The cake bubble tea is really good. Doesn't need a lot of sugar or ice to make it good. The basic tea is also really strong so new aware if you are sensitive to caffeine

The boba pearls were really fluffy and the tea seemed fresh. The tea came relatively quick and the place was ok. It is a very tiny shop so not a lot of place to sit

Tasty drinks. Their lemonade is really nice and not too sweet. Milk tea isn't overly bitter. I like their lids because you can reseal them by putting the plastic back in place. This is fine since I pickup from there, although for delivery I do prefer the plastic sealed tops you see from most places. They have a rewards program, its a good idea to sign up.

Although they get pretty busiest, they are fast with your order, you can see them making it...so good!

Their puff cream is exactly what I was looking for in milk tea, with a creamier texture than other places.

If you're in Fremont, you have to try Royal Tea! Their Creme Brulee Milk Tea is an absolute must-have. The drink is a perfect balance of creamy and sweet, and the creme brulee topping is rich and velvety. The burnt sugar on top is truly like a cherry on top, adding a perfect, slightly crunchy finish that completes every sip. I was also incredibly impressed with their boba—it was perfectly soft, chewy, and even served still warm. It’s clear they pay attention to every detail. Royal Tea has definitely become my go-to spot for a delicious and high-quality milk tea.

This place is my go to for milk tea. Their Cheese Mouse Black Tea is hands down amazing the creamy cheese foam (must try). They also do a great seasonal mango drink with cheese mouse that’s super refreshing. It has a nice, authentic mango taste, and isn’t too sweet. Whether you’re in the mood for something classic or a bit fruity, this spot always hits the mark.

Staff was very friendly, boba tea was delicious, and service was excellent! Every time I ordered my drink was ready within 3 minutes. Tea was very flavorful but not too sweet and boba was perfectly cooked every time. My go-to order was a peach green tea with double boba and creme brulee. The creme brulee topping is phenomenal! Perfectly crispy and gives a nice sweet addition to the tea.

I got the matcha cheese with boba 50% sweetened and it was still a little too sweet for me. The cheese part is sweet and salty and I just mixed it into the rest of my drink. My friend got the new brown sugar boba drink and that was super tasty. There’s no caffeine but the top was a brûléed and you had to crack through the sugar. The tea shop shares with a Chinese takeout place.

Matcha is so good!! Very smooth. Brown sugar milk tea is awesome too. The boba are so soft and chewy. A bit on the sweet side for me. Service is great. It's a tiny place with some chairs.

Brown sugar crème brûlée with 50% sugar and 50% ice. Puff crème is yummy and caramelizing on top it makes it look and taste good. Had same drink 3times and I am yet to try other drinks, please suggest if you know another good drink here. Only negative thing is they put more ice even if you ask for less and little over priced compared to others nearby

One of the best milk tea in the Bay Area. They brew their tea one cup at a time so the tea is not over steeped like some other places ( you don’t get the bitter or astringent tea taste even with lower level of sugar). And their cheese mousse topping ( crema) is super tasty! And they use this really convenient cap where you can slide open on one side so when you drink your milk tea that has cheese mousse on top you can taste the mouse along with the tea ( vs with a standard seal and straw you can’t really taste the cheese foam on top of the drink), very thoughtful.

Royal tea is one of my favorites in China. I have to admit that 黑糖布蕾 has different levels of taste and looks beautiful, although too sweet for me. Worth driving there to try this tea if you are a sugar and cheese fan!

I got the brown sugar boba topped with creme brûlée, and it was amazingggg the boba was very chewy, the milk tea sweet, and the hot and cold of the drink counterbalancing each other perfectly. Service was professional, and the ambiance was nice albeit with limited seating. I’d wager that this is the best boba place in Fremont.

We got the Coco Rush and Coco mango, they are really good, very good quality ingredients, you can taste the real fruit. Over all would recommend to anyone.

Imo if tea purists would like this better than happy lemon, between royaltea having way more tea options but also just better tasting tea. Just sucks their only location is across from Washington high. Also parking can suck.

I don't live in the area but came across this place. The highlight were the cups that the drinks came in. Pretty fancy compared to typical spots, these were sturdier plastic and had a nice texture to them, and stoppers for the straw hole on the lid. The drink was pretty good too, nice that they white boba and also can get it less sweet if needed

Nice selection. The boba I had tasted delicious. Really creamy and refreshing. They also had a lot of options so it took time for us to decide since everything looked so good! The seating area inside is limited and not at all appealing.

They have good quality drinks but a little pricy comparing to other shops. Dine in area is a bit messed with food.

It seemed to specialize in cheese mousse or salted cheese. Very similar to Happy Lemon and I do like Happy Lemon’s salted cheese. Since it was already after 5pm and I still wanted to be able to sleep at night, I only got a small Cheese Mousse Mountain Green Tea. Otherwise I would have gotten a large Cheese Mousse Oolong tea. The taste was not bad. I should have gotten more than 25% sugar, but all good. Refreshing and I would visit again. Wonder how their regular milk tea would taste.

Tea was good and they had a good menu, but the taste didn't really stand out to me. Ambiance is a little strange since it's in the same room as at Chinese takeout place and there isn't much space to sit or hangout. The parking is not ideal because it was very limited and there were children running around the parking lot who seemed to live upstairs of the shop, which made it both dangerous and hard to park.

So, I have been ordering no less than forty drinks from this place since when I discovered it last year. It was my go-to milk tea place until they changed the menu (and possibly the owner). Since then, the quality has gone down. Now their regular tea and milk tea drinks don't have the fragrant tea smell like they used to. So sad. Fortunately we discovered a better tea place in Newark, but I won't mention it here in respect of the owner. This business, however, will continue to exist thanks to its location near the high school. You can also order food here. I have tried their lo-mein and it was decent. I normally do not order Chinese food because they are typically oil based and not my cup of tea, figuratively speaking, but one time my son and I were hungry and tried the lo-mein like I said and it was decent. One portion can feed two, but I am not one to confuse quantity for quality. Anyway, i will give it 3 stars.

Good drinks but quality of the boba itself is something to be worked on. Also, considering the price of the drinks, and the availability of other shops like Tea Station, Happy Lemon, Gong Cha, and etc nearby--I wouldn't say the drinks here are really worth it. Overall, it's an ok place but not something I would frequent often.

My friend and I ordered the brown sugar brûlée milk tea and puff cream milk tea - their signature drinks. However, both drinks are very plain and have no flavor to them. Our first time as well as last time here.

EDIT: while some drinks are still the same, the quality of the drinks have a changed a lot since I’ve last reviewed this place. Brown sugar crème brûlée is still the same but the other milk teas are a lot watery now. I used to be there every week but not so much anymore. However, they are very generous with the amount of boba they offer. Been this way since the beginning. My search for best boba ends with this place. The quality and quantity they offer with the various tea is amazing. Highly recommend.

We ordered brown sugar boba milk tea and regular milk tea with boba. The brown sugar can't adjust the sweetness, and it's too sweet to me. The regular milk tea with boba, they said it can't be substituted with fresh milk. I'm a bit disappointed.

I ordered, and was told the item wasn't available, THREE TIMES. No mango and no brown sugar boba which I understand, stuff run out, but NO BLACK MILK TEA? oh my. Please be prepared with the full menu if you have your open sign on. Not driving 15 mins to be disappointed 3 times in a row and leaving with a drink that I didn't even come for. Matcha red bean was way too sweet even though we asked for the least amount of sugar. Green milk tea tasted okay but a bit bland. Recommended adding cheese foam to it.

The cashier was nice but didn't know their product. You get less for the same price elsewhere. The cheese mousse was too thick and sweet that you have to blend it in with the watered-down tea. The drink was quite disappointing. The parking lot is very small but luckily there was street parking. The place seems cramped and the service was slow on a week night. This was not worth the drive and price.

The service here is extremely slow .. Had to wait a long time. It kind of delayed things for us. Don't stop here if you need a quick delivery.. The taste was not worth the wait either. I will not say its bad but it was not worth waiting this while. I have had better. The Oreo Milk tea literally tasted like Cold Coffee. Nothing special about that ...

Both my husband and I had brown sugar boba with crème brûlée last night at about 7.30pm. Since then both of us have not been feeling well. And we both were throwing up sporadically through the night. We didn’t have anything else other than the boba tea from this place. I can’t imagine they would use expired ingredients. I’m deeply disappointed.
