This is a special place that should be treasured because there are not a lot of places like this. The drinks and food are super inexpensive and the drinks are huge. Lots of neat games, it's a great place!!

If I could rate it 10 Stars, I’d for sure rate it 1000/10 The Owner is a total Sweetheart, I’ve been coming here for years: every time he sees me, he greets me like an old friend and is happy to see all his happy customers. Fast and Friendly service are always here. Great Boba Drinks(and other drinks for those who don’t prefer Boba) lots of delicious snacks and savory crepes I try to come at least once a week for 😋. Some board games and a few other games to entertain little ones and teens. A good amount of chairs to enjoy your drinks/snacks <3. Despite everything that has happened: car crashes, COVID-19 Shutdown, and other hiccups. This place and it’s Owner has always put a smile to my face and a happy tummy. Thanks You so much for the egg puffs and thank You for making my day every time I come visit :).

I absolutely love this place. I have been coming here for about 3 years now . & I have recently started coming more frequently but it’s been understaffed which is understandable with covid. They try their hardest to get your orders out in a timely manner and I think it’s important to take into account how many people are working so I would encourage people to be patient. I always come knowing that it could be a while but in the end I know that I will get my delicious tea & snacks . I think its worth the wait :)

First place I've seen where the customer can pick how much boba/jelly they want. Fried food is lightly breaded and quickly fried, so it's not too oily. I'm a little sad they use majority powder for their drinks, but seeing as most places do rely on powder, I'll not complain too much. Ambience is great, there are toys and games for kids to play. Overall, awesome place

Let me star off with the awesome employees here, I love them all, Great food and smiley faces is what my family like! David is Great! Excellent place for people that love extra toppings for there drink, and the games in here are great for all ages! I come here probably 4 times a week.

My cousin took me to try boba today. I never tried boba before and I absolutely loved it. I got a freebie :D my cousins said that i got ir because I was a new customer. My cousin order me a strawberry smoothie which I really liked. She also got some chicken nuggets and fries and the chicken nuggets were the best chicken nuggets I have ever tried! They have these pretty colored boba straws. My new favorite place to go for drinks and food! I definitely recommend coming here.

This place is amazing! David the owner is such a cool guy! Almost everytime I go with my friends and I see him he always gives us a free snack! We are regulars because of how good the food is. And how great an environment for all ages it is. This place is a place I'd take my children to.

The owner of this shop is the sweetest man ever!!! Everytime I go, I just see him making 10 diff orders and all of them coming out amazing! He's also so generous with the amount. I ordered a small once, and he gave me a large as well as another small cup of the smoothie instead of throwing it out like most places usually do. The price here is also so unheard of!!! I pay $4 for a large smoothie with boba in the Bay Area!! And the quality of the drink and boba is amazing too so this is definitely one of my top 5 boba places out here. He also serves so many good snacks like egg waffles, mozzarella sticks and fries. I definitely recommend this place to everyone!!! I love boba so I know a number of different places but this is definitely the best price and great taste too. Go support the sweet shop owner, he deserves it!! Also there was this one instance where a mom, dad, and young daughter walked in and he was sooo generous and kind. He let the daughter choose any of chips for free and also gave her candy just to put a smile on her face. It was very heartwarming. Go buy some smoothies or tea now!!

This was our first time in today and the people who are working were so friendly and even gave us a waffle to try, the drinks were delicious, the chairs and atmosphere were comfy and relaxing, this will definitely become a staple for us in the neighborhood.

The owner is so nice 😭 I got 2 Mango Drinks. One Mango Green Tea and One Mango Smoothie. Even got an Egg Puff 🥺 It’s like he knows I was hungry. I will definitely be back!!! The Mango Smoothie is amazing 🙌 Update 2 mins later.. It’s so good 🥺

Just LOVE LOVE LOVE our neighborhood Boba place. So many varieties and flavors!! U can't go wrong dropping in on this place. I love the Honeydew Smootie with Strawberry Jelly!!

Best spot for Boba in east bay. They have a self serve area for pearls and jelly. You put as much in as you like. The place is quirky and fun. The staff is very pleasant. They pretty much make one drink at a time so the line can be long sometimes. Parking is difficult but not impossible.

***Unfortunately, shortly after this review, the store closed. We thought it was just for repairs, as it looked like the corner of the building had been hit by a vehicle, but the damage wasn't fixed and they stayed closed! 😥😢😭 **** 9/1/2022 Lots of tea, smoothie and milkshake options with your choice of boba toppings, as well as snacks like egg rolls, popcorn chicken, fries, etc. I always get the large passion fruit smoothie with passion fruit jelly pieces; for around $5, I think it's a great value! Friendly guys behind the counter who will sometimes slip you a bubble egg waffle. Yummm!!!

I decided to leave a review because today I received a complimentary waffle aside from what I ordered and felt it was such a generous and touching thing to do. The guy who took our order and served us was alone, which isn't too uncommon at this location as there is almost always only one person working. I usually come here when I'm not in a hurry to be anywhere else because the waiting time can be from 5mins to 30mins, depending on how long the line is. There was a line today and the guy was alone so our wait time was about 20mins, and we ordered two mango peach milkshakes (small with lychee and medium with boba), strawberry banana milkshake (small with lychee) and popcorn chicken. I'm in love with their mango peach milkshake it is so gooood! And their popcorn chicken is delicious. The waffle was yummy, and it came with a small lechera container. I've always had a wonderful customer service experience when I come here so this is one of my most favorite boba places to go to.

Even though it is not as close to the middle or high school as some of the other hangouts, it has become one of our favorites. I appreciate that it has lasted the test of time and I hope it continues to thrive. One of the best parts is that they offer non-caffeinated tea drinks for the kids, which is rare and so thoughtful. 8-Twelve has that welcoming vibe that makes it feel like part of the community.

Not very friendly and dont like that the boba tea toppings are out in the open for self-serve, a lot of people have a horrible hygiene and some let their kids rummage there, that’s just ew

2022 Update: 8 years later, to my surprise, this place is still open and actually has a pretty decent size seating area. I got almond milk tea with tapioca. The value is really good, the tapioca has a chewy texture but very poor flavor. Overall, I think this place is of similar quality to Quickies but with better seating and ambiance. I still dislike it though. Original: The tapioca (for the milk tea) was textureless and the egglets were prepared poorly :(

Horrible service. I went here with my son. He asked the man behind the counter a question only to be met with an attitude. The store was empty and he only asked him one question about the menu that the man couldn’t be bothered to answer. Bought a drink because my son really wanted one and it wasn’t even good.
