Piccolo albergo moderno, pulito, tranquillo su due piani senza ascensore. Stanze grandi con terrazzino e munite di angolo cucina. La colazione non è inclusa ma si può fare a pagamento. A piedi sono venti minuti dalla strada principale pieno di negozi, bar e ristoranti. Mentre per andare al mare occorre un auto.

Geweldig net hotel en zeer modern ingericht. Erg aardig personeel en alles zag er super netjes uit. Top badkamer en douche. Ook het ontbijt was prima en er zat bijna in de achtertuin een prima restaurantje. Enige nadeel is dat het centrum van Tulum en ook de diverse strandtenten van Tulum wel nog een stukje er vandaan zijn, maar met de auto ook prima te doen. Je merkt wel dat Tulum echt duur is… auto parkeren, lunch, drank, etc. Maar zeker de moeite om even naar toe te rijden vanuit dit hotel.

Vine a trabajar con la empresa aquí a Tulum y mientras buscaba casa me alojaron aquí, nose ni lo que cuesta en verdad, pero la gente del hotel super agradable y atenta, las habitaciones amplias y limpias, gracias en especial a Álvaro por su atención, si sois Españoles y buscais algo que no sea un resort donde os saquen los riñones, este es vuestro sitio, para mí, de 10.

Nuevamente fuimos al Hotel Niik Tulum a hospedarnos la semana pasada, hermoso el hotel, diseño en las habitaciones, padrísimo todo, nos encanta!! por supuesto que regresaríamos con mucho gusto cuando vayamos a Tulum, no lo cambiamos!! El front desk tiene personal capacitado ya que nos brindó información sobre la zona. El lugar es muy bonito, no tuvimos tiempo de aprovechar las hamacas pero se veían muy bien, la habitación que nos tocó estaba limpia, ordenada y tenía balcón el cual puedes aprovechar pero después de las 10 pm ya no debe haber ruido por respeto a los vecinos.

This is an amazing place, in the new lush part of Tulum, the service is incredible and really helpful, I arrived there in tears because of an external transportation issue and they helped me fixed it, really kind and empathic staff I hope to be back soon. Beautiful hotel, love the aesthetic. Whoever designed this did a really great job. The rooms look onto a lot of plants and trees and a lovely pool which gets afternoon sun. The drinks at the bar were good, as was the pizza/pasta we had at the restaurant in the evening (well priced). Other reviews have mentioned the location - we stayed three nights and had no issue with noise. It's in the safer, quieter hotel area, but a quick walk to a variety of restaurants, a convenience store, mezcal bar and froyo (+ ice cream) place nearby. There's parking in the shade on the side of the hotel. Staff were super friendly and let us store our bags for most of the day before we left (thank you!). Liked the little touches like the water bottle in the room each day, the way the rooms smelled super fresh and the little turtle soaps. :)

The Niik hotel is a very nice place. The room was spotless, cozy and spacious. We slept like babies and were awakened by the song of birds. The area is very quiet, secure and close to everything. You can also rent a bike for free. We checked in with Alvaro, the manager, very friendly he was always available and gave us good advice about what to do around. We'll definitely come back.

The only bad thing about me staying here is NOT staying longer... Alvaro and Marcel were very professional and very hospitable. Definitely staying here again. However due to construction nearby bring earplugs. Construction is EVERYWHERE in Tulum nowadays.

Die Unterkunft war ganz gut. Die Zimmer waren recht sauber und das Personal war nett. Ein Stern Abzug gibt es, weil es keine Fahrräder zum ausleihen gab, da alle entliehen waren. Aufgrund der Lage des Hotels musste man sich dann immer ein Taxi holen, was dann in der Summe ein teuerer Spaß wurde.

Hôtel magnifique à Tulum, Niik Tulum séduit par sa grande piscine entourée de verdure et ses chambres spacieuses avec balcon, climatisation et salle de bain moderne. L’ambiance est agréable et le confort au rendez-vous, parfait pour profiter du soleil ou se détendre après une journée de visite. À noter : les chambres donnant sur le bar peuvent être un peu bruyantes en soirée, mais le niveau sonore reste supportable et on arrive à bien dormir. Autre point à savoir, il peut arriver de croiser quelques petits nuisibles dans la chambre — climat tropical oblige — mais l’hôtel a réagi immédiatement en nettoyant à fond et en fournissant du produit. Une belle adresse avec un bon rapport qualité-prix pour Tulum, à recommander à ceux qui veulent un séjour confortable et détendu.

Sehr freundliches Personal. Gute, moderne und vor allem neue Ausstattung. Das Hotel liegt direkt zwischen dem Strand und der Stadt. Man braucht also ein Auto, Taxi und Fahrrad. Da hier so wenige Fahrräder zu Verfügung standen, haben wir viel Geld für Taxis ausgegeben. Wir haben unser Glück jeden Tag aufs Neue versucht, allerdings waren alle Fahrräder(5-6) schon für eine Woche reserviert. Leider total ärgerlich und aus diesem Grund gibt es einen Stern weniger.

Nós estávamos com carro alugado, então não tivemos problemas para nos locomover. Mas do contrário, vai sempre depender de táxi para sair. Chuveiro não esquentava e não saía muita água. O custo benefício é bom, por ser um hotel bonito e barato.

Es un precio accesible y de los mejores en Tulum, cuenta con una pequeña alberca solo para remojarte. El restaurante dice que abren a las 5pm pero eran las 6pm y aún ni prendían el horno. El Internet NO funciona, estás en línea pero no puedes acceder a nada. No te dan toallas en el baño. Es cómodo y en la recepción muy amables. Estacionamiento en plena calle. Un poco confunso para quien no cuenta con aplicación en tu celular que te guíe hacia el lugar.

+ Das Hotel an sich sieht sehr schön aus und hat eine schöne Bar. + Die Zimmer waren immer sehr sauber. + Personal war stehts freundlich - Wir hatten jeden Abend nur kaltes Wasser um zu duschen. - Der Standort ist nicht gerade optimal, ohne Roller, Taxi etc. muss man immer sehr weit laufen. Die Gegend ist noch im Aufbau und daher von vielen Baustellen umgeben.

Positiv: - schönes Zimmer - schöne Anlage - sehr freundliches Personal was gut englisch spricht Negativ: - das Hotel liegt nicht so gut. Wir dachten erst dass es mit dem Fahrrad ok wäre, jedoch sind dort viele Straßen gar nicht- kaum ausgebaut und man muss entweder außen rum fahren oder durch die Stein/-Fützenwege (nachts nicht zu empfehlen!) - die Straßen sind auch nicht beleuchtet und die Fahrräder in Tulum haben keine Lampen - die Fahrräder sind in der Unterkunft zu teuer. Diese Kosten das Doppelte wie im Zentrum. Daher haben wir bei ola bike für 300Peso für 48 Stunden Fahrräder ausgeliehen. - 2 Nächte war es abends sehr laut, da Leute im Hotel Party machten. Neben dem Hotel dröhnt den ganzen Tag laute Werbung vom Nachbarhotel. Neben unserem Zimmer wurde die Wäsche gewaschen und die Putzleute meinte nachts um 12 Uhr noch Wäsche zu waschen was sehr laut war! - das Essen im Restaurant schmeckt nicht gut. Schlechteste Pizza die ich je gegessen habe. - 2 von 4 Liegen am Pool waren kaputt sodass man sich nicht drauf legen konnte. - die Taxis von dort sind sehr teuer und ziehen Touristen ab. Wir wollten einen Ausflug zu einer Cenote machen und der Mitarbeiter vom Hotel hatte ein Taxi angefragt und bestellt. Der Hotelmitarbeiter meinte er hätte 250Peso zu der Cenote vereinbart. Als wir mit dem Taxi bei der Cenote ankamen, wollte der Taxifahrer plötzlich 450-500Peso für eine 10Min. Fahrt. Wir diskutierten und er kontaktierte nochmal unser Hotel. Daraufhin meinte er dann 350Peso(was auch nicht der abgemachte Betrag war) Fazit: Das Hotel eignet sich für Leute die mit dem Auto unterwegs sind. Aber ansonsten empfehle ich eine Unterkunft die zentraler liegt.

Se escucha el ruido de las habitaciones contiguas. TODO se escucha. El hotel es visualmente agradable, las habitaciones son bonitas, la regadera es lo mejor de la habitación, pero escuchar todo el tiempo a tus vecinos de habitación es terrible. El balcón no tiene privacidad, si están los huéspedes de la habitación de al lado, será como estar en el mismo espacio con ellos

Limpio, muy austeramenente amueblado, atento servicio. Una alberquita pequeña y sin vista, restaurante para desayunos. /.... Qué onda con su respuesta, está enojado? Económico, sí es el hotel, se los reconozco y marqué la casilla de "Buen Precio", también lo limpio y atento del personal. Pero tampoco podemos decir que es un lugar bellísimo, super equipado y con seguridad 24 hrs, verdad?

Design of this boutique hotel is very nice if you got rooms above ground floor ( both roadside or courtyard ) Rooms on the ground floor ( especially courtyard ) lack any privacy, everybody from neighberhood can just walk into courtyard ( its a nice one with planting and garden furniture) and look inside your room luckyly Aldea Zama is a very nice area. Swimming pool is a small one and shallow and also again got massive privacy issue : anybody can walk in from the street and look at holidaymarkers sunbathing - the fence provided by hotel to cut off swimming pool from the plaza is only partial one and made from the few thick bamboo planks with the spaces beetwen them so hardly a proper fence !

Kiin Tulum is tucked away in a tranquil neighborhood just outside the busy center—a perfect spot if you enjoy some peace but still want to be near civilization. The location is actually a highlight, with plenty of nice restaurants nearby to distract you from the "mystery" breakfast hours. The receptionist’s work ethic was truly avant-garde. Breakfast hours? A fun guessing game! Breakfast location? Choose your own adventure! And for added excitement, they photographed all our passports on a personal phone—no fancy apps here, just good old-fashioned innovation. The rooms were quite spacious and Instagram-ready, with a big shower, fridge, microwave, and even a TV! The catch? No signal whatsoever. It’s like a modern art installation symbolizing disconnection. The only thing remotely watchable was YouTube Shorts, assuming you enjoy being served 15-second clips of random chaos. Sadly, housekeeping seemed to be on a spiritual retreat. We got "vintage" dirty linen on the bed (but hey, at least there was linen!), and towels? Just one—because sharing is caring. The shower was a piece of modern art, stunning to behold but strictly decorative, as warm water was apparently a luxury from a parallel universe. Air-drying post-shower? A brisk reminder of life's little challenges. The true heroes of this establishment were the breakfast staff—absolute legends. These gentlemen deserve medals, promotions, or at least a standing ovation. Their warmth and friendliness made breakfast the high point of our stay. Final scorecard: Hotel: 6/10 (for the interactive mystery experience and digital detox) Restaurant: 8/10 (for keeping our spirits alive) Location: 8/10 (close to great restaurants and far enough from the chaos)

Our stay was all in all okay, but the location is calm but a bit far from the city center. Just to let you know. The room is big and the beds were awesome. But the shower was too weak and the controls hard to handle so not easy to get it warm. Also there was a strange smell inside of our room. They are still building so Hotel at some points so this is just to help getting progress

Las instalaciones se ven bien conservadas pero se han cortado muchas ramas y madera de la selva para un armado deficiente. It’s definitely not a 4 star hotel! We had a relaxing time and it was a tranquil place but the hotel is very basic. As we entered they asked us to pay extra for our two kids when I asked about written information they told us they made a mistake but we need to pay extra for 1 kid.

Das Hotel ist schlecht ausgestattet. Es gibt kein INTERNET auf den Zimmern. Nach mehrmaligen Nachfragen, wird darauf verwiesen, dass das ein bekanntes Problem ist und man in der Lobby Internet nutzen soll. Völlig verrückt. Die Angestellten sind vollkommen abgebrüht und dreist und absolut nicht kundenorientiert. Auf keinen Fall in diesem überteuerten, schlecht ausgestatteten Hotel bleiben. Es gibt deutlich bessere Hotels in Tulum. Diese schlechte Erfahrung ist speziell bei diesem Hotel der Fall. Auf Nachfrage an der Rezeption wird absolut nicht auf die Bitte eingegangen. Es gibt keinen Wasserkocher auf dem Zimmer, man muss sich für 1,5 Dollar beim Restaurant heißes Wasser kaufen. Das Wasser tropft aus der Leitung, somit ist Duschen fast nicht möglich. Das Hotel ist außerdem sehr weit abgelegen und ohne eigenes Fortbewegungsmittel nicht zu erreichen. Ich hoffe, dass hiernach niemand mehr in dem Hotel übernachtet. Spanisch: Normalmente no escribo críticas, pero tengo que advertir a la gente sobre este hotel. El hotel está mal equipado. No hay INTERNET en las habitaciones. Después de preguntar varias veces, nos indican que es un problema conocido y que hay que usar internet en el vestíbulo. Completamente loco. El personal es completamente duro y descarado y no está en absoluto orientado al cliente. Definitivamente no te alojes en este hotel sobrevalorado y mal equipado. Hay claramente mejores hoteles en Tulum. Esta mala experiencia es especialmente el caso de este el caso de este hotel. Terrible experiencia. En la mañana a las 8:30am, NO HABIA AGUA CALIENTE, metemos a bañar 2 minutos y se va el agua, fuimos a recepccion y nos dicen esperar 5 a 10 minutos, esperamos 45 MINUTOS todo enabonado, eran 17 grados, y justo rentamos una noche nada mas para poder descansar despues de casi 15 horas de trabajo continu, y fue horrible nisiquiera poder tomar una ducha caliente. La cosa es que en recepccion le echaban la culpa a la persona del turno anterior, al de mantenimiento, a todos, menos asumir la respinsabilidad y hacer algo, nada, terminamos por irnos tristemente :(

El personal de recepción muy déspota, no sé si sea así con todos los huéspedes pero al check-up pidió hacer revisión de la habitación para ver si no hacia falta nada, cuando la habitación no está tan equipada, al ingreso no se respeto el precio de reservación por booking, tuvo un aumento y jamás nos dieron una explicación del porqué esa cantidad más que por él IVA, que se supone ya viene incluido desde que se realiza la reserva, en la habitación no se realizaba correctamente la limpieza, cada vez dejaban menos toallas

Hotel MUY MAL EQUIPADO PARA EL PRECIO, SE SIENTEN HOTEL DE LUJO, pero carece de señal de televisión, el wifi es pésimo, la alberca no cuenta con agua climatizada, cuando otros hoteles por un menor costo si te lo ofrecen; el hotel está ubicado lejos de todo, el centro Tulum y la playa se encuentran a 15 min en auto, te rentan las bicicletas a un precio excesivo ($300) el día, cuando hay hoteles o Airbnb más económicos que a la hora de alquilar una habitación ya te incluyen la bicicleta, el personal es pésimo y despota, la limpieza pésima, en fin yo NO LO RECOMIENDO, pueden encontrar mejores opciones de hospedaje por el mismo o menor costo la noche.

Not recommended: construction in two places nearby and far from the Pueblo of tulum (restaurants), plus Tulum taxis charge high prices to get here.

i arrived with my wife and baby to a dirty room beds not even made where the receptionist Samantha didnt care to even give us clean sheets. She said that this was the service the hotel had. I had to ask for the managers number to switch rooms because samantha didnt even care to assist us. The manager was helpful but This experience was awful!!! The bathroom didnt even flush! And the service that was given by Samantha was the worst ive ever seen in my life. Hotel infracture is nice but if you have people that dont care about the hotel why hire them. Truely Awful

We booked this place at booking.com because we were looking for a pet-friendly hotel. Arrived at 9:30 pm - the manager tried to charge us 4000 pesos (200$) deposit IN CASH for 2 dogs (there was no info about that on website or in email). This is amount for 1 night while the cost of staying is twice cheaper. No options offered, no help, no compromise, so we had to search for another place with a lot of luggage at late night.
