One of my favorite Vietnamese restaurants in Orange County! The entire ambience of the place is warm and inviting, making it a perfect spot to enjoy a meal. The food not only looks beautiful but also tastes absolutely amazing. Highly recommended.
This place is so cozy and homey and the customer service was amazing! All the workers and servers were so welcoming and they gave us really good recommendations! Their egg rolls are the best I highly recommend! Overall, I will be coming here more often with friends and family!
cozy atmosphere with lots of seating and kind staff! their bahn mi loaded fries and dried pho are must tries. their menu is very big so you have variety to choose from, and their fruit flavored iced green teas are also very delicious! got to check this out when you’re in the area
After a long week of work and school, my family and I wanted to celebrate the end of the week—and my son’s first week of Fall Quarter at UCI—with delicious, authentic Vietnamese cuisine in a modern, relaxing setting. 399 Kitchen delivered it all! We enjoyed the beef pho, shrimp egg rolls, rice with grilled pork chops, seafood wok noodles, and a grilled pork banh mi. During happy hour all drinks are just $3.99, so we treated ourselves to Vietnamese iced coffee, iced Thai tea, and an iced lychee lemonade. Everything was fresh, flavorful, and authentically prepared. I also love the restaurant’s clean, modern décor and calming vibe. Service was friendly and quick, making the evening even better. We love it that it is located in the safe and trendy Tustin Marketplace with lots of parking too. I’ll definitely be back whenever I’m craving authentic Vietnamese food in Irvine!
Super great food! Wide variety of all the best viet dishes - located conveniently in tustin market place with so many things to do
They offer one free drink for each meal until the end of year!!! Their bone-in beef is juicy and soft with rich flavor. I like it! Baguette sandwich is crispy, not too salty, and full of vegetables. It’s healthy and satisfying! We also tried Thai ice tea and lychee lemonade; both are beyond average. Also recommend this place with high ceiling, elegant decoration, and good lighting, and spacious seating.
Valentina was so good!!! The brisket pho and pork banh mi was so good the service was excellent
Just came here bc it was empty and we had a big party, but the servers were good and the food was fresh. I especially recommend the fried egg rolls (the crispy batter is light and crunchy) and the vermicelli sheet dish. I picked egg rolls and grilled chicken and it was so delish!! I didnt think I would review the place so the pics are the food almost gone! Haha
I have eaten inside 399 Vietnamese Kitchen countless times, and it is on point every time. The servers are very courteous. The pho never requires any toppings or sauces, because the broth and seasoning are perfect on their own. I also love all of the banh-mi, noodle dishes, and shaken beef. It feels so good to find your favorite place!
It was a really friendly and modern atmosphere. Service is nice and food is delicious!
The rice dishes are amazing and the pork is grilled really nicely
399 Kitchen is a must-try in the Tustin Marketplace! They have such a diverse menu, from flavorful vermicelli noodle bowls, flavorful comforting pho, famous dill fish dish, to their Vietnamese Steak & Eggs came sizzling hot, the ribeye was tender, the sauce had so much flavor, and dipping the baguette into the yolk was perfection. Everything is packed with authentic Vietnamese flavor and presented beautifully. Perfect spot for a casual meal with friends or a quick bite near UCI. Great food, friendly service, and an amazing variety of options!

Very clean restaurant. Fish sauce was incredible. All the food items. Pho, vermicelli, Bahn mi were top notch very tasty.
I like this place, the tofu banh mi is great! It’s a solid casual choice, don’t expect anything super fancy though.
Super fresh, tasty food. Kind, friendly service. Nice atmosphere.
Fantastic Vietnamese spot! Brisket pho and classic spring rolls are both incredible, as is the chicken banh mi. We’ve ordered dine in and take out and both were delicious! Highly recommend.
Tried the filet mignon (rare beef) Pho and it is the best pho I've ever had. Broth is super complex and delicious without adding to it, and beef was tender and flavorful. The shop is family-run and its name is a callback to the grandma's place in Saigon, to whom the restaurant owes the delicious, timeless recipes.
Let me tell you little bit about this hidden Gem Vietnamese restaurant . If you are looking for real food , nice vibes, best taste and above of all that's customer service. 399 Vietnamese Kitchen will bring it to you . Let talk about food. I eaten more than 10 times here with over 16 kinds of food . The food service on the table here are almost the same taste of food at my country ( VietNam ) so that's are real not like Tex - Mex . The vibes . Walk-in you see bright light , music , waiter , waitress, with a lot of welcome and energy make me feel better to order . Thanks you the Owner. Thanks for bringing this Restaurant into town of Irvine. Will be back soon .
Their buncha is so good! Really fresh and staff are kind.
Got a couple varieties of spring rolls to go and they all were amazing, can’t wait to come back and try more of their options! Overall really good quality and service.
The pho is more delicious than before, and new menu beef rolls, grilled shrimp rolls so good, I strongly recommend!
phenomenal beef pho. i have went to many vietnamese restaurants and only eat the beef pho; 399 makes beef pho like no other
We tried the Banh Mi Pork and Spring Rolls - good stuff.
I've been here twice now for lunch and the food is really good. I will be going here again.
Great food!! Great service!!
So clean and well made foods They are kind as well
Friendly staff, highly recommended.
Best pho this side of the Pacific!
Pho was really good
Pretty good foods
Good food
Good service great food
Absolutely amazing people and even more amazing food. Highly recommend.
We came during OC Restaurant Week and tried the special menu at 399 Vietnamese Kitchen, and it was such a great experience. The value was really good and it was the perfect way to try a few different dishes. We started with the egg rolls, which were super crispy and packed with flavor. For entrées we tried the phở bone-in rib and vermacelli pork rice dish and both were standout dishes. The pork mignon was tender and flavorful, and the pho broth was rich and comforting. The restaurant itself has a nice, clean atmosphere and the service was friendly and attentive. If you’re looking for a great spot for Vietnamese food in Orange County, this is definitely worth checking out especially during Restaurant Week.
I haven’t been able to find many good Vietnamese places in Irvine so this pleasantly surprised me! I thought the cha gio was really good and had the perfect crisp on the outside. The pho tai has good flavor with a balance of meat-iness and spices. It wasn’t too sweet like some pho places can be. The ambiance was calm, clean, and well decorated. I’m excited to try their drinks, the avocado smoothie and lychee slush sounds delicious. I’ll definitely have to try the ox tail pho next time as well. (I forgot to take a picture of the pho)
Amazing food and beautiful atmosphere. Staff were so kind and very accommodating. Can’t wait to make this a go to spot! Would highly recommend.
We dined in multiple times. Their food is really good. I recommend their dried pho and salted egg fried rice. Their pho is not to my liking, however, we tried other dishes, and they were all incredible. The staffs are very very nice and kind. We think this place deserves more recognition.
I came in for dinner with my kids. We ordered 2 steak and eggs and the Hanoi Grilled Fish and egg rolls appetizer. These dishes were so flavorful and delicious. Our tummies were so happy. I would definitely return and tell my friends and family about 399. Our servers Solomon and Noah were attentive and kind. It was an amazing experience.
This family owned restaurant is a 100% must visit when you are in OC. I've been here a few times and can vouch that this spot truly serves authentic Vietnamese food. Each time I come the service is excellent. Every visit the staff are super fast, helpful, and knowledgable about the menu. The ambiance is also perfect for casual dining. The lighting, high ceilings, and clean space elevates the dining experience. I highly recommend trying the dry pho with shrimp, fish sauce chicken wings, and any of their grilled meat dishes. The thai tea and lychee lemonade are both must try drinks. Flavors are rich, clean, and extremely flavorful. This is my go-to when I am craving authentic Vietnamese food.

Nice atmosphere and good service. Taste is above average. But, I give high marks for attention to Detail (all the fat are removed from meat). One recommendation is use of larger bowl to have room for sprouts and other vegetables. Price is slightly higher, but is made up by nice dinning experience.
The food is solid and satisfying, not mind blowing, but definitely better than many other Vietnamese spots in the nearby area. Everything came out quickly, and the portions were generous without going overboard.
There’s plenty of free parking. We went on a Sunday evening. There were a lot of other restaurants and shops in the area. The service was quick and good. The servers were friendly. The restaurant was nice and clean. It’s restaurant week and the special was $50 for 2 entrees and 1 appetizer. We got the lobster pho and rocket shrimp. The rocket shrimp were tasty. It was brought out fresh and hot. The pho broth was seasoned well and the lobster was good. Will be back to try other items on the menu.
Tried their vermicelli bowl, which you can customize to your preferred protein choice. We got seated immediately and food didn’t take long to arrive. Portions were decent and food taste was ok.

My experience at 399 was so good I was inspired to leave a review! We came around dinner time on a Saturday. It was kind of quiet and the atmosphere was relaxing. We came to check it out during OC Restaurant week. They had an amazing deal: Dinner for 2 for $55. We went with 1 app and 2 entrees. The portions were good and the ingredients were quality. I also loved the plates they used to serve. Very pleasant experience overrall and great for the deal they had going!
To my opinion, they close too early - 8pm? But I finally got a take out an order and slurp it down right away at home with the pho half cooled down 😕 it's delicious, I'll drop by another time to enjoy the in store consumption 😁
Delicious vegetable crispy spring rolls and yummy cold shrimp rolls. The chicken wings were not spicy enough, however still good. Looking forward in trying the pho next time. Service was ok and price seemed high compared to other restaurants.
Good Vietnamese food, especially their bun cha and egg rolls. The egg rolls are special, they have a great crispy light skin covering a tasty filling mixture that is delicious, the skin is what makes it so good. The bun cha is also delicious, with lean meat in a tasty savory sweet sauce combined with the bun and vegetables. It's really excellent. We come here for these 2 menu items many times, it's consistently good.
Egg rolls were good, nice and crisp. However, difficult to eat as we didn’t receive any plates for sharing. Pho was fine, pricey, not necessarily memorable. 95% noodles 5% meat.

Nay.
During my fifth visit, I noticed the lunch menu was the same as the dinner menu—each bowl of pho costs around $20. My only complaint about this restaurant is the inconsistency in serving sizes. The bowls they use for pho vary in size, so I requested extra soup when I received a smaller bowl for $20. Unfortunately, they charged me an additional $5 for it. I ended up paying $29 tax-inclusive for just one large bowl of combination pho.
We tried combination pho and bo luc luc, the meat and soup of pho is ok, but the noodles are not perfectly cooked. The seasoning of bo luc luc is a bit off, more like Chinese style. Overall, quite pricy.
Service is terrible! The appetizer came out halfway through the meal. The server never once came by to check on how the meal or to refill the empty tea cup. The tofu spring rolls have deep fried tofu in it. That is strange and should be put within the description.
Normally really like this place but my girlfriend and I just had horrible service and food that was too greasy to eat. We’re both feeling sick now.
Expensive and their pho is awful
I come here all the time and normally it’s great.. But, latest visit was disappointing and management made no attempts to rectify so I want people to know and check their food when it comes out. I ordered pho and it was super greasy. I’m talking a gross amount of oil. I eat pho all the time. Shouldn’t be like that. Even showed the staff the staggering amount and they did nothing. Just beware. Again, everything else is great but this is unacceptable and I was quite disappointed at the experience and will never eat the pho here again:
The food is generally very good. I recommend the Shaken Beef, all the rice dishes, the pho, bang mi, and egg rolls. WARNING: Unfortunately we tried the Rocket Shrimp and they tasted and smelled moldy (I hope I don’t get sick), and even though we didn’t eat them, and sent them back, they charged us anyway. BTW we go there (or at least used to) about once a week. (Badly managed) The service is generally good, and the ambiance is pleasant, but loud. It’s a counter-service style restaurant, so don’t expect a lot of service. I hope they fix the management, and take the rocket shrimp off the menu, at least until they find out why it smells and tastes moldy.
This was the most disgusting Vietnamese dish I've had. 😥 My partner and I really wanted to try this place because they had rice macaroni. When we went to order, we pointed to the dish on the menu and said it out loud. When it came out, it was wrong and they insisted it was what we ordered pretty aggressively (not matching our tone or politeness at all). The dish they gave us was over $40, and it was disgusting... We really tried. The meat was tough and old tasting. The noodles were really oily and mushy... We had to leave it. We were so excited to come here... and now we'll never go here again.

Ridiculous prices here. I live across the street and was so happy to see this place open and to my dismay $16 for pho. 1 size only. There's absolutely nothing special about thier pho... had the chicken one Pho Gah... n they had a few pieces of breast but again so so expensive. The ban mi was better... ingot the chicken. The bred was nice n fresh n that was a $10 price... for two people 2 pho and 1 sandwich we were at $50... what a bad experience for at best ok food. The inside does look nice.
Good food but not worth the 30 minute wait for my 1 item order.
Absolutely unacceptable experience and not just once, but three times in a row. I arrived at 7:30 PM, well before their posted closing time of 9PM, and every single time, I was refused service with the same lazy excuse: “the kitchen is closed.” Meanwhile, other guests were still being served, seated, and treated like actual customers. When I challenged the staff (again) and told them to at least update their hours on Google if they don’t want to serve people past 7:30, the man literally laughed in my face and walked away. This isn’t just bad service it’s blatant disrespect and discrimination. If you’re not willing to serve people equally and respectfully, you shouldn’t be in hospitality. Don’t hire rude, arrogant staff who act like they’re doing customers a favor by existing. We walked out and went next door where we were treated like humans, not an inconvenience. This place clearly has no interest in professionalism, consistency, or customer service. Lazy staff. Horrible attitude. Possibly racist. Change your hours on the front window and only Google.
Absolutely expensive, the portions are for children, I literally spit the water back into my cup. Someone please read this and rate the water. I asked for a rib a la cart, they literally stand there clueless calculating and tell you what do you mean. Take a look at the picture. There's more bottom line run away. And please rate the water
This isn’t pho. The broth tasted like grocery store bone broth. Little flavor or aroma
The food was just ok and definitely not worth the high price tag. The pho is ridiculously oily and mostly noodles. My table was ignored until I flagged someone down. This place is not family-friendly with only 1 highchair available.
Everything from start to finish was not good. I ordered a Vietnamese iced coffee and it was not very sweet and lacked a lot of condensed milk. My wife ordered their lychee tea and it was not sweet whatsoever. The server tried to accommodate by saying he could make it sweeter, but it still wasn’t sweet enough (We don’t even like things that sweet to say the least, so I can’t imagine how it would be for someone who does). The food was sub par as well. I ordered the beef skillet with the side of banh mi bread. The bread tasted frozen and was not crispy. The dish itself lacked enough sauce to even consider dipping the bread in, the meat also seemed to be low quality. My wife ordered the Vietnamese macaroni beef dish, which again needed more sauce. The service was what you would expect and I really don’t blame the servers whatsoever as they were helpful and accommodating. I just feel that there are way better options for Vietnamese food elsewhere.
Food was subpar and not consistent. I ordered the brisket pho and the whole thing lacked flavor. My son ordered the filet mignon pho and he said the broth tasted like hot water. He politely told the server who asked if he would like something else then she came back and said "the cooks tasted the broth and it's supposed to taste like that". Excuse me, WHAT?? It's supposed to taste like hot water?? I decided to bring mine home to try and season it more and they gave me a tiny bowl, I asked if they had a bigger container. The server gives me a bowl with a lid that didn't fit. I asked if they had a lid that fit and she said "No, we just try and keep it on with stickers". Lucky for me, I had a plastic grocery bag in my brand new car because I got home and the juice spilled everywhere in the bag! First time trying it and I will NEVER return!
