The Koobideh is as best as the Bazar in Tehran. One of the highest quality in the bay area I have ever experienced. It is juicy and tasteful. We ordered for a party of +25 people and we did pick up the order ( they offer a delivery for a fee, which sound like a good deal too, but we had a friend nearby who picked it up for us). The process of ordering was very smooth, we stopped by and talked with the manager. He was very helpful and explained all the options for the order, and even helped us to itemize our order to get a better deal! The day of pickup, they did a great job in packing. We received separated trays( Aluminum trays, we move the food to our own chafing later) of koobideh, grilled tomatos&jalapeños, rice and bread and Sabzi! ( big amount of fresh basil and mint!). There were also a bowl of Sumac. Although it was a 20 minutes drive from the restaurant to our place, the food was still pretty hot! All our guests loved the food, and we were very happy to have chosen Yas for our Fiesta!

The first time we came to Yas Restaurant was over 8 years ago, so this review is long overdue. My husband and I love Persian/Mediterranean food and this place is so delicious. We brought my parents and brothers here long ago and it was their first time trying Persian/Mediterranean food. They loved it. I now bring my three teenage kids and they love it. We love all the meats such as the fish kabob (salmon), chicken, shishlik (lamb), fillet, and koobideh (ground beef). We get the variety so we can get a great taste of each of the flavorful meats. We also love the appetizers. Kashk-o-Bademjan is so flavorful. Two of my kids do not like eggplant, but they love this pureed eggplant. Mast-o-Khiar is also an amazing appetizer that brings this nice delicate freshness to begin the start of our amazing dinner. Sahar is also amazing every time we go to Yas Restaurant. Her pleasantly, sweet personality adds a beautiful touch ending our family dinner.

I eat here often and have tried most of the menu items. Everything is freshly made and delicious. The flavors are unique, but never over powering. You’ll love it!

I HIGHLY RECOMMEND this place! (I actually thought I had written a review for this place before). Dear reader, I would like to plead to take your leftovers with you - no matter where you eat at. There are people who will gladly eat your leftovers (rather than picking it out of the garbage cans). You can also eat it at home later. If you have an abundance of rice or potatoes, etc, you can look up recipes to give you an idea to repurpose them, or make a casserole, fried stuffed rice/potato balls, soup or add it to your omelette, etc. Please don't waste food and be grateful for the provisions God has given you ❤️

We had kale pache, and the portion was really good and more than enough. The plate includes maghz (brain), zaban (tongue), meat, and pache. The bread (sangak) was also provided and was fresh.

We started with Kashk e Bademjan as well had Mast o muser along with it. The former being a dish made from eggplant ( absolutely amazing ) while the latter being a yogurt dip made with Persian shallots ( finger-licking good). The host asked and I did comply by having a cup of tea along with the food. We did order the Khoresht - e Fesenjan( stew made with walnuts and pomegranate) as well though it came along with the main course. Along with that we ordered a juicy and very nicely cooked Soltani kabob and as well Joojeh Kabab ( boneless) where each of these come along with saffron rice and a grilled tomato. Juicy kabobs were an absolute delight to eat and relish. Ate to our hearts content and did end up packing.l the remaining stew as a to go with us as we didn’t want to leave anything that delicious and served with so much care and love by the hosts. We ended the dinner with a cup of Bastani (saffron Persian ice cream) and left no traces behind in the bowl ( that amazingly good) that it was served in :) Awesome food , great hosts , nice ambience which means an absolutely absolute recommendation. Please do pay them a visit and enjoy the meals to your heart’s content. Amazing experience indeed!!!

This is hands down the best Iranian restaurant I have ever visited! We ordered the Soltani Kabob Platter, and the food was unbelievably delicious. The Barg (filet mignon) was so tender it practically melted in your mouth, and the Koobideh was juicy and packed with flavor. Even the saffron rice was perfect—fluffy, fragrant, and a beautiful golden color. The service was also fantastic; our server was very friendly and attentive. The food is delicious and the service is excellent. They serve “the best” restaurant made Ghormehsabzi (the most popular Persian stew among Persians and non-Persians). Kabob is juicy and cooked to the perfection. The key is to order it medium and not well done. Side dishes such as Mirzaghasemi which is a traditional dish from northern Iran (made with roasted eggplant, tomatoes, onions, and eggs) and Mastomooseer (creamy yoghurt and shallots) are yummmmy....There are many, many vegetarian options on the menus. Although you have too many choices for desert, I suggest ordering the Makhloot which is combination of ice cream and sweet rice noodles. The taste of saferan and rose water combined with the sweetness of ice cream will give your tastebuds a trip to Persia. The restaurant location is good. It may not be the fanciest Persian restaurant I’ve been to but food is what matters the most; therefore I highly recommend Yas. 👍👍

The basmati rice was amazing and very tasty . would recommend with all orders. The service was really great and quick too. I love their food, but this was our first time ordering two catering trays. Walked in asking for a same day order -- family order of koobideh and a family order of chicken. We stopped by Yas Restaurant late on a Friday night when they were just about to close (they had even turned their “Open” sign to “Closed.”) I still opened the door and asked if they were serving tea, and to my surprise they welcomed us in with so much warmth and hospitality. They served us fresh tea, and even brought out some Persian sweets like zulbia. At the end, they kindly served us baklava as well. Everything was absolutely delicious, expect for the carbonated milk. It wasn't bad, but it definitely wasn't good. I just came around to liking carbonated water within the past few years. I'm not saying it's impossible for me to ever like carbonated milk, it's just going to take some time. I'm also unsure if it's something I want to work towards liking. It'd be so much better for me to like eggplant or myself instead. Maybe once I figure out how to like those things, I can shift my attention towards liking carbonated milk. Persian style restaurant. The two of us order a humus and a chicken/lamb combo. And we could barely finish, so portion is decent. The food is taste and flavorful. The service is on the spot. The cost is about 70.

Their Kubideh is the best; that’s main thing I order. But not a huge fan of kalepache (felt bland, watery, and overpriced).

This restaurant has been my go to restaurant for Persian Shih Kebobs for many years. Today I had my favorite Joojeh the tender pieces Kebob chicken with basmati rice. Both the service and food quality was good and reassuring. Their ground beef or chicken Kebob are also quite tasty.

We like to come here for Persian food. My kids like the rice and ground chicken and ground beef (Koobideh) rice plate here. We also like their complimentary - flat bread butter. We sometimes call different appetizers to eat with the flat bread. Today we call - #3 Mirza Ghasemi - which is puree grill eggplant, tomatoes and eggs ($14.95). And for the rice plate my husband called #18 Ground Beef ($22.95 )and 2 x # 27 - Yas Special ($28.50). And 1 extra rice. We did a family style meal for 2 adults and 3 kids. We were all full. The food were so Yummy. And the service was good. In general, It's a bit pricey but the food is quality. Appetizers about $10-15. Rice plates with kabobs $23-30. But their rice plate is big portion, 2 kids can share. So the bill for what we order there and 2 rice plate togo for the parents. The total come out ~$180 with tips.

Yas Restaurant has some strong points, especially when it comes to the tenderness of the kabobs—they were cooked well and had a nice texture. The grilled vegetables were decent too, but overall, the flavor profile fell short. For a place with such a promising menu, I was surprised by how bland most of the food tasted. The rice, unfortunately, was overly oily to the point that it became mushy, and a few pieces that fell on my lap left noticeable oil stains on my clothes. Definitely not ideal. While it wasn’t a bad experience, it was a bit underwhelming. I’d consider coming back if their seasoning methods improved. Right now, it feels like it has potential but needs refinement.

Really slow. Everything takes forever and they charge extra for everything

Both quality and service seems to be having a downward trend. We had stale old rice last time and when I just called the hostess, she seemed unusually cold and unfriendly answering a simple question about reservation, with "maybe" they have space and rushing to hang up on me.

This is one of the first Mediterranean restaurants we had the worst experience with. We had ordered hummus for the appetizer. The restaurant served pita but it was really cold and was already present on the table before we had come. We requested the server to heat it up and bring but they brought back cold pita after explicitly asking for it. We ordered lamb kabobs and chicken bone-in kabobs. The lamb was extremely burnt and was not seasoned at all. The rice served with the lamb was also not served. The chicken bone-in was very salt and was difficult to eat. When we asked them for water, they mentioned that it was not free and we had to buy 250 ml of water for $2 which was unreasonable. We also tried to order wine which was marked extremely high than the actually price. The overall experience was bad and we didn’t like the service from the restaurant people. They were a bit rude and unwelcoming.

Terrible food, terrible service. Food took over 45 min from ordering to come out. The $16 Falafel came out with only 3 inedible rock hard balls over some iceberg lettuce drenched in white sauce. Chicken was dry. Steak was bland and not worth finishing. I had to go up to the bar about 5-6 times to get the server's attention. Finally they had the audacity to charge 20% REQUIRED SERVICE FEE for parties over 5. I'd give 1 star but they were able to take the falafel off the check after some back and forth arguing with the owner who said they've never had a complaint in 28 years. I highly doubt that.

We came as a group of four at 7:58 pm. Waited 20+ minutes to be seated despite empty tables. Then waited over an hour with no water, no napkins, nothing. Only 2 meals came—15 minutes apart—while the other 2 never arrived. Staff claimed we only ordered 2 meals (as if 4 adults came to share 2 plates). Drinks we paid for never came either. The final bill? $95+ for just 2 $22 meals with hidden fees like “changing rice” and charges for items never delivered. Total rip-off. We left after nearly 2 hours, close to closing time, angry and scammed. Horrible service, dishonest billing, and shady practices. This place is not worth your time or money—avoid at all costs.

I do not recommend this restaurant. We’re not sure how the bill was calculated — it was about $100 more than we expected. When we asked for an itemized bill, they told us to check the prices in the menu instead. The food was very average, and the service was poor.

I've never seen a restaurant that lets the servers walk around with open hair, because of that we found a hair in our food and couldn't even get our server's attention because she was too busy chatting it up and flirting with the owner. We ended up just leaving our plates half finished and left, it wasn't worth it to fight it because the rest of the reviews say how combative the owner is. Not worth the fight for dry chewy overpriced meat and tiny portions. There are cheaper and more authentic places to try instead

Absolutely the worst customer service experience I've ever had. We placed a to go order for 7 koobideh's (ground beef kabobs) and 2 joojeh's (chicken kabobs). These were full orders which come with rice and tomatoes. We also ordered 2 yogurt appetizers (mast-o-mooseers). Once we got home and took everything out, we realized that they didn't provide the tomatoes nor the 2 appetizers. That was not even bad, compared to the fact that once we all started eating our food, we realized that the food was NOT COOKED! It was NOT COOKED! I made multiple attempts to call and demand a full refund, but the owner continually relayed the message back to me that he was willing to give me half off the order, if I re-ordered the same thing. What kind of business is this?? What kind of business owner would handle this situation this way?? The WORST customer service EVER! Terrible! Horrible! Disgusting! We visited this restaurant on Christmas night. We arrived at 8:15 PM, and the restaurant was clearly posted to be open until 9:30 PM. Despite this, the servers acted as if serving us would cost them personally. Instead of greeting or seating us, the servers were talking among themselves, making comments that strongly suggested they did not want to set a table, did not want to serve us, and did not want the additional work. It was obvious they were trying to discourage us from dining in. If a restaurant chooses to remain open until a certain time, guests who arrive well before closing should be treated with respect. The behavior we experienced was unprofessional and unacceptable—especially on Christmas night. I do not recommend dining here, particularly in the evening. Our visit was frustrating and left us feeling unwelcome

I decided to give it another try and unfortunately we had a terrible experience. Waited over an hour for our food to arrive and the chicken was completely uncooked and pink inside. When I told them, there was no apology and they just took the same chicken and overcooked and brought the same plate pack. So if the plate was contaminated with the uncooked chicken, it could potentially contaminate the rice too. While we were waiting, others that came after us, received their food way before us and finished eating when we got our food. So instead of coming to apologize for the delay and offering some bread or something while we were waiting, they just avoided our table. Not only that, they charged us %20 tip automatically. When I politely told them that things were so bad, the server said we were so busy with online orders that our grill was full. No apologies or acknowledgment! This was definitely our last time!

I’ve ordered food from Yas Restaurant twice, and both times I ended up feeling really sick afterward. I’m not sure if their food is spoiled or what’s going on, but it’s definitely not a good experience. Anyone planning to order from this restaurant should be ready to call an ambulance or head to the emergency room. I really hope they take food quality and safety more seriously.

Please do your best to avoid this restaurant, whether you are Iranian or not. The waitress brought us the wrong dish with meat even though we ordered vegetarian food. She was very rude and lacked the very basic knowledge needed to do her job and more worth she stare at customer and impatient to take their order. She doesn’t speak English well, so if you don’t speak Farsi, there’s a higher chance you’ll receive the wrong order after waiting an hour. She even served cold food instead of warm food to another customer in the restaurant. They forgot to bring water, plates, and utensils. The food itself was basically watery instead of a proper stew. The funny thing is, they don’t even check on you to see if you need anything or to bring you the bill. Very unprofessional, and the food was terrible. I believe if the owner of restaurant kick out this waitress and bring someone with basic knowledge of Persian food as well as speaking and listening english skills, it will solve some part of the problem.

The food is not bad but the WAIT is insane. We sat down at around 4:50 ish (I know because I sent my bff a text when I sat down) and didn’t get our food until almost 6:00pm! They kept telling us it’s because they had “a lot of orders”. I didn’t see a single DoorDash driver the whole time we were sitting there. If they had just admit they forgot our order it would have been fine. A lot of the reviews on here say they take forever/f up orders. Should have read those before trying this place.

I am really let down by my last experience here. I have been come here for decades. When we arrived. We waited for five minutes for someone to acknowledge us. Usually we are greeted with a warm smile and a hello. Then the waitress took forever to come get our order. I ordered two appetizers and she brought us three and charged us for it. I ordered two Yaz specials (number 30), Osh, and a number 35. She brought us the osh, the number 35, she brought us the special for two. No water at all at the table. No ice in our water. I had to order another plate because she got our order wrong. I still paid for every dish. Event though 60 dollars of it was not even our order. The service was slow. The kabob was raw on the special for two. It was one of the worst experiences I have had. None of the staff I knew was there. I am not sure if the place has new ownership but they offered no help. No support. By the end of our hour and a half long dinner I paid full price for three dishes. Two that were never ordered and a third dish that I originally ordered for my son. It will be a long time before I come back. It is sad because this was number one in my books for years.

The food was mediocre. The waitress was full of attitude. I asked her kindly to take the food out of our table as we had finished our lunch and was gonna eat ice cream. She denied our request to remove the plates. I was eating Safran ice cream with smell of kabab and onion. Very rude and atypical of a good restaurant. There was no other customers eating in that place. I would never recommend this restaurant to my Iranian fellows.
