Make your reservations TODAY! I absolutely LOVE LOVE LOVE Malaya Tea Room! I have been countless times and have recommended it to so many different people and everyone has LOVED it and raved about it once they go or once I’ve taken them! The whole experience is amazing, delicious variety of teas to choose from: black teas, green teas, Asian teas, no caffeine herbal teas. There is also a large variety of traditional European sandwiches to choose from as well as delicious Malaysian/asian flavored sandwiches! During December they have a special fixed holiday menu that’s also different than usual. They also change the desserts selections frequently so it’s always a different experience every time you go. The service is always impeccable and kind. Atmosphere and decor is beautiful and comfortable, like a favorite auntie’s warm and inviting home who loves to feed you! Visit this place to treat yourself (I’ve gone solo and they have tea for one!), or book for a special event or your besties birthday. They have 3 seatings a day on their open days which are Thursday - Sunday. The times are 11 am, 1 pm, and 3 pm. They very often get booked out and full, so plan ahead and make your reservations!

Amazing! Great date spot, took my girlfriend here. The sandwich selections are delicious and the staff is attentive and friendly! The tea flavors were also super unique, quite addictive. The presentation of the food was also very impressive, beyond what my camera skills could capture. Highly recommend and I can't wait to come back!

This was a nice experience! I loved the selection of food and tea available, and the service was top-notch. It's a great place to go if you've never experienced a tea hour before and it's not too expensive like other places. Very kid friendly, but I do recommend 7 and up as it is a very small and quiet shop. Each person gets their own individual tea pot! Afternoon tea at Malaya was a fun and different experience. Asian meets western in this fusion afternoon tea experience. I loved all of the flavorful tea sandwiches which you wouldn’t be able to try at your traditional tea services. They had an array of sides and desserts and the tea was delicious. You have to make reservations which is standard for most afternoon teas and I would recommend going here. Parking is a bit difficult as it is all street parking and there is no private parking lot.

Absolutely beautiful experience at Malaya Tea Room! We were a party of 6 and everyone enjoyed their tea and food! They have very unique flavors that are so fun! All of the sandwiches were delicious!!

Absolutely lovely experience! I’ve been to many tea houses and this one was unique and especially the service was attentive and quick. They specialize in Malaysian style but also have the traditional tea treats. We enjoyed the chicken curry sandwich, salmon. Favorite tea was the caramel infused as well as the peach mango. Loved that we got to choose a tea each person as some houses only a few to share with the table! The place didn’t seem to have private rooms that we saw but our group of 5 sat next to the window and felt it was private enough while still part of the wider party. Will be back!

I love supporting small Asian businesses, and I grew up going to British-style afternoon teas. What better thing than to put the two together?! I can honestly say the Malaysian-style tea at Malaya was the best afternoon tea I ever had. The meat floss, curry chicken, and bak kwa sandwiches were delicious with authentic Southeast Asian flavours, and the pandan desserts and British scones weren't too sweet. I left very satisfied. 10/10 recommend this place to anyone wanting a special tea service for an event or just because.

Afternoon tea with tea sandwiches, scone, clotted cream and strawberry preserves. Dessert was ube flan and blackberries, pandan cake. The potted tea was #24 passionfruit and mango. Outdoor patio/parklet available. Tea Room is a blend of British and Malaysian influence. Afternoon tea for one is $40, excluding tax and tip.

I stumbled across this place and thought what a perfect spot for an afternoon. My friends and I had the best time here. The staff is very efficient and helpful. The tea was absolutely amazing, very aromatic & flavourful but not over the top. There was really cute seating outdoor that I would recommend on a nice sunny day as they provide shade. To be nit picky, it was quite cold in the space… the ac and fans were going and would have been a little more comfortable if it was a tad warmer whilst waiting for the tea and afterwards. Highly recommend this place for cute dates/special occasions/family & friend outings

Cute place. The selection of teas is very extensive. For those looking for the instagrammable blue/purple colored tea, that’s the “butterfly pea flower” tea. This tea is blue in color. When you add lemon to it, the color changes to purple. This tea is a herbal tea - so doesn’t quite have a “tea”taste but that’s expected with herbal teas usually. You can add honey/sugar and lemon to it to get some taste. The honey dispenser they have is very cute. Nevertheless, I still enjoyed it. The Assam black tea was lovely too. If you’re vegetarian, there are 4 vegetarian sandwiches on the menu (two British and two Malay). All 4 vegetarian sandwiches we tried were very very good. The scones, fruit, pandan cake and other assorted desserts were good as well. Service is quick and servers are polite. The decor is quite eclectic and I enjoyed taking pictures of the place. It’s a small place but managed well due to them being a reservation only place. So it doesn’t feel crowded or anything. Parking can be tricky but this is a residential area. So if you drive around the houses a bit, you’ll find some or the other spot for sure.

Love love love! Malaya tea room provided my group with our own teas, delicious bites, and quick service. The place is so cozy and literally everything I ate was fresh and yummy. They really have the tea service thing dialed in. Been to lots of tea services in the bay and Malaya is a new favorite.

I had a lovely experience at Malaya Tea Room this afternoon. The staff on duty on 10/18 were so sweet and attentive even with a packed house! The food was delicious, so was their BOH black tea. I can’t wait to come back to try more of their sandwich offerings!

**credentials: Teahead with a good amount of tea experience in the US, BC, and UK; recently relocated to the Bay and on the hunt for the best tea service locally.** Kicking off the series here with Malaya, a tribute to British Malayan culture; an unconventional but intriguing pick. Ambiance: Tea for two on a rainy Saturday afternoon. 1:15 p.m. time slot; full house, too packed for an audible conversation. I’d recommend booking the proper 3 p.m. slot. Our table was directly in front of the open entrance, so expect some wind and chills. Tea: Refillable water, non-refillable tea. The Apple Cider lacked apple flavor. The Genmaicha with Coconut was pleasant but weak; I had to ask for a double bag. Eats: The Southeast Asian–style sardine sandwich was well-seasoned and balanced with cucumbers, absolutely phenomenal! The Chicken Apple came on brown bread with generous apple chunks. The Turkey and Smoked Salmon sandwiches were mediocre. The scone was on the dry side, but the clotted cream was proper. Unsure if the jam was homemade or commercial. Fruits were fresh and sweet. The pandan cake was a nice twist, subtle enough for those unfamiliar with the flavor. Service: The servers were very polite and kind, with some training in tea knowledge. They kept interactions minimal to avoid disruption. Ring the bell for service. Amenities: The room was clean and well kept, with a spacious restroom in the back. Non-formal china. Low coffee table. Chairs and tiered stands can be wobbly. Accessibility: The entrance is ADA-compliant, though the packed seating can pose challenges for wheelchair access. I’d recommend noting your needs during booking to ensure the best seating. Overall: A cozy neighborhood spot for those seeking a casual outing. A lot of thought and emphasis have been put into showcasing the owner’s Southeast Asian heritage, and I’d highly recommend exploring that when ordering.

Came here on a recent Sunday morning and had the set menu that came with two sandwich choices. Our group of three ordered the Kaya toast, curry chicken, pork jerky, and bitter marmalade. The sandwiches were tasty, but were not fancy by any stretch of the imagination. The pork jerky was the kind from Costco so that was a bit disappointing. I must say that their scones were some of the best I've had, but the clotted cream did not hold up its end. The teas we selected were all quite good, especially my ginger with lemon drops. All in all, it was a fun experience but probably won't go back.

What a fun little find! Offers a different spin on traditional tea service. The tea selection is delicious, although be aware if you get the Malaysian Pulled Tea, you get ONE glass (although, it's so caffeinated you wouldn't want more). The Malaysian menu was fabulous with a lot of sweet flavors. You MUST make a reservation and the staff is very hands off...you ring a bell on the table for service (which is perfectly fine). I will definitely come back.

Cute, tasty, friendly experience, and I especially enjoyed the fine details! My friend made reservations. There are 3 tables for seating outside with umbrellas for shade, 2 tea services for adults and I think 1 for children. My friend and I both had the main afternoon tea service. The English menu has 2 veggie options (but I wish they would add an apple or other fruit slice to the brie and fig jam because that's pretty skimpy with just the 2 ingredients if you take out the turkey) for sandwiches but unfortunately, the Malay sandwiches do not. The hummus on top of the cracker was curry flavored and I feel like that was the only Malay part of my experience there. The scone was quite crunchy and tasted more like a cookie, however, everything we ate was delicious. I liked my mango passion fruit black tea more than my friend's house special, Malaya's Signature Golden Monkey. I did not go inside. I'm not sure if I will return.

I've never gone to a place for afternoon tea before so this was a really cute experience. The place had a lot of character and the employees were nice. The fusion of British and Malay options and flavors was pretty cool! I'm not sure how much on average afternoon tea is so it did feel pricey. They had outdoor seating with blankets and heaters which I really appreciated and the food was decent. I would say it's definitely for special occasions and something to experience at least once.

My friend wanted to have Malaysian tea at Malaya for her birthday, but there weren’t any reservations available online. Luckily the owner Leena responded promptly to my email and booked an outdoor table for us. She warned us that it’ll be a bit chilly so we wore thick coats; they provided one small heat lamp for one side of the table and offered blankets too, but we didn’t use the blankets. My favorites were the meat floss with basil spread sandwich and the Malaysian pull tea. Each sandwich flavor comes with 4 slices. The Malaysian tea was strong and sweet. We also enjoyed the apple cider tea and no. 24 tea with passionfruit and mango, and requested almond milk and sugar for our tea. Our server recommended the flowering tea too, but that one had an unpleasant flavor so they were nice to let us switch it out for their Malaya English breakfast blend (they were out of the Malaya signature golden monkey tea that I wanted to try). For my friend’s birthday they surprised us with an ice cream mochi with a candle and two Pocky sticks. This was the first time we actually got full from afternoon tea. Their scones were good too and we barely finished the desserts. We were thinking it’s good that they are waiting until the end to bring us our pull tea, but realized they forgot the tea since they brought us the bill and charged us for the tea, so they brought the tea over. The three of us shared one tea to try which was perfect since we were full. I’d get one for myself next time; the Malaysian pull tea is available on weekends only. It’s a small space with one bathroom, so it can feel tight and cramped inside. I liked the outdoor table. The only issue was we felt rushed to leave; at first another staff member came over to tell us that we can have the table as long as we wanted because there’s no reservation after ours, but then he suddenly came over to tell us we had to leave in 10 minutes because another party needed our table.

Gf review! I’ll say the nice things first. Malaya Tea Room is a nice high tea experience. Each time I go I call and ask if they can do gf and they say YES. It’s relatively inexpensive compared to other high tea places in the bay. They have flavors for both picky and adventurous eaters, and their desserts change seasonally. What I like about them is that the desserts are usually gluten free; mango sago, ondeh ondeh, macarons, and chocolates. My parents got some of the items (not the macaron), in addition to a small slice of cake (they are not gf)— they also received scones and potato canapés and fruit, none of which I received. They SOMETIMES have gluten free bread for the sandwiches, plus gf crackers. They have a summer item (this cost extra— not included) of Air Batu Campur which is shaved ice with toppings: red bean, sweet corn, pandan jelly, grass jelly, rose syrup, coconut palm sugar, and evaporated milk. It’s gf and refreshing! Overall the staff seems aware and knowledgeable about what gf is. Staff is very friendly. Service is good. Here are the critiques: My one chief complaint is that I didn’t get any fruit but my parents did— since when is fruit glutinous??? This, in addition to not having gf scones or canapés (even though the price of the meal includes the scone and canapés whether or not you receive it). They offered neither to replace fruit nor scone and canapés with another gf sandwich flavor, or an gf extra dessert. So the lack of fruit and scone with no replacement makes it $35 for two sandwiches, three small (SMALL) desserts, and tea. It was good but just disappointing that they did not want to substitute either. You can check out the other pictures posted here to see the difference of how much food regular diners get here vs what I got. Did not get glutened. If you want a gluten free tea, you MUST call and tell them beforehand when you make the reservation so that they can buy gf bread, as they don’t keep it stocked.

Very cute Malaysian tea room. Food was ok but not really high tea quality. You'll fill up on white bread and hot water. Unfortunately the tiered platter was too big and prevented my friend and I from being able to see each other very well. We had to peek through the gap in the plates. Apart from that, it was a pleasant experience overall.
