Took my grandson for breakfast. As usual it was great. The waitress was very sweet and did great with our order. I loved my pancake combo. The pumpkin cinnastick pancakes are pretty fantastic. My grandson had the smiley face pancake and loved it. They have a Halloween version like a jack o lantern with candy corn face.

The service was very good. Our server was very pleasant and nice. The food was good. Please visit and help them get back to business. You won't be dissapointed!

Karen, our server, was excellent from the start after the kind and cute hostess seated us. Food was very delicious. The Big Steak Omlet was Top of the Line, A List. Not taking nothing away from The Patty Melt. If you love a great Patty Melt made right, here it is. Oh, Good Luck trying to finish the Omlet. It is Gigantic! Worth every penny. We have lunch and dinner.

Always a great experience at any IHOP even 400 miles away from home

The staff is very friendly. The cook did a fantastic job the other day. Its fall right now and Pumpkin spice pancakes just came back.. I know most of you may not like pumpkin spice, but it's pre-Christmas warm up for our family. Great time !

My son love IHOP so we've eaten at most of the one's in the bay area. This was our first time here and breakfast was good. The food tasted fresh not greasy and although they appeared short staffed service was great.

Fantastic experience! The food was lovely, but most of all, our server, Tonya, was wonderful. She was very accommodating and always made sure to check up on us. I couldn't of asked for a better server!

Went with my daughter recently. They have such a great menu with a lot of choices and options if you have dietary restrictions. The restaurant was nice and clean and our server was extremely nice and attentive.

I have visited this location three times since I moved to Manteca two months ago I visited on two separate occasions on a Sunday. As busy as it was the crew kept it moving. From the hostess seating us to the quality of the food and our server were fast, professional and courteous. Lot's of compliments and recognition that she deserves for F Nieves. ⭐⭐⭐⭐⭐ She took care of our every need in a very timely manner. I hope that I have the privilege of having her as my server on my next visit. Keep up the good work 👍😊

Staff is always so helpful staff is always helpful and quick. The facility is always clean and I enjoy spending time here with my family eating great meals. I have to say some things about they have changed. But I can't quite put my finger on it. Either way, it still remains to be a nice place to have breakfast or lunch with my family.

The moment we walked in they immediately took us to a table of 5. The waitress had a positive attitude throughout our time being there. She was very attentive to our needs and handled our accommodations well. Service was fast, breakfast was fresh and hot; table, cups,menus, floor under the table, seats and silverware were clean. The Men's restroom was clean and the kitchen as well and staff seemed happy to be there and to serve. P.S. Overall great experience, will be back for more.

Came in a my 8yo cousin baseball game. We had a decent size group, but we were seated quickly. Our waitress (sorry dont know her name) was friendly and attentive. Everyone's food came hot and correct. The portions were good sized. We went in about 10:30, I was full a good portion of the day.

The Hop is my target...I had to make a dinner stop after an emergency run out to the cabin to get a bear free from Winkinstaller's Hinkdoodler I set up to catch those Gravleblobbers that have been tearing up my yards. I never thought I'd catch a bigass bear though, had to poke him 3 times with a sharp stick to get him to run away. All the while I was thinking about getting the Roast Turkey dinner at the Hop. It's a 5 star dinner. ☆☆☆☆☆

They offer the typical IHop fare and do it well. Their drinks are bottomless and I love their Splashberry. Excellent options though I'm not a fan of their soup. Always nice and always clean!

Place order online. Food and everything was good. Before leaving the place i asked them twice just to make sure they have placed all the condiments with my order. Guess they didn't! Lol

Food has very much improved over the past year. Good size portions, friendly staff, and puts their main compition that starts with D way behind at this point in time.

My whole family are here 8 total + 1 baby and we were well taken care of after a slightly rocky start but it's understandable when ambushed by a large party such as ours!

We normally get service by monica, but this time we got someone else, which she didn't said her name. At the beginning we wait for a bit to get acknowledge, then she came to ask if we want to order something to drink, then we told her we were ready to order, then we have to wait a bit for the drinks to come out, at the end she did apologize for the wait at the beginning but I still didn't know her name.

The birthday stack was good and the variety of suryp was good and real butter, not margarine like Denny's, was great. The pancake s were hot too. The chicken fried steak was also hot, flavorful, and tender enough to cut with a fork. The steak burger was good but I couldn't get it cooled toy request of being rare. It was substantial enough and the fries were hot and not salted. The endless fries were quick refills,. unlike Red Robin which too fotlrever to get a slightly warm refill, and they even offered to give me more to take home. I had to explain hot to make iced coffee and it took two tries to get it right. In spite of that it was a good experience at a very reasonable price.

We went on Saturday cause I was craving pancakes!! It was busy but we got in quick our server was BOMB!! Never got her name but everything was excellent!! Will go back but avoid Saturday and Sunday!! But.. That's when you want pancakes!!!👍👍👍

I been to other IHOP locations in other states. The food is about the same. But I'll note that the food portion here was much larger than usual. Another note was the great customer service at our table.

Service and food were good. Loved the oat and nut pancakes. My one suggestion would be, don't ever bring the adults food 5 minutes before the toddler's.... please bring the children's food first

Very accommodating. At this location the staff is at all times making your dining experience enjoyable. The food is prepared as if you were at home enjoying a great breakfast. Today's for me was a churro with strawberry🍓 and banana🍌 waffles. An ice 🧊 cold glass of fresh orange🍊 juice and a hot🔥 cup of coffee to complete a morning Kickstart at a great price that makes it a satisfying and filling stop. Please let go of the mask and social disengaging.

This is our local breakfast place, I've been going here for years and the ladies always recognize me and my gaggle of kids. Wait staff are always nice and do a great job. Food is fresh and they always get my eggs right. It's casual with a decent cup of coffee and my go-to for pancakes when I don't feel like making them myself. It may be a chain restaurant, but its definitely one of my faves, plus... kids eat free after 4 and when you've got five of them, you can't beat it lol😂

The chicken fajita omelette with generous portion size and flavorful combination of ingredients like seasoned chicken, green peppers, onions, and a blend of cheeses was okay though not consistent with what I had in the past. Another item we tried was the tres leches pancakes. These pancakes are made with a blend of three milks and topped with whipped cream and a drizzle of caramel sauce which gives it unique and delicious flavor, and a must-try for anyone visiting IHOP.

Bacon was ultra thin and just salty. Sausage was tasty. Hashbrowns were average. Eggs were done to my liking. Pancakes were fine. Wouldn't payv15 for breakfast I can make much better again, but 8vwanted to try IHOP for the first time.

Better than Denny's. Overall, there is okay service and a friendlier staff. Negatives: All over Manteca I see disgruntled employees who have a terrible attitude in customer service & a lackadaisical working style.

Usually you get a great dining experience and can expect the same no matter which one you go to. The service was fine but my wife's Garden omelet had spinach that tasted sour. Made her sick. Only reason why I subtracted stars as we both usually enjoy IHOP's.

Ordered online for curbside. Pulled in, parked & received a message they knew I had arrived & would be out shortly. 15min passed & nothing. Had to call multiple times before someone answered the phone. Excuse was there was no hostess. My hasbrowns were still being made & would be another 5min. Every place has a chaos day when others do not show for work. The problem here is auto messaging reply system. Don't want to leave my car to inside if they are coming out.

I have been to many I Hop's across the country as a truck driver. This definitely rates at the bottom of the list for overall performance. The waitress was snippy, the food was lukewarm, the staff seemed somewhat disorganized. I believe that all of these are a direct reflection of the management or lack thereof.

I ordered a breakfast that offered 2 eggs 'any way you like;' only to be told that the kitchen wouldn't be able to accommodate hard-boiled. We were a party of 3. Our waitress did not check on us once. This was my least favorite trip to Ihop ever.

Pretty standard IHOP experience. The food is fine and cooked the same at each location, just about. Service experience this time was pretty atrocious. Granted we had a larger party (12), but we waited 45 minutes for our food. Then, when our food finally arrived, we were missing a dish. That dish took another 15 minutes. It tasted fine, but clearly was a rush job (cheese wasn’t melted, ingredients were just thrown on). They were gracious enough to remove that dish from our bill, and were accommodating in other areas (adding chocolate chips, bringing us more syrup for the chocolate milk). Not in a hurry to go through that again. We were there around 10:00am, so not the rush hours. Smaller parties observably had a better experience and faster service.

Slow service. The Stockton IHOP is a better choice to visit. This location always seems under staffed. Expect 10-15 minute wait for first contact/drinks. Food is pretty good.

New menu they made this week is horrible. Cut out all our favorites and left nothing that makes the trip worth it. Our server was great and that's the only reason we are leaving two stars

The server was very unnatentive. Aside from food and cleanliness, another very important factor for me is customer service. and I did not get that here.. Had to ask for straws, had to ask for refills, had to ask for hot sauce, had to ask for to go boxes, and we werent even done with packing our stuff she gave us our receipt and said ill meet u up front. Never ever in my life have I had that said to me.. Normally its, take your time, no rush. We wantex to chat a little longer finish our drinks, but nope. We just left.

The food was decent but the service was so slow. They only had a couple of other customers there so there was not really a reason for the slow service. Getting a refill was almost impossible and we ordered the new classic burger that came with unlimited fries but they skimped us on the fries and when we asked for more fries the waitress gave us a look as if we asked her for a vital organ. I honestly don't plan on returning to this IHOP anytime soon.

We walked in and were seated right away. After placing our order, we waited just over 30 minutes for our COLD food to be served. Asked for the manager and we were given the option of waiting for a new order to be prepared or having our food reheated. We didn't have time to wait so we had to go with reheated. They even messed that up. We won't be going back to this IHOP.

I'm going to start by saying that I haven't eaten at an IHop since the early 2000's, same with my boyfriend.. We were both extremely disappointed that the quality and quantity of this place has gone down hill severely. I payed $14.59 per plate for a meal that had sausage links that looked like slim Jim's chopped in half and charred on both sides, 2 pancakes that were the size of eggo waffles and sub par hashbrowns. Also, our iced teas were almost $4 a piece.. I will never step foot in an IHop again. The server we had was very nice and attentive, I give her 5 stars.

Yikes...We should have just drove to and from the grocery store, purchased all the ingredients and cooked at home...If we did that we still would have ate before the time we finally ate at IHOP...When the food finally came everybody food order was correct EXCEPT MINE...My omelet was all wrong...by the time the very nice waitress brought the correct omelet my family was ready to go....ughhhhh

Why does your sign says you close at 10 pm????? I’ve come by a couple of time before 9:30 pm and the doors are locked. It should not be advertised as open till 10 and it’s not true… or as it displays on your window with big letters open 24 hrs Friday and Saturday’s. I hope the restaurant could work on this.

Had breakfast and the food was completely cold! The French toast was so cold the butter would not melt period! Congealed fat was present on the bacon because it was cold as well. Pretty poor showing and I wouldn’t go there again. Business was slow so there was no reason the food shouldn’t have been hot. The server was nice though😉

Terrible service. People around me had a different waitress and was asking if everything was good. The one we had counsel find her, and if asked for something it took awhile as I see her on the side talking to coworkers. This store is limited service and I would hate to see it at full capacity.

When you show up there sometimes they pay attention to you and sometimes they don't. sometimes there are rude when they tell you to go have a seat. sometimes they don't even ask if you want a booth . they just sit you anywhere. when you're sitting there you're waiting for hours to get help even though they're not busy at all. when they're busy it takes them a very long time to get were your at. When you are ready they bring you your food but they don't bring your napkins.

I came to this Ihop with my family since we haven’t been there for a while. I had ordered a burger along with 3 or 4 other family members. As I was eating I noticed some brown guck on the lettuce so I opened it up and it was literally a clump of actual dirt. The whole piece of lettuce had dirt on it. I told my dad and siblings to check their burgers and low and behold they also had dirt in their lettuce. So basically they don’t clean their lettuce and probably a lot of other ingredients. We told the employee and she took it off our bill but we had asked for the manager and the manger never came out? Of course this is IHop so we weren’t expecting gourmet food but whenever we go to Ihop the food is pretty decent at least and we always leave satisfied. Not this time or location though. The staff were very kind though, this is about the food, the person making the food and the manager not even showing up.

There’s literally 10 people working in the back and we waited for an hour to received our food! Smh. Denny only has 2 server 2 cooker, and they are faster!

The omelette portion size is so criminal that it’s perfect for a jail setting. And if I wanted a loaf of pancakes, I would have asked for it.

I was told it would be a 10min wait. So I showed up in 10min and they had me wait in the entry way for 30 extra minutes for my to go order. When I arrived to work they forgot items that I had paid for. Not a pleasant experience. I will definitely pass them up next time I'm in the area.

Horrible service, host were the only friendly ones. We waited an hour for our food except it never came and another customer that came way after us got his food. Thats when we decided to get up and leave. It was ridiculous. Do not recommend this location at all.

Went in with my family today. Waited 90mins before we got our food. My food was cold. Waiter was very rude and nonchalant. Egg was not cooked at all. When we asked the waiter, her response was "let me know if I can cancel your order". Horrible experience.

We had a terrible experience. Our waitress didn't write our order down to start. What I did order was under cook meat that was gray, eggs were supposed to be over easy but, came out well done. Sent it all back, only ate pancakes. Second, there was a long black hair in the French toast. The meal was a wash after that. No one could continue to eat. We were disgusted. I will say the manager was polite, didn't change us for any part of the meal.

I was seated at my table and sat there 5 minutes before being asked if I wanted something to drink, another 5 minutes before I had my coffee and order taken. 30 minutes later I received my food. Before leaving another table next to me just had some people seated and they were told the wait time for getting their food would be 30 minutes. I was never told that. At a good restaurant while being seated you get asked if you would like something to drink to begin with, this was not one of them. At a great restaurant the head manager would roam around seeing if the customers were doing good, and refill drinks or even help clear tables, this was not one of them.

The worst service ever! Waited 1hr 30mins for our food. My kids started crying out of hunger, when we asked d waitress she rudely told us "if we dont want to wait she will cancel the order cos they have a ful house and they prioritise take outs". Food finally arrived cold and we couldnt eat. Will never go back there! HORRIBLE!

They stole money from us! We payed our bill by scanning the QR code left a tip on the table and left, as we were getting to the car we realized that the took extra money for more tip that we didn't agree on. After talking to the manager he told us to wait for a couple days to let the transaction to go through but when we went back he didn't come out and another manager said they couldn't help us! I could of leave happy if they have had just offered a meal, some pancakes or a gift card! Instead they turned their back on us.

Service became too poor if wasn't like that before my spouse and I we came today and unbelievable how is turning out by now. Hopefully they improve or a least close like if was before with good service.

This place does not seem to be very kid-friendly. Workers here sound rude from what I was told. I’m on break at work, and my wife called me to let me know that she told one of their employees that our son is allergic to eggs. She nicely asked them to not put eggs on his plate, and they still messed that up. They came back without eggs on the plate, and when she asked if the plate was switched out properly the employee was rude about it and lied to her. Our son is in the car now with an allergic rash because the employee didn’t feel like doing their basic job correctly. I would not recommend this place personally. She tried saying something, and management did nothing about the situation.

Roaches have been all over this restaurant for months , Seems to look over it and not care regardless of proof. Management seems to welcomes their stay. Bathrooms are trashy . Servers cussing . Sticky floors and dusty windows. It's a lost cause . And they say they follow up with you , but never do . They give you the run around .... nasty whoever works there and keeps it that way .

Breakfast was good after a long drive on the road. However staff were indifferent to cockroaches all over the seating area and our table. Seems they had accepted their presence. Unacceptable for customers. What a shame.

Today is Christmas! I invited my family for breakfast and when we received our food there was long pieces of hair right on top. In my Mexican Thres Leches pancakes and my sister n laws big breakfast burrito. All of the waiters and cooks have their hair loose. No hair net & no concern for the food. Come if you like hair in your food. This location is concerning.

The quality of the food has surely gone downhill. Our waitress was trying her best, despite how busy the place was. Parts of our order was forgotten. My food came out after everyone else had already started eating. We were never checked on for refills. It was the waitress that rang us up that I want fond of, she was snippy, dismissive, and rude. Disappointing Consistency in Poor Service I’ve given this IHOP multiple chances over the past two years, hoping the experience would improve, but unfortunately, it hasn’t. Regardless of the day or time, the wait times are always long, both for seating and for food to arrive. It seems like they are consistently understaffed, which impacts the overall service. One of the biggest issues is the lack of attentiveness. Servers rarely check in to see if you need anything, and when you do request something simple like extra creamer or butter, the response often feels rushed or frustrated. This isn’t a one-time issue—I’ve been here six different times, and the experience has been the same each visit. What’s most disappointing is that I now find myself driving 45 minutes to the Livermore IHOP because the service, wait times, and overall customer experience there are significantly better. It’s frustrating to have a location just 10 minutes away that I can’t rely on for a decent dining experience. I truly hope someone from upper management sees this review and takes action to address these ongoing service issues. As it stands, I’m not sure I’ll be returning to this location.
