This is bar none one of the best property management companies in the Austin area. I have dealt with a few other property management companies, but this is by the far the most personable and attentive from the tenant perspective. Often times, most others companies really only work for the owner and let you know that, but you can tell they really want the tenants to have a good experience with their properties as well. From an owners perspective, they are very thorough with the maintenance and make good record of it. Lastly, this company is ran by really good people who are professional and caring; something you don't get out of some of the larger more corporate property management companies. They are a local family business from what I can tell at the end of the day. Highly recommend for owners and tenants alike.
Our dishwasher was showing a code for the heating element. RPM had a tech at our home the next day. And within a week we had a new dishwasher! Best Buy’s gave window of 7-7 for delivery. They were here at 8:30am. Dishwasher out/replaced/cleaned up their trash all within the hour!
We have been renting a home through RPM for the last 18 months. Over the course of our move-in, we have had several minor and one or two not so minor maintenance requests. RPM has consistently responded to our maintenance request in a timely and professional manner. We just cannot ask for more from property management company. They are very pleasant and professional people to work with and I do not hesitate to recommend them.
We currently have RPM as a management company for our home. The team is responsive and professional. I communicate with Bobbie Love regarding a majority of my questions and or concerns and she has been extremely reliable with regard to acting as an efficient facilitator for any service calls or communication that needs to be done with the property owner. I also have been very satisfied with the companies that they contract with to perform repairs, etc... specifically Miss Mae's Cleaning & Maintenance. The owner (John Osborn) is so down to earth and very helpful / flexible with scheduling appointments. We have been very satisfied with this agency.
Priscilla and Ryan helped guide us through the entire process. From the moment we called to approval it was less than 48hrs. They were the first company we talked to that had actual representatives here in Austin and didn’t require you to speak with a robot or someone overseas. 10/10.
Submitting a work request on the website is straightforward and follow up happens quickly, if I need to speak to someone on the phone they are very attentive and is handled efficiently. Sabrina and Steve make it easy. I usually request John Osborne (not RPM) who does great maintenance.
Put in a maintenance request for someone to look at my dryer since it was making a horrible noise. They came out in a day or so, real quick took a look, fixed the noise issue but I still needed a part so the tech was going to get with RPM and have them order. Next thing I knew I was being called to schedule for a new dryer in 2 days. I was both surprised and happy with how quick everything was and communication was great!
Always responsive to maintenance requests immediately in a friendly and respectful way. I think the team works nicely together and it shows.

The AC unit is more than 20 years old and the thermostat doesn’t even read the correct temperature. Had to buy AC window units to be more efficient since the old system is a waste of money of electricity. You’ve been warned. Their staff are very rude and dismissive. Can’t wait to get away from this company! You’ll read horror stories on the reviews for the move out and how they try and take your deposit. I’ll update this in the summer after I move out. If RPM is the company for a property you are looking at… simply go somewhere else. You see the reply below… no remorse, responding with my personal matters on a reply is very unprofessional. They didn’t offer to pay for a hotel when the AC was out in July.. as far as a lease break, you can move out but you are still going to pay full rent unless they find someone to rent it out then you have to pay them $ for doing the marketing. This is not a normal lease break. That’s why I said you’ve been warned. Any other place would be 2-3 months rent penalty and you’re done. If you ever have an issue you’re stuck like chuck.

UPDATE: I have moved out of the house. Granted, I did move out early. However, I advertised for a new renter and showed the property myself. He rented it same day and moved in two days later. The house was move in ready. No rent unpaid. RPM did not have to do anything to this property, not even show it. I basically did their job and now I find out they are actually charging me over $1,000 to lease the house to the renter I found for them. Big scam. My request for repairs were addressed immediately. I was provided with contacts to schedule the repairs and was extremely pleased with the repair persons promptness and the quality if the repairs.
Horrible experience at the start of lease and continues during the lease period. They collect the rent but whenever there is a problem you have to use their app to report it then you wait for them to email you with their vendors information and you have to call their vendors for repair. Then if a repair is over a certain amount, you have to wait until they approve the repair. The vendors RPM uses are terrible, they are never able to provide quality work. Then RPM blames the tenant for the issues the house has, even if it is not the tenant's fault. I would think twice before renting a property from this company, they are not reliable and always making false accusations to the tenants.
It says a lot about a company that they’re only responding to positive reviews on here. Rented with them for 2 years and still they can’t reply to our deposit email dispute weeks after the fact, about numerous egregious charges like charging us twice for mowing on the property after the lease termination date and charging us for structures that had existed on the property since before we moved in?? They hid us from the homeowners when we asked for more competent resolutions on many issues and when we finally spoke to the homeowners it turns out RPM had dropped the ball with communication between both parties and the homeowners ended up just giving us their contact information because RPM wasn’t doing their job to a satisfactory degree
Currently renting a house in Kyle and approaching the end of our one year lease have notified RPM we intend to move out at the end of the lease term. They have emailed us today “notifying” us that they will be coming on a random Wednesday in the middle of our work day to survey the house and are subject to a $50 fine if they cannot access the property. We both work from home and are in back to back Zoom meetings during week days so this causes a huge inconvenience. They ask that we remove our dog from the home for their safety and to avoid our dog escaping - Again, a huge inconvenience and quite impossible as we will be in work meetings during this time. They also had us agree upon signing our lease that they are allowed to conduct tours of our home during the last 30 days of our tenancy, which is ridiculous for the same reasons above. Also subject to fines (one months rent) if we refuse. Another point we “agreed to” is having a carpet cleaning service deducted from our deposit, which is illegal. It would make more sense to allow us to clean the carpet or hire a carpet cleaning company to leave the house in the condition we moved in, so we have more control of the amount being charged to us, as opposed to a mystery fee which could be our entire deposit if they so choose. I’ve spoken with friends who rent in Austin and they have never heard of unreasonable terms and fines like this with their property management companies. RPM does not care about providing a smooth transition for their tenants during their move out process. Instead of conducting these surveys and tours upon move out, they want to ensure they can get new tenants in as soon as the current tenants move out, for maximum profit & minimal downtime, at the expense of our comfort and privacy. We are still paying a full months rent for this last month of tenancy and feel like we do not have rights in what is our home until the last day of our lease. Do not rent with them, they are extremely unprofessional and cheap.

The"benefits package" I was forced to take and pay extra for, has no real benefits other than replacement filters for the Ac. I have yet to see any credit worthiness posts, from paying rent on time. They said they were supposed to start sending it to the credit bureau. They do not vet workers much, they hire people who don't even own a company or have any type of company logo on their trucks. They have sent people to my home without my permission, even had an incident of some workers just walking into my backyard while I was at home alone. They invade your privacy and somehow are getting away with taking pictures of inside my home when inspection time comes around, but I read and know they are not supposed to take pictures of your personal items much less the closet. They have yet to do any repairs that I've mentioned since moving here. The list keeps going. Start away from a property if they are running it.
Beware of these guys, I would never do business with them anymore, their appliances are over 20 years old and over delay repairs, do whatever it take to keep your deposit. Worse company to do business with in Austin Texas.
ATTENTION******** Once you sign a contract with these people beware!!!! We moved in after I beg to have the fence fixed so my dog wouldn't get out. I had to fix that. Lawn was in total dismay, I fixed that. House needed a lot of repairs I fix that... Breakers in fuse box kept tripping cause they hooked the water heater to 2 fuses the stove and dryer. so every time you turn the stove on or dryer it would blow... That got fixed, then the dishwasher went up and they pretty much told me I had rats. That I would have to let a rodent person come out before they would give me a new one cause wires were chewed. So no rats and wires wasn't chewed they didn't repair anything after the people before us let. Now I am a Military Vet and neat freak. every repair person that came to fix stuff said that house never looked better.. So when we moved out the hit us for stuff like leaves in the yard that were mulched up, and sticks on the roof from a tree they don't trim. Tape on the blinds that was on my list when I moved in. Just stupid things that was like that when we moved in... We have rented twice in our lives waiting on our home to be built and this company robs people blind. they didn't give us all our money back because of things they didn't keep up as management... So if you get with this company know this they will put you a home with problems then charge each customer in the end. I repaired so much while I was there and still got charged... So I am turning over all the notes and before and after pictures to the attorney General.

The rental property was old and had a lot of issues, but was quaint and it worked for what we needed. We were planning to move out early but not break the lease. We wanted to slowly move. I let RPM know as a kindness in case they wanted to do an early sweep of the property or if they wanted to start marketing it. All we had left was a couch that we were planning to sell. The last time we stopped at the property to sell the couch, the couch was already gone. Mind you, we had another month (plus) left in our lease and still had not dropped of our keys. I thought the couch had been stolen I was so confused. Once our lease was up and everything was being settled I asked for the breakdown of our security deposit. RPM charged us $450 for the removal of the couch which I had not OK'd. Not to mention we lost out on $100 for selling the couch because IT WAS NOT THERE. I feel robbed and taken advantage of. Tried reaching out to clarify with them and they were difficult to get in touch with, unreasonable, and not willing to hear us out. I understand this is a business, but the way they went about this was disrespectful and there was no flexibility whatsoever. So disappointed and now out of $550 that for a young person like me, goes a very long way...
