Destiny was our server and did a great job. Being a newly remodeled restraunt the parking lots been packed but they seen to get food out quickly. Experience was a great one.

My husband and I went there today for a late breakfast. When we walked in the hostess greeted us with a beautiful smile and was very friendly. Our server was Desiree. She was also very friendly, sweet and gave us great service. The food was out promptly and was good. I love the staff here! We will be returning.

Me and my fiancé had Breakfast at this location this morning. My fiancé had just had a medical procedure done and was getting very winded just walking a short distance. Our server Anita was so helpful and understanding she gave us a booth close to the door so he wouldn’t have to walk so far. I thought this was very kind as her tables were all located on the other side of the restaurant. So the service was OUTSTANDING to say the least!!! The restaurant was very clean and stocked as well. Our food was served freshly prepared and Hot!! Honestly the coffee was so good we both had 2 cups!!! I would definitely recommend this location to travelers and I will return for breakfast in the future!!! Thanks so much Anita and the breakfast crew this morning for a wonderful dining experience!!!

I liked their food and service was great. I had concerns after reading other reviews about service at this place but we had great service. The people were good and food was usual as any other IHOP.

I was in there this past weekend and Anita was the best waitress I have ever had!! She was very professional and very much attentive. Yall need more people like her in the establishment. I am beyond impressed and will definitely be going back because of her. I love how she checked on me and my family and made sure we were happy. Very much satisfied with her service!

Wow incredible service and presentation. Jr the cook and manager was serving the food we stopped to thank him and tell him what an incredible experience we had. You don’t find many people like him in this industry. His team and lead by love and respect. We live in Canyon Lake and we will make thiz a go to spot at least 1 or 2 a month. Best IHOP that we have not seen for a long time! The restaurant is clean inside and efficient. They seat you quickly. Natalie (our waitress) is great. Time between order to food on table is very good. Food is freshly cooked without excess oil seen in other breakfast places like Craker & Barrel and other IHOPs we went to in Houston area. This is an awesome place for delicious breakfast with express service!

Really we just went in to use the restroom in the long drive. But I will say it's really cool to see an 2 in 1 establishment. The staff was respectful to my little ones that needed to use the restroom although we didn't eat there. They were kind and didn't make them feel awkward. I can imagine that the service there would reflect that as well. They are open from 5am to 1 am. That's a good set of hours to be open and accommodating all of the travelers schedules.

This is the nicest IHOP I’ve been to. The servers and hostess were smiling and so helpful and attentive. My server Manuel and the hostess Julie were an especially amazing ray of sunshine on such a rainy day. Thank you so much for making my day and I wish you both all the best!

I had to try this new concept out of curiosity - overall it was a pleasant experience. This shiny new location is clean, with friendly & welcoming staff. All the same stuff you're used to from an Applebee's including a large neighborhood bar with lots of specials. All the same IHOP stuff too (except less sticky bc its still so new). We went late one afternoon - I had a drink & appetizer while my partner enjoyed a big breakfast. The food was fresh, quick, and tasty. I'd go back in a heartbeat.

I came to Texas just to experience the IHOPplebee's, and it didn't disappoint. At the time of my visit, there were five exclusive crossover items labeled "only available here" on the menu. I'd recommend the loaded buffalo chicken omelette. I'm hoping they continue to spread their wings with those crossovers - I'd love to see a burger with pancakes for buns or an appetizer combo featuring breakfast items. LONG LIVE IHOPPLEBEE'S. PS - if anyone's curious, there's actually an earlier version of one of these in downtown Detroit that opened back in 2018! PPS - would not recommend parking under the trees. There is like a bird infestation or something and they will poop on your car.

What a change we noticed in our IHOP today! We hadn’t been in in a very long time because of the the service and the attitude of the staff. We gave it another try today and wow what a difference!!! Was greeted with a very pleasant smile and quick seating. Our waitress was super sweet and the food was served within 20 minutes. I honestly believe that the staff that was running it today were exactly whom this establishment needed hands down! We were happy to see the difference!! Hope it continues!!

This new merger of Applebee's and IHOP is pretty cool. If they cooked my eggs like I requested, they would get 5 stars, lol. Good service overall, and lots of items on the menu to choose from.

We like this place for breakfast, especially early on Saturday is at Sundays. This time we went Friday after July 4th, they were extremely busy even at 8:00 a.m.. also the kitchen was very backed up, and it took us maybe 40 minutes to get food. We saw several people leave both before and after being seated because it was taking so long to get waited on. This is not the norm at this location, although they do get very busy especially later in the mornings of the weekends.

They had a huge party come at 1130 at night while they were getting ready to close and had already let staff go. The server we had instead of getting our order after appetizers before helping this large group, got drinks and then continued to get orders instead of helping the 2 of us. That left us waiting about 40 minutes to order after appetizers. If it weren't for this everything would have been perfect The manager recognized what was going on and took care of our bill. Great catch. Taking care of a problem the correct way is way more powerful than a good visit. My wife and I will be back.

This is our second meal here, a breakfast. The first was dinner. The staff are friendly and courteous. The food is average, seems more prepackaged than from scratch.

Went for lunch with my son. He had a cheeseburger with fries and mozzarella sticks. Had to ask 2 waitresses for ranch and by time someone finally brought it his fries were cold. I’m had an omelet. But sadly the veggie omelet is not on the menu. It was very busy and the wait staff are doing their best to keep up. I can’t imagine what it’s like during busier times. All I can say is be kind to your waitress or waiter. They are doing their best.

Definitely need to be reintroduced to the basics of customer service! Stood for 22 minutes in a minimum to modest capacity establishment, as staff stood around on phones, uninterested in their job roles. However my waitress Mayden was phenomenal Hopefully I just came at the wrong time will be back as I am a lifelong customer.

Update 12-29-23: Ordered a to go order, Only setback was the side (hash brown) a very small serving to go along with my omelette which totaled $15+ . I’ve dined in here before, definitely not the normal portion served for dine in. Also to mention the food was cold. Hope to be back soon with these things worked on. Really enjoyed visiting early morning for breakfast . Was seated quickly, waitress came by took our orders. Meals were out within a good time, nice to know the specialty hot chocolates, iced coffees have unlimited refills. That's awesome 👍 Clean restaurant, good service & food.

The burgers weren't as good as we were expecting . The bun was full of grease . They put to much on it when they put it on the grill. So then the bun is wet and soggy . The burger had No flavor.

Food is always good, but every IHOP I’ve ever been to the service is terrible. And this location is no different. Stood at the host stand waiting forever to be sat so we ended up sitting ourselves. None of the servers ever pay attention to detail and are rude. I work in a restaurant as well and a little effort can go a long way. Step it up.

Great concept in combining with Applebee's! Breakfast burger was awesome. The waitress however, acted as if she would rather have been anywhere else and there was some some kind of odd tension with the others working near where I was seated.

Went in on 06/24/23 around 9:30 am. The hostess was magnificent. She is the only reason I'm giving 3 stars for service. We were seated right away, and our waitress/server was introduced. After about 10 minutes, the lady came over and took our order. She seemed rushed, but that didn't bother me. Brought our drinks , again kinda rushed . When the food came out, I'm pretty sure what was supposed to be sausage were hot dogs. Now, I like a hot dog just as much as the next, but not for breakfast, and not cold. In fact, all the food was cold. We ordered our eggs over medium. My husband's eggs were scrambled, which was ok because mine were over easy. After I removed all the undercooked egg whites, I had 2 very Luke warm egg yolks . I heard someone say that one of their cooks had walked out. I understood this and would have been happy to wait for a hot cooked meal, minus the hot dogs. However, the thing that I was most upset about is how our server kept my husband's tea refilled. I mean, the glass was not even empty, and she was refilling it. My glass on the other other was never refilled. I even sat it next to my husband's at the end of the table, and not once did she ask if I wanted a refill. Did I ask for a refill? No! Neither did my husband. Let's just say she received no tip, and we won't be going back anytime soon

Pancakes undercooked. Had to ask for more coffee. No refills (water or coffee) were offered. Finished eating, literally waiting 7 minutes for our bill. So far. And yes, we asked. Not coming back here.

This IHOP is combined with an Applebees. While I enjoy each restaurant separately, IHOP does not have the pancake of the month (my favorite) or crepes at all (my second favorite). Very disappointed with this location as an IHOP. The service and atmosphere are great though after the renovation to add the Applebees. Additionally, the restaurant no longer participates in the IHOP rewards program.

Good food, but it ends there. Service has been bad every time I go here. First you wait to be seated and no one come up to greet or seat you for 5-10 minutes. Once your seated you wait another 5-10 to meet your server. Once you get your food, you won't see them again until they drop off the check. No refill check ever.. this was our last visit here. @Owner. You gotta tell your people to fix this issues I listed above. It's really hurting your business.

This location in Seguin, TX was an experience. I do believe they could use a new manager. While everyone seem to be working hard. They sure needs someone who cares about the restaurant, the public, and the employees. It was a mad house. People cursing, employees being loudly rude to other, kitchen staff eating while cooking. The kitchen could use some doors to separate the public and the kitchen. The whole place could use some upgrades: floors, restrooms, and kitchen. On a more positive note. We were seated within the time frame we were told. The food was out promptly. Our waitress was sweet. Our food was ordered and good.

Went in early, around 7:30. An IHOP that isn’t busy first thing in the morning is already a problem. Servers were fighting over who would seat us. Server got the orders wrong twice. Restaurant was filthy with actual mold growing on the wall. See picture. Food was as expected. But service and cleanliness were far under par.

It was disappointing. First, they tried to seat us at dirty tables that someone has put clean rolled silverware on, then they forgot to brew coffee (really, it’s 8:30 am), eggs were just warm, hash browns were cold and leathery. On the upside, the service was great.

I was on my way to New Braunfels and passed here for Breakfast and unfortunately did not have a great experience. Pros: Food was tasty and warm. I got the Spicy Poblano Omelette and it was delicious. It’s 7/10 spicy. The tres leches pancakes were okay. Cons: Environment is not clean. Table was sticky. Restroom are not clean. My friends’ order was wrong. The waitress came and called the order. No one had order that, and she place it on the table. My friend told her the order was incorrect and she retracted and gave us an attitude. I also asked for napkins and syrup but didn’t get it till after 10 minutes. Overall service was pretty bad. The food is great, chefs really do their job good. Unless you are really hungry. I would not recommend this IHOP.

Me and my family have eaten at this establishment several times the service was poor it took over 30 minutes before we sat ourselves at a table and the 15 minutes for a server to come and ask us our drink order once the order was placed I was 10 minutes when we finally got our drinks then about an our later after we ordered we got our food now I would understand if they were busy but we were the only ones in the dine in all in all we spent almost 2 hours their just to send the food back because it was burnt and not cooked properly one one of the plates so we were very disappointed eggs were suppose to be over medium and they are burnt

Online orders seem to not work properly. I was notified they're was a problem with my order. I called the restaurant 6 times. I kept getting a recoding asking for a code. When I got through they hung up on me. I called again and they put me on hold until I hung up. Very disappointed. Not sure My credit card was charged. I guess I'll check with my bank.

We came here on vacation and the experience was rough. We had to beg for a straw for my husband, he didn’t get one until the food was already out. I asked for crispy potatoes and they were barely cooked. We got NO refills the entire time. My son ordered the chocolate face pancake from the kids menu, we pointed directly to the pic and asked for it how it was. Juliana (the server) brought out a regular pancake with choc chips sprinkled on it. When I told her that wasn’t what he ordered, she was quick to try and say I didn’t specify that I wanted a chocolate pancake. I told her no, I pointed directly to the chocolate pancake and would like what we asked for. She continued about how we didn’t specify and that there are many options for that menu item. I, again, told her I pointed to the chocolate one and that’s the one we DID say we wanted, the chocolate one. She took no accountability. When the chocolate pancake remake came out, it was still filled with pancake batter and was not edible. For $60, I would have expected better food and service.

The service was terrible. We were seated by the kitchen doors and heard multiple unprofessional comments. Food was hot but had been sitting out for quite awhile. Hamburger was dry and inedible. No sign of a manager in site. The only employee who seemed professional was the hostess who seated us.

The reason for my 1 star review is because on Sunday morning the person at the entrance denied flat out to write my name on the list arguing they were not taking in more customers. So my husband who was parking the car came in and asked me why and I explained, he came right back in and got us written down. Explain this to me IHOP.

My husband and I, along with two additional guests from North Dakota, recently visited the new Applebee's/IHOP establishment. Regrettably, our experience was profoundly unsatisfactory. Upon arrival, we were seated at an unclean table. Significant delays were encountered in placing our beverage and appetizer orders, followed by further extensive waits for our main course and its subsequent delivery. The food itself was unpalatable; it was served cold, exhibited an unpleasant taste, and our orders were incorrect. Furthermore, our soda orders had to be returned twice, ultimately leading us to opt for water from our vehicle. This outcome is particularly disappointing, as I previously held a high regard for the IHOP brand in Seguin, and I believe this experience has irrevocably damaged its reputation among our party. The restroom facilities were in a deplorable state, lacking basic hygiene and essential amenities such as toilet paper in the women's restroom. While I generally refrain from submitting negative feedback, I felt compelled to document this experience. It is important to note that our server was exceptional; she made diligent efforts to rectify the numerous issues we encountered. Her performance was commendable, and I believe she is deserving of a raise or, frankly, the entire $130 we spent during our visit. We visited between 7:30 and 9pm, not quite sure on the exact time because the other 2 at my table paid for it.

I recently placed an online order that was incomplete, specifically missing the "2 orders ofHappy Face Pancakes." While the delivery driver attempted to rectify the issue, the replacement order contained regular pancakes. Furthermore, repeated attempts to contact the company by phone have been unsuccessful, as calls are consistently terminated. Horrible and unprofessional service.

Seguin location is horrible and should be avoided unless you have forever and then have your waiter keep lying to you on how long it will be and still end up with cold food. Absolutely ridiculous. I came in and placed an order at 420 and didn’t leave until 520. We are talking about eggs, pancakes an omelette and pasta. If I wasn’t already in a rush I would have tried to speak to a supervisor but everyone already seemed like they could care less about being there. This is horrible. This is on top of being on hold for over 15 min trying to place and order on my way home just to get there and the restaurant is darn near empty. I’ll drive to NB before I ever go there again!!!!

This place is terrible.. There was nobody at the drive.Dude there was nobody inside. They had a lobby full of people.And of course , i'm waiting on my online order. This place didn't even be In business. These people just hide Instead of doing their jobs. I will be letting Alfonso know that the people here on June 24 2015 Between 6am to 7am Everything. One of those crew two member should be fired immediately. There's no such thing as being short handed.That's not an excuse. Never leave customers hanging That's just bad for business.

UPDATE: DO NOT go to the Seguin,Tx IHOP. We just there and left without eating. We ordered 2 Omlettes, scrambled egg dinner with toast, 3 teas and coffee. After an hour waiting we still did not have our meals, my coffee had been refilled once, and NO tea refills. If the restaurant was full or they were short on waitstaff.... I wouldn't be as upset about the wait.... but there were 8 tables with customers, 3 waiters, 2 manager, and at least 3 cooks. To add insult to injury, we saw our plates come up for the waiter & after 10 mins, it still wasn't delivered to our table. Their service level was 0. ********* Old review: This visit was just OK. Waiter didn't know the menu at all. The pancakes were thin & very small. VERY disappointing visit.

**New version of IHOP with Applebee's, was super packed, experience was not great, first we asked for a booth, they gave us a half booth, half table right next to another table (about 1 1/2 foot of space between them, felt very awkward being so close to another table, I would say this was middle of restaurant that also was the most congested because they tried to cram seating into a small area) took 15 minutes to get our drinks, sweet tea tasted unsweet, told waitress, she looked distressed from running around but left us & didn't return but was focused on other customers who were ready to pay, we ended up leaving & going to Chili's next door, which in my opinion, always has top notch service in the bar/open seating area. Plus note: food looked good on menu, they offer IHOP signature breakfast plates & most popular entrees, with Applebee's popular entrees and of course they offer alcohol drinks from the new bar. I would recommend waiting a few weeks until they get organized better to get a better experience.

To start i am not a big reviewer especially bad reviews normally I will not waste my time putting down a business online as long as the experience provided is close to what i would consider normal and I will say i was genuinely shocked by how bad this was i have always been an ihop fan and have not tried them since the Applebee's combo thing they have started but I have to say im not super impressed by the new experience we came in and were seated in a normal amount of time but at a dirty table then we waited a abnormal amount time imo then our orders were taken and again we waited an abnormal amount of time for the food to come out and nothing was right orders were crossed just wrong and just not that great over all all the soda we ordered was returned because their machine must have been messed up none tasted even near normal to the point we went back to car to get our water because we couldn't drink what they had it was soo bad and I will say this again I am not a complainer I usually don't even send food back or have it fixed I'm not picky I eat anything but this was bad thank god someone else was paying and im glad because I have never done this but I would have 100% fought tooth and nail to have at least part of the meal cleared from the check part for the multiple long waiting periods in a restaurant at only ¼ the normal capacity but aldo the poor quality of food and the amount of mistakes and undrinkable soda the $126.00 was not worth it and i honestly feel bad for the animals that lost their life for the meal to be created just for most of it to be put to waste because of this restaurant seems dramatic but thats just how bad this was I will say i don't know who our waitress was but she was NOT part of the problem she held it together fantasticly trying to fix all of our issues I feel like the back of house was doing her a massive disservice sending out bad food with horrible timing she wrote our order down as she took them so the mistakes I don't believe fell on her wish I would have gotten her name she needs a raise because I have worked in food services and if the kitchen was doing me and my tables that way I would have lost my cool and probably a job that lady's tips are gonna suck and its the kitchens fault ohh and worst of all the bathroom omg they were nasty and women's bathrooms had no toilet paper just save your time and money 4 people $130 and nobody left happy felt bad we brought family from out of town in there to eat and instead we spent the evening fighting with a restaurant to correct meals that at the end of the night wernt even worth the food they were made from shame shame shame if ihop or Applebee's sees this send in a secret shopper and audit this place they are pooping on your names badly wife and I are just 2 people who dont eat out that often as it is but I will definitely not be back in there unless someone let's me know they have made massive changes/improvement sad that ihop has been messed up it has been a late night old faithful grub spot when everything else was closed but guess gas station snacks and coffee will have to do from now on I will miss the horrible coffee that kept me coming back for more im so so sad now

My father and I stopped in this weekend we were greeted right away a young man sat us and said he would let our waitress know we were there. Well 10 minutes went by and nothing no I'll be right with you or anything, mind you we could see at least 5 workers standing around chatting having a good time. So we got up annoyed and left. I'd understand if we could see people moving around busy but not the case. How incredibly rude we will never go back there as a local I'll just make the drive to New Braunfels.

Stopped in around midnight and waited about 10 minutes with no servers helping us. A waiter came around to a table near us and when we asked if someone could come take our order, he said our waitress was pre occupied and that she couldn’t take our order so we got up and left. Got told to have a nice night as we were walking out

Dirty windows, dirty doors. Ordered the breakfast deal and the sausage wasn't even hot. The 2 bacon strips were so tiny. Not enough gravy for the biscuit and gravy that I ordered. Then the waitress starts sweeping the floors stirring up dust right next to our table. So gross.

THE NEW APPLEHOP!! FIRST IN THE COUNTRY! We tried it. We were disappointed. We feel ripped off The food looks big & delicious in the pictures but I should have brought measuring tape🤣 That's why we got bamboozled. The menu pics are deceiving! We gave it the benefit of the doubt. It's new... there's gonna be kinks to work out. We get it. We assumed things were going to be hectic. Good things. - Our server did his best.. He seemed overwhelmed. Understandable. - The atmosphere was OK. At least its not drab Grey and sad bc it had some color. - considering the busy afternoon we got our food in a reasonable time. - the layout is MUCH more inviting and makes way more sense than what it used to be as the IHOP. The remodeling makes more sense now. Why we won't go back any time soon: We ordered a lot or so we thought. They had a 2 for $25, $28 or $32 that came with EITHER 2 salads OR a 10 count of boneless wings or an 8 count of mozzarella sticks for the appetizer to share....so we went for the 2 for $32 option and buffalo boneless wings as the appetizer. We added an appetizers sampler on top of that. It had 4 mozzarella sticks, some kind of hot honey chicken nuggets (it was supposed to be Buffalo) there were 5 of these little nuggets, a spinach artichoke dip with tortilla chips and some kind of chicken queasdilla? Sounds like a lot of food right? Absolutely not. -(on its own it costs $12) The 10 count "boneless wings" were actually 10 SMALL chicken nuggets coated in sauce. I wish I was kidding. I was shocked. They had the nerve to serve this and call it a "deal". Wendy's has bigger, cheaper tastier sauced nuggets. -(on its own they charge $11 for the 8 count of mozzarella sticks)the mozzarella sticks weren't even melted inside. It was just fried and the insides were lukewarm. -(on its own they charge $10 for 2 little flour tortillas and a little bit of filling)the quesadillas were bland. No signature sauce or spices just chicken, cheese and tiny tomatoes and onions. -(on its own they charge $11) the spinach artichoke dip tasted watered down. It also had no flavor. The chips it was served with was somehow stale. I don't even know how that could be bc its a grand opening. We kept eating the dip because surely it can't be that bad. Maybe it was us? But no.. it was green goop that barely even tasted like spinach. I demand to know the ingredients bc none of that dip tasted like real food. Just green flavorless goop I got the maC & cheese chicken tender hot honey. It was on the more expensive side so I figured maybe they do something different... nope. It's pathetic - I double checked.. this item cost $16 on its own without the "deal"! For a SMALL sized bowl of macaroni (it was pene) and cheese with 3 TINY pinkies of a friend "tenders". The tender was the size of 2 nuggets squished together. All I could do was laugh. THIS WAS THE EXPESIVE END! -The nuggets had a few flecks of bacon bits on it. Occasionally I would nearly crack a tooth on one of them bc some were super hard for some reason. They were real bacon but tasted like bacon bits. -the pasta was over cooked but the really awful bit was the cheese sauce. It was literally watery. Not creamy. It was also bland & tasted like flour? I didn't even eat a 1/4 of it. Didn't even want to take it home. I just left it there. Husband got the "bourbon chicken & shrimp" it came with mashed potatoes. It tasted like burnt black pepper. Idk whats "bourbon" about that. The tiny bit of grilled mushrooms & onions did not add any substantial flavor. THIS WAS THE EXPENSIVE END OF THE MENU! The appetizers sampler was $20! For that price point they came with some bull on that plate. 5 TINY chicken nuggets, 2 tortillas with a small amount of bland filling, 4 lukewarm mozzarella sticks & spinach artichoke dip that tasted like it came out of a can. The sad plate of tiny sauced nuggets looked so pitiful on the table. Again.. we didn't want to overload the already flustered server so we hurried up and left. Husband got a basic coffee ($4!)... it came out to a whopping $60! Never again

Wow they had a African American worker there who was so loud. She was in the kitchen just being loud, we heard her whole conversation (or I should say scream fest) way on opposite side of restaurant. The eggs tasted funky, afterwards everyone had the runs. I'm sure they gave us bad eggs. The server was ok, not the best but not the worst. I recommend going to either another location or Denny's. Maybe even a local mom and pop would be better then this place
