We stayed at Paypya Playa Project for three days and two nights ad we concluded the end of our trip in Mexico. The hotel was beautiful and peaceful. We were treated with a welcome ritual. Our room was a bungalow so not the traditional hotel room you’d expect. There is a nice restaurant and our first experience there was with an aguachile free class offered by the chef. We were impressed with the chef as he has cooked in various countries so was happy to share his view on cuisines. The rooftop bar upstairs was nice. We enjoyed a cocktail while the DJ played some music. The hotel staff was accommodating and we enjoyed our experience.
We really enjoyed this unique hotel. We had a bungalow with the rooftop plunge pool. The roof was a great spot to start and end the day. The rooms were nice and the shower in the living area was a fun and unique experience. The staff was super helpful and friendly. Also the grounds and amenities we really nice. We would definitely stay here again.
One of the best hotels in Tulum. You just need to understand the concept before staying here. It’s a luxury eco-resort and not for everyone. Don’t expect a TV or a coffee maker and light is dim at night. The vibe is calm and intentional, and the purpose is to disconnect and reconnect with yourself. They offer yoga and other activities, and we had a great time at the full moon party. The service can be a bit slower than at traditional hotels, but nothing terrible. Overall, it’s stunning, unique, and truly beautiful :)
We visited the property for a full wedding tour and were so impressed. The grounds are breathtaking, the staff was warm and welcoming, and the food was delicious. The beach is beautiful and truly the perfect backdrop. We cannot wait to celebrate our big day here!
This place is the best. It's a laid back, pure beach vibe but everything is clean and nice. The room is the best atmosphere for sleeping. Gregory made our lazy beach day unforgettable. We literally laid in a cabana for 8 hours and he tended to every need with a smile and thought of things we didn't even know we needed. Any bad review on this place is snobby
Incredible hospitality and property, could not have been happier with our stay. Prices for drinks and food were quite expensive though for this particular hotel strip it’s fairly average. We kinda hacked our stay by staying in one of the little beach cabanas for a fraction of the price while enjoying all the amenities like free morning yoga. An additional perk is that the location is equidistant between the Pueblo of Tulum and the intense hotel resort strip south of Playa Matador. It was peaceful and calm and it really felt like the stay was all about highlighting the natural beauty of the area.
Wonderful hotel. Cannot wait to stay here again We loved the location. It's minutes north of the dense hotel zone on the beach and minutes to the town. Walking is easy and safe. Tons of food options. The staff is world class. So friendly and knowledgeable. We loved the room and beach. In October we had most things to ourselves. The beds are super comfortable Such a great place to disconnect and just enjoy nature The hotel is not glossy or corporate. It's very authentic in its boho nature. Case in point, there are no TVs in the rooms. In fact there was only one electrical outlet. That's said, the wifi is great. Love the art and food onsite Secure and free parking. We got to see coatis on the property and literally saw baby turtles hatch right outside our room. Authentic and one of a kind. We cannot wait to return
We came to celebrate our anniversary and our stay was very peaceful and relaxing. The room was beautiful and cozy, well designed. The resort grounds were stunning, unique and so magical at night. Receptionists Blanco and Alexa were very helpful with suggestions on how to get around the area and where to spend the day in Tulum. We had a slight issue with our plumbing, and Eric and the maintenance crew took care of it right away. The gentlemen at the restaurant and around the grounds were friendly and always made us feel welcome. Food was delicious, room service was fast, service was overall wonderful. We also loved seeing all the cats on the property living their best lives 😉 Would recommend! 10/10.
Awesome Experience at PPP! Our room was so cute and came with a pool and was perfect for three adults!! The food was great (recommend the fish ceviche, crab tacos, tuna tacos, rancheros egg with ham, and the salmon eggs Benedicte!)… fresh juice is also a must! The service was perfect- The front desk was knowledgeable with where to go to eat and had great day or night party recommendations!! Welcome drinks were great and recovery days at the beach or pool were so relaxing. Free Yoga and sound bath is a huge plus! The saturday night moon party was fun!
We stayed in one of the ocean front casitas and it was a dream! Caleb & Shio went the extra mile to make our stay exceptional. Muchas gracias, we will be back!
Great location. Beach is lovely and well equipped with variety of seats, couches, pillows for lounging in sun or shade. Food and drinks options are good (fresh fruit platter is AWESOME). Staff are attentive and kind. Somehow this resort feels both cozy and expansive. So much art around every corner!
This hotel was absolutely stunning. From the moment you walk on to the property you feel as if you entered a magical retreat away from all your problems. From the beautiful artwork displayed and overall energy you will never want to leave. our stay was nothing short of amazing. This experience was next level. Felix took the time to teach us words in the Mayan language—he took extra time to speak with us about the food, his culture, the elements. This is a 10/10 experience. The food was amazing, timing of service was perfect.
We absolutely LOVED staying at Papaya Playa. Everything from the overall energy, kind staff, clean and peaceful property.. the food. We HIGHLY recommend. The only thing I would say is they could refine their process of booking activities on property once you're there to make it easier. Other than that, we will return and we very much recommend this stay.
This place is perfect for a Saturday night out! The atmosphere is super vibrant, with a great crowd that started coming in around midnight. We arrived a bit early, around 9 p.m., and while it was still warming up, we still had a fantastic time. The music was already great, the drinks were excellent, and the vibe promised an amazing night ahead. Definitely a go-to spot if you’re looking for energy, fun, and good music in a lively setting. We loved it and will be back!
Went for Saturday night DJ and had a great time. Great vibe in the place, staff super nice, drinks were good. The art all throughout the grounds just gave you a nice warm up and cool down as you arrive and depart.
Hotel was fabulous! It was so nice to be directly on the beach and you are a quick 15-20 minute taxi from downtown. You're far enough away from the party beach area so the hotel is peaceful and quiet. Staff is amazing. So incredibly friendly. Andrea at the front was the best! She gave us wonderful food recommendations every day.
This was my second time at this hotel and it was just as good as I remember. The service is absolutely top tier (and I don't understand some of the recent negative reviews). My husband and I came here after our recent wedding in Costa Mujeres and had the most amazing experience. The hotel knew we just got married and treated us like a king and queen the entire stay - we were upgraded to an ocean front casita, we were given free champagne, free mezcal shots, etc. The entire staff (front desk, management, restaurant) continuously stepped it up again and again to make our stay the absolute best. In a world where the Tulum hotel zone is crazy expensive, PPP is actually not as expensive for food and drinks. Highly recommend the shrimp questadilla at the beach club, as well as the mezcalita. The little casitas are private and adorable. The bed is very firm (i prefer softer beds), but it was fine overall and all the amenities are great! Thank you PPP for another amazing getaway! We hope to see you again soon.
I just came here for an electronic music show, I didn't stay at the hotel. But WOW this is a beautiful venue! Right on the water overlooking the ocean. It almost feel like a terrace built into the side of cliff. Vibes were amazing. Great staff and beautiful grounds and bathrooms. Would definitely see more shows here. Great place.
Great party spot in Tulum. It's expensive but worth at least one visit during your stay. I don't think I'd eat at the Mayan Experience again because there are plenty better options for the price. The drinks that are included aren't anything special (a couple of them are shots and one is a beer :)).
We got lucky and were able to stay at Papaya Playa Project with points. I'll be the first to admit, as a family with a 4 year old - I don't think Tulum is specifically geared towards families - but this was a great place to stay! Our 'cottage' was great and we loved having our own pool. It was shallow which worked out well with a little one. The beach was well maintained and the beach club was a great spot with shade to spend the afternoon (they also had great drink service!). A few things in the hotel could use repair (door handle didn't always properly close, the toilet buttons didn't work so we just took the lid off to press the mechanism ourselves, the curtains didn't slide super easily) but it was well cared for otherwise and its a very thoughtfully done environment that takes you to another work (seriously - star gaze from the roof 'deck' - its amazing). The location was great; and the staff available always when we needed them. A couple MINOR cons: - Be aware its very low lighting due to being an ecolodge. Overall fine; but a bit tricky to do things like make up, etc in the evening - The food is by far much more expensive at the hotel then elsewhere in an already expensive town. There's lots of other options though I'd recommend the hotel to others coming to the area!
The place is beautiful and they have a great concept for the moonlight party. DJ was playing next to the beach, great for a night out. They give you a minitour at the entrance with cocktails, can do face painting. That was nice A friend invited me to have the experience with the dinner that was a set menu. I think they are understaff, cause everyone was running, waiters seem confused, we never got the dessert. They tried to explain us each course but at the end they were just rushing. Great concept, not so good execution. All nice people with service attitude, they help us with additional food options for a couple of friends that were late, but really not ready to provide that type of restaurant service. If you want to party, that is the place
Can only comment on the hotel. Staff were nice if a little slow, they were great helping us with taxis and bikes etc. Food was good and fresh! Location is amazing But Hotel is old and needs a-lot of renovation to justify the prices (which are across the board unreasonable) Rooms basic, but thats fine and was expected Feels it is living off its reputation which it needs to work hard to keep
Overall, the place is quiet, but the pricing makes you compare it to a four seasons or Ritz, which it is not. The service is fine, sometimes a bit slow to respond to the WhatsApp messaging, but always got around to helping us out. Our room was a nice size. We had a jungle Casita. The private pool was great for our 4 year old, as he could touch the bottom of the pool, even in the deep end, and it was well shaded throughout the day. The ac and ceiling fan worked well to keep the room cool. Beds were comfy. Didn't love the shower setup. The door lock often didn't work, and would require us trying a few times to close the door properly. Room service kept things in the room tidy, but I wish they kept the pool area better swept with leaves, as I'd often ask them to clean it better since we spent so much time at the pool. They should also better time their cleaning, as security always knows when guests have left the property, so they should get service to clean the room while we're gone, which didn't usually happen. Grounds were nice overall, showing some wear, but we liked the rustic jungle feel. Beach was very nice. Hotel food was very good, but expensive for food and drinks on site. If this property was less expensive to stay at, I'd give it more stars, but their current pricing has me comparing to other luxury properties we have stayed at.
Great location/layout, a pity about the management. Slow service, needs maintenance & modernization, feels like this place must have been great in its day, has been. Many small details missing, e.g., don't answer phones, no coffee machines in rooms, room service doesn't show up, dont explain much about the place when you get there, figure it out yourself kinda vibe. Don't keep the cabanas in good shape, etc. For the price you'd expect much more
We stayed at this hotel for a week during two major parties — New Year’s Eve and the Diplo event. Be careful, because they will try to overcharge you whenever they can. On the same day I bought a margarita for 350 pesos, and just a few hours later at the evening party I was charged 600 pesos for the exact same drink. I understand that for people coming from outside for the party this might not be very noticeable, but when you are staying at the hotel and paying the same prices every day, and suddenly the price changes out of nowhere, it feels unpleasant and unfair. What was especially frustrating is that whenever we ordered a cocktail together with sparkling water, the water was never brought, but it was always added to the bill. This happened repeatedly — you pay for something you never receive. The room itself was very small and extremely dark. There were large gaps around the windows, which made the room feel poorly sealed. Be prepared to catch lizards in your room every single night. Overall, the hotel is not bad, but I wouldn’t come back again. We’ve stayed in much better hotels. If you’re coming purely for the parties, it might be worth it. But for a relaxing vacation — definitely not.
Celebrated New Year Eve and paid 350€ for 2 tickets. Nothing impressive! Very average DJs, fireworks next to none, waiters roaming around with calculators giving different prices for the same thing. A table last night (31 Dec 2025) was available and a guy gave us a different price than a girl (both working for PPP) and it was $6100 USD. The coctails were like $30 USD and that too espresso martini wasn't available at one of the bar there was a cocktail with Guava that wasn't available..... I would not recommened anyone to there for any celebration. P.S. we were a group of 3 and we did not stay there so cat comment on the room and other services.
My Coment is About the hotel only : We wait 2h before our room was suposed to be deliver and 2h more for our luggage before I finally go to take them by myself. They not offer nothing for that disagreement. Its not specified and I think its generaly like that in all beachfront in Tulum but going there with little child under 5 y/o is a total mess and a total no go, I very not recommend to do it, nothing is adapted at all for that. The Towell in cabana room full of little peel. So much more problem also notice. The bed is not comfortable. In fact I only recomand that place for adult who go to make party at this hotel and nothing else.
I would give this hotel a 4/10. The hotel environment is beautiful, and the service attitude is decent, but these aspects are not enough to justify the nearly $1,000 price tag. I would find a price around $200 more reasonable. Firstly, the room size was smaller than expected. The cleanliness of the pool also left much to be desired, which is unexpected for a high-end hotel. Secondly, for a hotel at this price point, it was surprising and disappointing that the mini bar and breakfast came with additional charges. What bothered me the most was the dining experience at the hotel restaurant. Upon settling the bill, I was charged 280 pesos for drinking water, which the server did not inform me about beforehand. This left me feeling confused and unhappy. Additionally, the staff proactively asking for tips made me uncomfortable, as tipping should be voluntary, not obligatory. Overall, while the hotel performs adequately in some areas, there is significant room for improvement in terms of attention to detail and service transparency, especially considering its high price.
IF YOU DONT HAVE MONEY, DO NOT COME! Hate to say it as Tulums travel has been down lately, but they will charge you HEFTY COVER just to see their inside. Had high hopes to see it, but to charge me $100 just to see the inside is insane. Unless you stay at the property, I get it, otherwise, it’s just overpriced!!!
We stayed from 1/12/2026 to 1/15/2026. The resort is beautiful and incredible views. The staff was very friendly, but didn't seem to really solve any problems (just apologize and make excuses). Problems: - The restaurant and bar was awful. The food wasn't as stated on menu (Gluten-free listed items actually came with gluten) and tasted bad. Ordered New York Strip steak and received a 5 ounce flat steak. Drinks that we normally drink tasted very watered down and prices varied. - Poor WiFi strength in rooms (especially since required to communicate with front desk). - Communication issues (have to use Whatsapp to communicate with front desk and they can take hours to respond at times). - All lights (including landscape lights) turned off at night. This is a serious hazard when trying to leave the resort at 4:30AM. - Have staff fill roof-top pools before guest check-in so guests aren't waken up in the middle of the night because it drops below the skimmer line. Recommendations: - Add luggage racks to rooms that do not have drawers to put their clothes. - Add more WiFi access points throughout the resort and have your techs verify signal strength in EVERY unit. - If you force guests to use Whatsapp to communicate then make sure someone is ALWAYS monitoring and responding to guest messages. - Replace current restaurant. The food is awful and the kitchen is ridiculously small. - Keep landscape lighting on at least until the sun is up! - Put at least 1 wash cloth per person staying in a room. We should not receive just 1 wash cloth for 2 people. - Make sure housekeeping stays out of room when a DO NOT DISURB sign is hanging on our door! It's a shame this place can't figure out what it wants to be. I felt this place just wants to be a party place, not a resort. We plan to come back to Tulum and spend some time touring the area. Unfortunately we will not return to this place.
We were there in a Saturday night. They treat you like a dollar sign. Waiter was extremely rude. Food was bad and drinks were low quality. Everything super expensive and not worth it. My recommendation? Avoid this place or Drink and eat before you come. The party was OK.
We visited the beach club only one afternoon. I thought I'd try the house cocktail, PPP. I would not recommend it, it tasted like orange squash and cost the equivalent of £16. The pool area was quite shabby with peeling paint on the side of the swimming pool and a pile of debris on show ina roped off section. Obviously the location is stunning on a Carribbean beach but so are all the the other beach clubs. I can't recommend this one
I can only speak to the PPP dinner experience. The food was good but so much money for what you get- it was also very dark so you couldn’t see what you were eating. The experience was very unique. It was just too much money in my opinion. We stayed for the DJ after and that was a whole different experience. Every time I went and got the same drink it was a different price. No one cared- I would never go there again. Felt like we got ripped off- spent nearly $600 and we didn’t even stay there!!! The atmosphere is really cool, very jungle like. But watch out.
The best way I can describe this hotel is, made for Instagram, not made for real people. The property looks great, the grounds and the artwork are really unique, the little Casita style layout is very trendy, but once you remove the photo ops, it's just an uncomfortable, overpriced, and underwhelming resort with unapproachable amenities and terrible customer service. Almost all the standard amenities that you're used to with a high end resort are not here. Across all the advertisements and the website as well as Marriott app, the photos and descriptions do not represent the rooms well at all. For example there are no TVs in any room at all, which is never noted anywhere. In our room and the other more standard Casita rooms, the shower is totally open (no curtain no walls) and it's in the middle of the bedroom. So if you're with a friend or someone who you just don't feel comfortable showering in front of... Good luck... (Again, there is no heads up about this on the website.) The private pools attached to the casitas look cool, but they are not heated at all so they are essentially a cold plunge, which makes them pretty useless for normal relaxation. There is not a real spa on site, they have massages and some unique spiritual rituals and ceremonies (if that's your thing), but if you just want to relax in a sauna, you won't be able to do that here. The resort pools are tiny. The beach is nice but also limited access given the beach club set up. Overall even in spite of all the surprises and the lack of basic hospitality essentials, the worst part was the customer service. It's absolutely horrendous. It honestly feels like the whole staff could care less about the customer experience, and they have no incentive to help you. There were several really annoying things that ruined our vibe when we were just trying to relax and unwind. And when you travel a lot and you're used to certain conveniences and accomodations, this resort really just can't measure up to the other options that are out there. Especially not for the price. For example: At dinner: We waited for an hour for our food, food still came out cold, waiter never came back to ask refill drinks or desert. We sat there another 45 mins just to wait for the bill. I complained about this to the manager and he did refund my meal but he also told me we weren't the only ones to complain. (Not a great sign) At the beach club: we sat on the beach lounger and NO ONE ever approached us at all to either provide towels, or ask if we needed drinks/food. After an hour of waiting, We decided to go to the beach bar and ask for help, and then found out they were not serving any of the food that we were interested in, and told us to walk back to the restaurant if we wanted to eat. We never got towels even after asking 2 times. In the room: there's a refillable glass bottle of water, but no one ever comes to refill it for you and there's nowhere that you can go refill it yourself. If you want to get water at the restaurant you have to pay like 10 bucks for a bottle of mineral water. There was 1 front desk agent and 1 assistant manager that actually tried to be helpful, and that was appreciated but it was already too little too late. If you have a lot of money to burn and your idea of vacation is just taking a lot of pictures to put on Instagram, I guess this hotel would look nice in your photos.
This is a Marriott hotel with zero Marriott benefits. I am Platinum and they said there were zero upgrades available, but their website said otherwise. They locked us into their "compound" bc we did not clear the room to their liking. We stopped by the front desk but the guy didnt tell us there were special steps to get out of the hotel. It is a great location, nice places to walk to for delicious food and drinks. On drinks, theirs is overpriced and completely crap. All in all, we come to Tulum once or twice a year and I refuse to go back there.
Literally the worst experience trying to buy drinks. They don't let you pay by credit card at the bar, you need to put money on a bracelet. Also if you don't spend everything on your bracelet you don't get anything back. Not to mention $40 USD drinks and tables starting at $3000 to $5000 USD.
This place is total trash. We paid $100 for a ticket to just enter this venue and you can't even sit down without being haggled to buy a table for $600 at a "discounted price"- IN A COMPLETELY EMPTY VENUE. Meaning you cant even sit down if you pay a "measly" $100 for an entry ticket to see some random unknown DJ play the same crap over and over again. You have to prepay on the wristbands for drinks and go to 20 different counters to do so. Its the worst hassle and seriously the shittiest experience that they hype up to be so fantastic. Its laughable, actually 😂 the picture is from 10pm on the night of the event. Pitiful, because all they are doing is making fools of the tourists

Disappointing Customer Service and Rigid Policies We booked this hotel in Tulum three months in advance, excited for what we thought would be a relaxing and luxurious getaway. Unfortunately, due to a family emergency, we were unable to travel. We reached out to the hotel well in advance to explain the situation and requested either a refund or the option to reschedule our stay for the following year. To our disappointment, the hotel refused both options. Instead, they only offered to extend our stay for a very limited time — during the rainy season, when travel conditions are far from ideal. This felt more like a way to fill rooms during low demand rather than a gesture of understanding or flexibility. For a hotel that charges premium rates, we expected better customer service and empathy. Emergencies happen, and a little compassion goes a long way. Sadly, this experience has left a very negative impression, and we won’t be recommending this hotel to others.

They are understaffed. The rooms are nice for pictures but they keep a lot of humidity from the shower as it doesn't have door, keeping clothes damped. The mosquito net is broken. The sliding door to the pool didn't work keeping the place unsafe as is a venue for parties and anyone can go to your room. The new year's dinner was a dissaster, bad food, terrible service for an extremely expensive price. Find another hotel and go there for an event, is good as a beach club but not as hotel.
Overall: DO NOT RECOMMEND WITH HUGE DISSATISFACTION ROOM: We were staying in Room 333. Got upgraded to the villa with a rooftop pool partly because it comes with the rate we booked with so I wouldn’t say it’s a plus. Overall the room has a sense of design with beautiful jungle vibe so it’s a plus. Noisy AC so be prepared if you have sleeping problems. Awkward shower because it’s not separated from the bedroom so if you are staying with your friend and you don’t mind seeing each other taking a shower naked then go for it. A lot of mosquitoes flying around the hotel area but the room didn’t have a repellent or something. Room key bracelet didn’t work on the 2nd day of our stay, so I went to the front desk to renew it and the lady told me to wait at the beach club and she will send the new ones to me but 30 minutes later nobody came to my so I have to walk to the front desk again by myself and got more bites from mosquitoes thanks to the lady. SERVICE: PPP seemed to have a lot of activities and tips on staying. They could’ve send us a brief by email instead they chose to force me to use WhatsApp for conversations. I don’t even have a WhatsApp account before coming to Mexico. My other friends staying at room 332 were locked out of their room at midnight because their room keys didn’t work as well. We tried to call the front desk through WhatsApp but no one responded and we couldn’t find a single staff in the hotel area. It was until the next day that the front desk lady told us there was a PPP app where we can find emergency contacts. Seriously? Also you’ll see a lot of see weeds in late September and early October it’s acceptable but the hotel could’ve offered some activities to make the customer experience better. Unfortunately they didn’t. FOOD: My friend and I never got our welcome drinks which were included in the rate but never mind we are never coming back keep the drinks for the other guests who need them. Breakfast was ok but could be better compared to the room rate and other hotels in the area. But the breakfast serving guy was really nice. He’s friendly talkative and remembered all our preferences on the first day. But DONT EVEN TRY THE INDONESIAN SET MENU. Food was not ok at all compare to the 2,200 MXN per person they charged. Not to mention that the server tried to charge a tip without our permissions we should’ve called the police. It was a total theft behavior. For Marriott Bonvoy members: PPP doesn’t care at all. I did not receive any member benefits other than those come with the room rate. Hope I will get my qualifying nights and points so we’ll see. Final words: Will come to Cancun again but definitely not this hotel. With the same price you should definitely try EDITION or something similar cause at least they provide standard luxury service.
BE CAREFUL / SCAMMY POLICY — 0/5 if that was possible Be aware: this place is set up to take your money and hide behind “policy.” I booked a stay at $550 per night for 4 nights and realized immediately it was a mistake. I canceled almost instantly—we’re talking minutes after the charge went through, and the reservation was still a month away. I called right away and spoke with multiple people (reservations, front desk, “management”), and every single time I got the same cold response: no refund, no exception, no solution. They kept the entire amount for a booking that was canceled basically right after it was made. What makes this even worse is how unreasonable it is. With that much time before the stay, they could easily resell the room, move the dates, offer credit, anything. Instead, they chose the option that benefits them most: keep the full payment and provide nothing in return. This isn’t “hospitality.” It’s a money trap. If you value fair customer service and basic decency, do yourself a favor and stay somewhere that doesn’t treat guests like an ATM.
My friend and I had a unpleasant experience there. We stayed there for 2 days, my friend was not happy with the food service. We change after of the hotel and then yesterday we came back for the Hugel party and the ladies in the front was suuuuper rude and mean and besides that treatment, they were charging 400$ dollars to each of us to get in for 1 hour party. We got there at 9:30pm and the party was over at 11pm hahaha what a joke that place. High price for low service
First negative hotel review- wish we had seen the Yelp reviews before booking Review for Papaya Playa Project We travel frequently, both throughout the U.S. for our children’s activities and internationally at least twice a year. Over many years and a wide range of hotels, this is the first time I have felt compelled to write a negative review. We booked this property based on its high ratings on TripAdvisor. Unfortunately, our experience was so inconsistent with those ratings that I feel a responsibility to share it. I strongly encourage prospective guests to also read the recent Yelp reviews, where the current 2-star ratings more accurately reflect our experience and I definitely wish I had seen before booking. I also submitted a TripAdvisor review but have yet to see it posted, which gives me pause about relying on those ratings in the future. We stayed in a jungle casita with a rooftop pool. While visually beautiful and very “Instagram-friendly,” aesthetics do not compensate for comfort, service, or rest. None of the pools were heated, and during our stay we never saw anyone use them due to the cold. There is also no main resort pool or hot tub. Even using Marriott Bonvoy points, this stay felt like very poor value. I cannot imagine paying the thousands of dollars per night that other guests report, particularly given the lack of comfort and sleep quality. The most significant issue was the absence of heating anywhere on the property. During cooler weather, the room became uncomfortably cold. We were initially told to adjust the temperature, but the system only blew cold air. After several hours, staff confirmed there is no heating in the rooms or anywhere on the property. Communication is handled only through WhatsApp and responses were slow. Additional blankets were the only solution offered, some of which had an unpleasant mildew odor. I have medical considerations that make prolonged exposure to cold problematic, which was communicated to staff. Unfortunately, no meaningful accommodation was provided. While individual staff members were polite, overall service felt disorganized and reactive rather than attentive. There was no sense of welcome at arrival, and communication throughout the stay was minimal. We have experienced significantly better service at many two and three star hotels. This stay coincided with a milestone birthday that was noted in advance but never acknowledged. The property itself also raised safety concerns. The grounds are uneven, poorly maintained in areas, and lack basic safety features such as railings on steep or elevated paths, especially concerning after dark. This would be particularly challenging for families and is not family-friendly. At this price point and reputation level, guests should reasonably expect basic comfort, functional amenities, consistent service, and attention to safety. In our opinion, this property requires a significant operational overhaul. I regret having to write this review, but would not feel right staying silent given how different the experience was from what is advertised. The one bright spot was a nearby restaurant, Piedra Escondida, which we enjoyed and would recommend.
This resort is not worth the money. The overall experience was disappointing. The rooms were not that great, and the rooftop pool was very disappointing. It didn’t feel accessible. The food also didn’t taste good either.
Worst resort, worst service, they lie and add additional several hundred dollars for minor stain on the blanket. Would never recommend this place. There are a lot of ants and insects in the room!! Save your money!
I rarely write reviews, but the service during my current stay at Papaya Playa Project has been so poor that I felt compelled to share this while still on property. I stay at Marriott properties frequently, often enough that I paid for this stay using loyalty points, and this has been the worst service experience I’ve had. We were told we could check in early and arrived at 11 AM. Upon arrival, we were told our room would be ready at 3 PM and that there would be a special check-in ceremony. The room wasn’t ready until 4:30 PM. While waiting from 11 AM to 3 PM, I do want to note that the servers were very attentive and hospitable, which we appreciated. However, the experience at the bar itself was inconsistent. We stood there while the bartender made drinks for other guests and never acknowledged us. No greeting, no “be right with you,” nothing. We waited about 15 minutes before having to get someone’s attention ourselves. When we were finally brought to the ceremony, the employee conducting it was on his phone the entire time and seemed completely disengaged. We later discovered our reserved room had been given to another guest. After about 90 minutes of back-and-forth and being shown downgraded rooms missing the amenities we booked, we were eventually placed into the correct room and told we were “very lucky” to have it, despite it being the room we paid for. From there, communication only got worse. I requested a taxi at 5:30 PM for a 7:30 PM reservation and confirmed round-trip transportation through the hotel’s WhatsApp system. At 6:00 PM I requested a steamer or iron and followed up again at 6:20 PM when nothing arrived. I was told it had been delivered, but it had been sent to the wrong room. After calling again at 6:40 PM with no answer, I didn’t receive a response until 6:57 PM. Transportation coordination was also mishandled. Upon entering the taxi, the driver informed us he had not been instructed to provide return service. After arriving at dinner, we received messages stating our driver was still waiting at the hotel and asking if we had taken the wrong vehicle or called our own taxi, which we had not. We were later told that three different employees manage the WhatsApp line, which explained the confusion but did not resolve the issue. We also left for dinner through completely dark pathways, using our phones as flashlights to exit the property. Overall, the lack of organization, communication, and basic hospitality has been extremely disappointing and far below what I expect from a property at this price point, especially as a loyal Marriott guest.
Music is nice, but thats it. The system of buying drinks is the baddest I have experienced. When entering there is no support in how the payments work. Then you are at the bar for a drink and you can’t pay because of a system with a wristband. There are also 3 cocktails you can choose out of, and not many more options. Place is nice. They had a 2+1 drink promo but it was explaind different, then how the action works in reality. So when you ordered 2, you would get 1 extra for free
