This place has my heart! Spacious rooms, quality furniture, good maintenance, top-notch amenities, and many more. The rent is around $650-700, so I can say a bit costly, but it's totally worth it. I have been living here for 2022-2023 period, and everything seems pretty good.

Okay so you all got that previous review and noted the incident with the pickup truck guy. Other than that this is a fantastic place for students as it is so close to the stadium and well-known for its positive energy as a community at the top of the hill. Soon to be surrounded by skyscrapers. These are the fun communities you want to be living in. There's only a few of them left.
I loved living here. The apartment is very modern and spacious. The staff here are so helpful and kind, if I needed maintenance, they would get back to me the same day! One staff member really made my time here wonderful. Maddie, one of the leasing agents, was always so kind when I walked in the office, and she handled any of my issues with grace and efficiency. After walking out of the leasing office for a package, I feel like Maddie, and the staff, and I were friends! Overall, great experience!
This my second year living in this apartment complex and I have loved every bit of it. The apartments are nice, clean, and well organized when you first move in. Along with that the amendities are nice and are used frequently by most residents that I have seen. The staff is amazing and is very helpful if you have a problem either with the cost or just trying to see if a package came through. You really can't beat the price they offer here when every other place is getting more and more expensive per year, so if it's not clear enough I highly recommend this apartment complex!
This is by far the best apartment complex I’ve ever lived in, and I’ve had the pleasure of working here as well. It’s very reasonably priced for everything you get, including a 24-hour gym, a pool, and a spacious living area. Bailey and Cody are fantastic; they always respond promptly to any issues that come up. Maintenance is quick and efficient, and I’ve never had any problems living here. Anytime I have questions, they get back to me right away. I couldn’t be happier with my experience both as a resident and as part of the team!
We haven’t had many problems in the two years we’ve lived here, but when there have been problems, the maintenance team is on top of it!
If you’re searching for housing, look no further, State is where it’s at! And Bailey can help you get there with a smile on her face! She has been so helpful and I couldn’t have asked for anyone better!
State on Campus Bloomington has been a great place for me to stay over my sophomore year. The easy access to the basketball courts and gym allowed me to stay active. In addition to that, the facilities provided for cooking were also very nice. In addition to that, the maintenance requests were taken care of in an efficient manner.
The tour by Brayden was great and the place seems very nice, he was a really good person to have tour us
Great company, i can tell that they really care and that is a huge deal! Customer service is everything and Cody Stegmaier has fantastic customer service qualities!
Cassidy was so helpful when it came to renewing our parking passes! Such a sweet girl, helpful, and knew what she was doing!
I recently visited a friend who lives in State Bloomington, and I was really impressed with the experience. The staff here is great, greeting me with a smile and making me feel welcome. The amenities are fantastic, from the well-equipped fitness center to the large pool area and communal spaces. Everything is well-maintained and clean. Also the dog park renovations look amazing so far. If you're considering State Bloomington for your next home, I can't recommend it enough!
The management at State is unmatched, they really take care of their residents and go above and beyond always! Tabby, the property manager is alway super attentive & ensures that we’re always comfortable, safe and happy. Robert, the maintenance man is very sweet, cares a lot about our comfort, is very helpful & takes care of things without us having to ask. All in all, I couldn’t ask for a better student living experience!
Moving in today and everyone was already very welcoming. Maddy was very helpful and let me spin the wheel multiple times!

The apartments are decent, newer interior but the out door stairs, railings and deck is in need of maintenance - Some planks are wobbly. Also, even if you don’t have a car, you may suffer from their terrible parking behavior. They don’t have enough parking passes, and my room mates’ folks who came to see him, had their car towed away for $250. They recently added visitor parking for $5, but it’s rarely available. Their tow people are super aggressive and will tow your car, even when the lot has plenty of spaces. Today, is commencement day at IU, and lots of parents of graduating students are here. I just saw them towing away cars, and repeatedly making the rounds - which is just mean. Bottom line, the apartments are okay, but they are mean, and need to be better behaved, be more friendly.
When touring, I was shown this great apartment that was super clean. I moved in and when I mopped the floors they came up brown. I was also the first person in my apartment to move in. The space at the bottom of our front door looks corroded. They tell you when maintenance “might” be coming but never give you a specific time. They no official visitor parking. There’s few of these paper passes but there’s not enough parking. With snow, I had to shovel myself out of it because the parking lots weren’t shoveled or salted.

If you're okay with not being able to park at your apartment, have guests have to PAY for visitor parking that is very limited, not be able to walk through half of the complex due to construction that isn’t even being actively worked on, or have walls that have no sound-proofing to the point that you can hear every conversation outside clearly, then maybe you’d enjoy living here. However, the amenities provided are ones you can get at other apartment complexes in Bloomington for similar prices, some cheaper, that DON’T have these problems. I really wouldn’t recommend living here to be honest. It’s not even a good value for what it is. Some apartments are pretty outdated and beat up, and especially are not worth it. The location isn’t great if you want to walk, and there’s a high chance you won’t get parking. Even if you do manage to get parking, it’s an extra monthly fee. I had reached out repeatedly, and was simply told I’m on a waitlist and that I can’t know where I even am on the waitlist. One of the office workers recommended I park at the Kroger across 46, the main highway where there’s no sidewalks to get to Kroger (lowkey an insane recommendation with how bad Bloom drivers are). I’ve lived in many other apartments in Bloomington, and this is by far the worst one yet. The tow companies they hire tow like crazy, and have even towed my friend once when she had a pass purchased. The management and tow company claimed they could do nothing. For an apartment that costs $1000 WITH roommates and no utilities included, it’s really not worth it. Don’t live here!

They add false charges for things that did not happen, management does not respond to calls or emails, and they almost force you to resign your lease without giving you a chance to say no. Stairs are in bad shape, gym is extremely small and always 10 degrees too hot, amenities are not great, and management is useless. There is a reason this apartment complex is much cheaper compared to others in the area. A/C stops working in the summer and heat stops working in the winter. Property manager of the bloomington location, Cody, is extremely unprofessional and rude.
Management is AWFUL!!! I lived here for 3 years and the first two were good. But the third year, we had our ceiling crack (which we only found out from maintenance and not the office) and were told we would be placed in a hotel (while still having to pay rent) for a month with 2 day notice. They had known about the problem for months so there was no reason for a 2 day notice. After a lot of back forth we got them to provide an airbnb. This whole situation was a mess. Then I hurt myself badly because their pool railing was broken and reported it to the office who proceeded to do nothing about it and more people kept getting hurt by the same issue. Came back after the summer one year to the lock changed with no notice, unable to get into my apartment, and couldn’t get help from office because they were closed without notice during business hours. After I moved out they kept charging me parking even though i returned my pass and then refused to return the $60 to my account, leaving it only in my residential portal which is useless bc i dont live there anymore. The place is nice, neighbors are great, and its pretty convenient location wise, but seriously be careful with the management bc they will try to cheat you on every little thing
overall experience of this place has been lacking since signing my lease. They “overbooked” on parking and got rid of visitor parking, claiming they do not have enough room when half of the lot is empty every night. on top of that, I was placed in what seemed to be a storage closet that was converted into a one bedroom apartment. When signing the lease i was told it was fully furnished and expected to have everything a fully furnished place would have. when i got here on move in day i noticed that i was without a washer and dryer, a fridge that didn’t keep anything cold and a dishwasher that hardly stays shut when washing. but i do have a 50 inch smart TV so if you think that compensates for all that’s lacking/missing then this is the place for you. Another note, don’t be upset if your locks on your doors die on you repeatedly. I was locked out of my apt for 3 hours one night due to my locks dying and there being a miscommunication between maintenance and whoever runs the 24/7 line. And when your locks die don’t expect to have them fixed immediately. As of this post my front door has been dead for two weeks now and they have no no attempt in trying to fix it. For 1000 a month with utilities included this place stinks.
