I had never heard of this place until I walked past it for the first time. Just at a glance I thought they only provided bubble tea so I didn't bother going in. Soon I realized they made more than that. It was such a pleasant surprise! There food here is absolutely delicious and their drinks are as well! The service is nice and fast and the food is fresh! They've always had customers when I've walked by, but I understand why- they are so good!
Place is a nice little tea shop with an extensive menu of options. The mango royal tea is fantastic and the special wings are a must
Stopped by for a ice tea. They have a good variety to choose for. The lady cashier was nice and friendly going through the menu helping me select a perfect drink. They also have lots of finger food like fish and chips or hot wings.
For someone came from the other side of Pacific Ocean, I truly appreciate the snack food and drink in T4. Love, love, love the food!! Can’t wait to have some more next time when I visit my parents in Sac. (My order was Popcorn chicken, egg puffs, peals milk tea.)

My favorite place for Boba!! I have been to four other establishments and been disappointed every single time. T4 has a stamp card program which I get to enjoy because I go often. They are usually really fast getting my drinks to me and I love being able to choose the ice and sweetness percentage that I want.
Definitely room for improvement, but over what I consider minor things. You could definitely tell that the employees in the back are overwhelmed at peak times. I do feel sympathy for them because they were completely blindsided by the PACKED opening week. The lines usually went out the door, but with that being said, I think they actually did pretty well. Inside: It's quite narrow. There's tables on along the left and right walls. People stand in the middle to form a line to order, sometimes it causes awkward bumps and excuse me's to get by. And there isn't much room to wait inside. Waiting outside might be easier, but it forces the employees to walk out to shout out your order number. All the times I've been there, they've been clean. Drinks: My brother told me that the best way to judge a Boba Milk Tea place is to try their original, or plainest version. The drinks here use REAL tea. I LOVE that. Or maybe they've tricked me well enough. I could definitely see some people saying the drinks are a tad on the "too much sweet" side, but I'm crazy for sweets and you're definitely allowed to modify the sweetness level for your drink. On a small side note, sometimes the drink making process gets messy, and the contents can spill on the side. The employees do wipe it, but the drinks still feel sticky sometimes. Since it seems like the wave has died down a little bit, drinks usually take no longer than 6 minutes, although I'm pretty bad at estimating times. I feel like over time, they will be a long visited spot in Greenhaven. I'm basing my stars on the quality of the drinks, rather than the opening days.
Good boba place, occasionally order from here whenever I visit. The food is good as well.
Manager was quick to respond to my order being messed up. Much appreciated! Food was as tasty as usual, definitely does not disappoint. Boba was soft and chewy and the drinks were made just right.
My go to boba spot...prices are reasonable. The management is very cool. The selection of drinks is huge and they have something for everyone. Cold, hot and slushy drinks; snack and meal options. My littles aren't fans of boba, but they love their egg puffs, fries and popcorn chicken. Their motif is Tiffany blue, so why wouldn't you dig them (it's subliminal suggestion for your other half). They have a rewards system and online ordering (if you'd rather not call or you want to cut out the wait). When not in COVID mode there is seating, a clean bathroom, TV, music, games, drawing paper and 🖍. This T4/boba spot is one of the cleaner ones that I have frequented. They recently had an update to their counter space 👌. Honestly, it's in a good location because it's close to the freeway and the plaza provides very cool neighbors too (and I'm not saying Starbucks or Nugget drink bar, but they're walkable from here) at least that's my opinion.
Huge selection of "boba tea" type drinks including smoothies and hot tea. They even have a fairly large menu of reasonably priced food items great for eating solo or sharing with friends. I like to get the basil popcorn chicken. Nuggets of moist chicken with a crisp salty coating. Quick and friendly service makes it that much better!

Boba tea here is really good, they also have food which is good, but needs improvement. Staff is very friendly. Popcorn chicken would have tasted better if they have added little spice. It tastes good but after eating couple pieces I tasted little paleness(batter taste dominated the chicken). Packaging needs to be improved for rice platters with currry, complete gravy leaked two(2) times when I ordered it.

I almost forgot about this T4 in Lake Crest Village. We walked over after having lunch at Dumpling Yo. It's a quiet and smaller location with 4 or 5 tables. We picked up Kumquat with basil seeds and were in and Growing up in Hong Kong, Kee Wah Bakery was a household name. I remember eating lots of their cakes and baked bread as a kid. Every time I'm in Los Angeles, I always try to pick up a few items before heading back to Sacramento. I really enjoy their handmade cookies, black sesame eggrolls (wafer rolls), and mango short cake. The hard part is not buying too much! The older ladies that work there are always friendly and chatty. Reminded me so much of Hong Kong! Parking can be tricky and limted in this area. I usually stay at Hilton San Gabriel across the street and walk over. within 5-10 minutes. The drink was okay, and I wanted to try something new. I didn't taste too much of the kumquat and more of the basil seeds. They serve egg puffs and a few snack items at this location. Plenty of parking in front or around the corner.
One of our favorite places for Boba. Their Taro smoothie is delicious. They don’t have the best food options so that’s why I’m giving 4 stars. Other than that the staff is nice and the service is quick.

It's a hit-and-miss on the staff, so manage your expectations. The curry chicken is good but a bit salty. I like their boba selection and the waffles, but I mainly come here for the avocado shake with boba.

Never has things ready when ordered. I heard the clerk order popcorn chicken and calamari after I asked him if the order was ready. What a waste of my time.

T4 at Greenhaven has been the worst boba place I have ever been to. I had an order of 3 drinks and a popcorn chicken. I waited for over 25 minutes to receive my order and 3 people after me got their orders first. My first drink and popcorn chicken was done and sitting for over 15 minutes then the other 2 drinks were made 10 minutes after that. I can see my drinks just sitting and melting and the only person expiditing the order is taking more orders! I had to go up to ask for my drinks! Got my drinks and they all tasted poorly made and unfinished and melted or watered down! I should've asked for a refund! Don't even do online delivery because a Door Dash deliverer abandoned his order. I advise go to another T4 or boba place.
Getting offended over a bad tip, or no tip show the employees bad service because they make their drinks taste like just the plain milk with a pinch of sugar just because they are in their "Feelings," about tip.
They make you wait a rediculous amount of time for somewhat good boba. I was told to wait 10 minutes for a new batch of boba, I’ve been sitting here for thirty. The order was just two drinks, really simple drinks too. One of the employees was also on their phones while out in the front area. They used to be better, but now they are just getting sloppy and unprofessional.
In all T4 that I tried, in this location, popcorn chicken doesn’t taste good as the other location. We also tried their calamari, but still something is different and the taste is bland. The meat of the popcorn chicken was like “mushy”. Please check your recipe... we’ll see you guys soon, I hope I can change my rating next time.
Compared to other T4 locations, this one is the worst! They cut corners by removing the Basil from the Basil Popcorn Chicken (what makes it good), never have avocados in stock despite being attached to a grocery store, and never have sweet chili sauce or other staples in stock. I will drive to the downtown location to get the products as they are advertised on the menu and website.
