The Timbri Hotel receives high praise for its modern design, clean and spacious rooms, and friendly staff. Guests consistently compliment the comfortable beds and well-designed bathrooms. However, the location is a concern due to the surrounding homeless population and safety issues.

Celebrated my wife’s birthday and got upgraded to the penthouse suite! We were beyond surprised and grateful to the amazing staff. While the hotel is situated at the edge of the tenderloin, the staff security, doormen, and staff ensured our safety. The room was incredible with great views of the city. The barista in the cafe was so kind! Overall it was a find!
I want to give this hotel a highly recommended review. My sister and I came to San Francisco to celebrate our birthdays. This was our first time in SF and our stay at this hotel made it memorable. The building is modern contemporary and its art deco is very pleasing and welcoming. The room (double queen) was comfortable with heavily threaded cotton sheets and rich white, plush comforters. We had breakfast on the 13th floor (there is a 13th floor!) on the first day where service was very professional and friendly. I do want to mention that the surrounding area is a bit sketchy but there is 24 hour friendly security officers to put your mind at ease. We always felt safe and as long as you are aware of your surroundings there is nothing to fear. Lastly, I want to say that our stay was remarkable not just because of the amazing staff but two of them in particular. Rogelio and Aaron who work for guest relations are probably two of the best people any hotel could hire. Rogelio was the first one we met. He was so welcoming and down to earth, willing to answer all of our tourist questions and make us feel at home. Aaron greeted us in the evenings with a smile and wanting to genuinely hear about our adventures. I highly recommend this hotel and hope you can meet these amazing staff members! This was a great stay! Highly recommend
The hotel is new, very clean, and beautifully designed. The rooftop food is good, though a bit pricey. The staff provide excellent service. The only downside is the surrounding area—there are many homeless people, and it can feel scary and unsafe at night. The streets are also quite dirty.

I come to San Francisco for work somewhat frequently. Our HQ is here. I liked the Timbri. The hotel is clean, well maintained, and has 24 hour security. Valet parking is fast and they care about your cars.

This is a really cool Hotel with a great facility. Overall awesome staff with great rooftop restaurant and really great gym. The area of SF where the hotel is located is a bit rough but the hotel does a good job with security and valet. I would feel safe having my family stay there for sure….
During our stay at the Timbri Hotel in San Francisco, we were truly impressed by the exceptional hospitality and professionalism of the security team, especially Kerry and Tenari. They went above and beyond to make sure we always felt safe and comfortable, both inside the hotel and in the surrounding area. Being Australian, we had no idea what San Francisco would be like. meeting these two incredible people has encouraged us to definitely be coming back to not only San Francisco but Timbri hotel. Their friendly personalities and approachable manner made a huge difference — they not only ensured our safety but also took the time to share local insights, recommendations, and genuinely uplifting conversations. It’s rare to meet people who combine professionalism with such warmth and positivity. Knowing Kerry and Tenari were there gave us complete peace of mind throughout our stay. They are a true credit to the Timbri Hotel, and their dedication deserves to be recognized. Being a tourist a hotel is a hotel, they’re all the same in our eyes. But not Timbri, Timbri has these two employees which makes them top tier in my eyes. All the way from Australia we want to say thankyou Kerry, Tenari and Timbri hotel for making our holiday amazing
From the moment I arrived at the Timbrey Hotel, I felt welcomed. The front desk staff was warm, accommodating, and informative, and had me checked in right away. The room itself was beautiful—comfortable, well-appointed, and stocked with everything I needed. I especially appreciated the in-room coffee machine; the coffee was excellent and a great touch that made me feel taken care of. One highlight of my stay was heading up to the roof deck for a drink and some food. The food was delicious and well done, and the atmosphere on the roof was fantastic. A big shout-out to Jinx (the bartender) who made me an incredible Japanese gin martini—she was knowledgeable, friendly, and a true pleasure to talk with. Brunch the next morning on the roof deck was another standout—delicious and memorable, making it a great way to end the stay. While the location is near the Tenderloin, I never felt unsafe…for access to all parts of the city, it’s ideal. Overall, my stay at the Timbri Hotel was excellent from start to finish, and I look forward to coming back. Highly recommend!
Very nice hotel with a lovely room and truly warm staff. I had an unexpected emergency and needed to leave early, and the team was incredibly gracious and accommodating throughout. I really appreciated their understanding and professionalism. Director Mia was especially helpful and kind. I will definitely be returning. I can’t recommend this hotel enough.
This hotel is such a gem! The interior was such a surprise with touches of thoughtfully curated art everywhere. The room were bright and modern. It felt like I was staying in a beautiful apartment and not a hotel, which is always a nice treat. The staff were all so friendly and you can tell that they put so much effort to maintain the cleanliness of the hotel. There were staff members in the hallways and lobby constantly wiping, vacuuming and dusting. Would definitely recommend staying at this beautiful hotel!
I don’t usually write reviews. But seeing the extreme variety of feedback for this hotel, I figured I’d throw in my (unpaid) two cents as a woman from the Bay Area. I stayed in a Corner King bedroom on the 3rd floor. I’d give this hotel 4.5 out of 5 stars. Pros: There was one or two friendly staff members at the front desk at all times. They answered any questions I had about the city’s tourism fee (hotel destination fee), our credit towards hotel drinks/snacks, and they stored our luggage easily when we wanted to explore the last day. I’m not of the mind that staff members need to entertain me with wide smiles and constant positivity. That said, they were most pleasant and extended sincerity and patience whenever I had follow-up questions. I noticed numerous reviews complaining about noise—I actually found the noise level was somewhat quiet for a downtown location. Either way, the hotel has bluetooth speakers in the bedrooms, so we played a little white noise just in case. Safety: This hotel borders the Tenderloin. There is a security guard out front, and he consistently makes sure any loitering people keep moving. Amenities: We did not visit the rooftop due to rain, but we used the gym in the basement three times and all of their equipment was working and well-maintained. Cons: Minor cosmetic scuffs; small faded coffee stain on the carpet and light yellowing on the couch. The toilet had low water level, so sometimes it felt like a chamberpot.
We are in the middle of a 4-night stay at the Timbri Hotel and we have been very impressed. The building is new, modern and clean. The staff is very friendly. We have tried one of the three eateries in the hotel and were pleased with the food and service. Most important, the rooms are spacious, clean, ultra comfortable, modern, and very quiet. We were hesitant to make a reservation because the hotel is adjacent to the Tenderloin. Our worries were unnecessary. The city's efforts to address the homeless problem in this part of the city have paid off. We have not notice any homeless people or vagrants and have felt perfectly safe. I want to put a spotlight on one employee and hope the Timbri's management sees this review. Ayla, who works at the front desk, is amazing! She made us feel welcomed, was helpful in every way, and took a personal interest in our trips and stay. I am legally blind. When a difficulty arose stemming from my disability she stepped up and resolved it quickly. I have been around for nearly seven decades and have stayed in more than my fair share of hotels. Never have I been assisted by someone so special. Management, I hope you know what a gem you have in this wonderful woman!
First off, let me start off by saying this is one of the cleanest most modern hotels that I’ve stayed at in San Francisco and I travel to San Francisco often. I recently stayed for two days to celebrate my Birthday upon entering the hotel, the aesthetics the vibes are 100% attractive. The staff was amazing specifically Ayla. Very responsive professional and she welcomed us with open arms thank you, timbri for the amazing stay we will be back!!
I absolutely love this hotel- it’s a hidden gem at an affordable price. The rooms are gorgeous and spacious and well-appointed. I’ve stayed in many rooms here- and I got upgraded to the highest suite once and it had a tub AND a shower- just gorgeous. And a robe and a heated bidet! I’m a diamond member (although maybe not for much longer- Hilton, stop supporting ICE!) so I’ve stayed at a wide variety of Hilton properties and am so glad this one is one I get to visit frequently. The staff are friendly enough. Not saccharine, but helpful when needed. I lived on Market Street for 12 years, so the area or noise doesn’t bother me- I didn’t notice any noise, actually.
My boyfriend surprise me with a trip to San Francisco for my birthday/Valentine’s Day. The front desk lady, Aila (hope I did not spell that wrong) was able to get our room earlier than expected since we had an early arrival. The coffee shop was a 10 out of 10, I absolutely enjoyed the ginger shots and the iced vanilla latte. The room was spectacular, we had a king bedroom with an amazing view on the sixth floor. The only downside was across the street. There were a lot of homeless people. They do not bother you, but it can be alarming if you do not mentally prepare yourself. They have security watching 24/7 so I did, however, just prepare yourself to be around a lot of homeless people and drug use.
I had an amazing stay at the Timbri hotel. I stayed at the Timbri Sanctuary Suite and it was amazing. The suite was very spacious with a great view on the 12th floor. The bed was very comfortable, the shower had great pressure and there was a bathtub that I did not end up using. The bathroom has an awesome Toto washlet that is truly on another level, it was one of my favorite things. The restaurant was fantastic specially with Juan who went above and beyond to accommodate our group. From the staff Ayla was amazing, she took amazing care of us and made all the check in process a breeze. She should be promoted! The hotel is is great shape and it feels new, it is a very nice property and the price was very good. This will be our hotel every time we come to San Francisco!

I thoroughly enjoyed my stay in the Superior Skyline room. The room felt brand new and was impeccably clean, with a very comfortable bed and couch. I was particularly impressed by the bathroom; the water pressure was powerful, and the shower design effectively kept water from leaking onto the floor. The location is excellent. While I did notice some homeless individuals in the area, I never felt unsafe. The only area for improvement would be convenience regarding water and ice. Currently, once you finish the two complimentary bottles, you have to go to the lobby or fitness center. Adding an ice machine and water fountain to each floor would be a great upgrade for guest comfort.
Recently stayed for a couple nights with an overall enjoyable stay. The location is in a bit of a sketchy area but was fairly safe since it's located near Market Street and they have personnel there. Very close to downtown and Mission Bay area, as well as Japantown so location is pretty convenient to explore SF if you want. The hotel had an overall contemporary style and was clean and modern. The room featured some ratan like furniture. I stayed in a superior king room and it was very spacious and cozy. Just some minor quirks like there were some cobwebs on the lamps and areas that don't get used often and some carpet scuffs, but other than that it was decently clean. The shower was a definite positive, very strong water pressure for a relaxing shower and the heat adjusts very fast. Overall one of the best implementations I've seen in a hotel. The bath amenities like the shampoo, conditioner, wash, and lotion were very nice as well from Cowshed with some citrusy scents. One night there was no hot water until about 1:30am which was a bit of an inconvenience. Included in the fee is a $15 daily credit to use in any of the outlets, like the grab and go area or the restaurant. I recommend the Spoke cafe which was fairly good and affordable.

Stayed 16-18 Oct and overall had a good experience. The hotel has a great, modern interior — USB-C charging ports by the bed were a nice touch, and the shower had excellent water pressure. Front desk service was efficient and friendly; they handled my pre-arrival parcels smoothly and luggage storage was done directly at the front desk, which made things easy. A few areas could be improved. The room didn’t have any ceiling lights, only wall lamps — not sure if that’s a design trend, but it does make the room feel dim at night (noticed the same at the Hilton Union Square). Also, the resort fee concept could be clearer — $49 per night is included in the total cost but worth noting for future guests. Location-wise, it’s still within the Tenderloin area, so do stay alert when heading out, especially after dark. That said, it’s within easy walking distance to Union Square, which is a plus. Overall, I appreciated the hotel’s modern feel and solid service. A comfortable and stylish stay with just a few quirks to be aware of.
The Timbri was a great stay and the rooms are very functional. I appreciated the cleanliness and the overall aesthetic of the hotel. The coffee shop near the front desk is great on the go or for sit down. The reason why I am rating the stay a 4/5 is because of the location and use of the hotel photo. It completely hides what the sidewalks actually look like and doesn't give the full picture that the area has a very high unhoused population. It's very misleading. Valet parking is $80 per night + tax. I would stay here again with a renewed set of expectations.

Top notch, security team very welcoming, cool guys. The staff will smile and welcome you all day but if you need something that could prove to be problematic as it was for me . on the first night, I asked for an iron after hours. I was told that I could get one in the morning After the time that I started work and it would be delivered, but I should have a steamer in the room. There was no steamer in the room and the next day my request for an iron was not fulfilled so I went to work with wrinkle shirts all week. The other downer was that they don’t have a microwave either in the room or in a community kitchen area. I needed some food warmed and a staff member went to the kitchen and warmed it up for me. However, on the last night of my stay I needed some food warmed up rather late, and the staff member told me that they couldn’t go to the kitchen to warm up my food for me. To say that I was disappointed that I had to ask for my food to be warmed and could not while in a hotel that charges over $200 a night is an understatement. The room itself was very clean, cute and quaint. I enjoyed the roof top bar and the service there was good although i did not like the automatic 20% gratuity charge. I like to tip based on the quality of the service and when a waitress is slow to serve and then you find an automatic gratuity charge, it makes one wonder if there is a correlation.
I stayed here when it was still The Line about 1.5 year ago and you wouldn't think you could tell such a difference, but...well...it's clear that Hilton bought this property. Everything is just now...slightly worse. Don't get me wrong, it's generally fine if you want a sort of boutique vibe, but like Hilton clearly doesn't want to invest in what The Line designed this place to be and it's if you ever stayed here before. Everything is just sort of, and comically, not right. If you have a room facing the streets, it is loud. Nonstop loud. It was ignorable enough to sleep (as someone who's only lived in big cities) but someone was blaring music at 6:30a and if you need something restful, peaceful, this ain't it. The tubs are deep and clean and that's why I booked here. Otherwise, I don't know if I would recommend this hotel anymore. There are others that are in better areas that maybe aren't as new but at least you can walk outside. (I also had a disappointing situation where I paid for an upgrade to my room and walked in and the couch and bench by the bed were stained, couch coated in dog hair, human hairballs floating around the floor- enough so that I was peeling it off my socks- and it just felt grimy. I complained and they restored my original room reservation, but I wouldn't EVER upgrade here after that experience. New room was perfectly clean.)
The hotel was nice, it had modern rooms, a comfortable bed and very nice bathroom in our room. The service was not up to par unfortunately, with the exception of one very nice front desk employee who helped me when I was overcharged for parking. (If you purchase the parking package on the Hilton app for $50 make sure the property honors that. I was charged $80 and had to have it corrected to $50) I wanted to get a late checkout which is available as part of certain Hilton Honors status tiers (subject to availability) I had to negotiate for that like I was buying a car. The front desk originally said no, they had no availability, then I said what status level I was (somthing I dont enjoy doing) and got an extra hour, then was able to negotiate an additional hour. I felt a little mislead because they said they had no availability for a late checkout, then was able to negotiate it. If there's availability just give it. Why do I have to negotiate that. With all that being said the combination of the sketchy area the hotel is in combined with the poor service, I won't return to this property. I was really bummed with the experience. I really wanted to like this hotel.
The actual hotel is beautiful. The rooms are small with thin walls, but nice. The immediate and surrounding location is rough. Honestly couldn’t be worse from what we saw. It’s in/on the edge of the Tenderloin so the homeless population is dense with a lot of very obvious drug selling and use happening, violence, and generally uncomfortable behavior. They have security posted out front and both the entrance and elevator require key cards to access which certainly made a difference. The hotel also backs up to a venue that was understandably loud. The sound proofing for the rooms isn’t great so it was pretty loud. It’s kind of far from general attractions and isn’t in an area where you might safely or comfortably walk to destinations. We often Ubered to a safer area and walked or biked from there. Uber and Waymo won’t pick up or drop off right at the entrance of the hotel so you’ll have to wait on the corner where it’s a little sketchy. The advice we got from locals was to gtfo if we could, but to otherwise keep our heads on a swivel and try to mind our business. There was also an unexpected fee due at check in that was about $100 per day that wasn’t mentioned anywhere when we booked with a third party so that’s something to be mindful of.

11/4/25 I visit SF often for work, staying at various Hilton properties in the area. They have the nicest rooms I've seen yet. Everything else is bad. Unsafe location. I should have checked that ahead of time. Assumed it would be better because it's a Curio. Service is also pretty bad. When my room was cleaned today, the made the bed and took my dirty towels. DID NOT REPLACE THEM. I let them know I was completely out of wash cloths and they sent up more towels... No wash cloths... I let them know and they NEVER RESPONDED. I'm booked here again next week and unfortunately I'm within the window where I can't cancel and get my money back. After that, never ever again. I'm sure I'll have more to report after this stay and the next. Will report back. 11/6/25 They did finally respond to my request for more washcloths and said my room would be cleaned and they would be delivered. I left for the day and returned to a room that was never cleaned at all and still not washcloths. They gave me 20k points to compensate. While I'm thankful for the points and the free can of Diet coke that came with it, I'm not yet willing to change my review. Will be checking out shortly. Will continue to report back on my experience.
Wow. This hotel was not what I would consider 4-star. The room had stains all over the carpet and sofa. So disgusting. The location was pitiful but it was in walking distance to Union Square. I am from New York and the drug addicts near the hotel got NY beat by a longshot. There is a strip club on one side and a motel/low income housing on the other. If you have a wedding or event to get ready for, do not stay at this hotel. The lighting is very dim. I had to go to my mother’s hotel to get ready which made it a waste for me to stay. If you need to sleep, don’t stay here. They are outside yelling and crap all night. The towels had stains on them. The bathroom and sticky gunk all on it. The positives are that the bed linens were clean and the toilet is in it’s own closet. The shower was spacious as well. They had a clothes steamer in the room. The hotel staff never apologized for the issues I had. I am coming back in July and will stay far away from this place. My brother stayed at the Stanford Hotel and my mom stayed at the Donatella hotel and they were both much nicer. The Stanford was in a much nicer area so I will stay there next time.
Updated: 03/02 11:30pm, this is what hotel answers so not professional, for what my personal think (LOCATION ) is big part of hotel experience The hotel is new and well maintained. Unfortunately, the location feels unsafe. There are overdoses homeless individuals and apparent drug activity right outside the property. At night, there was constant noise — people screaming and loud music playing — which made it hard to rest. The property itself is good, but the surrounding area significantly affected the overall experience not worth it with the price.
Rooms were decent fairly clean. The service from hotel was slow. After more DoorDash order was delivered it took hotel service 20mins to get delivered to the room. The valet was horrible, they left a bunch of trash and crumbs in my car that’ll be hard to remove. The location is also right across from a liquor store where a lot of drug dealers and drug addicts hangout at. I don’t recommend coming here not worth the price.
I would not recommend staying at this hotel given I learned that this is on one of the most dangerous streets in San Francisco. A person was shot next to our Uber on our way to work at 8:55am today. The hotel rooms and coffee shop was amazing, as well as security guards outside the hotel but unless security is improved in that area, I would recommend not staying there. Do your research online on this street beforehand. People getting shot is very common. The Ubers can’t easily stop to pick you up and when they do, you could be in a situation like mine.

I rarely leave negative reviews, but this experience warrants one. I am staying at the Timbri Hotel and am unable to sleep due to extremely loud, prolonged noise outside the hotel that has gone on for hours tonight. This isn't’t a brief disturbance—it has made sleep impossible. I contacted the front desk seeking help or a reasonable solution. The response I received (both verbally and in writing) was dismissive and unapologetic. I was told the hotel had “no control,” that the situation was “not an emergency,” that the hotel would not call the police, and that no compensation would be offered. The only suggestion was to pick up earplugs or “talk to a manager in the morning.” For context: I paid for a hotel room so I could sleep. Being told—while exhausted in the middle of the night—that nothing can or will be done, and that this is somehow not the hotel’s responsibility, is unacceptable. Hotels in urban environments absolutely deal with outside noise—but how they respond to guests in real time is what defines service. This response showed no empathy, no ownership, and no effort to make the situation right. Beautiful property, but deeply disappointing service. I would not stay here again and would caution others who value rest and responsive customer care.
Oh God, where do I begin? Let’s start with the location if you are planning any type of event, vacation or just a trip in general please please stay far away from here. This is by far the worst Hilton I have ever experienced in my entire life being a Hilton honors member. The location is extremely rundown and full of homeless people and druggies right when you step outside the front door. The staff is nonexistent and the customer service is atrocious. Talk about feeling unsafe on a trip and I live in San Bernardino which should tell how truly bad this place is. I planned a birthday trip and stayed there for three nights and the room was absolutely DISGUSTING. There was stains all over the floors with bleach like someone was throwing up. Neither of my three nights was my room cleaned so I stayed in a disgusting room the entire trip after asking the front desk to have my room clean, and they still didn’t do it. The staff clearly doesn’t care about their job nor does the cleaning staff care about their guests. If I could’ve wrote a negative one star I would’ve. horrible experience.
