Absolutely amazing! We’ve had several breakfasts around town and this one was the best in my opinion. I had the Crab Eggs Benedict and it was one of the best breakfasts sandwiches I’ve ever had. No joke it rocked my socks. I was very pleased with the coffee and pancake platter as well. I would absolutely recommend this place for anyone looking for a great breakfast.
Bubby's is known for their pancakes so I would recommend ordering those here above all else. I got mine with this blueberry compote that was top notch, they have a few other flavors available as well. The food came out scarily quickly (less than five minutes after being ordered), but it was tasty and fresh, so kudos to them for serving up a breakfast quick enough to make sure you can still make it to your office on time. If you come here early in the morning you won't have a problem getting a table. But be warned that this place gets busy quick. The one downside is that Bubby's is pretty pricey spot for a breakfast joint. If you wanna cut down costs, skip the coffee, which I believe came to about $5 a cup.
Recommended by a friend before we arrived and didn’t disappoint. Busy when we arrived but got a seat within 20 minutes and then service was rapid (food arrived within 5 minutes of sitting down) Pancakes were tasty and filling, coffee was strong and mimosas were delicious. Quite expensive for the meal at $120 including tip, more than I would have liked to have paid, but worth it for the experience once.
Bubby’s exceeded my expectations! I am so glad we made the trip downtown to try some of their amazing pancakes. Due to their popularity we couldn’t get reservations and planned to show up early for the waitlist. We were told it would be a 45 minute wait but in less that 20 minutes we were seated. Our food came quickly which was so impressive with such a crowded restaurant. Let me tell you, those pancakes were heavenly ! Some of the best I have ever add. Fresh cream and fruit, atop fluffy buttery pancakes. Perfection ! Another star was the avocado toast. A nice balance to all the sweetness. I can’t wait to come back again for breakfast . Shout out to the amazing staff here for handling this business so well.
We went to Bubby’s on a Thursday around 3 pm. It was busy and mostly filled with chatter from other people, but the food was delicious and so fresh. We got the Turkey BALT with fries, cheese grits, and two Shirley Temples. The sandwich had very fresh ingredients and tasted great. The fries were crunchy and very salty, which my wife and I loved. The cheese grits were good as well. It was my first time trying grits so I can’t give a thorough review on that. I wasn’t a huge fan of the Shirley Temples because they had a flavor that I wasn’t used to in them (it tasted like a strong orange flavor). The staff was very friendly. Definitely recommend!!
Bubby’s in New York is one of those places you instantly want to come back to after the first bite. We went for breakfast on a weekday—six of us—and even though it was packed, we got in with a reservation. I highly recommend booking ahead because it does get busy. The vibe is super cozy, relaxed but full of life, and the service was top-notch from the moment we walked in. The food was amazing. I had the Bubby’s Special with home fries, bacon, eggs any style, and toast. Everything came out hot and with that homemade flavor that just hits right. My wife had the special breakfast with a pancake topped with blueberry compost, eggs, and bacon, and I have to say: that bacon and blueberry compost were next-level—truly unforgettable flavors. My brother-in-law ordered the chicken & pancakes and the chicken was crispy but not greasy at all, which was a great surprise. And the pancakes overall were super fluffy, just the way they should be. A memorable breakfast right in the heart of NY. Definitely one of those spots that’s worth the hype.
The Flannel Hash was surprisingly good, but the Bacon Mac N Cheese went above and beyond in terms of flavor. We also had the Pancake Flight and they were pretty great pancakes with some nice grass-fed butter to put on them as well. My group was able to be immediately sat down inside but would have had to wait for a table outside. It was very loud and hard to talk.
Party of 2, we waited about 25 min on a Sunday just past noon time. The food was good, especially the pancake flight, and filled us up for pretty much the whole day. It is very very loud inside, so it is a little difficult to chat. Overall, yeah it was worth the wait if you're not in a rush.
Fantastic vibe, amazing food, and top-notch service! We ordered the Bubby’s Burger, the Pancake Flight, and the Fried Chicken with coleslaw and a biscuit—everything was absolutely delicious and perfectly portioned. Yes, the prices are on the higher side, but the quality and generous servings make it well worth it.
Great atmosphere and worth the wait. The pancakes are what everyone talks about and yes they are great but don't sleep on their savory dishes. Had the soft shell crab sandwich and it was filling made just right and so flavorful. The pancakes come with many different options like chocolate chips or blueberries which just come as toppings I prefer to have them mixed in the pancake batter instead but this is still super tasty.
I heard all the "hu-bub" about Bubby's and decided to brave the weekend lines and give them a try. It was a legit no nonsense breakfast. My measure of a good restraunt begins at the standard of thier ability to do "the classics" consistently well. If you struggle to make great eggs consistently the chances are great that you struggle with salted carmel ginger infused honey maple pancakes 🤣. Bubby's more than checks the box here. Hot fluffy eggs, courteous service, food comes out in a flash, and a great bar. It is pricy, but hey its Tribeca, a designer water cost 10 down there for no reason😂. In addition to the "classics" done well, Bubby's has the Instagram-able dishes as well and those don't disappoint. If at all possible I would visit during the week so you can take advantage of a reservation because it's first come on the weekends. (The line can be up to a block long) Pro Tip: Go by yourself on the weekends as I have been seated within 10 minutes or less when eating solo.
Working a part time driving gig in the area, I noticed a line down the block for this place every time I’m parked outside. Today curiosity got the best of my sweet tooth and I stopped in to see what the fuss was about. The absolute sweetest young ladies, McKenna and Mia, greeted me and suggested I try the pumpkin praline pie. “Can I get a scoop of vanilla with that?”, I asked shyly, having no idea whether it was on the menu. “Of course you can!”, McKenna snapped back with excitement before I could finish my sentence. After annoying these delightful young ladies for 5 minutes with jokes that only I think are funny, McKenna delivered my to go order with a lovely smile. What transpired back at the car parked outside was nothing short of a miraculous journey of heavenly gluttony. After 2 bites, I rushed back inside the restaurant to confirm that the pie and ice cream were both created on premises by what I can only imagine is a goddamned wizard practicing some type of divine sorcery back in the kitchen. “Yep, they make it all right here.” Sweet Baby Jesus. The delicate filling of the pie was firm, yet creamy, with the perfect subtle crunch in each bite provided by the praline topping. The crust? Imagine a perfect pie crust. Then make it 20% better. That’s the crust. You think I’m kidding? I don’t kid about crust. The VANILLA. ICE. CREAM. The ice cream could stand alone as a gourmet dessert. Go ahead I dare you. Just walk in, ask for vanilla ice cream, nothing else. Mia might look at you like you’re nuts. But you’ll understand once you cram that chilly celestial creation down your face hole. Pure bliss. I don’t know who Bubby is, but you can bet your sweet tushy that when I’m done writing this review I’ll be doing some in depth research on the angel that this sublime establishment was named after. I may even drag my wife back here from Long Island to enjoy an actual grown-up brunch one day- after all, that’s what all these people are lined up down the block for every day. Thank you Mia and McKenna for entertaining me while I waited for my incredible dessert. And thank you to whatever beautiful, mystical creature is back in the kitchen churning out such pure, unadulterated joy.
Nice little spot for breakfest. Unique menu choices but was all flavorful food. It was busy the morning we went, but a spot was available. Very fast food an service. Coffee wasn't the best but the orange juice was absolutely amazing. If you dont mind chicken in the morning, this has to be about the best fried chicken I ever had

The buttermilk biscuits deserve every bit of the hype, flaky, buttery perfection that melts in your mouth. Portions were generous, and the coffee hit the spot like a cozy diner brew should. The menu offers a real slice of Americana eggs benedict, grain bowls, sandwiches plus their legendary homemade pies and merch in the shop. All in all, a warm, family friendly brunch that delivers both nostalgia and deliciousness.
Bubby’s has a popular waiting line that is definitely worth the experience, but you can easily sidestep it by making a reservation through Yelp or by visiting between 1 to 2 pm when it’s less crowded. I must say, the pancake hype is absolutely justified—each fluffy stack is a delightful experience for your taste buds! Aside from the pancakes, everything else on the menu is equally scrumptious. The home fries are especially remarkable, boasting a perfect crispy exterior and fluffy interior that you won’t be able to resist. Their yogurt is fresh and creamy, paired beautifully with seasonal fruits, while the hibiscus iced tea is a refreshing burst of flavor that complements any dish. The waitstaff is incredibly friendly and attentive, making sure that you feel welcomed throughout your meal. The restaurant’s atmosphere is vibrant and bustling, filled with cheerful chatter and good energy. BUBBYS!!! What a place, what an experience, what a flavour, what a place. Unbelievable. Would highly recommend you go here at least 3 times. Dont bother with pancakes anywhere else. Just go to Bubbys. Staff are amazing, food is amazing. You will not be disappointed. Well done on building a brilliant business. We will miss you.
Food was amazing! We had the burger, pancakes, and the banoffee pie - everything was perfect. But what truly made our experience memorable was Chris S. He is incredibly professional, friendly, and made our visit feel comfortable and special. Thank you, Chris S! We’ll definitely be back, and we hope to see you again.
Had the best experience at Bubbys celebrating my friend’s birthday!! We asked if they could write “29” on pancakes fully expecting a no and Carlos went above and beyond to make us smile!!! Also, recommendation on bacon mac was spot on, we weren’t planning on ordering but glad we did. Thank you to both Carlos’ for making our Wednesday brunch 10/10. Obviously this is a repeat neighborhood spot, but definitely going to take all visitors and NYC locals alike to Bubbys.
Love Bubby’s and waiting lines are not as bad as it seems. Must have the Nutella and berry jam’s pancakes. Huge, definitely for, at least, 3 people sharing. I usually split a salted and a sweet dish in 2 but pancakes are huge. Should go with plenty space for that brunch! Fries are really good too. Not the house ones tho
Loved this place! I came here in October. It is very, very crowded, and the wait is long (probably more than an hour for indoors or outdoors for a Sunday brunch). Luckily, I came with a big party so they were able to seat us pretty quickly. The pancakes with the berry compote, along with the Bubbys' Breakfast plate, had gorgeous plating. For the Bubby's Breakfast, I switched out the bacon for pork sausage. My favorite part of the dish was the caramelized onions and potatoes. I love a quality savory breakfast, and Bubby's excelled my expectations. They also have cute mugs for sale, which my friend bought. I will add a picture of it shortly.
Huge plates — and we were very hungry 🙂 Overall, a good restaurant with solid food, not the over-fried US hotel breakfast style some places offer. We were seated at a shared table, so be aware that for breakfast you’ll need to queue. Service was quick and predictably great, and both the sweet and savoury options were really nice. Thanks! 👏🍽️
Booked a table at Bubby’s whilst we were in New York as a friend recommended it.The food was absolutely delicious. I had the pancakes with berry compote and the pancakes were incredibly fluffy. Despite the bigger portion size, it wasn’t too much and not too sweet which was great! My friends enjoyed the breakfast and banana pancakes. It took a while to be seated despite having booked in advance. However, this was made up by incredibly fast service. Our food came before our drinks! I don’t think I’ve ever been served so quickly. The restaurant was very busy so maybe not one for people looking for a quieter breakfast spot. It is expensive in comparison to a similar meal in the UK but I would say it’s worth a visit. I wish I could get pancakes like this in Scotland ☺️
Such a treat for brunch in New York! Bubby's was wonderful! Food was phenomenal and large portions for the price were a plus. Pancake flight was fluffy and fresh, especially the berries and nutella. Their mugs and merchandise make the cutest little souvenir to bring back home. And the photo booth is a cherry on top. Would return 100% if I go back!
Wonderful establishment. Have went out to eat here twice and both times had to circle back for the chicken and pancakes!!! I try so hard to venture out but that crispy chicken and fluffy pancake combo is too good🤷🏽♀️ biscuits and butte will always be amazing aswell. Don’t get me started on the house made jam/jelly/spreads. So gooooood! And if you love peanut butter like me I suggest a slice of peanut butter chocolate pie to-go 🙂↕️
A rare perfect breakfast! I really enjoyed the huevos rancheros, and two of my friends said that the biscuits in their biscuits and gravy were literally the best biscuits they had eaten. We split the pancakes with toppings and thought they were amazing, although all three of us felt glad that we hadn't ordered it as our main dish since they were so filling. We hit several already-researched restaurants on our short trip to NYC and this was definitely one of the highlights!
I made a reservation for the first time since it was a weekday, so there was absolutely no wait, we skipped the long queue. Then you’re served so quickly, and it’s always incredible. I definitely recommend booking in advance, or just being prepared to wait on the weekend, it’s so worth it 🥞

We went fairly early without a reservation and waited around 20ish minutes. It was a bit cold inside, but the food made up for everything - this was the best breakfast I’ve ever had. I’m writing this review a month after my visit, and I still mention this place every few days. It’s on the pricier side, but as a one-time experience, I’d absolutely recommend it
We were actually asked by a neighbour back in the UK to bring them some pancake mix from Bubby’s in NYC, which completely puzzled us at first, why would pancake mix be such a big deal? Well… we quickly found out. As soon as we walked in, the place was buzzing with people and smelled absolutely incredible. The atmosphere felt warm and welcoming, especially on a freezing New York day. The staff were attentive and genuinely friendly from the start. We hadn’t even decided whether we were staying to eat yet and asked if we could use the restroom first to warm up, they happily directed us downstairs and mentioned they had a vintage photo booth. Of course, we couldn’t resist and ended up taking loads of photos for the memories (definitely a highlight and such a fun touch!). In the end, we bought several bags of Bubby’s sour cream pancake mix to take home and it absolutely lived up to the hype. Now we completely understand why our neighbour insisted we bring some back! A lovely experience, great atmosphere, kind staff, and a product that truly delivers. Would definitely recommend stopping by if you’re in NYC.
We knew it would be good when it’s 35 degrees F and the line is 45 min out the door. Because we had time to look at the menu already we were ready to order upon being seated. Food came out in 5-10 minutes. It was spectacular. Two of us shared the biscuits and gravy. Hatch chilies and fluffy biscuits, slightly in the sweet side, made for a great breakfast. The potatoes were loaded with onions and cooked perfectly. The praline pumpkin pie was smooth and light while the pralines were crunchy and the crust was on point. The hot chocolate was very rich, with a toasted marshmallow. Lovely. The music was a bit loud, but not enough to take away any stars from this great place. And I didn’t eat in one place that I thought the music wasn’t too loud, so I guess it’s a thing. Or I’m getting old.
I went with my mom during Valentine’s weekend and they did really great with the long line and being super busy. They’re fast and friendly. My mom got the Bubby’s breakfast and I got the Pancake flight. The peach lemonade was lacking in peach taste but everything else made up for it. We sat at the bar and the guys behind there were both super nice and attentive. Had the best time and wait was worth it!
The buttermilk biscuits were a big hit for us, if it were possible we would have just bought a big bag of them and brought them home! Also the pancake flight, just unforgettable. It’s a lot of food, even for two people, so I recommend going for breakfast or brunch with an empty stomach. The only thing that’s not so nice was standing in line in the cold but I guess that’s worth the wait!
So delicious! We were there on a Sunday morning without reservation - still lucky, we only needed to wait 10-15 mins. Place was very crowded, loud, but friendly & competent staff. We had eggs benedict, omelette, Mac and cheese and pancakes. Everything was delicious, would highly recommend to order to share so you get to experience as much tastes as possible.
Breakfast was really good. It is easier to get a table for groups 3 plus. Expect to wait over an hour to be seated. However, the hot chocolate is a must have. The pancakes were good. Highly recommended eating at Buddy's. Would recommend them to get more tables and seating outside covered with heat lamps to be able to sit more people.
Bubby’s is one of our favorite spots for breakfast in NYC. We always come back for the Hot Chicken Sandwich and the Pancake Flight, both are consistently amazing. Service is friendly and quick every time. It does get pretty loud inside, so we prefer sitting outside when the weather is nice. Weekends usually come with a long wait, but it’s always worth it once you sit down. The food and overall vibe make it totally worth visiting again and again.
Hand on heart, I can say these were the best pancakes I’ve ever had (and I’ve had plenty 😎)! Thick, crispy on the outside, fluffy and juicy inside… plus that sauce and powdered sugar. Absolute banger 🔥 Despite the rainy weather, the place was packed. You had to wait in line, since the reservation app doesn’t accept Polish phone numbers. Luckily, everything is very well organized, so I didn’t have time to grow roots at the entrance. Relaxed atmosphere, endless refills of great coffee, amazing flavors on the plate… I really didn’t want to leave. My only regret is that I didn’t buy their ready-made pancake mix to take home 😭 I’ll definitely have to come back there someday ❤️
Tribeca is full of restaurants trying to be something, and Bubby's has always been comfortable just being itself. It started as a pie company in 1990, the kind of origin story that sounds made up but isn't, and somewhere between then and now it became one of those places that people put on their New York list and actually follow through on. The room is warm and a little loud and has this lived-in quality that you don't really manufacture. You either have it or you don't, and Bubby's has it. The pancakes are the thing everyone talks about and they back it up. The James Beard Pancake Flight comes with three of them, each one topped differently, caramelized banana and walnuts on one, blueberry compote on another, Nutella and mixed berry on the third. They are large and genuinely fluffy and the real maple syrup is the kind of detail that matters more than it sounds like it should. The Chicken and Pancakes is the other order you'll see at nearly every table, a southern fried chicken breast with bourbon maple syrup, and it's the sort of combination that shouldn't work as well as it does. The buttermilk biscuits deserve their own mention. They come out warm, they're flaky in the right places, and if you're there for brunch you order them without thinking twice. And then there are the pies, which is where the whole thing started and which still hold up. The cherry pie especially. Get it if it's there. The space gets full and the weekend brunch line is real, but it moves and the staff handles the volume well. It's not a quiet meal but it's a good one, and in a city where plenty of famous spots coast on reputation, Bubby's keeps earning it.
They seem very organized. I didn’t mind waiting in line. They told us 1.5 hr wait. We only ended up waiting about 40 minutes. While we waited they offered us complimentary hot chocolate and a cookie. That was the best hot chocolate I have ever had. The pancake flight was good. I’ve never tried pancakes like that before. Very nice. I also had the Bubby’s breakfast. Everything especially the bacon was soo good.
Best breakfast. The eggs with the potatoes are delicious. The pancakes with the chicken looked really good, so try them. I went in December, so I had to make a line. I got there ate 8am and enter right away even though there was already a line of people waiting to be seated. Worth the wait. Really good. Even their green juice taste well.
I loved Bubby’s so much I went three times during my one-week trip. The breakfast was consistently amazing — everything tasted fresh, comforting, and full of flavor. Such a great spot for a cozy, classic brunch. The only downside was that the hostesses weren’t the most welcoming, but once seated, the food and overall experience definitely made up for it. I’d still absolutely come back.
We’ve tried stopping by here for brunch before but it gets incredibly busy, so we decided to give their dinner a try instead. The place was still relatively busy but the service was great throughout the night, we actually tried using their photo booth they offer downstairs which unfortunately malfunctioned, but we were refunded for the error which was appreciated. As for the food, I thought the biscuits were great, I usually find them dry at other places but these were great. The pigs in a blanket weren’t my favorite, but I did find their place on the menu to be welcoming as an uncommon appetizer. Our entrees were the grilled cheese and tomato soup and the Bubby burger 2.0, both of which I’d consider above standard but nothing particularly special. I’ll have to add more to my review if we ever manage to make it for brunch, but a solid dinner if you’re wanting to try.
Came here to try their pie and was blown away by their pancakes as well. Arrived around 10:30 on a Friday morning and there was a line. The longest weight was for parties of two, but my party was at three, so we only had to wait 5 to 10 minutes for a table. Elevated southern breakfast diner with really pleasant weight staff. I absolutely loved the chicken and pancakes - you get half a bird and their fried chicken is VERY crunchy. You also can’t miss their sour cherry pie! The crust is flaky and chewy, which is a very hard combo to achieve. Adding to my casual restaurant rotation!
I don't typically eat breakfast BUT, it was my last day in NYC and I'd been up all night. My lovely friend offered to take me for breakfast and we ended up at Bubby's in Tribeca. There was a bit of a queue but luckily a table for two was available pretty much immediately. The vibe inside is lively and welcoming, staff are polite and professional. The menu is extensive without being overwhelming and they focus on "from scratch" traditional American cuisine without forgetting the diverse blend of people and cultures that have contributed to America's flavourful food scape. Our meal was absolutely delicious, I decided on traditional pancakes, with raw banana slices, maple syrup and crispy bacon. The pancakes are AMAZING thick and fluffy without being doughy inside and VERY filling. My friend had the Abe Lincoln Breakfast which was also tasty and filling, the home fries were the standout for me. Bubby's has a varied drinks menu, including cocktails, mocktails and plenty of hot drinks. I've heard their hot chocolate is particularly good and I look forward to trying it on a future visit. My hibiscus iced tea was refreshing with the right balance of sharp and sweet, the iced teas also have unlimited refills. If you can't tell already, I highly recommend Bubby's!
Friendly service and short wait. Don’t pass it up because of the lines - we didn’t wait as long as the originally quoted. Great coffee and even better brunch food! We tried the pancake flight and eggs Benedict - both were so tasty! It seems like they use healthier ingredients because I’m sensitive to seed oils and heavily processed ingredients and I felt great afterwards.
The hostess Lena was incredibly kind and very efficient. The line for a table was long, and yet she was able to get our party seated quickly. Our server Alex was also wonderful. She was nice and very attentive. The food was great, as always! Highly highly recommend Bubby’s for anyone who may be visiting the city. Thank you guys for a wonderful experience.
Had a delicious breakfast here, so glad I came! Visited around 8am on a Tuesday - was able to sit at the bar. Service was great, very friendly and responsive. I got the Hibiscus Iced Tea - server gave me extra simple syrup on the side if I wanted it sweeter. The Chicken and Pancakes were PHENOMENAL. The chicken was piping hot and crispy, perfectly seasoned and a generous portion. The pancakes were thick but still light. The butter and syrup provided allowed me to customise to my preference. I broke up the rosemary stick over the pancakes and omg I am totally putting rosemary on my pancakes from now on, it was next level delicious. The vibes are great, the staff are all friendly and smiley and the food is perfection. 10/10.
We arrived on a regular weekday and around 10 am for brunch! There was no way and we were able to go in immediately. From the start to end the staff were all very friendly and nice! I highly recommend getting the home fries instead of the regular fries! Since we wanted to try as many as possible we ended up ordering a little bit more than we should have 😅 but we didn't quite know the portion of each dish so maybe that's something the staff could advise on do not have any food wasted! But again overall the staff were very nice. Each of the dishes were very delicious and would come back if I lived around the area! I hope that there's a choice to order just one pancake instead of the whole thing 😀 You cannot bring in your stroller so you have to leave it outside which was okay but a bit scary considering it could be stolen...
We visited for breakfast and found the wait time to be quite long, so we decided to come back later. The service was friendly and efficient, which was a plus. The biscuits were fresh and delicious, but the pancakes flight were a bit disappointing for 27 dollars a plate, it was kinda dry and lacking the fluffiness we expected as seen in the picture and the taste was nothing extraordinary. Overall, a decent experience, but the food quality could be more consistent.

The atmosphere is warm and welcoming, making it a great place to relax and enjoy a meal. The staff is incredibly friendly and attentive, adding to the overall positive experience. Service is efficient, even when the restaurant is busy. The only downside is the price—meals can be quite expensive, especially considering the casual dining setting. However, the quality and portion sizes make it worth the cost. If you’re looking for a great brunch spot in NYC, Bubby’s is definitely worth a visit!
Good food… The stuffed French toast which was the week special was different… The potatoes were also exceptional! The 45 minute wait in line was craziness… Depends on how much you crave this. Service was quick and efficient… Minnie was extensive. We went on a rainy day in October so outdoor seating was limited… Only recommendation is to go early if you don’t want to wait in crazy long lines
Tried the James Beard pancakes, specifically the Pancake Flight. This consists of three different toppings. If you are not a huge fan of sweet, then forgo this. These pancakes were thick, but so light and fluffy. Would definitely go back for this alone. The other two dishes were the Cheese Grits Breakfast and Bubby's Breakfast. Nothing notable, but the cheese grits were good. Pro tip, I went for Sunday brunch and the line was LONG but the three of us opted to sit at the bar. Waited only 10 minutes and the service was excellent. It was also interesting to watch the bartenders in action during peak capacity.
Bubby's in Tribeca offers a very welcoming atmosphere with its rustic and cozy ambiance. We had the pleasure of trying the Pancake Flight and the Chicken and Pancakes. The chicken was prepared to perfection, being both crispy and juicy, while the pancakes were delightfully fluffy and flavorful, accompanied by a variety of toppings such as caramelized banana, walnuts, blueberry, Nutella, mixed berries, and whipped cream. I also enjoyed the refreshing Hibiscus Iced Tea, which included complimentary refills. The staff provided exceptional service; they were notably friendly and attentive. Although we were informed of an approximate 45-minute wait, we were seated much sooner. The host thoughtfully engaged with those waiting in line outside and checked on us periodically, which was a kind gesture. Our waitress demonstrated excellent knowledge and efficiency throughout our visit. Please be aware that the pricing is on the higher side, with an expected cost of $30-$50 per person. The location is easily accessible via the #1 train at Franklin Street, the 2 or 3 trains at Chambers Street, or the A, C, or E trains at Canal Street. It is conveniently situated near the 9/11 Memorial & Museum and other remarkable downtown attractions. We recommend visiting for the excellent food and staying to explore the rich history, arts, and culture of the area..
Absolutely amazing. Award winning pancakes for a reason. But Absolutely serving 100% comfort foods. Amazing turkey pot pie. I mean the kind that warms you to your absolute soul on A cold dreary day. Only docking a star because we realized halfway through the meal they allow animals in the restaurant and If its not a service dog I don't personally prefer that involved in my dining experience.
Very well deserved recognition for their Pancake Flight — it truly lives up to the hype. We were also pleasantly surprised by the meats: full of flavor, perfectly cooked, and with a great style. Overall, all the food is delicious, and the atmosphere is incredibly pleasant. A place you really enjoy from start to finish.
I wanted to try the hyped Bubby’s pancakes that everyone talks about. We went on a Sunday around 2 PM and had to wait about 40 minutes, which is probably normal for a popular brunch spot in NYC on the weekend. The staff was very friendly and the interior was cute. However, our table was next to the window and it was quite cold there. The food was good, but not something I would say is significantly better than other good brunch places in NYC. We ordered the green omelette with potatoes, fries, and apple chicken sausage, as well as the pancakes with banana, berries, and Nutella. Overall, it’s a solid brunch spot, but given all the hype, I expected a bit more.
Reserve ahead of time! The lines get crazy so you may want to skip them. The service was the best here, very friendly and accommodating staff, however the food was okey… people say they have the best pancakes but honestly they seemed overloaded with toppings and nothing out of this world. Food comes out veeeeeery fast so definitely a plus. The siting for two people is uncomfortable, it is directly in the air conditioning blast and the tables are very near to each other so it is difficult to get in and out.
If you’re after some delicious pancakes, albeit overpriced, then this will do the job. Otherwise, I wouldn’t bother. Service was uppity, slow and verging on rude. Servers felt unavailable and not proactive to check back on what you might need and then of course had zero urgency to provide the bill and clear your plates. This place suffers from social media hype syndrome, where the masses descend on a stylish spot because the food looks great but actually it’s all style and very little substance. It was definitely busy, but we didn’t wait for an outside table for 2 at 10am on a Monday morning.
So we expected the long lines however, I think that the staff could be a little nicer. Waited about an hour outside for a table for 4. Once inside you wait another 30 minutes to get seated. Finally seated and our waiter was nice I guess. The food was presentable but very mid. Don’t think we’ll be back but it was an experience…
It is alright. Classic breakfast spread with a southern lean. Good drink selection too. The sandwich was too oily and the drinks were too sweet. If you like classic American fare, this place might work for you. Also, $25 for anything (yeah even 3 pancakes) is too much for the quality and taste you get.
Yummy pancakes, however when we entered the restaurant to grab a table the hostess kept slipping over us. It was very confusing. The wait wasn't long at all so I didn't mind at first but then after the second or third time we told her we needed a table and then she took us?? Very weird. Food over all was good.
Hmm, we were hoping for a really amazing experience and the atmosphere and staff were great, the food selection was a bit more eclectic than expected. We thought the pancakes would be light and fluffy, sadly they were heavy and a little tough 😔 I mentioned to the wait staff that I don't normally like home style fries unless they are crispy, they said their crispy is charred but soft inside, I said that's perfect. What I received was a mushy mix of soggy potatoes and onions.. unappetizing. The saving grace were the eggs,and the biscuits. We ordered both scrambled and overeasy, both were done perfectly in my opinion. And the biscuits .. wow .. I could have had those with the eggs and the pork sausage (or bacon) and that would have been a wonderful combo. Would we come again? Maybe. There are soo many other options, probably not.
All that glitters ain’t gold. This is a mid brunch spot that has clearly lost its secret sauce. The food was no better than what you would get at a cracker barrel, maybe worse. $28 for a decent omelette and cold home fries. $9 for a side of bacon, $30+ for Chicken and pancakes with blueberry compote. The omelette was just fine, the home fries would’ve been great if they were hot. The pancakes were wildly overcooked, difficult to even cut. I spent most of the time wondering if the James Beard folks actually tried this monstrosity, the pancakes were very dry. The service was less than friendly more like get in get out, not to be confused with being welcoming or showing any hospitality. I had my card on the table for all of 10 seconds before the server snapped it up and tapped 😅😅. It seemed like they barely wanted us there…. And same girl, same. 0/10 dont recommend. Not in this economy or the next. Life is too short for cold and nasty carbs. And well… my track record shows how I feel about rude service. Don’t waste your time and hopefully this review takes the rating down reality.
My sister and I had pancakes here today, and honestly, it was the WORST pancake I’ve ever had in my life. It didn’t taste fresh, wasn’t fluffy, and had a slightly burnt flavor. Paying $29 for a pancake plate was honestly ridiculous. On top of that, the staff were pretty passive-aggressive. We’d only been sitting there for maybe 30 minutes when someone came over to ask if we wanted anything else — when we said no, they immediately brought the bill and said, “Okay, then here you go.” The place itself looks nice, but the food was so bad that I’d never go back. Please don’t waste your money here.
the hostess is very rude and not accommodating at all, we are coming all the way from canada and have seen videos of this restaurant on instagram and wanted to give it a try. made a reservation and came in, and the hostess is rude, non-welcoming and full of attitude. not a way to be greeted. our server was absolutely amazing but couldn’t make up for the entrance welcome. food was mediocre and we have definitely tried better pancakes for less.
I’ve been a loyal customer of Bubby’s for years, and it used to be my favorite restaurant in town. Unfortunately, my most recent visit with my 11-year-old son was so disappointing that I feel compelled to share it. We were seated quickly, but within seconds the waitress (attached a pic) rushed over to tell us the kitchen was closing in 15 minutes. The tone felt abrupt, but I tried to be understanding. What really made the experience awful happened right after: the two lemonades I had ordered accidentally spilled all over my dress. It was completely my fault, but I was shocked that no one offered to help. The waitress saw what happened, and when I finally asked if she could bring me a towel or something similar, she responded—rather curtly—that I could dry myself with paper napkins. Thankfully, another waiter noticed and brought me a towel, which I truly appreciated. I spent several minutes trying to clean up while my son watched, feeling embarrassed and alone. I eventually decided to move to another table, but again, no one helped—aside from the waitress moving the two empty glasses. I was upset but stayed quiet at first. What gave me the courage to speak up was the kindness of two nearby guests who had also had issues with the same waitress. They approached the manager to express their concerns and mentioned how she had treated me. I joined them and explained what happened. Unfortunately, the manager didn’t apologize or offer any gesture of goodwill—not even a new lemonade. Despite the experience, I was glad to show my son that it’s important to speak up respectfully when something is wrong. And for me, the only thing left to do is share this review so others are aware that the service that day was far from what I’ve always experienced at Bubby’s in the past. I truly hope this was an exception, because this place used to mean a lot to us.
