Rum runner is highlight of these resorts. Now our second time staying at Amara cay and three waters. Bruce and Briana were a great crew and captain with our bay side cruise. My daughters saw dolphins and loved the ride. Stopping at the toilet seat cut was also great to see. One of the best hotel amenities ever.
We really loved this resort! The beach and pools were fantastic. Our kids loved all the activities, especially the kayaks and paddleboards. Rooms were nice, a little tight but modern. Loved how close it was to get to the beach and pools. Restaurants were above average. We have a high expectation bar and this resort exceeded our hopes. Wonderful stay!
The Rum Runner boat tours are one of the best parts of staying at Three Waters Resort! We had an amazing, and informative Bayside Tour with Captain Brianna and First Mate Bruce. Their local knowledge and enthusiasm added to our enjoyment. We saw numerous dolphins and Roseate Spoonbills on the peaceful morning tour. We hope they add more tours to the lineup and not just transportation between the resorts!
We wanted to visit the keys but wanted a slower vibe than Key West. We selected the Three Waters Resort in Islamorada for its location and chill vibe. Our expectations were exceeded with this wonderful Marriott property. The location was great - not to far from Miami but close enough to get to some other great islands such as Key Largo and Marathon. The property had so many great amenities that are included in the stay- pontoon rides, kayaking, paddle boarding, games, rum tasting, etc. There are a variety of restaurants and even an ice cream shop! Staff were very friendly and welcoming. They were always eager to help with anything that made the stay more enjoyable. Jen and Bruce offered great rides on the pontoon to the other properties that you can access and shared some information about the area. Overall, great stay. Would highly recommend and return!
Beautiful chill resort. Cannot beat the location and amenities. Everyone was so kind and professional. Especially enjoyed our bayside cruise on the Rum Runner with Captain Dave and Bruce, who pointed out dolphins and manatees and provided lots of fun interesting commentary. What a great way to start the new year!
We had an excellent time at 3 waters resort. Excellent service and staff. Restaurant food is very good as well. They serve good drinks and the atmosphere is very relaxing. The room was a little small but besides that everything is fantastic.
Been coming to this location for over 25 yrs, 1st is was Holiday Isle, then Post card Inn, now Three waters. Marriott did a great job making it better. Rooms are nice, lots of restaurants on the property. Lots of amenities. Free boat shuttle to the sister property. Always had great time.
We took the rum runner water taxi from Amara Cay to Three waters and what a highlight of our stay! Complimentary boat ride - can’t beat that. Jen and Bruce were awesome hosts. Absolutely recommend
Excellent resort, extremely friendly and attentive staff! Great options for both adults only or family friendly depending on pool choice and buildings. I could not recommend the Cove building more, the ocean view is truly an expansive view. We will be returning for sure in the future!
Beautiful grounds very well maintained. Lot’s of waterfront options for sitting, sunning, swimming. We stayed in The Cove area, adults only, very quiet and fantastic calm waterfront. Our room was next to elevator, which is quite noisy, but wasn’t heavily used during out state. Our room was ocean view, not ocean front, but view was great. Room is a bit small, but balcony with unbelievably comfortable chairs gave us plenty of options. Bed was also really comfy. Service in all the bars and restaurants was very efficient and friendly. We had a great paddle board excursion (no charge for the use) along the shore to the north about 1.5 miles. Lot’s of marine life to see. We were here at a slow time of year, and lucked out with the weather. Highly recommend this resort at this time of year.
We love the keys! Three waters had great amenities including multiple restaurants, fishing, kayaking, SUP, foam party, ice cream Parlour and boat ride to sister properties. We spent most of our time sipping coconut margaritas by the pool and hunting for hermit crabs on the beach. My kids loved the Marriott Bonvoy room upgrade with ocean view for a perfect morning sunrise. Don’t worry - they have a 21+ area too if you don’t want kids around! We can’t wait to come back.

Fabulous resort with so many amenities and great happy staff. Best day was the Rum Runner water taxi with Jen and Bruce. They explained so much along the way, helped us on and off and we saw some dolphins!!! Terrific!
I have stayed in many high end hotels and this one rates top notch with the best. Service from start to finish was wonderful. The resort amenities were great for my 14 year old son and I. The rooms were very well layed out, beds super comfy, ocean view stunning. Many nooks outside to relax by the water and just take in the scenery. The restaurant had superb food. The bacci court is fun too. The bikes could use some upgrading but still fun to use for the nearby paths. The outside music on the hidden speakers was a bit loud for us but I called the front desk at 10pm and asked to have it lowered and they did so happily. Would go back again for sure.
I had a great time at the Tiki Bar thanks to Raidel. He is very friendly, attentive, and truly excellent at making cocktails—the drinks were exquisite. His service really stood out and made my experience even more enjoyable. I was very happy to spend time there and would gladly come back!!!!!
The Sunset Boat Cruise on the Rum Runner with Jen and Bruce was a sensational way to end our day at Three Waters! Drinks and charcuterie were provided as well as some local sightseeing and plenty of photo ops! It would be great if this was offered more frequently and not just on the weekends. We had to move around a few things in our schedule to make sure that we could have an incredible sunset experience!
We were pleasantly surprised by Three waters. Really did not do a ton of research, just looked for a Marriott for a few days on a journey through the keys. After the craziness of key west, we were ready to decompress. Three rivers did not disappoint. Between all the restaurants, ocean views, kayaking, beaches and pools, the resort definitely fit the bill. We rented a small boat for a tour and Sasha was very knowledgeable and fun. My only complaint is some of the waitstaff from around the world could use a bit more training on being a server. Forgetting foods or drinks, not checking on tables after food served etc. But when you are on "Island" time it is easier to overlook..
We really enjoyed the Rum Runner Sunset Cruise. Jen and Bruce did a fantastic job showing us around and experienced the magic moment! One suggestion is to have more frequent schedule for the cruise during the week (currently only Fri and Sat evening)!
The Rum Runner taxi with Captain Jen and First Mate Bruce was a great way to spend some time on the water, learn about the waters and see water wildlife. Highly recommend checking it out. We hope to get a spot on their boat for the sunset cruise. Also, Albert with DCA was very helpful with quick golf cart rides throughout property.

This is my first ever review, and it is ABSOLUTELY worth it for Captain Jen and First Mate Bruce! We had such an awesome time on the water taxi with them, we decided to do the sunset ride with them tonight. It was a great ride, wonderful energy, and so much fun! Would come back to this resort just to see them again!
The Rum Runner Taxi at 3pm with Jen and Bruce was so much fun!! 1.5 hours and what an amazing time and for it to be included was awesome (except tips which they totally earned!) Adding a karaoke machine would be an added fun time! Jen and Bruce were a great team and both very friendly and knowledgeable!! We loved every minute of it!!
Resort was lovely! On the smaller side but perfect for a few days. Great views everywhere. Service was awesome everywhere. So friendly! Think we hit each dining spot and recommend taking the Rum Runner boat out! Had a great time.
We went on the Rum Runner Water taxi today it was the best experience of my vacation Captain Brianna And First mate Bruce were amazing!! If you come to this resort you need to go on the Rum Runner! We also used it the other day also and Kristin was also great too!!
Three Waters Resort and Marina was a beautiful location for our wedding weekend and the food was absolutely incredible!! Although there was some changeover with who would be running our day, we ended up in the very capable hands of Amanda and Michelle, who were both absolutely wonderful! Along with William, our banquet captain, the three of them went above and beyond to make sure we had everything we needed. They even saved the day by providing last-minute table numbers and lending us their own personal blender so we could make protein shakes while at the hotel. We’re so grateful for their kindness, professionalism, and attention to detail—it truly made our experience amazing!
We stayed at the Three Waters Resort and took the Rum Runner water taxi to La Siesta with Bruce and Brianna. They’re awesome, and it’s a great amenity to be able to get to the sister resorts on the water! Beautiful scenic views and great crew!
husband and I recently stayed at Three Waters Resort & Marina, Islamorada, and it was a 10 out of 10 experience. As loyal Marriott guests, we were excited to try it, and it exceeded every expectation. The beaches and pools were beautiful, the restaurants were excellent, and the live music each night created a wonderful atmosphere. Our room was lovely, and the staff was incredibly friendly and attentive. The included water taxi was a fantastic bonus—Bruce and Jenn took great care of us—and the on-site scuba diving was convenient and well organized. We did have one small issue, but the staff responded immediately and went above and beyond to make it right, which only strengthened our loyalty to Marriott. We highly recommend this resort to anyone visiting the Florida Keys and look forward to returning.

Enjoying our stay! Amenities are good, views are awesome. Good restaurants so far, too! We just ‘cruised’ on the Rumrunner water taxi on a cooler day, and had a super time! Jen and Kristen were excellent hosts and navigators - and very knowledgeable about fish we’d seen and other wildlife, as well as history of the region. 100% recommend taking a spin on the taxi!
Great resort with great amenities. Wonderful island vibe and food was delightful. Did the rumrunner loop with captain Jen and Bruce. They were great hosts - saw some dolphins and a sea turtle. Only downside: our room in the Cove was a bit small - though seemed recently renovated.

Went on the Rum Runner for the first Karaoke trip and I can say that I am thoroughly impressed. Captain Brianna and Bruce were splendid! The service was amazing and everyone had a great time! Highly recommend if you’re looking for a fun/scenic atmosphere.
We had a wonderful stay at this resort property from start to finish. The grounds were beautiful, the atmosphere was relaxing, and everything felt well-maintained and thoughtfully designed for guests to truly unwind. Our room was comfortable and clean, and the overall experience exceeded our expectations. One of the highlights of our stay was dining at the restaurant, Kindler. The food was excellent, but what truly made the experience stand out was our server, Edwin. Edwin was attentive, friendly, and incredibly knowledgeable about the menu.
My wife and I booked a last‑minute weekend escape and stumbled upon Three Waters Resort and Marina in Islamorada—what an incredible find! From the moment we arrived, the laid‑back island vibe and warm hospitality made us feel instantly relaxed. One of the highlights of our stay was the Sunday morning bayside boat tour with Jen and Bruce. They were super friendly, attentive, and extremely knowledgeable about the Keys. We learned so much about the local area while enjoying a beautiful and peaceful ride. We had an amazing weekend and will definitely return.
As a professional captain, I took my charter in for fuel and spent time with Bruce while we took on a long refueling process, Bruce made the long wait pleasant.Thanks Bruce for helping pass the time with good company. Followed by lunch at the tiki bar with Francesca, she too was FABULOUS! Her and her team performed a simultaneous plate drop for three people, well played! If you’re going to Islamorada THIS is the place to stay!! It’s so picture perfect the views are amazing, the food is bomb 100/10, and EVERYONE who works there is so nice!! Albert’s service was also great giving me a ride to the front desk and back to my room. I even got a call from the front desk, letting me know that I accidentally left my lights on in my car. I’m so thankful. I would definitely recommend this place to everybody.

Captain Brianna and Kristen did a fantastic job on the Rum Runner boat tour in Islamorada. They took the time to explain the canals and local history, were extremely patient, and made the experience fun and welcoming. This was our maiden voyage and our very first trip to Islamorada, and they truly made it special. Brianna and Kristen were friendly, knowledgeable, and professional throughout the tour. We highly recommend this experience to anyone visiting Islamorada
We spent a few days over Christmas at Three Waters Resort. We had a great experience. Food at the restaurants was excellent. They had plenty of beach chairs for lounging at the beach. We took the Rum Runner there water taxi with Brianna and Kristin to Amara Cay Resort and La Siesta Resort they did a great job. We would definitely go back. We will recommend this resort to family and friends.

My husband and I just stayed there January 31-February 06, which was our first time in Islamorada. We stayed in Marathon last year and had the time of our lives but thought we’d try a different Key. The hotel amenities were amazing. We stayed in the Cove area- adults only. Beach area was quiet and beautiful with plenty of seating. The staff, especially , Antoinette, was helpful and friendly. Pool and drinks were wonderful as well. Overall, the resort itself had everything we wished for except a hot tub. We were disappointed, however, with the room. It felt old and had horrible lighting. There is no counter space in the bathroom but you couldn’t put on makeup or do your hair else where due to limited space and very poor lighting. The bed was comfortable but bedding was difficult to sleep with as they don’t use fitted sheets and the blankets are just bulky and very hot for sleeping. There is also no bathtub and shower water pressure was terrible. We did have a lovely porch with beautiful views and we utilized that every morning for coffee. Overall, I probably would choose another resort to try next time simply because the room was sub par and after a long day, you do need a comfortable area to unwind and regroup. However, if you are simply looking for resort amenities, it was wonderful.
My family loved our trip here to the laid-back life of the Keys. ⭐️ Staff: The amenities were nice but the staff were the highlight! Bray, John and John/Can and were the best! 🏝️ Location & Ameneties: The beaches were calm, private and quaint. There was plenty of seating along the sand and at the pool. If I had young kids, I’d feel comfortable letting them run around in this enclosed, private beach. They even had bikes, paddle boards and kayaks to borrow! There were games set up around the properties as well including ladder ball, boci ball, cornhole and even a foam station for kids to run in. 🚤 We also booked a sunset Valentines cruise on the Rum Runner which was a fun little excursion. The 2-hour ride was a leisurely float along the water inlet towards the sunset. It was great for pictures and we even got chocolate covered strawberries. Captain Jen(n) did a great job driving and she even put together a special Valentines playlist! Bruce our bartender and entertainer was a riot. He was fun and engaging. After much complaining, we also got cups for our drinks! Notes for the cruise: There is a 3-drink limit which is understandable. I do with there was a more interactive component of the ride like sharing facts during the tour “and that house is owned by this celebrity / Leonardo Dicaprio. These mangroves are native and help hold up the island. This bridge X…” 🛏️ Room: The room accomodations were good. The interior seemed updated and modern and the beds were super comfy. I loved sitting on the balcony to enjoy the sounds of the ocean and read. I did wish there was more counter space in the rooms. It felt like for 4 people we did not have enough space for all our luggages and small things like phones, handbags, etc.
I recently stayed at Three Waters Resort and had a wonderful experience overall! The property has a relaxing, upscale vibe with a few on-site restaurants that offer solid dining options — from casual bites to more refined meals. While the food was enjoyable, the true highlight of this resort is definitely the rooms. The accommodations were spacious, beautifully designed, and extremely comfortable. My room had modern décor, a stunning view, and all the thoughtful touches you’d expect from a high-end resort. It really felt like a private retreat — quiet, clean, and incredibly relaxing. Another pleasant surprise was the price. I found that booking through a third-party site offered a noticeably better rate than going directly through the resort. Keep in mind there’s an additional $60 for booking with Airbnb!! All in all, Three Waters Resort delivered an excellent stay — great service, nice dining options, and rooms that completely steal the show. I’d happily come back again!
Beautiful renovated hotel. Cove, adults only side, cottage was great, quiet and clean. The 604 & 605 cottages face the water. The only thing I could remark on is the water temp was cool in shower, never got really hot. Properties were really nice, wish the water taxi were running. We drove to other Properties but they were so quiet I think that is why the water taxi wasn't going. Tiki hit at Amara was closed but the hotel was really nice just void of guests as well as there Siesta Property very quiet. I would go back again. The staff was lovely, helpful and friendly!
Really a 3.5 - I rounded up in order to avoid a distressed response from the resort. You are paying for location. And it’s a great, eastern facing location on the water. The grounds and marina are well maintained. It’s a resort concept wheee they want you to participate in their activities and presumably an all-inclusive stay. If you are just there for a room (like me) then the value of your stay will be will be low because room prices are high. Front desk staff were Ok. Resort staff are friendly. Lots of options for drinking and dining that we did not try. Annoying things: 1. As a lifetime platinum elite I kept receiving upgrade emails and texts only to have the hotel immediately reject each of my upgrade request. I called the front desk and was told the “rooms aren’t available” even though I could book the room at full price online. So I’m not feeling like a valued, lifetime Marriott rewards member. 2. Double queen room was tiny and well worn. I was under the impression the report was recently upgraded… not our room! The interior looked 10+ years old. 3. Refrigerator was frozen over inside and barely cooled. 4. There was only one dim light in the bed area. 5. WiFi in building 4 was intermittent and spotty, at best. 6. TV lost signal often. Power cycling the satellite box behind the TV did the trick. 7. No closets, one 4-drawer dresser, and a hard “bench seat” - that’s it. All of those amenities for $500 / night (after taxes and fees).
Beautiful resort as it has so much to do for those looking to never leave the resort. Love the amenities, convenient restaurants and views. Wasn’t thrilled with the king bedroom. Very small room and small bathroom for the price point, very loud at night as they have outdoor music playing and it didn’t stop till past 9pm. Very noisy room from past 8pm. Also the room didn’t have an elevator and it was challenging to move all the luggage up and down stairs with no Help.
Do not come here expecting the resort to entertain your kids. The thing I will remember the most from my stay is how awful the resort entertainment was. I can detail this here. T-shirt Tie-dye -- This was relatively successful, except that it took place in a different place than the website said it did, so we lost some time trying to find it. "Obstacle Course" -- This consisted of just jumping past some cones in a paper sack and rolling a ball into six bowling pins. In addition to the setup being lackluster, the activity was not announced (other than people looking on the website for it), so very few kids showed up to play. Limbo -- This is when I got pretty confident the place was jumping the shark. We showed up for the limbo and no one was there. We walked around trying to find someone from the entertainment staff and asked if the limbo was happening, which was responded to with a "shoot...that's me." She went to set up the limbo and said "we have a speaker but it's not working." We were the only people to show up for this because it was not announced and there was no way to attract attention to it. Foam Party -- This one worked because although we were the only family to show up for it initially , it was cool and everyone could see the foam from afar, so other families joined in. "Resort Olympics" -- Again, this was pretty lame. It was set up well after the scheduled start time and consisted of just doing hopscotch through hula hoops, going under a limbo stick, and a repeat of a bowling a ball into small pins activity. No one joined my daughter to do this, likely because 1) unannounced and 2) lame Bingo -- This one broke the camel's back after all the other nonsense. It was listed on the website as being at the Kokomo, which is the main pool where all the kids are. We couldn't find it. We asked the people working and they said it was actually over at "The Cove", which is the adults-only area at the far end of the resort. My daughter still wanted to play, so we walked all the way over there. When we got there we found bingo equipment but no one playing bingo (probably again, because no one announced it and it was listed as being at the wrong place). Other items: food and drink was generally OK. Only complaints were 1) once ordering pina colada with rum floaters and not getting the floaters and 2) kids menu prices being basically the same as adult menu prices. Pretty good drink selection otherwise and I enjoyed the Mexican restaurant. Tiki bar was pretty solid. Room was OK but pretty small for something being advertised as a 2-room suite, and there was no way to lock the doors between the rooms because anyone could get into anywhere through the bathroom. Arcade was small and didn't have ticket/prize-based games, so couldn't count on that either.
There is no benefit to staying here versus another resort/hotel in the area. This is one of the more expensive resorts on Islamorada, priced similar to Cheeca Lodge and The Islander, despite that, there is nothing special here. I’m not one of these Marriot Members who seem required to leave positive reviews on their properties, so I’m happy to tell you all that’s missing from this place. All the food and beverage options in “The Cove” (their adults only section) close at sunset, if you want to eat or drink after 5, you either have to leave property, or take a 5 minute walk over to the marina, which is entirely open to the public. You get no discount there, you get no priority seating, you can simply charge to your room. As far as we could tell, that’s the only benefit. The food and drinks are no better than anywhere else, so you might as well go somewhere else to eat or drink. They advertise everything in the adults only area as “Tranquil” and “relaxing”. I’d argue it feels dead. Every building is painted grey and black, activities are advertised that don’t actually happen, there’s not a soul to be found, employee or guests, found after like 6:30. We paid $1500 for 4 days. 2 of those days, the shuttle was down, and they were testing fire alarms from 10 am to 4 pm. We might as well have spent the extra cash to stay at a place like Cheeca that feels special, or saved cash to stay somewhere cheaper that provides the same benefits as staying here, nothing. Unless you get this place at a steep discount, it’s not worth the money. Stay down the street or on a different Key, this place is a serious pass. I hope this review finds the internet because the Wi-Fi is terrible too.
I’ll be honest, I really wanted to have a better experience. The communication between staff was nonexistent. I was booking a specific room and all of a sudden the contacted me saying they double booked the room the first night so I had to do one room then switch the following day. Switching was a nightmare, I kept getting told different things from different staff members and it took up way too much time from our day for something that could have been simple. It was a romantic getaway or supposed to be. Night one I requested chocolate covered strawberries. We arrived at 5:30 and I don’t see them anywhere. An hour later I notice they’re sitting on the darkest corner of the counter in the kitchen completely covered in ants. The last day we went to have breakfast at the restaurant. We were sat and noticed 3 other tables sat after us being helped and we sat there for 30 minutes without a drink order or a hello. I notified the hostess twice. Eventually we just got up and left. I would like to say however, Dadrian who was the concierge I believe. She was the only one actually trying to help with anything. She did something nice for me and my girlfriend the last night and actually was trying. The actual property is nice. The overall customer service experience really kind of ruined the trip unfortunately. Not an inexpensive getaway either which stung a little more in the end .
We are staying at the sister resort (Amara Cay) and decided to take the water shuttle over to Three Waters. We were interested in the adult 21 and over pool area. We asked 5 employees and none could direct us to the adults pool. Finally we found their lobby and they provided a resort map. After locating the pool, it was full. They just need to do a better job of educating their staff.
Absolutely no value for your money when it comes to the rooms. Really second tier. Poorly done remodeling, really small bathrooms, this feels like a $100 per night hotel room. I feel ripped off. And I have over 400 Marriott nights so I can compare and contrast. I’ve stayed at nicer Courtyard Marriotts paying $100 per night. Non-restaurant staff need training, not very helpful and don't understand hospitality well. The beach is mediocre at best. Food was good I must say. The limon deck also very good.
We stayed there for six nights with my wife two children and babysitter in one of the two room suites. The living room area smelled terrible when we got there we thought it was low tide. The smell never went away. We kept checking the kids diapers because we thought they were soiled. Turned out there was caked on dried vomit or something on the underside of the couch cushion. We figure this out on the evening of day to after having two full days of our room smelling like feces. The whole time we thought it was just because we were on the ocean. Pictures are below. It took until our second to last day for them to offer us one day refunded. As well as a $300 hotel credit. And on our second to last day, the power in our room went out. It took them about nine hours to fix. When the engineer came upstairs, he was in the room for about two minutes and corrected the issue. I was only able to speak to assistant manager. She said they didn’t have the power to issue any refunds and it took until our second to last day for one of the assistant managers to be able to offer the one-day refund. In addition to this, there was a bucket of water collecting rainwater in the elevator, which was the perfect size for a small child to drown in. When we Finally had the electric fixed they offered us a new room. Just made absolutely no sense to us as we were leaving in about 18 hours. On the second to last day, I was also given an email to reach the manager of the hotel that would be able to further address our problems. When I did email her, her response was that they felt a one-day refund was totally adequate as well as the $300 charge, but In a gesture “of Good will“ We will be Given 50,000 Marriott Bonvoy points. They said that was their final offer and considered this case closed. You can’t even use points to book rooms every day. There are black out dates if you try to book online. And 50k points doesn’t even cover one day of a room cheaper than the one we booked. They also advertise that there would be room service every day when we called to have room service on Saturday and Sunday because it was cold and we did not want to pack up our kids and bring them outside to get breakfast. We were told that Room service wasn’t available because there was brunch. I would NEVER recommend Marriott to anyone I dealt with the manager Melissa Baeza and I sincerely hope she begins to have some understanding of how awful our experience was or this hotel will go downhill fast. Possibly the worst customer service I’ve ever had
Our family stayed at this hotel for 12/29-12/31/25. We had a 2 bedroom suite which we paid $1,500/night. Something to note about this hotel is that it is dog friendly and the rooms have paper thin walls. Unfortunately, the first night of our stay we had a dog barking for 4 hours in the next room over, which was barking right at our bed from 5am-9am (we had just arrived from the west coast so the time for us was 3am-7am). This dog never stopped barking for the entire time. It was torture! I tried calling the front desk for 4 hours and they did not pick up the phone even after trying numerous attempts. Once I was able to walk over to the front desk, I spoke with Amy Leal, who said she was the manager. I explained the situation and she said she was sorry and that there was nothing she could do. She did not even address the problem that the front desk did not pick up the inhouse room calls. This is a big problem if there are any emergencies. I got little sleep, because of this issue and felt horrible all day. Upon checking out Amy Leal offered me a $250 credit for their mistakes. I felt that this was a slap in the face, since we were paying $1,500/night. I feel that she should have credited us for 1 room night charge. I would rate this hotel 1 star for their accommodations and how I was treated.
