Been here 2 times in 3 days since we are on vacation in the area....I'm not sure where or what these other reviewers are talking about because this place both day's have given VERY GOOD SERVICE... Couldn't ask for a better and more polite hostess who sat us at our table...Our server both days (different ones ) were both polite, courteous and kept returning to our table to make sure we had everything we needed... we will return if ever in this area again...keep up the great service IHOP in Chula Vista, Ca.

Love this location, it's clean, stocked, friendly and the food is great. I am a regular here. Try the Split Decision Breakfast: 2 eggs your way 2 sausages 2 bacons 2 pancakes and 2 wedges of French Toast. Yummy for the Tummy. All for a great price.

Excellent place for a Sunday breakfast with the family. Food is very good and, of course, their pancakes are delicious and filling. Their senior meals are really good and less expensive. We go there often. ⭐⭐⭐⭐⭐ 😁

The food is amazing but the servers/cooks are what I come back for. They are so kind and take care of each customer with the highest regard no matter how busy the restaurant is. Would definitely recommend it’s friendly, affordable, and the best when you’re craving breakfast for dinner.

The food was simply delicious such a juicy and tender yet crispy and meaty burger. The french fries were fresh and and overall a great experience. I will return soon and try their other dishes as I was tempted to get more than one lol.

this IHOP takes pride in their work, my party sat down and immediately was asked what drink we wanted (Roxie was the server we were delighted to have for the morning), within the two minutes it took to get the drinks 2 other servers (Gienniva and Leonardo) asked if we wanted drinks. The food came relatively quickly and the pancakes were good, my mom didn't like the eggs too much. Our empty cups and plates weren't waiting with us until the end of our meal and our server (Roxie was on point this morning) didn't make us feel rushed (this took place on a busier Sunday)

I had a problem with our takeout with the new ordering system, but Carlos the manager was able to fix it and expedite my order

Went with my friend because it got the $6 deal starting at 3 pm which was worth it! I didn't expected there would be less people here but it's ok! Employees were friendly! Only problem was that it took forever the waiter come to us just waiting for 40 minutes but at least the food were great!! The strawberries are so good I would come here again! :)

I have seen this place very busy in morning times especially on weekends. Service is friendly. My only complaint for the amount of times i have come here is wait staff do not offer to refill drinks throughout meal. Slightly frustrating when I eat my whole meal with no drink or half a drink.

Would've been 5 stars, but today's service could've been better. To be specific, our waitress was not rude, per se, but she wasn't as friendly as one would expect at a family restaurant. Food was good, nothing to complain about here but they stopped serving burgers 2 orders ahead of me 😡. We literally went there for the brunch burger today. But the omelets there always satisfying and generous 👍.

Regular IHOP experience. Except food took way too long to arrive today. We sat in the patio. Wrong move. Way too many flies. Servers were kind and polite, however, as were the bussers.

If your into omelettes and you Love bell pepper and onions tomato and shredded beef with Serrano Chile, than the Poblano omelette is what I recommend this thing is big enough to fill you up plus you get a side of pancakes. Yes sir, this is my go to every time. And the Serrano Chile's are not fire hot, they are a very very mild hot. I guess there just to add a little flavor, and that they do. O and the picture, the red color is Tabasco sauce. It does not come on omelette. I put it on 😍

Its a typical IHOP. Nothing good or bad that really stands out..which is what you want at this type of diner. You know what to expect as long as your not unreasonable in your expectations It gets busy really quickly, which can sometimes make you feel like you need to rush out of there to make room for the next family.

They are still working on adapting to the new normal. Food was cold and pancakes arrived over 20 minutes after we were done eating the rest of our breakfast. I know they are trying but can definitely improve a lot.

It was ok. My waitress disappeared without saying anything so I relied on asking whomever passed by in an IHOP shirt. They weren't packed, but everyone acted SO BUSY I felt like we were imposing by being there.

The service was great. im shocked, though, because our food came luke warm close to cold. We ordered pancakes, which weren't even warm. Only warm things were the basil soup and the coffee. Food was great, cold or warm, but it would probably have been better, warm. I recommend the Basil Soup it was really good.

We enjoy i-hop! The food is dependably tasty. Breakfast is my favorite foods that they serve. Nothing fancy. Great place for families. The prices aren't bad. Plenty of free parking.

Great waitress! Fruit salad was larger than expected but very tasty. Very few patrons while we were there.

First time there, the parking lot feels like TJ streets. Full of pot holes and loose gravel with faded or nonexistent parking lanes. Homeless tents on the sidewalk next to the parking lot. Homeless people all around. On bikes, pushing their carts and walking all around. Once inside IHOP, food was good, service was fine, the restaurant was clean and its bathrooms too.

It's IHOP. The food is consistent and not bad for the prices. The wait at this location can be fairly long depending in the time of day. I would have given 4 stars, but the service was very slow my last visit. Not the waitress' fault, she had too many tables. The manager should have called in another server.

I was eating at the IHOP at Broadway and Oxford. We had a pleasant waitress. very polite very attentive. As we were leaving we overheard the manager speaking to our waitress with a rude and disrespectful tone. Very unprofessional. Why would one want to have an attitude towards hard-working employees and show such disrespect! She made our day. On the other hand, the manager put a bad taste in our mouth and we couldn't eat so we left.

I had a great Colorado omelet. With home fried potatoes as the side. The potatos were horrible. IHOP must have test kitchen somewhere and these deep fried (golden brown) potatoe chunks were not tested by anyone anywhere. I asked for home fried potatoes that would have been prepared on the grill. Deep fried potatoes are not home fried potatoes.

The experience was just okay. I felt sorry for the staff — there was only one waitress taking care of the entire restaurant, and only one chef in the kitchen. We understood it wasn’t her fault that everything took a long time; she was very kind and did her best. However, the restaurant itself wasn’t clean and definitely needed some attention in that area.

I can get busy at certain times of the day. The service is good but the food is not always hot the way i like it. My chicken fried steak was crowded onto a plate on top of my potatoes. My wife's ham had a funny taste so she left it, they did not charge us for it. We won't return but to be fair it is just our opinion.

The Food was good. Portions were LARGE. Beware of the Chocolate Chip Pancake. If your expecting a regular pancake speckled with chocolate chips this isn't for you. Instead I got a whole chocolate pancake and it wasn't very good. It was like eating a plain chocolate cake. Other than that everything was good. Social distancing is not in place anymore and unfortunately we were sat next to a customer that kept coughing ALOT... it made us all uncomfortable. Refills were nonexistent unless we tried to get our waiters attention. But overall the food was good. Maybe we just went when it was too crowded.

Where do u start. Hostess very good. She say 30 minutes. Only take like 20. We got a table server take a while to take the order. She was kinda of upset don't know why. She never come to us to ask us a how was everything. Y order a side of toast I never got it. But guess what. She didn't forget to charge me. We always eat in IHOPS. Mostly at the lemon grove location. We never have a bad service there. I mean they not perfect but way better then this one. We never come back to this location.

Stopped in for breakfast, was greeted and promptly seated. Wait staff was friendly and efficient. The issue was the meal. I got the rise and shine breakfast. The hashbrowns were over-cooked to the point of being burned, and the wheat toast was also toasted way too much and was hard. The scrambled eggs were fine, however when I tried to put a little tabasco sauce on them, the reducer in bottle was not there and I got way too much. Then, they do not accept AARP discounts, which Denny's does. I cannot recommend this IHOP.

I asked my server to get my toast well done, but not to get the bread Burned, and butter on the side. Well, my bread wasn't well done and it has losts of butter on it. I asked another server if were possible to change my bread the way l asked, the the new bread was tottaly burned that l can even eat it. Bad service.

I never liked this place for the food but my stepdad likes it. My complaint and the reason I'm posting is the server just stood there scrolling through her phone not asking if we were good or refilling our coffee. When we were almost done eating she finally came over and asked if we wanted more coffee. The disturbing thing was the manager didn't seem to care. Strange

The service was ok. I asked for fresh milk, never got it. The food was disappointing I got the fresh berry crepes combo with scrambled eggs (were super good), but the berries were only one strawberry sliced 🥹 and the crepes didn’t have anything inside, like not even chocolate or anything… so sad. The staff is always great here, but the food has gone downhill at IHOP. The pancakes are better at Denny's and almost anywhere else these days. Today's pancakes were not even edible (cold and like a brick). Time to find a new spot. Update (10/20/23): As always, the service was top notch. IHOP was my go to for breakfast for over a decade. I came back because I thought maybe they were making changes and thought it was unfair to discard them all at once. The pancakes are actually worse tasting at this point in time. If "pancakes" is in your business' name, you might want to get that one item perfected.

I attempted to order online with a coupon but I kept getting an error. I called and asked if they would honor the discount - the woman that answered said she would ask and then accidentally hung up on me instead placing me on hold. I called again and explained the error message that I was getting on the website and he told me to come in and they will give me the discount. After I arrive, I show them my online cart and they take my order. The person taking my order had to get help from the guy who appeared to be the manager. After a couple of unsuccessful attempts at adding the discount codes they advise me that the code must be for that restaurant. What a waste of time for everyone involved, including the heap of customers that sat around while these 2 kept trying to type in the same code over and over again. I told them I called ahead to make sure I wouldn't waste my time or gas but they ended up doing that anyways. I asked them 'about how long it would be' and they answered "15 minutes". I came back 20 minutes later and they said they'd check on my order. From the kitchen I hear that they still need to make the pancakes. After another approximate 10 minutes they bring my order out. When I get home I realized they didn't hear me completely nor did copy my online cart correctly because 1 of my pancake orders was a la carte. Besides the undercooked bacon, the food was good, but the tres leches drizzle was more like a little squirt.

Where to start.Think Twice before eating at this place. First I Ordered the T-Bone Steak with 2 sides and Garlic Bread. I Received my Steak on one plate and my Brocolli on another and my Mashed potatoes without gravy on another plate and the gravy in a bowl. What kind of Presentation is that. The mashed potatoes where okay but the steak was rather bland and chewy. The Brocolli was cold. The Iced Coffee was old. My sister got a Chicken Cesar Salad that should have included Croutons and caesar dressing none were in the salad. I work food service so I get it we run out of items but that should be brought up upon ordering. The woman was rude with a snappy attitude who towards the end got a bit nicer subconsciously knowing that the receipt and possible tip was coming. Her name Olympia. Not Happy With the Service. I am a rather patient person who gets the Food Service Industry and is very Understanding but no not today. Think twice before Eating at this place.

Came in at 9 am and sat down promptly. We sat down for 15 mins and the people sitting next us had the same experience. We were not acknowledge by the servers and we looked around to see about 6 tables with people but no had food. We were waiting for 15 mins when a waitress walked over to the table next to us and asked them if they had been helped but completely ignored us. She didn't even acknowledge us. We then walked out. The manager at the front counter saw us leaving and told the waitresses. Likely never going there again.

This location has really gone down hill. My online was completely wrong. I ordered the bacon egg white omelette & plain buttermilk pancakes. After getting home to eat my omelette was steak instead of bacon & the pancakes were confetti pancakes that were extra dry and falling apart. I will not go back to this location. Worse service ever. They were not even busy and they forgot about us. One of the girls who wear the red shirts brought my coffee which she spilled on the table and did not even bother to clean. They never came around to offer more coffee. I stayed because my boys were hungry and so was I but i didn't eat. Yes I did leave a tip. Like I said someone have to have some manners right?

After waiting for 56 minutes for a very simple order to come out, we left and went to denny's where we were probably served large portions at a lower price. Horrible service!! I came here for dinner this evening with my son. Our drink cups were dirty & had grime & residue floating in our drinks. My soup was delivered to me at a barely luke-warm temp. I Hop on BROADWAY in Chula Vista,CA. A terrible experience for food.waitress has a problem with understanding the English language.Second waitress did not fair much better.Tried to order a Denver Omellette. A Colorado with out the first three ingredients. Very simple.Order came,extremely lacking in cheese.Gave me pancakes I didn't want but had pay for.Potatoes I asked for,paid extra for which I didn't know .Asked for sour dough toast which was cold.Omellette tasted terrible ate half,had to quit.Wife had Chicken Quesadillia,was not done correctly.Use to be a good place to eat not anymore.

Worst IHOP in San Diego. All the hostess where very rude to my family. Not one smile, threw the menus on the table and slammed the high chair we asked for next to the table. On the other hand our server was extremely kind and patient while we were being indecisive about what we wanted and taking care of our 9 month old son. If it wasn't for the hostess I would give more stars but first impressions are everything. We are probably never coming back to this IHOP again.

Our service was awful. We waited 10 minutes in the table to order the drinks. She was mad and in a bad humor. Our waitress namely Laura D was rude and not polite at all. After the frinks come to our table she makes us waite another 10 min to our from the menu. Then we ask her for regular sugar and cream for our coffee. After more than 10 minwe ask again for sugar and coffe cream because she didn't get those for us.we ask to a very nice sir to bring cream and sugar where she (waitress Laura) very madly and hit the plate with the sugar and creamon the table. I let it pass because i thought she was in a hurry. But after she bring our pankcakes and the rest of foodshe continue slamming the plates in our table. As a customer is a very rude way to give receive our food plates. After we finish our breakfast we ask for water. We waited for 15 min total for the water never to came. We also ask a lady in the couter and she told us only our waiter will help you. This is the reason why i didn't left any tip for her.

So right off the bat management and staff was very disrespectful to our party of five. As two of us were in the bathroom, they interrogated my wife, asking if we were truly a party of five or if we were lying. After insisting that we are a party of five, the MANAGER scoffs and rolled his eyes. As the waitress sits the four currently there and only gave four utensils and menus. After we were sat down, things began to operate more smoothly with the waiter. The crepes we got overwhelmed with the scent of cinnamon and tasted like cleaning supplies. The waitress took back the crepes and even gave us a $10 off our meal so that was pleasant although things quickly escalated as we were trying to pay and leave due to the manager coming up to us holding our cards and not telling us why we can't pay yet despite us profusely asking. Zero communication and 100% attitude from the manager.

Horrible experience! We have been waiting for about 10 minutes with no waiter coming to take my order or drinks. Ceiling started leaking and got me all wet. Manager came and didn't offer any apologies. For being my first time here it was a nightmare! Just going to Denny's better service overall!

Service is very slow. We were seated faster than expected, but then the whole wait staff went MIA for about 15 minutes before even saying hi, and our whole section took forever to get their food because "the kitchen was backed up." This doesnt explain why nobody was getting food, several families were complaining. On top of it all, the coffee was watery. Dont recommend, especially if you're looking for a quick breakfast.

Called in an order this morning when my husband got there they said it wasn't ready so he waited. We live 5 minutes from there. The food was ice cold when he got here. Hash browns were dry and cold I asked for a build your own omelette with mushrooms spinach and cheddar only and they put tomatoes all over it. Asked for extra gravy for biscuits and gravy got none. Very disappointed

Came to have breakfast and service was slow and horrible. Ordered an APPETIZER sampler before ordering the rest of our food and it came out after we were done eating and the chicken tenders and onion rings were burnt. Not once did the server come to ask if anything was missing or that our food was going to take a little longer, no refills on coffee, nothing. We asked for our check and took a while to receive it, we just wanted to pay and leave and no one was able to assist us but the hostess (she was probably the only good experience we had the whole time there) She tried to make it right with our food after we complained about it being burnt but at this point we just wanted to get out of there since everything was taking too long. She tried to call management to help close out our tab and so we can communicate about our experience and they were "too busy" and didn't come out. Definitely would make me think twice about going to this location again...

This presentation seems like a joke to me, I paid more than 100 dlls for dishes like this, none of my friends ate the pancakes, their taste was very bad, there was no honey on my table, the coffee was served to me cold and from the kitchen, how It is possible, the fact that there are more people eating does not justify the lousy attention, I never received French vanilla for my coffee again, the waiter (Leonardo) went to his break and nobody could attend to us, I was about to leave without paying but I am honest and it is better not to return much less recommend

Quality of food was horrible. I order my steak well done. I received a rare one with blood. The server offered to take it back. It was so much grease on my plate that I decided to switch my sides because it was so nasty. I had surgery so my food needs to be well cook and it took like 45 mins to get to our table. Never again. I regret not taking a pic of my plate.
