First time going to Cocos and it was a great experience. I dropped by for breakfast with the wife and their breakfast platter didn’t disappoint.Apart from the food, they had great customer service. The cashier was also nice enough to thank us to the neighborhood with a pumpkin pie slice. Definitely going back!

Sad how this place has downgraded it's food quality. We used to eat at Coco's restaurant located in Panorama City across the street from Kaiser Permanente almost every other weekend. The food was delicious, staff smiled willingly, nice ambiance, just stupendous. Fast forward to now, it isn't the same 😔 The pies are still good though so that deserves 👏🏻 some thumbs up!

I had a breakfast burrito with country style potatoes, and both exceeded my expectations. I highly recommend this place. I wish there were more locations there. Compared to Norms, for example, there was no any taste of the cooking surfaces embedded into your food. Supreme tasted everything.

It's a dated restaurant and it shows. There are some rough edges to this place, the bathroom especially. I understand they are hurting for cash, so I give them a pass for that. Where this place shines is the service and food. Our waitress, Patty, is the absolute best. Always a smile and always gets the order perfectly. The food is delicious and I hope this place sticks around for many more decades to come. The downside to coming here, the front staff. The dude that seats us is so unhappy. He also took our pastry order and gave us the tiniest slice of pie known to man. Not cool. There should be a person up front greeting the guests with a smile, not depression.

I just came today for breakfast. The Staff is friendly. My big complaint was that my coffee mug had pink lipstick. I asked them to take it back and bring me another cup. Both the dishwasher and waitress missed the lipstick. Sad. The meal was good.

Been going to this place for over 8 years! Not once we had any issues aside from maybe a cold egg in a great once in a while, but overall the service at this place is AMAZING, the staff are always positive and outgoing and the food is absolutely delish! I remember always asking for hot cocoa as a drink but now I get hot tea, and the cups for the tea are just perfect. The atmosphere is so relaxing and the flowers outside are so welcoming! ABSOLUTELY RECOMMEND GOING HERE! Great food & great service!!! :)

Review for March 3rd 2022. Coco's Bakery restaurant is located in the heart of Mission Hills. It is one of a few Coco's Bakery restaurants in the Los Angeles County, within the San Fernando Valley. Let me start off by saying that I really do appreciate their customer service. My sandwich lunch was perfect. I had turkey with french fries any freshly brewed hot cup of coffee. I got to admit that the coffee here is very fresh and delicious. I seldom ever get a chance to have lunch here while I'm working, but when I do I really appreciate the customer service. I'm not guilty, to say that I absolutely I love turkey sandwiches. Thank you so much for the attention to service and the detailing the quality food you serve.

Traveling was happy to find Coco's. Meal was served fresh and was as close to home cooked as I could hope for on the road. Coffee was nice and hot. Restaurant was clean and quiet. Cocos was alright. The server was nice and the was sufficient. Nothing fancy. The jumbo shrimp wasn't and the rice pilaf got cold and crunchy right away. My aunt had the chicken fried steak. She seemed to enjoy it. She's a somewhat picky eater! The only thing was they were out of chamomile tea. How does that happen?

One of the only Coco’s left around the in the area and one of the few places left to get fresh pies in the SFV or SCV. Best thing about this restaurant is the pies!

We had a corner booth that was blasting cold air from the vents between the booth and the wall of windows, so it was freezing and we had to get jackets from the car. My other complaint is that they seemed disorganized. They didn't provide knives for spreading butter on the bread or with meals that clearly needed knives for cutting meat or veggies served whole! We had to ask for several things that should have been provided on the table. To balance the negatives of our experience, the food was definitely worth 5 stars, everything was delicious and I would say the pies rival the ones I've always loved from Marie Calendars. So in summary, the food is worth 5 stars, the service & comfort level are 3 stars equaling an overall 4 star review from me. *Update* We've returned here for special occasions and it's been much more comfortable at tables on the north side with all the table supplies provided, so that's improved. I will keep my review at 4 stars however because the Chocolate Silk pie that rivals Marie Calendar's Chocolate Satin Pie is almost never available when we come now, and it was my whole reason for going there for my birthday rather than Marie Calendar's. My other note is that the steaks we had were under cooked based on how we typically have them. If you like rare (mooing) that's how the medium rare steaks were cooked. So if you're like us and like your streaks slightly pink and juicy, ask for Medium or maybe even Medium well. Also, little note, post COVID, there's saltine crackers instead of bread and butter provided before food arrives. The service is excellent though, with refill drinks being supplied well in advance. Our waitress was very attentive and helpful. 😊

The staff is highly welcoming and friendly. Our server/host Katie was absolutely the sweetest. Parking is great. I don't understand how this place stays in business, 2.5 hour line to pick up my pie. As soon as I got inside, finally I realized what the problem was. One register not enough people helping. No information at all until you walk inside. This place is in huge need of a remodel. I used to eat here, not anymore. They do gave good pies. Sewage smell outside on the south side of building close to entrance.

Always seem to be busy when I stop by for a quick pie , it's been a while since I've sat and ate here but there Asian Salad is really good. There pies are one or my top pies. Banana Cream Pie and Cocunut Cream Pie are a must. I feel that there always consistent with the flavor, some places either switch cooks or ingredient but not Cocos , I haven't yet experience a bad Pie.

The pies use to be packed with fruit or whatever it was. The banana pie was flat with barely any banana or cream. It was more crust and whipped cream. It appears the pies are smaller with less filling. Food is usually hot and served right away.

Great service. Don't care for the message about sharing the tip with the so called team. Servers are always working above and beyond. They also bus the tables and put up with crabby customers or get the brunt of a lousy cook. I want this taken away. Besides there is no double check to make sure a manager doesn't cheat. I view it as a scam. I am very offended by it.

Recently, younger people have been enjoying themselves at Coco’s restaurant that used to be considered for seniors. They even serve alcohol now.

My food was hot and tasted good. The server (Kevin) was way above in excellence and made dining extremely pleasant. My mother-in-law says she always requests to be seated in his service area because he consistently delivers the best service and has an exemplary attitude towards his patrons. We really appreciate all that he does and we hope Coco's commends him for his wonderful service to all patrons.

It happened to be Father's Day but we were seated fairly quickly. Getting our order took about twenty minutes. Getting our food took close to an hour. Food was delicious. The waiter tried his best.

This place has really gone downhill, went to the doctor and was excited that I could stop by there and get lunch and get my favorite Asian chicken salad. The salad was totally different it was just a heap of chicken with spicy sauce on top of uncut yellow Iceberg lettuce. Not the same that it used to be with nicely green shredded lettuce. It was dirty the table was dirty that they sat me at, and I guarantee this place will go out of business soon.

This Coco's is a favorite with the local community. It is nearly always busy, and the staff are friendly, apparently knowing the majority of the customers by name. The food is ok...typical Coco's fare...maybe slightly better than a Denny's. There is plenty of parking.

This place is ok. My husband's family goes here often because it's close to everyone. This location can get very busy even if we arrive early at 9am. Seems like there is always a wait to be seated. The service is good but again because of how busy it gets here there can be a little wait before you get your food sometimes. The bathrooms are terrible because they only have 2 stalls that get really dirty and often times one might be clogged or out of paper. I try not to use the bathroom here if I can avoid it.

As you can see in the photo it is overcooked bacon, should be listed as friend bacon. The server hardly spoke with us. I also saw a bug on the side of the booth, I manage to get it into a empty creamer container, I told the server there's a bug in here, he said oh no kept going, had to call him back and ask him to At Least take the trash with the bug away, he grabbed it and just walked away like if it's a usual thing or I'm the one being rude...so aside from burnt bacon labeled as apple wood smoked bacon (which in truth was regular overcooked bacon) this place was a bad experience for me. To each his/her own, but this is just a nice heads up on what to expect.

Food is good, but this place desperately needs updating and a good cleaning.

Out of my two main choices for smaller meals , third choice was Chicken Alfredo pasta. This was not a good choice. It appears that there wasn't the parmesan cheese or really any Alfredo sauce either very bland. And was charged for full dinner. We had to wait longer than normal , before any counter help came. Lacking customer service. Didn't seem that busy. I see why they are now down to 4 cafes....

First of all the service was awesome , very attentive, delivered food with a smile. My wife ordered sirloin steak with mash potatos and cheese broccoli casserole. The presentation was dull, ugly colors. The broccoli casserole was disgusting it tasted a day or two old, terrible smell. Mash potatos were bland, no seasoning whatsoever, tasted like if it got microwaved. The steak was bland and cold, not even a hint of salt. Now don't discourage the place because I had a bad experience. Like they always say "don't knock it til you try it"

Parking was full getting here and we arrive around 10am so the earlier the better. Overall wasn’t much of a good experience and I don’t see myself coming back. After being seated our waitress (I didn’t get her name, she didn’t introduce herself) we noticed our table and menus were a bit sticky and was also a subtle foul smell coming from the seats (we sat at a booth). Our waitress wasn’t warm or welcoming whatsoever and even brought us the check while we were still eating which made us feel a bit rushed to leave. We ordered a tomato&basil omelette, 1 brioche French toast, the lumberjack combo, side of bacon, side of sausage, a coffee, orange juice and a mimosa for a total of $68.90 I asked to sub the ham for something else and they didn’t which you can reference the receipt and picture of food for reference. The food was decent but not good enough for the price and the bad dining experience. The young hostess/waitress with the braids and gold hoop earrings was sweet and almost made up for the lack of customer service but it’s unfair to rely on her. The rest of the staff need to do a better job at cleanliness and hospitality.

I came here for my bday with my family and was very disappointed. From the start, as we were following the waitress to our seat, she took a sudden turn into the beverage area leaving us confused. We asked her if we supposed to follow her and she points to a corner and says oh go over there. We were a party of 9 but table was only enough for 8. We had to bring a table over on our own. We were a larger party so that was not terrible. The kids in our party were the last to receive their food. I ordered the shrimp scampi, something I have ordered before and really liked but this time, the shrimp looked undercooked and there were no capers as stated on menu.

The service was really bad. The waitress’s clothes were disgusting. The table was dirty, the coffee cup had a lipstick on it. We ordered the special, hot milk and strawberry with cream . I came here for breakfast for a waffle and glass of water. Took forever to get my food and when I did get it , it was cold, the waitress was busy elsewhere. I got tired of waiting so I ate the waffle, I had to wait for my check too and when I did get it I noticed I was charged for a cup of coffee, I brought this to the waitress attention and had to go with her to the cash register so she could correct the problem. A man had to take over so she could wait on her tables, my check was corrected after several explanations as to why the mix up!

Coco's was our family's go-to place for a fresh and delicious pie. However, the last three times I visited Coco's. They went to the back and brought out my order. When I got home and opened the box I was surprised and disappointed. This was not the quality product I was used to and for the price. Please!!! With the holidays coming I will not be severing my family a pie from Coco's. So disappointed.

Not happy with their ordering pie system for the upcoming holiday. I personally went to the location on Sunday and was told they were NOT taking orders online or in person for Thanksgiving on Thursday. It would be at a first come first serve basis, so I go today in the morning and no more of my favorite pie due to the fact that Coco's took some online orders!!!!

1st time coming here. We waited over 10 minutes for them to take our order i went to ask if they can take the order the manager rudely told yes yes we will go right now. He got upset because I kindly asked him if they can take our order. Maybe he should not be in this job of he can't handle the pressure

Absolutely terrible management. Prior to Thanksgiving Thursday kicked off I walked in on Tuesday and asked if pre-order was necessary. I was told we did not need to Pre-order any pies because there would be more than an adequate amount for pick-up come Wednesday & Thursday morning. I decided it would be ok to walk in on Wednesday. I get to this location and right as I enter through the doorway I see 3 separate people saying, "I'd like pumpkin pies." They get told only pre-ordered pies would be sold only. All 3 people said, "That's dumb." I asked to speak with the manager and I spoke to this Man who called himself "JR" and said he's one of the so-called Managers. I told him exactly what I was told the day prior and he said the circumstances had changed and they change on a Day-to-Day basis. I suggested he should place a note or some sign on the doorway to let people know. As I turned my back I seen an additional 3 people who seemed to be separate as they were standing "in line" one behind the other. One repeated and asked "No pies?" I asked "JR" who the other manager was and he said "Javier" was the other guy. I commented to him they had bad management there and they were letting business go out the door. Not only that but they should place some courtesy notice on their website, doorway or be on the same page with their employees as to what they tell customers. The manager clearly gave two-hoots what customers experience was saying "We cannot do anything." Yeah you can....you're the manager. Quit letting business/money go out the door. Have a backbone. JRs attitude came off as rude and careless.

horrible experience @ this mission hills location. if u get a an old skinny caucasian lady to serve u, run out immediately 🏃‍♀️. worst service along with this attitude. messed up my order twice. then when confronted she try to throw the bill my way this way I can get outta her face. told the sunday manager what was happening said meals was on them. after waiting an hr we decided to leave since we were no longer welcome here because they poor service. ur days are counted coco's. denny's, corner bakery even panera's a way better option for our city.

So they did pre orders for their pies online thru their website, I get here and they tell me that those pre orders were not done by them. Then tell me that my order isn't a guarantee for me to get the pies I ordered. Then they proceed to tell me to get in line with the rest of the public. Thanks for ruining my Thanksgiving.

Such a disappointment. The staff was not friendly in the slightest, every time one of our items was brought out we said thank you and were ignored. Not to mention, the lady serving us kept putting our things far across the table rather than right in front of us. And the place is dirty. Their carpet is dirty and coming off in places and it smells. Food also not good, eggs were overcooked and my pancakes were not fully cooked. Overall just a negative experience.

We were not only making a huge line but while In line we saw all the boxes of pre made pies. Definitely not fresh. It used to be different but the piles of boxes of pumpkin and apple pies it’s clear it’s Definitely not worth the price and the line. Look elsewhere for your Thanksgiving pies.
