Place was really nice. I went with my future roommate who happens to be my cousin and we both enjoyed the place. Kaylie was an amazing tour guide. Did well in showing us what North 12 has to offer and was very friendly, helpful to answer our questions and respectful. Overall I really recommend North 12! Excellent experience living there for 2 years as I completed my masters. Staff are super friendly and always willing to try and help the residents. Safe community and great distance from campus. There are also lots of good restaurants nearby and everything you need is easy accessible. Hands down, 12North is the best place to be if you are student at TAMU and don’t have a car to get around. Rent is much cheaper than other apartments in the area as well, and the quality of the living space is still top notch.
12 north has been great the building is well maintained and stuff is super nice. Management comes and fixes problems quick!

Alex provided us a detailed tour and he was fantastic! Loved all the study rooms available as our son is an Engineering major along with the newly remodeled workout area. So many wonderful updates and amenities. My main takeaway was how clean and fresh all the shared/common areas were. Entering the complex was nice and very welcoming. The bedrooms aren’t super big, but the kitchen and living space are a very nice size. I loved the stainless steel appliances and a full washer and dryer. Our son can’t wait to move into 12North Fall 25!
Nice tour, building was very calm and clean. Bedrooms are a little too small but if you want the dorm experience this is the place. The amenities are good. It’s very close to the University Drive and bus station.

This is my second year living at 12 North and so far its been pretty good. I don't really have any complaints. Management is really good and they communicate well. Maintenance requests are attended to really quickly, but I really haven't had any maintenance issues. The apartments are pretty nice, and I think we have really good appliances compared to other apartments. I love how close 12north is to campus because I am able to walk. Also, all of the employees here are really awesome!! I would recommend 12 north for people who like being close to campus.

Staff was always very friendly and maintenance was quick when required! It was small but being so close to campus made everything a quick walk/bike when going to class. It was better than living at the dorms for sure.

This is my second year living at 12 North and it has been amazing. The location is a huge plus. Classes are within walking distance and that makes it great. I also really like the study spaces available on each floor. The gym is large and it has a wide variety of equipment!
Subleasing for the 23 summer semester until my townhouse for my son and I becomes available in August. From a parent's point of view, when my son becomes a freshman here, I will most definitely sign a year lease for his first-year. Very convenient walking distance to campus and bus stops. Very quiet and peaceful area, that will not cause distractions for the students. As a father, I value the overall safe environment. I've walked within a 3-mile radius in every direction from morning to late night. The streets and neighbors are quiet respectful and law abiding. Definitely a plus for parents who have daughters. The entire compound has security cameras and facility security access doors. The staff here is very eager to please. All the staff, especially Caitlin Lexi and Katie go out of the way to ask how I am doing, routinely. For your less responsible kids, maintenance orders get resolved within a day. And they provide email and text reminders for billing due dates.

What a wonderful place to spend my time this past year. From the scenic outside patio area to the gracious architecture that I’m honored to dwell in, there truly isn’t another place like 12 north. Mara was an excellent tour guide! She was patient, allowing us to take our time at each stop and we never felt rushed though the many questions we had. In addition, the apartment complex is beautiful!
Neha was our tour guide, and she was wonderful! She was friendly and knowledgeable about all things 12 North. We ended up going with another complex purely from a cheaper monthly rent, but Neha was the kind of person that I would like my daughters to be neighbors with.
It is so convenient because it’s so close to campus . Additionally the amenities are great. I use the study rooms and the computer lab all the time. I really enjoy living here.

Howdy, I was recently at 12 North to tour the place, good apartments. A little expensive for me, but the staff was really nice specially one girl, I think it was Michelle. She let me know and even texted me right away, after to lock me in. Overall, this place has great amenities.
My daughter and I toured (our tour guide was Neha, absolutely delightful) here when she first came to A&M and signed up shortly after. Very happy with our experience so far.
I recently toured 12 North and had a pleasant experience. The apartments are spacious, and the facilities are very clean. The pool area is lovely, and the gym was clean and well-organized. The staff was also great. Neha gave me a quick tour and was very knowledgeable and enthusiastic, which made the experience even better. Overall, the community has a very positive and comfortable atmosphere. Highly recommend :)

I have a cousin that lives here. I went to visit her it was very nice. She loves it says even maintenance is on top of their game. She put in a work order for her heater and the head guy Travis was very prompt and respectful..
My daughter loves living there! It’s very handy and close by to her classes at the TAMU. Within walking distance and has lots of fun activities to do there!!! Always something to look forward and meet others plus nice staff working there!
My brother-in-law lives here and is always telling us how much he enjoys it! Every time I visit, the staff is super friendly and helpful, and the place feels really welcoming. They host great community events and always seem to have something fun going on for residents. You can tell they truly care about the people who live here. Definitely one of the best student apartments in town!
This is my second year at 12 North. It is very convenient to campus, and I am able to walk to all of my classes. 12 North also has a bunch of events going on for residents throughout the year, so those are always fun to attend. I live in a Premium B with my best friend from high school and it has worked out well considering these flats are pretty small compared to other apartments in the area. However, it is a bit loud on the weekends when Northgate is poppin, which is not exciting because I am a light sleeper. I am in a Premium B and those are at the very end of the hallway facing directly out towards Northgate/campus. Nothing white noise and ear plugs can't fix though... or a headband with speakers in it - I've used these recently, playing white noise, and I don't hear Northgate at all. Aside from noise, it is really nice to be able to walk to class and not have to drive in this overpopulated town.
It's good place to live if you going to college.
All around pretty nice place. The apartments are kind of small but that’s expected for the location. The amenities are nice. The staff is very friendly and helpful. You definitely can’t beat the distance from campus and the bus stop. Maintenance is usually fairly timely. I haven’t had any major issues. My AC broke once and they promptly came to fix it. It’s definitely a nice alternative to a dorm for freshman while still being almost on campus.
Currently planning on signing a lease here for fall 2021! Great apartment location near engineering buildings (about a 4 minute bike ride/ 11 min walk) with great amenities. And great staff as well! I’ve called so many times and they’ve always been very helpful and the person who gave our tour (Clay) seems really nice. The rooms are a bit on the smaller side but for what you’re paying for and how close you are to campus it’s definitely worth it. Can’t wait to live here!
Since I first moved to the tradition now called 12 North they have upgraded their amenities and living by a great amount. Recently they added an amazon hub which makes it very easy for residents to pick up packages even after office hours. The staff is very friendly. When requesting maintenance they are also very prompt with their responses. When I first moved in 2021 the maintenance was very helpful with all my needs. The location is also very nice as it is walkable to campus and very convenient. Next year I'll be living here for my third year in a row.
As a short summary: yes I would recommend renting here! I personally didn’t renew, but that’s mostly because I really wanted a bigger apartment, and I really hate the fact that there are no windows in the kitchen or living room. That said, if you are okay with the size of the apartment, lack of windows, and tiny beds with not very comfortable mattresses, everything else is fine. I had no problems with any of the furniture or appliances, had very little contact with the staff or management, and I enjoyed the great location. I liked the garage, specially since I was on the right side of the building so I could park my car on my level and be a very short distance from my dorm, although they do charge 50$ a month for parking! Finally, the move out process was simple and I did not receive any charges since I cleaned my place before I left, so thank you for being reasonable! Note: I already moved out, so I did not receive anything to write a review, this is just my opinion after living here for a year!
Amenities are nice. Really pretty outside pool and seating area. Front desk is always super sweet and helpful! Good location for walking to campus as well! Only complaints are that there is quite a bit of noise from Northgate but nothing too unmanageable, and the rooms are more of a closed off design rather than open floor plan.

This is a good beginner apartment for a young adult who is looking to get used to living on their own, cooking for themselves and keeping their living space clean. All of the units are updated and clean, but they are TINY. You can find bigger apartments in the Northgate area, but they will be much more expensive. You can find less expensive apartments in Northgate, but they will not be renovated. At 12 North, you will get a renovated apartment for a good price, but the trade off is that it will be a super small unit. The front office has been super responsive, and they have answered the phone every time I called, answered every question professionally and promptly, and all maintenance requests were addressed promptly. The management also made renovations during our lease, but always informed us when the crews were coming into the unit, and they tried to finish work as quickly as possible. Kitchen lighting and furniture, living room furniture, flooring and the bathroom vanity were all updated. The apartment does feel dark since there are no windows except for the bedroom. So, these updates helped a little. The location can’t be beat with lots of restaurants and within walking distance.
Did not live here, but took a tour with Kaylie M. who I would rate 5 stars. She covered everything in the tour, and was able to answer all our questions. Also helped with some major specific questions and connected me with a lot of good resources as an incoming freshman. She was very kind overall during the tour and I would recommend her to anyone else.
Overall good apartment. Staff is nice and Kaylie, the one I toured with, has been helpful. The apartment itself has environment that is more dorm-like than others so you get more benefits like security and proximity to campus.
Pretty solid apartment complex. I like the events they host and the rent is reasonable. The location is really the best part since it is right next to the TAMU campus. Do hear some noises occasionally but the muffling is solid enough. Any work orders and resolved pretty fast as well.
When I toured the facility, everyone was very friendly and I was surprised to see the quality of the amenities for how cheap of a complex it is. Everything looked extremely nice and clean. The rooms were small, but the amenities made up for it (like you could survive the small space by just using the room for sleep and cooking and doing everything else in the study rooms). EDIT 7/14/2020 I had a horrible experience with parking not being added to my lease in the beginning month, but honestly that was the only thing that happened with management. They’re actually a pretty good complex with competent management. The staff here is super nice and willing to help. Maintenance is also great and fast, which is SO hard to find. The rooms did get a little depressing since the only windows in my unit were in the bedrooms, and we couldn’t even open them because we were the corner unit on the inside (I’m assuming to stop break ins?). There was a small flood in our apartment that was caused by a busted pipe after hours, but maintenance came and fixed it within thirty minutes of it happening. They gave us dehumidifiers and fans to help dry out the room which was very nice and dried out the room pretty quickly. But other than that, our stay here was relatively painless and actually pretty nice. Originally I was very negative because the one star reviews gave me low expectations, but over time I realized that it’s actually a good complex. Definitely bring a mattress topper though, because these beds are much like the ones in the dorms 🤭
I currently live in a 2x2 Deluxe and it has everything I need. Furniture and appliances are all included, so move-in was super helpful. It’s also in a great location for walking to campus. Maintenance is also super responsive & helpful.
I love living at 12North! Amenities are great, the rent is great and most importantly it’s super close to classes as a science major. It’s also nice to be so close even when going out with friends.
You get exactly what you expect when you move here. The floor plans are small but are definitely manageable. Most importantly it is a very convent walk to any of your classes on campus while still being off campus and living the Northgate life. The staff is very caring and wants to always improve.
They really improved their maintenance service from the beginning of the year, however, sometimes the maintenance staff leaves a mess when going into your room. (Like stepping on the toilet and sink instead of bringing a ladder). Something that I realized was an issue in the middle of my stay is that there is very little sunlight in the apartment. On my floor plan, there was only a window in my room and my roommates room, but the kitchen and living room area do not have natural lighting. It kind of feels like a box at times. That being said, it is in a very good location and and it is a comfortable place to live in. The issues are very minimal. However if you plan on staying in the weekend prepare from the noise from the bars at Northgate. I was very happy to live at 12 North for the price I paid but I believe that the prices are way higher now. There are other options at the same price that offer many more things. If 12 North was at a lower price it would be one of the best options, but with the high prices I’d say other options are better.
Lived here for a year. Really small apartments. The corridors and carpets smell. They do have a good gym and recreation spaces. Some floorplans have a weird bedroom entrance through the bathroom door.
If you're going to read any reviews, LET IT BE THIS ONE! Former resident of 3 years in their smallest studio floor plan. Here is my full review of living here: Pros: - Maintenance has been overall very good here. The folks working are very nice and they have mostly gotten all work orders done extremely fast. - Mailing system has been great to me. They have an amazon hub (which they didn't have my first year) and it's very convenient. Haven't lost any packages or mail with them. - Parking is decent. - Amenities and appliances are great. Cons: - PLEASE REQUEST A ROOM THAT IS OUTWARD FACING (NOT facing the courtyard). It can get VERY loud at night when students are out partying in the courtyard/pool area. I've called the cops countless times for noise complaints. Would've saved me so much headache if I didn't have a window facing the courtyard. - Security is horrible. Like above^ there is no weekend guard that is common to have in other apartments on NG. So anyone can be loud at anytime of the day. Most door locks are broken. Literally anyone can visit the pool, get access inside the buildings (after hours), and even head to the gym without living here. It's been like this for all 3 years I've been here. - This may be unfair to say and probably won't affect future residents, but there have been insane renovations that have seriously hindered my livelihood. For over a week, my tiny studio apartment went through renovations that required me to not be in my unit for over 8 hours. I am very thankful that I had my boyfriend's place to stay at, but otherwise I think I would've had to sleep or stay in my car. This was during midterms as well... right before spring break. The movers/workers lost a bunch of items that were priceless to me. It was a horrible time living here during that week. Got insanely sick after from stress as well. Just horrible and NO compensation was given for any of this. Also, they put in brand new furniture and the table given to the studios DOES NOT FIT IN THE APARTMENT. It is a serious fire hazard as my door opens 1/3 of the way. Told front desk about it and they shrugged. Overall I think 3 stars is fair for my time living here. I've outlived all current front desk workers and even current management lol so I think my stance is pretty honorable and fair. This past year has been the worst by far in terms of renovations and party-goers in the courtyard. As long as you get a room that's facing the street, you should be living here comfortably (that is if they're finally done with renovations...)
Edit as of 1/2/26: The fire alarms have gone off roughly 4 times since I left my review and the wifi has dropped more times than I can count. Thankfully the internet issues are short-lived, typically lasting 10 minutes or so, but they do occur often. Changing my review from 4 stars to 3 stars. If you decide to move here, please take note of these issues. Like others have said - you get what you pay for if you decide to live here. A large majority of the apartments are incredibly small (aside from the premium rooms - but they'll cost you a good amount of money). The pros: Great staff, especially the maintenance man Travis. Repairs are made very quick and are always high quality. The apartment has a constant number of events going on practically every week so it's easy to meet new people. The cons: Fire alarms go off basically 1-3 times a month with some lasting for 10+ minutes and others at incredibly inconvenient times. The internet provider is by far the worst provider ever. There are constant short internet outages with the occasional 1+ hour outage. Calling the support number for the internet provider does nothing and they typically blame you even when it's a known apartment-wide issue. Overall, I enjoy living here primarily due to the distance from campus and being at practically the center of Bryan/College Station. If you're looking for a decent place to live that is also close to Northgate - this could be the place for you. Just take note of the issues I mentioned previously as they aren't going to go away any time soon.
Decent place with good amennities. I would say the down sides are the mold- my roomate and I both had mold around our windows which maintenence only splashed bleach on; also, maintenence never came up to fix my outlets- I had two oulets that never worked and I reported like five times. Finally when the maintenence people came in they told me they'd come by another day to fix it... and they never came back. Also, they unreasonably raised the prices stating that it would be justified by the slight remodeling that occured, however the new couch and furniture is awful and does not match the apartment at all. The new bathroom counters have even less space. There is almost no natural light and the only windows are in the rooms themselves. I enjoyed living here for the semester due to the closeness to campus, however that and the amennities are the only good things.
Decent amenities and close to campus but the units are TINY and the leasing manager Kirby is extremely rude. It was a nightmare to sublease my room here as it was impossible to get correct information from the staff regarding logistics of the lease transfer. I was told by the staff that the subletter's application was free but was later told by Kirby very rudely that it was actually $200+. They also had ridiculous policies like the key pick up had to be on the 1st of the month or not until the next month (even though it was during winter break) and that they do not offer tours to the subletter. There were some pros - some of the staff is really nice, fast maintenance, and nice courtyard/gym. But also, a lot of cons like no windows or natural light in the kitchen/living area, about 2ft of counter space and no drawers in the kitchen, half the computers in the computer room don't work, the carpets were dirty and smelled, tiny closet, lots of fire alarms etc. The main reason why I stayed was the cheap rent for being at Northgate but it has since increased drastically. They've since added additional costs for 1st floor or courtyard facing units and preferred parking which is annoying. They also incentivize for 5-star reviews FYI !!
Update: I was charged a $99 move-out fee for something that was present before I moved in. I reported it on my move-in condition form, yet was still charged. Disputed the charge back in August within the 30 day time period, with proof, and have not received a response. I have followed up multiple times with no response. It is now February and I just got an email requesting payment from the management company. This has very negatively altered my opinion of 12North. I lived there for 3 years. Also, I HATE the AI that is used to answer the phones. It is terrible! Likely not a 12North choice, but management choice, so just beware. You will get nowhere. It is so much better to talk to a real person. Old Review: I have lived here for two years now and I just signed a new lease! Management has been awesome and so helpful. Maintenance is always timely and great. Staff is super friendly, and they take the effort to know tenants names and say hi! I have loved living at 12 North!
Don't live here! As a freshman at TAMU this year, I will not be renewing my lease. Very below average apartment for an above average price. The model unit is much more well-kept and cleaner than the rest of the units. Upon move in day, I was greeted with a dirty apartment that looked like it hadn't been cleaned since the last tenant moved out. Soap scum and mildew on the shower doors I have yet to scrub off (I've tried), cobwebs throughout the unit, and gnats and bugs in the rooms. The entire building is dated and needs furnishing, as the walls and doors are banged up and does not set a pleasant tone for residents. Not to mention the parking garage, which is extremely narrow and I'm afraid of getting hit every time I turn the corner. The only pro about this apartment is the proximity to campus, as I can walk to class everyday which is helpful as a freshman. However, I am not willing to settle next year, and I will be moving out to a clean and spacious apartment further off campus.
Pros (there aren't many): Close to campus Had a coffee machine for the first few months before it stopped working Pool, game room, gym Cons...: Heater/ AC barely even works aside from the living room, I sweat every night during the wall even with the ceiling fan and another fan running. Currently freezing my butt off every night for the winter. Room was not clean at all on move in day Parking garage is extremely narrow Bathroom sink has barely any water pressure There is one light in the hallway and one under the ceiling fan. There are three light switches. TWO of those are for the hallway light. I cannot use my ceiling fan light without turning on the ceiling fan. As stated before, the heater does virtually nothing, so if I want my room lit, I need to endure the arctic winds. There is a blinding street light outside my window that my blackout shades even fail to block out. Handle breaks off shower door My bed screeches louder than hell every time I try to shift positions
The management is nice and the maintenance crew is sweet, but overall I don’t enjoy living here. The rooms are smaller than the show unit because the ceilings are lower. The building has weird smells like mothballs, trash or other peoples cooking. There’s no drawer or cabinet to keep utensils or pots. The bus is overcrowded and slow and doesn’t go to the heart of campus so it’s hard to get to class some days. The place looks rundown and overall is, in lack of better words, trashy. You can hear the train and people on northgate and maintenance has been in my place three or four times to fix my dryer (which is still broken and makes the place feel like a Sauna). I’m almost embarrassed to bring people over. I wouldn’t recommend living here overall, but it’s fair for the price if you get the 541 sq. Ft. Apartment. I wanted to like this place but I have to be honest unfortunately.
Honestly, do not live here. There are so many other places you can live that are better AND cheaper than this. It always smells weird like trash and moldy food. The front desk does not answer the phone and somehow there are only like 12 guest parking spots and they are always gone. The rooms are so tiny it basically feels like you are living in a dorm. There are only windows in the bedrooms, which makes everything feel super depressing and it's just weird. The elevators are always broken and even when they work, they are extremely slow. The wifi never works and constantly disconnects. Also, you don't know what size bed you are going to get until you actually move in. They literally don't tell you and then when you get there you have to join a waitlist if you want a different bed than what your room came with, but you are not guaranteed to get the size you want. Additionally, they don't consistently lock the outside doors, so anyone can get into your building which is a bit unsettling. The only thing I really liked about this apartment is the courtyard. The pool is pretty good and they have nice seating outside. Otherwise, this place is not worth the price, but I guess you are paying to be close to campus.
Loud Northgate people on weekends, couldn’t get to sleep til 2. No free parking can’t have guest over. Pressured me into renewing early, raised rent by $40. Small claustrophobic rooms and cheap beds. Loud radio station music on all the time. Fire alarms constantly going off, had to wait for 10 mins in the cold at 2 am in morning. Thin walls between rooms and my bike got stolen from bike parking area inside the building. Only good thing is that the rent is cheap, in-unit washer and dryer, quick maintenance, and free food sometimes. If you can don’t live here unless you have few options or want to be near campus.
Unless you gotta live close to campus go live anywhere else you will end your year hating this place with a passion. I love fire alarm sundays at 1pm!
Haven’t moved in yet, but already off to a rocky start. Shameful to take advantage of college students, who are a captive audience. I'm a parent who was forced to get involved because it is nearly impossible reach a live person via phone. My child made repeated attempts to contact the office throughout the summer but could never get through. We finally reached someone today—10 days before move-in day. Paid for a first floor, but was placed on the fourth floor. There was zero communication about roommate/ room swaps. Pricing is unnecessarily complex. They are happy to sell to you, but good luck trying to get help after you sign the lease. Hopefully, this is not indicative of the coming year.
12 North is just like living on campus… if you paid thousands of dollars a month for conditions considerably worse than a dorm. After renting a unit this year and dealing with multiple cricket infestations, countless false fire alarms, and a laundry machine that almost drowns out the din of Northgate, I feel compelled to warn anyone thinking of signing here. Maintenance is on top of things, but we had to call them so often that we almost wish they would shoulder some of the exorbitant rent. However, our primary issue is with management. During our signing process, all members had a big smile on their face, but since being a resident, we have had countless rude interactions with front desk and management. They will constantly find a way to make everything your fault and will not hesitate in making you feel unwelcome in a home you are paying for. On top of everything else, the unit we got is nothing like the model unit we were shown. We were honestly in disbelief seeing our unit on move-in day after being promised a more spacious and open model. Overall, 12 North has many issues that must be fixed, and the management is not accommodating with these in the slightest.
Really bad experience living here. I do not receive any email that informed me that there is floor replacement today. It said that they will reach out to reschedule but I do not receive any email for reschedule. But they came to replace my floor without any notification and all my stuff is in a mess when I come back home. They just moved all stuff on the floor to my bed without any notice. And my stuff even got lost during floor replacement …(Don’t know if it has been stolen or damaged or just moved to another unit. If you don’t want someone breaks into your room, Stay away from this apartment!!!
🚨 BE AWARE THAT THE 5 STAR REVIEWS ARE BECAUSE THEY GIVE OUT FLOWERS, FOOD AND EVEN FOOTBALL TICKETS AND HAVE PEOPLE WRITE THE 5 STAR REVIEWS! NOT BECAUSE THEY TRULY ARE 5 STAR WORTHY. We have been really disappointed in many things at 12 North, so I will list each one. 1. The management and staff will tell you what you want to hear to appease you, but will not follow through on whatever it is you’re requesting. Whether it’s damages that need to be repaired before moving in or really anything. They will tell you it’s going to get done, and then it doesn’t, so you sit and wait and hope that at some point, they’ll do what they need to do. 2. If you take a tour of the model, know that your unit will not look anything like it. The model is mostly exceptionally clean, no holes or peeling paint and definitely no visible damage to walls and mold in the bathrooms. Just be aware that you are not getting what you’re being shown. 3. Upon moving in, my daughter’s entire apartment was not cleaned, despite us being told it was. They even supposedly sent crews in two more times to “clean” but we still had to do a deep clean because it was gross. There was mildew and soap scum on the shower doors, the floors in the entire apartment were not clean and if you walked barefoot the bottom of your feet would turn black. The oven was not cleaned properly and neither were any of the appliances. We were told they were sending in someone to patch up holes and paint the apartment, however, this was not done. The walls have scuff marks, peeling paint, holes from screws and just overall dirty. 4. The maintenance person is very kind but from talking to her, she is frustrated at the 12 North staff/management because their standards are very low. Things aren’t being repaired properly and just the simplest fix to appease tenants and they move on to the next problem. Nothing is ever fixed properly. 5. The bed in our unit does not have a headboard and the frame is about a foot too big, so the mattress slides constantly. We brought this up before moving in and we were told they would fix the problem, however, we are 4 days in and haven’t heard a single thing about this. 6. There was an active leak at the entrance closest to the garage parking on the first floor that was left for several days. Water was pooling at the entrance and it was coming from the wall. After speaking to one of the maintenance guys, we were told there were pipes leaking. No caution or slippery when wet signs were placed there. Just a bunch of towels that did nothing to keep the water from pooling. After several days of this leak, they brought in a fan and took out some of the drywall, but it has been unrepaired. You can actually see a hole from the inside out into the garage. It’s insane. 7. The majority of the 5 star reviews are because tenants are incentivized for leaving 5 stars. They’ll give out a prize of some sort if you leave a 5 star review. So take this into account when you see these. I truly feel like the management at 12 North takes advantage of college students by providing the very bare minimum and making it seem like they care or are going to do something about whatever problem you have. They’ll just keep you waiting and waiting. Please don’t comment with your standard response about how you care about your tenants and blah blah blah. You can show you care by fixing all of the problems in a timely manner, especially the exposed sheetrock in the bathrooms with water damage and mold. The wall is bowed because of water damage and you keep putting a bandaid over it. And please fix the bathroom cabinet handles and put in a bed frame that actually fits and the headboard that the bed is supposed to have. Also, please work on your communication with your tenants and actually answer your phones — and RAISE YOUR STANDARDS!
RENTERS BEWARE! We are extremely unhappy with 12 North as a whole and the management company (Cardinal Group) is a complete SCAM! From the day of move-in last fall we have had so many issues with them being extremely unprofessional and rude. Kirby specially, the Manager onsite was not only ugly to our girls on several occasions for just asking questions but avoided all phone calls to date. If you have a question or concern of any kind you will either get a vague answer from the front desk or in most cases nothing as you have no choice but to leave messages where no one will call you back. Communication is awful with this property and after reading our long list you will understand why! First - our daughter selected a “double” bed size and got a twin upon move-in. It was not stated that this was merely a REQUEST and not guaranteed and so we had already purchased (in advance as most Moms do) all the bedding, mattress cover, etc that was non-refundable by the time of move-in. Second - the metal shelves originally above the bed (which appeared to be apart of the bed itself) were completely missing along with the drawer inside of the nightstand. All of these items were in the model and part of the furniture included per management. Apparently, post our signing of the lease management decided to switch furniture companies and they no longer include the same furniture. We had nowhere to put her things and they basically said too bad! Third – throughout the school year our girls were contacted by management stating that there would be improvements being done throughout the building such as new floors and new furniture (major renovations should be done during the summer months), however the workers would barge in unannounced on different days/times than was stated on the emails. This was a major inconvenience to students trying to focus on their education. Management also required all tenants to prep the apartment in advance by moving everything to assist the workers so when they didn’t show the apartment was in chaos for days! Specifically, both my daughter and her roommate had to “camp out” in the lobby of 12 North ALL DAY on one of the many times this occurred. Fourth – for the inconvenience of the full day spent in the lobby our girls were offered a gift card, however once again heard nothing back for months. When they approached the front desk they were given the run around once again and our daughter ended up having to go back to the property after her official move-out date to physically get the gift card taking a total of 3 months to receive. Fifth and final – after cleaning the entire apartment myself along with the girls we received TWO additional fees totaling over $100 post move-out. Let me start off by stating it is obvious that these apartments have not been painted in years (upon move-in you could see the patchwork everywhere), however even so we patched/painted the few holes where her curtain rode and shelf was per the paint color instructed by management. After no assistance from 12 North we then disputed all charges directly with Foxen and Cardinal Group! After waiting over a week for a response we were told that if we didn’t have picture evidence taken post management’s renovations then there was nothing they could do and we have to pay all fees in full. This has been a complete nightmare for our family and would recommend you keep looking as living near campus and the convenience of that is just not worth it!
Please read and allow it to influence your decision of living here. I am writing this after living at 12 north for three years and finally leaving. This place has the most incompetent management and I have experienced so many issues because of them for the past three years. Here are the ones I haven't permanently blocked from my memory: The summer of '22 we did not have AIR CONDITIONING for SIXTY DAYS. Again, during THE SUMMER!!! We were given a box fan as if that's any compensation, and offered to stay in a room that was smaller than our unit, and dirty. No compensation or accountability beyond that. Do you like having Texas summer heat in your living room for months? Then live somewhere else. January of '24 we did not have heat for 4 days. The temperature (as seen in the photo I have attached) hovered around 60 for this entire time, during which I was sick and missed the first days of class. No compensation. Do you want to shiver in your sleep and get sick? Then live somewhere else. READ THIS PART!!!! In May they redid the floors of our apartment, forcing us (on very short notice, during finals season) to move everything from our rooms to our living room, promising that it would only take a day to do and we would be able to sleep in our rooms that night. We knew they were incapable of following their own deadlines, and as predicted we were not able to sleep in our rooms since they hadn't finished the flooring yet. They gave us a key to a model unit AND WHEN I WENT IN THERE TO SLEEP THAT NIGHT THERE WAS A MAN SLEEPING ON THE COUCH. AN. UNIDENTIFIED. MAN. SLEEPING WHERE I WAS TOLD I WOULD BE ABLE TO SLEEP. You can imagine how terrifying that is, and how uncoordinated staff has to be to allow something like that to happen! There were times when the water would come out a disgusting color (see attached video), with no follow up from staff. Our locks were changed with very little notice, we had multiple encounters with maintenance entering our apartment unannounced. Fire alarms constantly. AMENITIES YOU CANT EVEN USE! I once needed access to a windows computer, tried to use the ones upstairs and found the only working one was password protected. I went to the front desk to ask what the password is and they said they "didn't know, a resident put the password on there a while ago". When I asked if they were going to do anything about it they shrugged and said no. They tell you that the clubhouse is open 24 hours but security officers kick you out after 10:00 PM (EVEN IF ITS JUST YOU AND A FRIEND IN THERE). I had rainwater leaking into my apartment and was told maintenance had gone home for the day "so...". Like WHAT?? Maria is great. The front office is nice its just upper level management that is HORRIFIC. Why did I stay three years? Maybe it was stockholm syndrome, I don't know. Don't make the same mistake I did
I stayed there for the 2023-2024 school year. I did not get a roommate choice at all despite the “roommate tinder” that they pool you in over the summer before you move in. When I moved in, the apartment was dirty and so was my space. I found a huge dog bone in the bed when I was moving in which made the room have a bad odor. After the day of move in, I started to get flea bites on my feet and legs. I didn’t know where they were coming from until I saw fleas in the carpet and in my belongings. To clarify, I did not have a dog but the previous owner did. When I notified the staff, they did the bare minimum in which they only allowed me to move out for pest control to spray once. After my mom complained and vouched for me, I had to move all my belongings to the show room where they do the room tours then rudely told me that I was expected to be out of the room at 7am just incase they had guests. It caused me to stress about where all my belongings would go and I was basically homeless staying in my hotel while my mom was in town. I will say, Maria was the only maintenance staff that was more helpful than the manager and sprayed once more and deep cleaned my apartment for me to make me more comfortable and I’m so grateful. She truly deserves a raise!!!!! When we requested my rug to be changed in my room (because duh…) they said that it would be billed to my family on our rent. They weren’t helpful and made me feel invalidated by my situation that wasn’t my fault. My experience living here was tainted from the beginning. There was also mold that I didn’t initially notice at the beginning of the school year but as the year went on, it got worse and grew and then I noticed it. The location of it was on my ceiling and walls. It’s a great location but there are other and better options on Northgate. The rooms are very small and they’re are no windows in the main area- at least for my model. There’s a group of students that like to party in the pool area with pizza and beer and very rarely clean up afterwards and are loud. Northgate noise is another thing to think about. I was located on the first floor in M building, the hallways always smelled like sewage and you can hear everything from the other rooms in the building. During the spring semester they started to renovate which caused dust to consume the hallways, the noise was super loud and annoying, and the construction space caused literally all of the guest parking the offer to be occupied. Also these renovations removed many amenities such as the pool. My advice is to look elsewhere, although the tour looks amazing and the staff is friendly there are other apartments that are worth paying for. This apartment is not. I moved out as soon as possible and will be advising future Aggies not to live there! Hope this was helpful!
The management team was horrible. The communication was awful, they (without warning) entered my apartment and boxed all my things up so they could change the floors. Then, they double charged me for the bill of damages caused by the flooring company. After all that, they never allowed me and my roommate to dispute the charges and have basically tried to steal our money for months now. My advice is to live literally anywhere else. Seriously.

It’s not a good place to live. A lot of these reviews are incentivized so I wouldn’t trust all the 5 stars. They hike up prices for no reason, really? $10/month “first floor fee”?, show you the nice units with high ceilings when reality you’re getting a cardboard shoe box on a higher floor with 6 ft. ceilings. Terribly shady business practices. Constant fire alarms. Terrible management that never has answers for you. Maintenance crew is great but you need them so often because of how cheaply built everything is. Just really bad. PAY MORE TO NOT LIVE HERE! Let me add, the amenities are good but they close at random. Not so useful to have a gym if it’s closed. Also not great to have an elevator to my fourth floor room if it’s going to be broken or have vomit in it. No compensation for loss of use in amenities or heating which failed us when it got cold.
I do NOT recommend living at this establishment, when you book the tour they give you base rent prices and show you their "tour apartments" which is much more spacious and has better furniture than the apartment you walk into on move in day. Me and my roommate were excited to live here after the tour and then a month before our lease started they had us pay the last month of the leasing periods rent and now the office says we did not pay for that on top of the 200 dollars in extra fees they tack onto our rent every month. The office workers are very nice people but not helpful in the slightest we went downstairs to find out our leasing agents info and we saw her for the first and last time that day and we have lived here since August. Not to mention the maintenance work that took place over 5 days where for most of that time you need to be out of the unit that I pay for every month which they sent out one email about a month prior. They had us box up all of our belongings and asked us to move it out of the unit until all the work was done, mind you they decided that it was more important to rip out the carpets in our bedroom than fixing our dryer that hasn't completed one dry cycle all year because it flips our breaker and when we put in requests to have someone look at it we are just told to flip the breaker every time. There is absolutely no cabinet space in the kitchen, bathrooms or bedrooms and our laundry room door swings open in front of our dishwasher. They removed all our furniture and told us they would be replacing it with luxury furniture and instead put a glorified Walmart picnic table that you have to fold up to have any room on (the table itself has a piece that you fold up and clip in place). There are some things our maintenance team refuses to fix or look at such as our living room fan that clicks and never turns off or the bathroom vents that you turn off and then they turn right back on and there are light switches that do not work as well and our garbage disposal outlet is so worn that it unplugs every time we use it and there is mildew or even mold in some bathroom vents and when told about it they wiped it with a rag and told us it would be fine. My roommate and I signed on our leases that we would need parking in the garage and when we finished paying for everything such as the parking fee we were then told we did not in fact have a parking space and we have to pay for the north gate parking garage which is 100 dollars monthly on top of the 900 dollars in which we have to pay in rent which may come surprising as our base rent is on the lower end of 700 dollars but they put unknown fees on your rent that they won't explain and we just found out that they signed us up for credit reporting which we had to pay for with zero knowledge beforehand. All in all this apartment complex is not worth your hard earned money or the stress it brings to live in this space you can not call anyone in your home because your wifi never works and it doesn't stay connected you will be lucky if your tv even works or hell, your dryer. 12 North is a terribly ran and terribly kept apartment complex and if you believe you should live here then you should read more reviews and then decide if you want to waste your money.
This apartment complex is a huge scheme to milk as much money as possible from already broke college students looking to find a place to live close to campus. When touring here, you will be shown a very nice, spacious apartment that is extremely well-kept and it may convince you to sign a lease. Don't be fooled. When moving into my apartment, it seemed as though management had not done anything to clean up after the previous residents. I had to scrub grime, soap scum, and dirt off of countertops, walls, doors, and the refrigerator before I felt comfortable enough to move my own belongings in. Not to mention, there is an absolute plethora of maintenance issues that make the overall living experience very unenjoyable. The dryer in my unit has not worked the entire time we have lived here, despite requesting help from maintenance multiple times, who told us to flip the breaker in our breaker box every time it short-circuited or didn't start, which didn't work because the dryer continues to stop in the middle of cycles and refuse to start again, leaving my roommate and I with damp clothing that we have to hang up all around the apartment to air dry. There are also other small maintenance issues that may not seem like such a big deal, but when added all together make me extremely excited to move out, such as cabinets crooked and hanging off the hinges (which my roommate and I took the liberty of fixing ourselves), the garbage disposal comes unplugged from the wall because the outlet socket is loose, the fan in our living room does not shut off and makes an extremely annoying clicking sound, mildew (or maybe mold?) seeping from the bathroom vents, and the elevators take forever to travel. Now if all of these issues seem bearable to a college student who is simply looking for a "cheap and conveniently located" apartment in College Station, let's talk about money and convenience. When signing the lease for these units you will be given a fairly reasonable price for rent and utilities. This may seem appealing when compared to other apartments in the Northgate district, but once again, it's not as it seems. With all of the added on "convenience fees", "rent reporting", and a "premium pool view fee" which is quite literally money you have to pay in order to have a window that faces the courtyard, I end up paying around $200 more per month than I originally thought I would, putting the price for this place way higher than advertised. There have been multiple occasions in which we have been told to vacate the apartment so that maintenance could retile the floor or redo our bathroom sinks/cabinets, which ended up giving us even less space to place our belongings. On that note, there are NO drawers in the kitchen or bathrooms for silver, toiletries, or cooking utensils, there appears to be in the model unit, but they are false drawers. They replaced our previous furniture sets with what they called "premium upgraded furniture" which is not only cheap looking but doesn't match and will probably be a great excuse for the office to raise their rates for the next leasing term. Seriously consider if the convenient location is worth all of these issues before signing a lease at 12 North. I do want to note that the front desk staff is very friendly, and many of these issues are very likely out of their control, and are more of an upper-management problem.
On first day of move in, the floor was filthy and unclean in the kitchen due to maintenance work. The rooms are very small. All the equipment are dated. The elevator takes forever to settle and was never fixed for the first semester. Visitors parking could run out, and you have to visit the front desk for permits. Random charges such as "Master Policy Premium Dues", "Rent Reporting", and "Convenience Fee" are paid on top of the base rent. Utilities are around $50 a month. The only good thing is proximity. This place was rebranded form "The Tradition" to "12 North" because of the bad reviews.
I have been dealing with repeated and somewhat constant issues at this apartment with the assistance of my dad since it takes so much time to even contact staff without getting brushed off. We have previously left a review and got asked to take it down in exchange for them magically deciding to deal with the issues finally. Our electricity meter has been broken since before we moved in (over 2 years), yet they still charge us the faulty rate of over $200 a month for "electricity." They acknowledge it is broken yet charge it to us each month. Myself, my father, and my roommate have to call several times each to get any action on it. They are now refusing to adjust it correctly altogether now. They have lost my medicine before and only found it after I had to reorder it TWICE, leaving me without medication for a few WEEKS. Maintenance does not exist in any meaningful capacity. I have received incorrectly cut keys to my mailbox and bedroom. Entry doors are constantly broken and either do not take resident tokens or are always broken open. They have 'events' and some nice amenities. Besides that and the close-to-campus location, there is very little to praise this complex for.
Fantastic place to live if you enjoy frequent fire alarms in the middle of the night!
This review is not for the people that work here but rather Cardinal Management. I have been living here for two years and all of a sudden I get a letter saying they want to renovate in the MIDDLE OF THE SEMESTER. We have been told to pack all of our belongings and need to basically stay out of our apartment for nearly 24 hours in total over the span of three days. No compensation whatsoever for bothering your residents that already have other stuff to worry about. There are literally 1.5 months left until Summer break and they could not wait.

I would not recommend living at this apartment complex. Starting with the positives: the front desk staff and maintenance team are kind and generally helpful. The location is convenient, and many of the shared spaces are well-maintained. However, the negatives significantly outweigh the positives. Over spring break, the complex decided to replace the flooring in some units, including mine. I received no notification whatsoever that this would occur. When I returned, I found that approximately 95% of my belongings had been moved and piled haphazardly into my shower and kitchen sink (see photo). Initially, I thought my apartment had been broken into. Only upon seeing dust, screws, nails, and other debris, did I realize construction had taken place.The third-party contractors removed items from my bed, closet, shelves, and floors with zero effort to return them to their original places. It took me 2-3 hours and multiple voicemails to get in touch with anyone at the front office, despite it being open at the time. When I finally reached someone, the manager was defensive and attempted to distance the complex from responsibility by blaming the third-party contractors. Only after I pressed further, did they admit there was an error in communication that resulted in me not being notified of the planned work. As a result, I had to essentially move back into my apartment just two months before the end of the semester, which took hours. I was compensated a mere $150 for hours of labor and extreme inconvenience. Unfortunately, this incident was not isolated. It was the fourth time maintenance had entered my apartment without proper notice. I had already brought up two of the previous incidents with front desk workers. Even after the flooring situation, I received no communication about major disruptions, including a full day of water shutoff for the building and a complete replacement of my living room furniture. These actions showed a continued disregard for residents' time and comfort. Additionally, the fire alarm goes off randomly at all hours, sometimes multiple times a week, and management never acknowledges or addresses the issue. As a graduate student with rental experience at multiple properties, I have never encountered this level of unprofessionalism and disregard for resident well-being. Management clearly prioritizes appearances and future renters over the needs of current residents. If issues arise (as they likely will) they are poorly communicated and slowly, if ever, resolved. In summary: avoid this complex if you value peace of mind, communication, or professionalism.
i hated living here. Don't trust the other 5 star reviews. The whole apartment complex itself is super old and dusty. When I first moved in, I would think that there would be some level of cleanliness but I found myself welcomed by cockroaches and SO MUCH DUST. im NOT EVEN KIDDING LIKE THE DUST I COULD CLUMP INTO A BALL LIKE AS BIG AS A YOGA BALL. Behind all the appliances you would find clumps of dust it was nasty. Also all the units are super dark it makes you so depressed like please just find a different apartment. Aside from the cleanliness of the units I would say the hallways smell terrible all the time. Another HUGE THING I would highlight would be the FIRE ALARMS. yes there are fire alarms that go off in the middle of the night to wake you up at 3 am. There were like three times where my in-unit fire alarm would just go off for no reason. No smoke, no fire, just my presence would set the fire alarm off. And it being super loud I couldn't figure out how to fix it, so I ended up sleeping at a friend's place. I come back from a night at my friend's place hoping the fire alarm would be off but it was still going off. I couldn't handle it so I ended up breaking a part of it off which still didn't fix it at that point. They're probably gonna charge me for it cause that's how much of a terrible apartment complex this place is. And of course my "emergency maintenance" would take 5 days to come and fix it. On top of all the filth and the alarms the units are so TINY TINY TINY TINY TINY. I could barely bring friends over cause it would just be too small for them to fit. I just don't understand how some of the workers think that we're living in a perfectly fine apartment complex and smile. I know they know we're living in a terrible place. Location can be considered nice but just live at any other apartment. Anybody who goes to A&M would tell you that this place is known to be terrible. I just didn't know cause I was a freshman. Don't fall for it freshmen. choose somewhere else. If this is the only apartment complex available that is walking distance to the school and you find that important, trust me, it's better to get an apartment complex a bit further away from campus and just take the bus to campus. The bus runs almost every 5 minutes and it is so great to use I ended up using it all the time even though I lived here. Just never live here please I'm posting this so people can get the message to not lease here. Only nice thing you get out of living here is finding a sense of community. A sense of community that bonds off of their shared experiences with filth, fire alarms, disgusting smells, bugs in units, and mold. periodddddd (edit) oh yeah also there's cockroaches and grasshoppers!??? in the units and black mold and cobwebs on the ceilings where you can't reach. I know this from personal experience and from what I've heard from other residents.
I lived here for the 23-24 school year and it sucked. The window in my bedroom got moldy over the winter, the shower was labeled backwards, the toilet got moldy no matter how much you cleaned it, maintenance never fixed our dryer (we put in like 5 orders), and it was overall generally bad. I do not recommend staying here. The only plus side was how close it was to campus and the parking garage. Nothing to do with the actual apartment itself was good. It was livable, barely sometimes, but not a place I’d recommend to anyone.
Not the type to write reviews often, but you should really avoid this place at all costs. It always smells horrible, and if you live in Building M, you won’t get nearly as much care as building A because they don’t give tours there. I had multiple issues with my AC during the hot summer months, and for the price you pay for these apartments, you’d expect to have at least the essentials. Be careful moving out too, they will find the tiniest things to charge you up the wall for and refuse to work with you in terms of resolving it. They quite literally changed their name to avoid bad press. Wish I could give zero stars.
The parking garage is disgusting. I was helping my friend move out, and we were constantly avoiding broken glass, literally everywhere. Additionally, there has been a cup of urine on the third floor for weeks now. It is a gross place.
After three years as a resident at 12N Apartments in College Station, I’m beyond disappointed in how management handles situations involving long-term tenants. Paying $85 per month for an assigned parking space should come with a reasonable level of communication and judgment. Instead, there was no warning, no outreach, and no attempt to resolve what was a minor issue before approving the tow of my son’s vehicle from his assigned spot. That response speaks volumes about priorities. This is not simply about a towing incident (although you can see other predatory towing incidents in other reviews); it reflects a broader approach to resident relations. When someone has lived there for multiple years, paid rent consistently, and paid extra for parking, a courtesy call, email, or door notice would seem like a reasonable first step before imposing significant cost and inconvenience. There was no effort to engage constructively, no openness to discussion, and no follow-up afterward. Calls regarding the matter went unanswered. For prospective tenants, be aware that policies appear to be enforced rigidly and without discretion — even in cases involving loyal residents using their own assigned, paid spaces. If an issue arises, you should not expect proactive communication or flexibility. I expect 12N may respond publicly to this review with a reply, but a generic response carries little weight when direct outreach has gone unanswered. Ultimately, actions matter more than words, and this experience leaves the impression that resident loyalty and resident relations are not meaningfully valued.
I moved in fall of 2025 because my brother lived here his last 3 years of college. When I signed my lease the base rent that I got, was $795, my roomate and I signed within 24 hours of each other and were supposed to get a dollar amount off of our rent because of a deal they were running at the time, but when my mom and I called later we were told that we wouldn’t be getting that amount off because they had “run out of spots for the deal”. I pay almost $1000 monthly for a basic 2x2 in the un-updated side of the building because of parking fees and utilities. For the past 3 months my ac payment has been between $50-$60 despite me turning my ac and heat off completely in December, turns out they take the usage for the entire building and divide it by the residents, so if you live here you’ll end up paying extra for someone else’s ac/heat usage. The building is dirty, I came home from class to a gecko in my bathroom on the second floor, there are stains in the common areas of the building, the stairwell on the far end of the building from the parking garage smells like something’s rotting because there was standing water there. The arm to the parking garage malfunctions regularly and the doors into the parking garage stick so you can get into the building without scanning in. The exterior doors are supposed to remain locked at all times so you have to scan into the building, but the leasing office doors never get locked and nothing has been done about it. In november and December they started calling while I was in class and left voicemails saying they needed to discuss something important about my lease, when I called back they want me to renew over the phone, and I explained that I wouldn’t be renewing at all, they asked for my reasoning so they could put it in their system, however for the past 3 months they have continued to send texts and emails asking me to renew almost as if hoping they can bully me into it. This semester I have 8am classes every day and I frequently working until 8 at night, since the start of the spring 2026 semester the fire alarm has gone off 7 times, just while I’ve been in my apartment, twice last night. This is the third time this semester that the alarm has gone off after midnight. They sent an email out to all of the residents today to let us know that there was no fire despite the alarm going off for over 30 minutes at 5am and claimed that the reason it lasted so long was because it takes time for staff and the fire department to clear the building, it took almost 30 minutes for the fire department to get to the building, the only reason they came is because another resident called and asked if they were sending anyone. In the email they said that someone pulled the alarm and claimed that the issue would be dealt with accordingly and then followed that by asking residents to report any suspicious activity if it happens in the future. 3 months after I moved in they posted signs in the trash rooms changing the rules and saying that if trash was left on the floor your unit would be charged $50, the only way for them to enforce this policy would be to utilize the buildings cameras, yet it appears that they only want to do that when they can make an extra $50 dollars but they don’t want to use it to fix the issue of someone breaking the law by pulling the fire alarm despite there being no fire.
I moved in fall of 2025 and my experience has been nothing short of just bad. I’ll start off with the pros The staff and management have events fairly often for residents like inviting small businesses to set up shop in the courtyard and having weekly events for every season (decoration competitions and other stuff). They also give out free food pretty frequently. Some of the staff is incredibly nice and theres one maintenance guy who’s a pretty solid dude (idk his name but he’s great about getting things done and overall pretty chill). Another decent thing about this place is the price. It’s expensive, but for its location, it’s still cheaper than the surrounding apartments. Now for the cons. As plainly as I can put it, the building is gross. Theres strange stains all over the place and in my apartment from the previous tenant. When I first moved in, I was greeted with roaches. I hate bugs and I’m honestly surprised I lasted this long. The side of the fifth floor that I live on was infested with roaches for the entire fall semester. I don’t see them anymore, but recently I’ve been seeing baby spiders. I don’t even want to imagine what kinds of bugs people on the first floor have to deal with. Theres also a lot of gnats here. You can’t escape them. When my friend moved in, she faced gnats for an entire semester which was really annoying. Im also seeing a lot of gnats these days regardless of how much I clean. Also the elevators are also dirty and dark. The ambiance is strange in there but you get used to it after a while. The new flooring is bad. Before I moved in they told us about the new floor to which they seemed really proud of. I didn’t complain mostly because I dislike carpet floors more than anything. But the flooring wasn’t installed correctly. Theres cracks everywhere where the floor and wall trim meet. Theres cracks are relatively small, but that doesn’t make much of a difference as I’ve seen the biggest and smallest roaches run in and out of them. So you just kind of have to get used to it. For the most part, the appliances are decent and work fine, but they’re all scuffed up and kind of gross. All of these issues are relatively annoying but forgettable. The biggest issue for me is the staff and maintenance overall. There are a few nice people but for the most part, the staff are careless. From my experience (others as well), when you put in a maintenance request they are supposed to fix it and mark it as completed. There have been way too many times where maintenance will not come and mark the request as completed anyways which is pretty cheap and scummy. The final straw for my parents to decide it’s time for me to leave was an issue that very recently happened to my friend. A staff member accused her of having an unregistered dog and demanded she pay the pet fee. Her father was confused to why they would assume she has one, and according to whomever writes the emails, a staff member saw her “dog” run out of her apartment and attack someone. Her father asked if they could’ve prove it (any witness statements or security footage), and of course they couldn’t because it never happened. Her father sent a “strongly worded” email to finally settle the issue. This kind of treatment is just unacceptable and careless. Using any basic logic, its clear to me whoever “saw” this “attack” just stood by or walked away and decided to come back at a later time to get the room number which resulted in my friend getting wrongfully accused and almost having to pay the pet fee. I will hopefully be moving very soon and am writing this to warn anyone thinking about coming here. If you’re the type of person to not let little (or big) issues bother you, then yeah go right ahead. But if you’re like me and can’t stand issues like these, don’t come here. Also fire alarms go off all the time and at the most inconvenient times like the middle of the night. And the wifi goes out fairly often which is really annoying.
Please live somewhere else if you don’t support predatory towing (like any decent human being). 12 North does NOT have proper signage on visitor spots. Getting towed from an unmarked spot is absolutely ridiculous. I’ve never had a traffic ticket, let alone a car towed, in my life. I ALWAYS read the signs to make sure I’m following the rules, and this instance was no exception. The few signs they have tend to get blocked by parked cars, which was exactly the case for me. Do they expect people to have x-ray vision or something? Hard to read a sign when it’s blocked. How about management takes accountability and improves the visitor parking instead of deflecting the blame to reasonable people. Even residents here admit the visitor parking sucks and needs to improve. Never seen such a terrible system in my life, and I’ve lived in/been to apartment complexes all across Texas. Even I would do better at running visitor parking. I’d try to minimize the number of cars towed rather than maximizing, by having visible signage. What do they even achieve by doing this?
