Highly unethical company and Paula will make things up and put false words in your mouth. The manager running there Aurora IL area stole my personal items in retaliation. Make sure to never ever bring any personal items or tools because they will steal your personal items and not care. This company nothing of the core values as they state they are in training. Also this company has 0 interest in being a decent company they lie right through there teeth. I was verbally abused over the phone and management did not care at all.

I am seeking to notify the county of the safety concern here at the Alexander House Apartments in Silver Spring, MD, which is owned by Pratum Company. I moved in November 23, 2025 into your Alexandria HouseApartments. Today is December 19, 2025, it has not yet been a full month. There were and currently are a number of in unit issues. However, the safety concern is around my balcony door. Yes, I live in the 16th floor. However, my balcony space is simi available to my next door neighbor ( who I do not know). I informed the building, via the online portal at 9 am on Thursday, 12/18. While was also labeled an emergency based on the options listed on the portal. Throughout the day I have left a detailed written message to the management company Partum via their LinkedIn page in the comments sections ( which they later deleated). I informed them that in Montgomery County, MD, emergency maintenance involves conditions seriously threatening life, health, or safety, requires immediate action to maintain habitability, abd landlords must fix serious issues promptly under Maryland's Warranty of Habitability. And what is clear an emergency by the county "Broken Locks/Windows: If they prevent securing the premises." I received a phone call from the leasing office on 12/18, completely unaware that I submitted request via the portal but informed me they were sending maintenance to my unit. Well, it is now 5:25 am on 12/19, and my balcony is still completely broken. I had to stuff my unlock balcony with sheets to keep out the rain, cold and bugs. So clearly: 1. This building dose not keep safety as a priority. 2. The management company fails to respond to any inquiry as it relates to tenants issues.

Good Afternoon, I am co-signer of the lease at Yorkewood Apartments in Baltimore 1118 Belvedere Unit D. We moved out May 31 and left the property perfectly clean and no damage aside from a broken toilet seat. We have reached out to the property manager multiple times to obtain the refund of our security deposit and she suggested we reach out to you since she has not received it to her office yet. Maryland law requires landlords to return a tenant's security deposit, plus simple interest, within 45 days of the tenancy ending, and PER YOUR LEASE, your failure to comply with the this security deposit law may result in the your being liable to the us for a penalty of up to 3 times the security deposit kept, plus reasonable attorney’s fees. It has been 90 days and we have not received our Security Deposit refund nor any notification as to why it has not been received. Please respond as soon as possible with your plan to rectify this situation. Thank you. Patricia Durgin UPDATE: three weeks later and STILL no security deposit returned. Now I will need to take them to court. I encourage those of you who were also cheated by Pratum to do so as well.

In the course of reviewing my records and seeking clarity on certain recent matters, I came across public accounts from other tenants that described experiences with property management practices that, to my surprise, closely resembled my own. While I understand that management companies may transition or change hands, I find it important to note that consistency, transparency, and professionalism in property management remain essential, especially during such changes. My intention is not to make accusations but to express concern and ensure that tenants—including myself—are treated equitably and in accordance with proper standards. Given the patterns I’ve observed—both through personal documentation and corroborating accounts—I felt it was appropriate to bring this to your attention for reflection and oversight. Dear Pratum Management, I hope this message finds you well. I am writing to formally express my concern regarding the inconsistent and unclear communication I have received from your office concerning the early termination process for my lease at Gateway Village Apartments. These inconsistencies have resulted in confusion, undue financial stress, and a likely violation of my rights as a tenant under Maryland law. On June 5, 2025, I spoke with Marquis Bradley, who verbally informed me that the early termination fee would amount to two months’ rent. This same fee was confirmed in writing in her email dated June 20, 2025, following my written notice submitted on June 17, 2025, stating my intent to vacate the property on June 30, 2025. Notably, at no point in our earlier communication did Ms. Bradley specify that a 60-day notice was required, nor was I informed of any additional penalties beyond the two months’ rent she stated. It was only on June 26, 2025—after I had already made arrangements to vacate based on the earlier information—that I was told I would now owe both a 60-day notice period and an additional two months’ rent. This abrupt change contradicts the prior communication and introduces unlisted obligations after the fact. Additionally, I would like to highlight the following facts: There has been no new lease provided since 2019, and the 2019 lease contains no section pertaining to early lease termination or associated fees. The leasing office manager, Ashley Joyner, stated that the early termination fees are at her personal discretion, which raises serious concerns about fairness, transparency, and consistency. When speaking with Ms. Joyner, she shared that there would be "no problem with re-renting the unit"—a statement that directly calls into question why the two months’ rent fee is considered an appropriate or necessary penalty for breaking the lease. If the unit is likely to be re-rented quickly, the financial loss to the property is minimal, and the charge appears excessive and potentially punitive. I personally visited Pratum Companies' main office to resolve this issue and was told I would receive a follow-up call. As of June 30, 2025, I have yet to receive any response. I am requesting the following: A formal retraction of the June 26 statement that imposes an additional two months’ rent beyond the 60-day notice. Reaffirmation that, per the June 20 communication, the early termination fee is limited to two months’ rent, with no additional penalties. A copy of any lease provision or addendum that justifies the additional fees communicated on June 26. If none exist, the fees should be waived in accordance with Maryland tenant protections. An explanation of why a two-month rent penalty is being imposed when your staff has acknowledged that the unit is not likely to sit vacant. If I do not receive a satisfactory resolution within 7 business days, I will be filing a formal complaint with the Maryland Attorney General’s Consumer Protection Division and the Howard County Office of Consumer Protection. Thank you for your attention to this matter. I remain committed to resolving this issue amicably and in accordance with state law. Update: Charlie Blackmon personally reached out to me after seeing my Google Review on July 9th. He asked that I forward the related emails to his address and assured me he would follow up regarding my concerns. I called the office yesterday, and the receptionist was kind enough to send him a reminder to return the call he initially placed. As of today, July 15th, I have not received a follow-up call or any update. Unfortunately, I am noticing a consistent trend: this entire organization appears to lack basic customer service skills.
