Amazing experience at Warren house. I was here for a wedding and the experience was magical. Great reception. Great atmosphere. All the staff were attentive. Rooms were a great size and the bathroom was amazing. Very clean and great attention to detail. Special thanks to Kripa who made the wedding special and flow smoothly through the day.
I and my friend have had a birthday tea here. It was excellent and Chandan was very good and attentive. I will make a return visit in the near future.
My husband booked this hotel for us so I had no idea what to expect. I was delightfully surprised by how quaint the hotel was and how it felt like being a cast in a foreign movie. The gardens were lovely and the food was great. Our rooms were tiny but we will probably try a bigger room next time if they are available. The gym although small, did the trick for my mini pump!!
Absolutely beautiful room, they gave a complimentary upgrade which we truly appreciate, everything works well and is clean, amazing service from everyone especially Mohan, very pretty hotel, best I have been to so far.
I had accidentally made an open table dinner booking for 6:30pm when I had meant to book afternoon tea which finishes at 5pm. The staff were so kind did not turn us away served us a delicious vegan afternoon tea (which was a Birthday treat from my brother) and we thoroughly enjoyed in their outdoor seating area took some memorable pictures. Thank you from the bottom of my heart to the excellent staff at Warren House Hotel. It was my error completely, but they did not hesitate to accommodate us. Best service I have ever had.
Absolutely wonderful hotel. The staff were all really polite and helpful. Beautiful rooms and the bed was so comfy! I didn't want to get up for breakfast! The pool was really nice. It was so warm! Breakfast was delicious and there were so many options to choose from. Beautiful grounds too. Highly recommend staying here
Recently held a celebration of life for my sister. Warren House is a beautiful building well maintained. The food was of excellent quality & the service of our "host" Robert was exceptional. His attention to my guests just made what was a difficult afternoon pass smoothly. Also special thanks to Kripa for organising the elements of the day. Thank you both so much.
I stayed 3 nights as I was away with work. Staff are so, so friendly, really welcoming and make you feel like they really care about your stay. Rooms are very comfortable although a little dated. Room service was good, no additional charges that I could see. Breakfast was lovely, great choice of buffet and cooked to order options, the highlight was the freshly squeezed orange juice machine! Great location, right near Richmond park and on a private road so felt very safe.
We had our Wedding here in the Vesteria. Amazing Hotel/Castle. Perfect for weddings. They gave us the Bridal Room after our wedding just as a gift for free even though they weren’t obliged to. Kripa the Indian lady who I think was the events manager/supervisor helped us a lot in every aspect. Though at times a bit unresponsive, she made everything possible and easier.
We had a lovely time celebrating our daughters 18th Birthday at Warren House. We booked a family Afternoon Tea for 10 people and had a fantastic time. The event staff, especially Mani, were amazingly helpful with accommodating our requests and the staff on the day, were just as friendly and helpful. The food and drink were all delicious and the offer to top up the sandwiches, was very much appreciated. We are a family group ranging from 10 months old to over 60 yrs old and we all very much enjoyed it. Can't wait for another excuse to go back to Warren House in the near future.
Stayed for a week and couldn't express my happiness to the staff each day enough as everything was perfect. Rooms clean and spacious. Food was able to accommodate my allergies and other requirements. Staff were polite and helpful at any time of day. It was truly a great time

Our room was absolutely stunning—spacious, elegantly decorated, and with the most breathtaking views of the surrounding countryside. The little touches, like the handwritten note congratulating us on our anniversary and the fresh flowers in the room, made us feel so special. What truly made our stay exceptional was the genuine care and attention from the team. They went out of their way to make our anniversary unforgettable, from arranging a romantic turndown service with candles and rose petals to helping us plan a leisurely walk through the gorgeous grounds the next morning. The Warren House Hotel isn’t just a place to stay—it’s a place where memories are made. Our anniversary celebration was everything we hoped for and more, and we’re already planning to return next year. Thank you to the entire team for making our special occasion so perfect!

Our stay at Warren House, Kingston was absolutely amazing! The hotel gives a wonderful countryside feel while being conveniently close to London. The interiors and garden area have a charming vintage atmosphere, making the whole place feel cozy and elegant. The staff were incredible—friendly, attentive, and always ready to help. Thanks to Vishnu, Justin, Arun, Kripa, Mani, Robert. Our room was perfect, beautifully prepared, and check-in was seamless. My son had a blast swimming, and the Christmas decorations were stunning, adding a magical festive touch. The live breakfast counter was fantastic—they served hot waffles, omelettes, and more, all freshly made. Staying through the New Year celebrations was extra special, and the location couldn’t have been better—just a short walk to the train station for an easy trip to London to see the fireworks. A truly wonderful, family-friendly experience. We can’t wait to return!
The room was nice and clean. The beds were comfortable to sleep in. The air con system worked well and the controls were modern and easy to use with the temperature adjusting quickly between warm and cool. The bathroom was nice and modern and well lit. It was a little cooler temperature-wise in the bathroom as it had a small single-glazed window (it's an old building). There is reserved parking near the entrance of the hotel and overflow parking a shorter walk away within the grounds.
My husband & I held our wedding at Warren House Hotel. Everything from the welcoming accomodating staff, delightful food & beautiful Victorian venue made our day a forever treasured memory! A big thank you to Kripa the manager for coordinating our wedding. Highly recommend a visit. The afternoon tea here is also wonderful.
A diamond in Richmond. It's an old house based hotel renieuwd. Loverly employees how makes everything possible and make you feel home. Good room, nice breakfast en lovely dinner in the restaurant as well as the cafeteria. Delicious lins soup. They still working on the hotel. They're making it nicer, if this is possible.
It is a great hotel to stay in and can be quite reasonable depending on how far in advance you book. It needs a little touching up in places. The staff though are it's best assets, attentive and polite. The bar staff in the evening are superb and make a mean cocktail!
Had a very relaxing Yoga & Meditation session at Warren House Hotel, the class was just at the right pace, suitable for both beginners and more experienced yogis. Definitely recommend the stunning location!
Afternoon tea here was nice, staff were attentive, very quiet on a weekday. Location is easy to get to, just outside Kingston town centre, there is even a bus from Kingston, K3, that goes close by.
We recently had the pleasure of staying at Warren House in a two-bedroom apartment for a weekend getaway as we were attending a match at Twickenham (Allianz) rugby stadium. The accommodation exceeded our expectations in every aspect. The rooms were of exceptional quality, comfortable and elegant. The breakfast service was particularly impressive with full English, continental and an orange juice maker which the kids loved. Our children thoroughly enjoyed the swimming pool. The staff at Warren House gave an outstanding level of care and attention. They were really friendly and we were always greeted with a smile. We wholeheartedly recommend Warren House to anyone looking for a high-quality hotel in the Kingston upon Thames area.
Warren House Hotel was fantastic! From the minute we arrived the service was brilliant. We were staying for our wedding anniversary and had a lovely surprise in the room of the towels made into swans and rose petals on our bed, as well as a little dessert to share with "Happy Anniversary" written on the plate in chocolate sauce. We checked in early online so the actual check-in at the hotel only took a couple of minutes. We arrived earlier than we had planned to but our room was ready anyway. We stayed in a superior room and it was fantastic. The bed was so comfortable, the pillows and the duvet were just right. The room was very spacious and had two chairs plus a big desk and a small table, so we could actually eat a meal in the room. The room has a Samsung TV and we were able to screen mirror our phones, which meant we were able to watch a movie in bed from one of our streaming services. I would have preferred if they'd had the app on the TV itself or had the TV connected to WiFi so I could have cast to the TV but I'm sure not everyone wants to watch a movie in their room when they're away from home! The bathroom and the shower in particular were lovely and clean. The water pressure was great but it did take a little while to get hot water. It's an old building though so it's to be expected. The actual hotel itself is luxurious with an old world glamour. The lobby and reception desk are all wood panelling and the grand staircase up to the rooms is a big sweeping staircase with a rich red carpet. It did feel a bit like stepping into Downton walking up the stairs. There isn't a lift up to the rooms, so bare that in mind if you have mobility issues or always pack a huge suitcase! The breakfast food was delicious and is self serve for the most part. There is continental and cooked breakfast on offer. There's also a machine to squeeze your own fresh orange juice, which was a nice touch. I've seen self-serve fresh pancakes at other hotels and think WHH would benefit from getting one of those too! The hotel is easy to get to and is in a great location for visiting places like Richmond, New Malden and the wider West London/Middlesex area. The hotel is easy to drive to and does have free parking with ample spaces. There is a gym and a swimming pool for guests to use but we didn't use those facilities, so I'm not able to comment on them, except to say that they looked nice through the window! Overall we would come back. It's the kind of place where we were happy to come as a couple but would also come back with the kids next time too. The staff were all friendly and helpful and nothing was too much trouble.
Beautiful hotel with lovely grounds. Staff are friendly and welcoming. Stayed for one night for a birthday trip - checked in to our room to find a birthday cake waiting for me. This was a lovely gesture from the hotel and was much appreciated! Breakfast was delicious! Will definitely stay again when next visiting the area
I have been driving past Warren house for years until recently a friend mentioned to me about its existence. I drive from Barnes to Kingston regularly. I have never driven up the private road. I decided to bring my partner and two friends for Christmas afternoon tea. The time we chose to come was quiet. It's a very beautiful old house steeped in history. 🏠 Everything was freshly made, the service was perfect 🥰 Staff were attentive. They helped to make the experience special. Food, decor, and atmosphere were spot on. We were shown the hotel and the garden. It was night 🌙 but was treated to a beautiful light display. ✨️ I can't believe what l have been missing all these years. Thank you for helping me to create a lovely experience for my guests.
Wonderful place to stay in. Treated like Lords all the way through. We were upgraded to a beautiful room, 5 stars go out to all involved that made our stay extremely exceptional. Breakfast was completely outstanding and the care and consideration staff gave was perfect. Keep doing what you are doing as you’re doing it so well. I have stayed here on business a number of times and I couldn’t recommend anyplace better ❤️x
We had a fabulous Christmas Party here, Absolutely delicious! The flavors were incredible, and the presentation was impressive. Impeccable table service! The staff were courteous, especially Ms. Afeefa, efficient and made our dining experience unforgettable.
Our stay was perfect. The venue is beautiful, the rooms were very comfortable. Breakfast was very good. The staff at the hotel are excellent, very attentive, warm and friendly. They created a lovely atmosphere throughout the hotel.

A delightful hotel close to Richmond Park. The location was perfect for us. Staff were incredibly helpful and polite. The grounds are wonderful. We walked through Richmond Park (20 minutes) to a great tapas bar for our evening meal. Full English breakfast was great - bacon just a tad overcooked - but scrambled eggs were perfect. Will definitely stay here again.
Visited on Christmas Day as a party of 14 for Christmas lunch. Were seated in a delightful private room at the end of the main dining room. Guests were aged 7 months to 91 years and service was brilliant. Food was lovely and great surprise with some live music and gifts from Father Christmas for the whole party. Thank you!
Had the pleasure of celebrating my 50th Birthday at Warren House Hotel. I honestly can't find a single fault throughout my stay. From the minute we arrived until the moment we left we were made to feel relaxed and welcome. Our room was a decent size with essentials provided. Fabulous location with great access links.
We stayed at Warren House Hotel while visiting Hampton Court Palace for my partner’s birthday. The building and grounds are lovely and the location is peaceful. That said, I found the hotel a bit underwhelming — the photos made it look more expansive and luxurious than it really is. It was clean and comfortable, just not quite the “wow” experience I’d expected. There was an awkward moment on our first night due to a misunderstanding. I’d emailed reception about arranging a birthday surprise. Unfortunately, a staff member (possibly new and with limited English) got confused and walked into our room without knocking while we were getting changed. He was clearly embarrassed and very apologetic, and I didn’t make a fuss about it. The next morning, another staff member was great — she arranged a lovely birthday setup in the room with cake, towel swans, and decorations. My partner was really pleased, and it was a nice touch that helped improve the stay. Overall, it was an okay experience. I probably wouldn’t rush back, but I appreciated the effort made for the birthday surprise and left a small tip for housekeeping for their efforts.
We had an incredible wedding at Warren House hotel. As a venue it's a wow as soon as you arrive, with a red carpet laid to the entrance, which our guests loved! It's grand and traditional inside with wood panelled corridors, and white function rooms decorated with beautiful cornicing, mirrors and chandeliers, but the service is never stuffy or formal. Instead the staff are welcoming, warm and unfailingly polite. The food served at our wedding was wonderful. The package menu has something for everyone. Although the menu came marked up with the main allergens it was definitely worthwhile asking the hotel's helpful wedding coordinator, Kripa, to check all the menu choices with the Chef, as one of our halal guests had chosen a dessert containing pork gelatin and some gluten intolerant guests had chosen dessert tarts with gluten. However, the hotel has several menus and was able to quickly provide alternatives on request, including for one guest with multiple complex food allergies. We married on a Friday, had booked the two largest function rooms, and were able to personalise the function suite lobby space with our signage and put comfort products in the bathrooms for our guests. However, the following day there were 3 weddings taking place in the hotel so we assume they didn't have the same luxury. This also meant we were expected to be all cleared up soon after midnight so they could set up the rooms overnight for the following day, which wasn't ideal but my bridal party kindly stepped in and got it done. Our wedding day was smoothly delivered by the Operations Team led by the very charming Justin. One thing that didn't go according to plan was that the cake wasn't cut according to the brief we'd provided so the pieces didn't fit into the cake boxes we'd bought for people to take it home. However, only we really noticed this because all the cake served was eaten on the night.

Context - stayed 1 night in a triple room with my wife and child. Had breakfast, arrived by car. Pros Ample parking Beautiful settings with neat well kept gardens. Well decorated rooms. Modern manor house vibes throughout. Priced very competitively with other places in Kingston upon Thames. The triple room was spacious, well stocked and well designed. Cons *Service although friendly was slow and disconnected. For eg, we paid for breakfast on arrival but then after breakfast was asked to pay. Its like the systems aren't talking to each other. * some things in our room didnt work as expected. There was a smart tv but we couldn't cast our phones to it and more importantly our AC didn't work. We did call room service to sort it out. A man did come and acknowledged we had a problem but there was no resolution during our stay. Verdict It really is a beautiful place. With a few tweaks I think it has all the potential to be 5*. Its rare i am in this part of the capital but can see myself staying again someday

Visited the hotel with friends on Sunday & Monday and although the images look great in reality it’s very tired and really needs a lot spent to bring it up to the standard of the images, a bit disappointing. On the plus side the evening meal was very good but the morning breakfast was luke warm food and poor quality. The en-suite bathroom was very narrow to access and in places lacked the polished look as illustrated in the photos on the website. Unfortunately for the staff who were helpful and tried hard the management and investment let’s them down.
Lovely main hotel, but our suite was very musty and alot fixtures in the room were broken (shower, curtain rail). Also most of the windows in our suite were looking out onto a scrap heap out the back of the room which was incredibly ugly. Well below expectations
Had an afternoon tea for Mothers Day. The garden setting was stunning and the food amazing but the service lacked. Was a very strange experience with Magicians at your table, staff asking for group photos using personal iPhones and other staff asking for email addresses 🤷♀️ had to constantly chase staff for menus, food and pots of tea which let’s face it is why you’re there 😬 Mother’s Day Goodie bag was a lovely touch but again very strange as it consisted of Luxury Crackers, Mixed Nuts and Galaxy Minstrels? Not a combination I’d put together personally . Good and gardens were beautiful but everything felt a little chaotic!
It was too cold in the rooms. I liked the design, the decoration of the rooms and the halls. The yard outside is really stunning but overall this hotel is not comfortable in cold days.
Hubby booked 1 night stay at this hotel as we were attending a rubgy match in Twickenham and this hotel is only 20m away. He booked a superior deluxe room which was £183 per night + breakfast fees. The pictures of this room were stunning and we were excited, but we feel a bit deceived with the room they gave us (price doesn't reflect the room). Our room was located outside of the hotel and the bathroom was a disabled bathroom. Room was very basic and nothing like the pictures we have seen when booking (room was like a standard room according to the website). The curtain shower was very short and heavily stained. After a shower the whole bathroom floor would get full of water due to the short curtain. Sink was very low and we struggled to brush our teeth. They state high internet speed, but we had to use ours as the internet was very weak. No complimentary robes as per the room description we booked, pillows very cheap and flat as soon you lay on them. Breakfast was alright, but my eggs Benedict were completely full of snot and that put me off my food straight away. This hotel is definitely not for us.
*WARNING*, they take a £50 'security' deposit per night at arrival. I was staying 3 nights so I had to lay out £150. I was told that I would get it back at checkout, I didn't. At checkout I was told that I would get it back that evening, I didn't. It is now the next day, I still don't have it. This is robbery. You should be told when you are purchasing that you have to lay out an extra £150. You are treated like you are not trusted to stay there, yet it is them you should not trust
We ( my daughter & I) stayed for 2 nights in September, having booked a twin room. What we got was a double bed with a double sofa bed which dominated the room & spoiled the ambience. There was little space to move around. Service was seriously lacking, at table for dinner we were told that there would be a wait for drinks , however when they arrived after 20 minutes they had substituted my daughters cocktail with a wine as the bar person didn’t have time to make a cocktail. ( the bar was busy serving a large party of people) Surely, residents at the hotel should not be treated in such a disrespectful way!
Please make sure you read a gift voucher carefully when gifting or using - I made the mistake of thinking my afternoon tea voucher for 2 was valid for a year but it was only for 6 months. I contacted Warren House to ask if anything could be done. They responded really quickly but said it had expired and there was nothing that could be done. It was my fault but ultimately but if they really wanted to help, they could have - even if it was on a limited day when they are usually quiet. A total waste of £75 for the person who bought it for me.
Overall, the hotel has potential, but our experience was disappointing. At check-in we waited around 15 minutes at reception, while guests who arrived after us were served first. Our room was located directly above the waste bins, and at 7 a.m. the noise from the garbage collection was very disturbing. This was particularly unfortunate as I had informed the hotel in advance that I would be celebrating my birthday, and was told there would be a special welcome. I don’t think early morning bin collection extremely close to my window was a great idea to treat me at my day. I expected something more kind from this lovely place.
Me and my partner will NEVER step foot in this location ever again. The staff are very rude, and provide misinformation as we asked what time breakfast ends we were told 9:30am however it was actually until 10:00am. There were no slippers provided for our room we had to ask and we waited 45 minutes. Our windows were broken. We were disrupted several times due to maintenance.
From the outside this looks like a lovely hotel but it is exceptionally poorly run, is very tired and exacerbated by charging people £23 per person for an awful breakfast. You can look past the tiredness of everything due to rising costs but when you are given a chalky poached egg after you’ve finished a substandard breakfast then asked with no apology for £23 per person for that breakfast it is insane. The response from a direct message to the property was that we have spoken to the chef and there will be training. A chef isn’t the problem, the process you have for breakfast is. I don’t want my poached egg separately to the rest of the breakfast after I’ve finished. Don’t offer something you can’t deliver then charge over the odds for it. Will not send any of my staff here if they need to stay in Kingston. Plenty better properties than this.
Booked 2 rooms, told when checking in 'different floors' actually different buildings. Evening menu = chips and sandwiches Male changing for the pool = a toilet area and shower area with some broken lockers- nowhere to sit to undress. Room so small I couldn't open the wardrobe door as the bed was in the way and needed to go into bathroom then close door to get to sink. Finished off with a nice view through smoked windows of the bins. Breakfast - everything displayed but eggs, you needed to ask and they would come 10 mins later (once the bacon etc is eaten) I stay in hotels weekly and this is worst experience for quite some time. Generally no idea for customer service for either of the rooms
Had a family Christmas Day lunch there, very nice place. Have been there before for afternoon tea which I think from memory was ok. However, this was one of the WORST meals I have ever had! Thinly rolled Turkey filled with a mass of undercooked stuffing. One mini pigs in blanket, two overcooked mothball sized Brussels sprouts, a rubbery Yorkshire pudding & potatoes. The Christmas pudding afterwards was small & not traditional, hardly two mouthfuls. The live “Entertainment” (if you could call it that) was loud & not particularly entertaining. All for a cost of £155 per head!!!! Would not recommend & would not go back!
I recently stayed at **Warren House Hotel** while attending a match at **Twickenham Stadium** for the Six Nations, and unfortunately the experience fell well short of expectations for a 4-star hotel. On entering the room, we were hit with what can only be described as sauna-like conditions. The thermostat had been set to 31°C by someone prior to our arrival, making the room unbearably hot. We had to wait quite a while for it to cool down to a comfortable temperature, which isn’t the welcome you hope for after a long day. The bed was easily one of the most uncomfortable I’ve ever slept in — far too firm, with equally awful pillows that offered little to no support. A good night’s sleep is one of the basics of any hotel stay, and this was a real let-down. The TV reception was shocking. The signal kept dropping out, making it almost impossible to watch anything without constant interruption. On top of that, the shower gel in the bathroom was completely empty — something housekeeping should absolutely be checking as standard. There were a few positives. The room itself was a reasonable size, breakfast was okay (nothing spectacular, but not offensive either), there is ample parking on-site, and the location is convenient for Twickenham. However, what really compounded the disappointment was the staff attitude. Everyone we encountered seemed rather lacklustre — no smiles, no sense that anyone was particularly pleased to be there. When I raised the issues, I was simply told to email in and that I’d be “looked after” if I came to stay again — which, after this experience, I won’t. There was no immediate attempt to resolve the problems, no apology of note, and no offer of compensation or meaningful remedy. Overall, not the standard I would expect from a 4-star property, and sadly not somewhere I’d choose to return to.
