California, this Houston's location attracts a lot of "see and be seen" types as well as the "ladies who lunch." Never in my life have I seen more designer handbags, clothes, and shoes than I have at this restaurant (not to mention plastic surgeries, LOL). That being said, I've never felt out of place in my Chucks and Kohl's jeans. This Houston's offers plenty of free parking, which is one of the major pluses of dining here! They also accept reservations, which I highly recommend. Otherwise, you could be facing upwards of a 90 minute (or longer!) wait at busy times. I usually eat here during lunch, and it's just as crowded as it is at dinnertime. As with other locations, the service here is top notch. Professional, efficient, and welcoming, I've always been pleased with our servers. My go-to menu items are the cheese toast appetizer and the house made veggie burger. Both are excellent (and pricey), but worth it. The cheese toast isn't really big enough to share (I could eat the entire plate myself), but it's high quality. Nice, melty cheese on crunchy bites of toast...you can't go wrong. The veggie burger is one of the best in the world. It's made with beets, so it "bleeds" when you cut it. This gives it the appearance of a big, juicy burger although its made from vegetables. I'm not sure the exact ingredients, but it looks like it has oats, rice, sweet potatoes, and other good stuff. I love to get broccoli as my side, and I feel like I have a very healthy meal. I usually take half to go because it's a large portion and, considering the high quality of the ingredients, it's more than satisfying! The menu is filled with so many yummy sounding things, and I don't think you can go wrong with anything you order. Budget around $80 for a nice lunch for two without booze.
The place was buzzing on a recent Thursday night and it took a while to find parking (try the parking structure) but it was worth it! The house smoked salmon and spinach artichoke dip are great starters! The pan seared Ahi Tuna salad was really delicious and the BBQ ribs are always great! Everyone loves their ribs and Rib Eye steak but if you want something different try the Thai Noodle Salad. The mango, mint and peanuts go great with chicken! Don't forget dessert - the Key Lime pie and the hot fudge sundae with pecans are amazing! And don't forget to make a reservation either! Best for smaller parties up to 4, they have a few booths that seat 5 or 6 but nothing larger.
Really enjoyed our meal, drinks and service. I did have an issue where my drink order was forgotten but when asked about the order they fullfilled it on the house. We got the cheesy bread as a starter. It was very delicous but definitely not alot for a table to share. Luckily it was just two of us so ot was enough. For mains we got the salmon and cheese burger. Both were very good. If I had any complaints it would be thr fries. They are sorta like In n Out fries, small and nothing special. Wish they would upgrade to more substantial cut of fries. The staff was very nice and attentive and the atmosphere was solid. Maybe upscale wood ranch? I would definitely recommend.

The French dip sandwich was a bit pricey, but absolutely worth it, the beef was incredibly tender and the bread had a perfect texture: soft on the inside with a satisfying crust. You can tell they care about every detail. The drinks were well-made and balanced, adding to the great experience. Parking is super convenient, which is rare and really appreciated in this area. Service was professional and welcoming.
I came here for the first time with my family for Father's Day and had a great experience. Our server, Ashley, was incredibly kind, attentive, and had such a welcoming smile - she really made the day feel special. Kudos to the chefs as well. You can tell they really know their craft. Overall fabulous experience. Love the dimly lit restaurant and decor, makes it feel intimate and cozy. Every dish was exceptional in taste, flavors and presentation. Guys this place is serves the fresh & the 😋 meals.How ever the servers doesn't send to be happy at this restaurant. I visited last night only 2 servers taking orders, restaurant was pack and I am taking about dine in not carry out. I mean carry out was busy too however dine in experience last night wasn't that good. We had to leave our table to remind them to come over to take our order 😒. We waited 25 min for food.Food temperature wasn't hot and I am taking about the meat which came out of the grill so I 🤔 why did it took them 25 min. Any how I will think hard to go to this place next time.
We tried the chicken, beef, and lamb. I’d say the beef was my favorite, followed by the chicken—which my family actually preferred over the beef, unlike me. I wouldn’t recommend the lamb, as it was tasteless and chewy in my opinion. The wait was about 20–30 minutes. One thing that bothered us was the outdoor heater positioned directly above the seating area—it was extremely hot. They told us they couldn’t lower the heat since all the heaters are controlled by a single controller. After a while, we asked to be moved indoors because we couldn’t tolerate the heat, especially with it directly overhead. So I’d recommend sitting indoors if possible.

This is a casual dining place with Mediterranean and Persian dishes. The prices aren't bad. The food is good too. The service is excellent. Our waiter Angel was very professional and attentive.

I recommend making reservations ahead of time because this place does get packed.And the parking gets difficult as the hours go into the evening. They offer free parking around the corner from the resturants. Next time I will try their sushi. I will be back.

I also had the barbecue ribs, which were savory, tender, and well cooked, though they came with a bit too much barbecue sauce for my taste. Overall, the food is flavorful but tends to be heavy on sauces and seasoning. Still, it’s a great spot with delicious dishes and a comfortable vibe.
Great restaurant and food! The smoked salmon appetizer is out of this world! The pan seared salmon was good, but the mashed potatoes were disappointing. They had something in them that had a crunch to it, which was kind of odd. They also have one of the best key lime pies I've ever had. I I highly recommend coming here.
I like this place, its nice for a casual lunch or dinner. All the offerings are just wonderfully executed. We liked the artichoke, filet mignon, and the salmon. The salads were executed well but we thought they had too much dressing on them. The servers are all very knowledgeable and kept our water glasses full.

Celebrating a birthday. We shared with our server (very pleasant person) that we're celebrating a birthday. After the meal, we asked for a dessert menu. Our server gladly went over the list. The requested dessert was a slice of key lime pie. The server apologetically indicated that they just served the last piece. We acknowledged and proceeded to conclude our meal. One of the managers came over and handed us the bill. He asked if we wanted some other dessert. We expressed that we were hoping for a slice of key lime pie for the birthday person. The arrogant manager did not apologize that they ran out or offer any complimentary dessert, but bragged about how he took some key lime pie home to celebrate the family Thanksgiving. He bragged about how everyone one loved it. Instead of an apology, the egotistical and non sympathetic manager was rubbing it in. Houston senior level executives really need to train their front line manager to be more sympathetic to their paying guests. If you're out of something and a guest is celebrating a birthday offer some compensation to wow the customer. This manager should be trained in humility and paying attention their business by caring about their guests. If humility is not in his DNA, then remove him from any guest interaction.

Persian here, and this one hurt to write. This place used to be a favorite, which makes this even more confusing. The kebab I was served looked nothing like what you’d expect - pale, dry, oddly shaped, and completely lacking the care and technique that used to define this spot. Presentation aside, the texture and flavor just weren’t there. I honestly don’t know who’s cooking now, but something has clearly changed, and not in a good way. Longtime customers notice when standards slip.
One of the Worst Experiences I’ve Had at This Chain. I’ve always enjoyed this restaurant at other locations, which makes this experience at the Irvine branch (3041 Michelson Dr.) even more disappointing. I brought an important guest with me, and it was honestly embarrassing. The food was served cold, and the meat was extremely tough, poorly cooked, and very difficult to chew. The flavour was noticeably off and unpleasant. It seemed as though the meat had not been fresh to begin with, possibly meat that had been sitting since the weekend, which would explain the lack of flavour and the very poor texture after cooking. We ordered three different dishes, and unfortunately all of them were equally low quality. This location does not reflect the standards of the brand at all. Very unacceptable experience.
Save your appetite and go somewhere else. After getting a menu and being seated, I was there for over 15 minutes with nobody to even come greet me. I had to walk to the counter to see if someone would take my order. After 5 mins or so as I was getting up to leave someone finally came and took my order. The food was not good at all. The rice was super BLAND, the chicken was not fully cooked and the beef koobideh had absolutely no flavor. As they brought food the other employee began sweeping around my table. Not the greatest environment to be eating in. I asked for the bill shortly after and declined a to go box. Waiter said oh are you staying at the hotel is that why you want to take left overs? I hesitated and said no I’m sorry it’s just not good. He said let me go talk to my manager see if he can discount anything. I honestly didn’t care for the discount but appreciated his effort. He comes back and stated the manager can’t refund the combo but only my beverage which was $2.69. The combo was over $30. This has nothing to do about the money but more so that the service was so far below standard and even when they are put on notice the manager did nothing to rectify or make the situation any better. I have been to the Irvine location and can say they blow this location out of the water. I will never return to this location. This location needs a revamp. Their chef needs to be taught how to properly cook the food and how to marinate and add flavor to the food, customer service needs to be taught to all employees and management should be replaced. I truly would give them zero star if I could. Such a waste of time.
