Some folks just come in hungry and 😠 😡. As a resident of Olympia Hills (near Forum Mall) I've been an early bird Diner 20 plus years. Simply said 5 🌟. If there is an error, give them an opportunity to be correct it. Adele Manager wonderful lady. Luke chef perfect poached eggs. Brandon puts my hot tea and water on a booth b4 I'm seated. Please try this location for an early breakfast.
Walked in for a to-go order. The waiter was attentive and even offered me something to drink while I waited only about 10 minutes. This was at 6 AM, and he had a few customers coming in to serve. Everything was in my to-go order, and the steak omelet and pancakes were warm and tasty when I arrived at my hotel room.
Our waiter LEO was the best server we had at IHOP. He was the only server that night waiting on every family that came in. He worked along with one cook. Serves and food was great. They both deserve a raise. Thank you Leo and cook, job well done.
Brandon provided the best service I’ve had at any restaurant in years! Saturday morning breakfast is a must at this location!

First of all our waiters name was Leo he was absolutely Amazing, courteous , kind, prompt and very knowledgeable! Our chefs name Arturo I have not had an omelette like that in a long time! Presentation, taste, everything it was perfect! Spinach mushroom omelette I added ham! I wish I would have taken a picture! I had to tip him as well! Great choice going to IHOP this morning. The waiter Leo treated everyone he came in contact with as if you were at a 5 Star restaurant! Thank IHOP for having your employees that actually care about their customers!

Came in for Thanksgiving and our waitress Amanda really set the best tone for our experience. I hope she knows how big of a difference she made!
Today Ms Squishmallow brought our drinks, while superman and superwoman brought our food. While the pancakes were cooked more than usual, the rest of the food was great! We were treated with respect and checked on. Tha k you team ihop!
Amanda was absolutely amazing today! My wife got “the Split Decision” and she loved it! And I got the “Breakfast Biscuit Sandwich” and it was SOOO yummy! It was clean and not too loud, even though it was super busy! :)
Amanda was a great server. She got our food out fast and got all the things we requested. Good job to her she needs some Recognition.
Brandon was our waiter for this afternoon for me and my bf our food was pretty good and Brandon was attentive. Unfortunately we witnessed one of the workers Adele being very rude to our waiter. It was completely inappropriate to see our waiter disrespected. If this is how this location is ran by this women and feel she can treat the employees like this at all let alone in front of customers. I firmly suggest this location fire her and find someone more professional. It was disgusting to witness. Thank you Brandon for your great attentiveness and service.

Had breakfast here with my sister and her husband. The blueberry pancakes were so good. They loved their breakfasts as well. Our waiter was very kind and great. We also loved the guy singing in the kitchen. It was a happy morning.
I want to say Brandon was phenomenal! He was everywhere and still made time for us! He made sure everything was taken care of. I don’t know the roles that go on in ihop but the red shirts kept “make sure this” and “make sure that” HE WAS TAKING CARE OF THE WHOLE RESTAURANT while they just stood there watching. It was genuinely aggravating to see them bark orders while not helping at all. They were just standing there and looking. So these 5 stars go to Brandon and Brandon alone. Thank you Brandon!
We went on a Friday around 6:30pm. We were one of maybe 3 families there with maybe a couple more to follow after. We waited at least AN HOUR for our food just for it to be wrong. We had the same waitress 2 times b2b. First time she disappeared before taking our order never to be seen again until we saw her sitting in her car as we drove away. 2nd time she was very overworked and rude to her coworkers. She comped our meal despite us telling her it wasn't necessary and we did leave her $20 but this place needs to get it together. But Leo the waiter is amazing. Great personality and hustle. But the decline has become very obvious over the last few years.

It was Christmas day. Food was good as always , but service was kind of slow due to crowed. Waitress was good.

He was attentive without being overbearing, kept our drinks filled, and made sure everything came out correctly and quickly. The team that took care of me in my section was remarkable! Their teamwork (Brandon and Nate…there was one more) was second to none and very responsive to my breakfast request. My breakfast was hot just like it came out of the pan. Thanks team IHOP, the best experience I have had in years!

Today 25 March 2026 at 1115am, we had the pleasure to receive such great service from Angela H. our server. Angela was very pleasant and professional. She was very knowledgeable with the menu and explained everything we were asking about. Her wittiness was entertaining and we enjoyed having her as our server. Additionally, we had the opportunity to meet the store manager by the name of MICHELLE. Michelle approached us to ask how our visit had gone. We mentioned to her what a great job Angela H. had provided us. Michelle mentioned to us she is normally a night manager but this day and others she would swap. She mentioned how much a difference it was in terms of the business compared to the night shift. I will say this, as a prior military 30 yr veteran the things I look for when I go into any store is management. Michelle was running a tight team. Promptness, professionalism, teamwork. and camaraderie. I noticed this immediately. Her team showed all these traits. This IHOP #1924 at Agora Parkway, in Selma Tx 78154 in the Forum is a top notch restaurant. Angela H. should be commended and rewarded. The manager Michelle should be recognized and rewarded as well. I highly recommend this restaurant.
Im in town for clinicals and needed food this morning prior to a long shift. I always love IHOP in general, but Amanda definitely has been the best waitress ive encountered at any of the locations across the southern US. From her smile, conversation and overall demeanor-she was awesome! (Ps. This is the first time ive ever ordered over medium eggs and they actually came out correct so whoever cooked them was *chefs kiss* amazing!) Thank you for being so kind this morning Amanda!
The food, service, and value were very good. They were very busy but still managed to wait on us and provide our food in a reasonable time. Very happy with this IHOP.
Came in for Christmas Eve brunch and had the pleasure of having Missy take care of us. She was extremely welcoming and full of spirit. You can tell she takes pride in her work! Can't wait to come back and ask for her again! And you should too! P.s. her tattoos are awesome
I have to say when I eat out I've been very disappointed with the quality of food service and so on. This was not my experience here at this IHOP at the forum. The food was outstanding I ordered the big steak omelette and everything was cooked perfectly. Food came out hot service was great and my waitress name was Missy on Melissa I couldn't be happier. One thing I will say about the temperature within the facility it could have been a little cooler but that could have been just me.
I wanted to commend Lala on amazing service! You can tell she has a heart of gold and ensured we had a fantastic meal. Her customer service and personality was pure amazing. Keep up the good work! 🩷

We’ve eaten at the Live Oak IHOP for a few days now with Amanda as our server and it has been a fabulous experience!! The food is consistently delicious, but the service was the reason for the review! Amanda treated us like family. She remembered the specifics our order each day (even down to the type of creamer we like & that my hubby likes his hashbrowns on the side). She even suggested we add onions to our hashbrowns, which was amazing! You have a customer service treasure in Amanda! We will be back to this location any time we are in the area!
The manager there is Nicole and she definitely knows how to staff her IHOP. We had such a wonderful experience and all of the waiters and waitresses were so accommodating. Service was awesome. Thank you to all of you who took such good care of us.

Today I was pleased to be served by Dayzsa. She was very kinda and I noticed how she took care of the back dining room of the restaurant. She even managed to keep everything tidy and would check on tables that weren’t even in her section. I was impressed by her work ethic and would be sure to come back and ask for her to be my server again.

Missy was an amazing server today. She did a great job of keeping an eye on us and making sure our drinks were topped off at all times. Food was at the table before we know it and she was very friendly to us. She did a great job and we look forward to visiting again because of it.
I haven’t seen IHOP this busy in years. Yet the service provided by a new waiter Steven and an experienced waitress Denise was phenomenal. The kitchen staff prepared the meal extremely quickly, we were shocked how fast the food arrived. Hats off to the entire staff! We have managed teams for different companies and you all are running a well oiled machine. Thank you for the exemplary service and of course the delicious meal.
Some people think, IHOP? Why would you want to eat there, when there are better restaurants? But this IHOP always satisfies me. Came here for breakfast, and even though they no longer have the 2x2x2 item on the menu, I still had a perfect breakfast. I ordered the quick 2 egg breakfast. The over-medium eggs were cooked to perfection, and the toast was perfectly toasty. The pork sausage was deliciously spicy and melts in your mouth. The hashed browns were the perfect combination of crispy and tender, though I didn't eat them all, to save room for the delicious, fluffy pancakes I ordered on the side. The coffee is fresh, delivered in a little pot, and they even have hazelnut or vanilla creamer if you prefer. The wait staff is friendly and accommodating. Overall, 5 star experience at an IHOP. Don't underestimate this place! They've been around as long as they have for a good reason. :)
Late night dining with friends. I was shocked to not see the ham and egg melt no longer on the menu. (That was my fav) Leticia was our server and she is superb. She was very patient with our table and went to confirm my asking of the item I wanted. I ended up with the Sampler. You can't go wrong with that plate.
This IHOP in the Forum is conveniently located within 7 miles of my apartment. . I've patronized this restaurant off & on since I lost my spouse two years ago. No waiting was required to be seated today when I arrived around 11am. Breakfast can be ordered at any time, along with their lunch/dinner menu items. A lower price listing for Seniors 55+ is offered. Overall IHOP is a good place to eat substantial comfort foods at a reasonable price.
I ordered chicken Florentine crepes and, they were delicious. I order that Everytime I eat at IHOP! This time, I also ordered some pancakes, I think they are called dulce de leche, but very yummy as well. We waited a tad bit long but so worth it, we all enjoyed our meals. Will be coming back!

Our server Tobe was courteous and efficient. The food was good and well served. What needs attention is the restaurant itself. It's in desperate need of a deep cleaning and remodeling. I saw a bunch of dead flies on the window seal, the floor was dirty and sticky. The walls near the booths and ceiling tiles are stained and filthy looking. Outside, there was trash close to the entrance.
Went here on Sunday after church. It was busy as expected. We had a small 10 minutes wait then got seated. Our server Hailey was wonderful. Super nice. Super sweet. Super attentive. I ordered a think a sampler. It was delicious as expected. The food was good for everyone in our group of 4. Best wishes for Hailey !!
Took them 30 mins to serve us our coffee and only to be serve in dirty cups with old coffee stains. I rubbed the stain with my finger and it was easily removed. I understand they’re shorted handed and it’s tough during these times but they could have a plan I place. There wasn’t much people when we were there but our waiter that finally served us had a good attitude and really made up for the lose.
Sorry , I’ve been here before and I know not all cooks are the same but this particular cook we had decided to only give me A LAYER of burnt hash browns and when I turned it over to show the server he went and got me more but same thing happened. And my French toast along with my eggs and bacon were also burnt .Bacon was black. French toast barley had any powdered sugar. You have to ask for the syrup now. Idk when that change started but I asked for some and they put it in those little plastic containers that melt and it’s so hard to take off the top because the heat from the syrup melts it shut.
Food is good enough, bc hey, it tastes like what it is, but the orange juice came in a dirty glass, the over easy eggs I ordered came as scrambled, the French vanilla coffee tasted burnt. I dont complain much, only posting so others can make an informed decision. Busy place, and possibly a one off experience.
Food and service is awesome. Seems the focus of appearance is the entrance and seating area, in the meantime the bathrooms DONT FLUSH properly, leaving a mess for the next person! The bathrooms should be part of the customer experience and protecting customers from further spread of disease. PLEASE FIX YOUR BATHROOMS. Update: food is still consistently good and service is good too! Bathrooms, I noticed, do get clean more frequently, I added 1 star to my original rating for this. I also noticed the pressure when flushing the toilet has not changed leaving clumps of wet tp still :/
Food and service was great!! The reason I am not giving them 5 stars is because there were crayons scattered on the floor, and they walked around them! I picked them up myself because that is a safety hazard, a lawsuit waiting to happen, and because I have common sense!! I didn't need my mom or anyone to fall and hurt themselves.....
This was not the best experience we’ve had at IHOP, had to wait approximately 2 1/2 hours for our food to be served, while customers who arrived considerably later than us were served their food first. The only good experience out this entire time was our server LALA who continually checked up on us a couldn’t stop apologizing for the inconvenience. Hope for a better experience next time
This place needs a DEEP CLEANING, especially the restrooms which were absolutely filthy. Walks look like haven't been cleaned in weeks. The scrambled eggs were extremely watery and the bacon was not extra crispy as ordered. The pancakes and French toast were good. The best thing about the experience was the server who was extremely friendly, outgoing and professional. She was exceptional!!!
Not busy at all Sunday morning. Floors disgusting. Entry to restaurant disgusting. Windows disgusting. Absolutely needs a cleaning. Food came out hot thank goodness. Only thing decent out our visit. You don't want to touch anything in this place because it's so nasty. Won't be back until it's cleaned. Makes you wonder how the kitchen is. Yuck!
I just got a burger that somehow got rob of all flavor. The fries must have been the culprit because they were delicious 😋. The other thing that was unsettling, we arrived and were seated in a dirty booth. I asked for a rag to be brought for the smashed pancakes on bench. When our server arrived back, she handed me a cold wash cloth.
Was not good we had to wait a long time for my food it was cold and when me and my cousin got it there was food in it we where freezing cold.but the waitress was nice.
I had the 2+2+2 and the pancakes were not good at all they were coming apart and too thick the eggs tasted like caton eggs. The chocolate is good but for over $4 it's not worth it when you can buy a gallon cheaper. That would be my last visit to any ihop.
Went there Tuesday November 4, 2025 and I was enjoying a meal with my family when a server named Amanda began yelling across the restaurant at another server. It was loud enough for everyone to hear and created an uncomfortable atmosphere. The other server stayed calm and did not yell back, but the entire exchange was very unprofessional and disrupted what should have been a pleasant dining experience. I hope management addresses this behavior, as it really affected the overall experience for our family.
I enjoy coming to iHop but this location was the worst. We found ourselves seat and one server had to come to us to ask what we wanted to drink since the assigned server was no where to be found. As we were getting ready to order, our assigned waitress, finally showed up and took our order, while the other serve left. We order what we wanted and waiting for the breakfast to come. When we got our plate, the bacons were cold and soft (not crunchy) and the packages were cold. My wife asked for some jelly and although the waitress agreed, she didn't strawberry jelly but the wife reminder her that her strawberry jelly was never received. There are plenty of space to space and seats at this location. However, I highly recommend that you don't sit below a vent or with molded ceiling because mold or bacteria could drop down your food, if you seat in one of those location.
So we went on a Tuesday night at just before 8:30pm. There was not one patron in the dining room. We waited for 10 minutes to be seated. There were seven people working that we noticed. A lady sat us at a booth and took our drink order, with in five minutes two others asked for our drink order. We got the drinks and ordered food. Then we noticed a roach headed towards me. We let them know we will be leaving and the waitress sais we need to pay for our drinks. To which we do not agree, so she goes to speak with the manager, and then the manager comes out to let us know we can go over 10 minutes later.
I frequent this particular IHOP on a Somewhat regular basis. I have had little issues in the past but nothing this bad. I ordered my eggs over medium and they came back way overdone. So I sent them back and they redid them and they were even worse than the first ones that I had sent back. So I sent them back again and they came back just as bad that's when I took a picture of the eggs and told them to just forget about the eggs I was almost done eating anyway. Very disappointing.
It took forever for a waiter to come to us and even longer to bring our food. The place went from full to half empty, and yet, they hadn't brought our food. The people at the table next to us just got tired of waiting and left. By the time they brought out our food, the place was basically empty. When they brought us the food, they didn't bring any silverware for a while. I had to go and ask for it. The hot chocolate they brought was actually cold and didn't taste good. It was a horrible experience. They messed up my order. They also forgot to bring the combo for one of us. The food was not that good either. I've added a picture of the banana crepe they brought. One of the plates was broken on the edge. I usually love IHOP but I regretted going to this one.
My friends and I came here and we waited for over 30 minutes to be seated so we sat down, the waitress Dakota said the area we sat in was closed and that she would seat us which was fine. However Dakota's attitude was unprofessional and made all 4 of us feel uncomfortable. I am disgusted with I-Hop and the way we were treated. Besides that there is only about a total of 5 people here other than us and besides the wait to be seated we have now been waiting way to long for our food. I just took the pictures of the food and it's been so long getting it that we went outside and we haven't eaten and now she is wanting us to pay. My friend says that she is stereotyping us and she is. Not nice at all. My experience here is terrible and I will not return to this I-Hop and I am sorry to the people that came here with me. How embarrassing.
The service staff did their job and the cook prepared the food correctly. However there were a few mgmt failures that make this a location I wont come back to. - The seating area smelled musty like old mop water. When I visit a diner I'd like it to smell like cooking food....beef, bread, coffee, etc. If it's the middle of the night and food isn't being cooked, fake the smell. Burn some wood chips with a little kitchen smoker or something. Use an ozone machine when possible to deodorize the whole building on a schedule. - I paid $25 and change for an omelet with orange juice. The OJ was watered down and sour. It tasted like the stuff you get from an automatic machine at Holiday Inn but more watered down. The OJ alone was $6. The omelet tasted like they cooked it in vegetable oil. Not butter, not tallow, not bacon grease.....vegetable oil. It was disgusting. The food and juice were so unpalatable I didn't finish either. I just paid my 15% obligatory tax and left. This is a good location. If they can simply use better food ingredients and fix the bad smell it would actually be a nice IHOP.
Why do I keep coming here smh 🤦🏾♀️. The time before last, there was a hair in my eggs. This time the pancakes were falling apart and unappetizing. Just avoid. The establishment looks dark, dingy, and dirty. (I should also mention it’s always empty, at least other people have learned their lessons.) Which reflected my desperation, at the moment, for breakfast. I will NOT visit this place again. And no, I do not want any free juices or pancakes on the house, so please don’t offer. I appreciate it but no.
Waited 5 minutes got a table. Not because they were busy, just waiting for the hostess to come back. Another 10 minutes for our waitress. It wasn’t that busy. Maybe 6 tables had people. Of course this location is not participating in the special but we were hungry. I ordered the combo plate over easy eggs with crispy bacon. It wasn’t. My wife ordered scrambled eggs with crispy bacon and it was okay. The eggs however were inedible. She asked me to taste and as soon as it touched my tongue I spit it out. When the waitress FINALLY came back we told her about the eggs. Nothing. She followed me like a hawk when I went to pay, I guess she was concerned about s tip.
BEWARE!!!!! This location has a roach infestation. We were eating and towards the end of eating I jump out of my seat because there was literally a roach crawling up the wall next to me. I told the waitress and she walked away stating “ she didn’t want to see it” Like how do you think we feel we didn’t even finish eating our food. She tells the manager then proceeds to cash us out no discount for the issue not even an apology. Just an attitude, we were upset but we were kind to her and she gets an attitude because of it. 0 stars if I could. DONT EAT HERE!!!!
Got the steak tips medium rare and it was MUSHY and GREY got it redone and was the same way once I told them to take it out the bill manager told waitress “ he should of gotten medium then” horrible horrible horrible
I came to this IHOP location with my sister, and unfortunately, it turned out to be one of the worst dining experiences I’ve ever had. I ordered an egg plate and the speciality crepes, only to find that the crepes were missing their filling entirely. I informed the server halfway through eating the first one, assuming it was a simple mistake that could be corrected. Instead, the manager came to our table and, without so much as an apology, curtly stated: “I’ve spoken with the kitchen, and they said I could sell it even though we don’t have all the ingredients, as long as the guest still wants it.” That comment alone says everything about the standards at this location. At no point did the server inform me that the dish would be incomplete, and the manager showed no concern, no ownership of the mistake, and no attempt to offer a solution. Her tone was condescending, dismissive, and entirely unprofessional. I’ve worked in the service industry myself for years, and I can confidently say this was the worst interaction I’ve ever had with a manager. A simple apology or an effort to make it right would have gone a long way — instead, I left feeling disrespected and completely unvalued as a guest. I won’t be returning to this location, and I genuinely hope this message reaches someone who cares about restoring even the most basic standards of hospitality. No one should be made to feel like they’re an inconvenience for expecting to receive what they paid for.
I ordered online on January 1, 2026 on Thursday morning at 11:03am through the ihop app. When I completed the transaction it showed the wait time for pickup would be over 1hr, 12:15pm. I did not want to wait an hour so I called the store at 11:06 and spoke to the manager claiming to be Nicole. I informed her of the online order I wanted to cancel she asked for my name, the exact amount of purchase, $33.85, the order number, last 4 digits of the card used and stated it would take 24hrs for the transaction to clear it is now Monday January 5, 2026 and my bank account is showing a charge for food I never picked up. I called my bank to dispute the charge, to hopefully get my money back. I’m very confused on why this manager lied about giving me money back cause it states on the ihop website to cancel orders you have to call the specific restaurant within minutes and speak to a manager. If my pickup had an 1 hour wait time that was plenty of time to cancel the order. So as far as I know they could have pocketed my money.
I ordered a to-go order. On the website it said that my order would be ready at 2:11 I arrived at 2:11, walked in, and not only was there nobody there to welcome me or ask why I was there, I then waited 15 minutes for my food, and it was missing an order of pancakes and a side of hashbrowns. Safe to say I’m never going back to this location again
We were quoted 15 minutes for a table for 3 even when the restaurant was not busy and plenty of tables were visibly empty. Ok no problem but then they threw away the waitlist and started a new one and starting skipping people that had been waiting before us. Another couple walked out and we waited but when our name was called another group took our table. We had to ask what the issue was and that’s when we found out about the thrown out waitlist. We got seated and drink order was taken quickly as was food order but then nothing. We waited 30 minutes with a hungry toddler and nothing came. Tables sat around us after us got their food before we were told kitchen was backed up. We waited another 5 minutes but our order was simple and we could not wait any longer. First time coming to this IHOP and will be the last.
Sat and waited for our food for 45min and , server disappeared had others serve us. Scrambled eggs weren't cooked enough for 3 plates. Server got attitude when we asked another server for our tab and to go boxes. Poor service, poor food. Kids lived ihop probably won't be back for a while.
Sep, 28, 2025, o/a 1pm. I visited the IHOP at the Forum and had a very disappointing experience. My party waited over 10 minutes for someone to take our order, while more than 10 employees—mostly Gen Zs—stood around staring at each other like they were waiting for a group text to tell them what to do. Not a single person acknowledged us or made any attempt to provide service. After realizing breakfast wasn’t going to come with a side of effort, we decided to leave. Very poor customer service and zero professionalism.
I placed an online order and it said it would be ready at 12:30pm! I get there at 12:28 and they said it wasn’t ready yet. At 12:40 I asked the status on it and I am told they are working on it. Then at 12:50 I asked the status of it again and the gentleman tells me they are moving my ticket to the front and now it will take 15 minutes to be completed! I asked to speak to the manager and Tobias came and talked to me and wouldn’t take responsibility for lack of customer service and food being like 45 minutes late. I will never go back to the IHOP in the Forum again. I will probably never go back into another IHOP BASED on the service. I asked Tobias if there was anything he could do to make it right and he said no.
Waited for 10 minutes before anyone ever came out to seat us. Was there for the all you can eat pancakes and never got to order more. This is the second time service and food were poor in a 2 year time period.
Before anything I’d like to say we had EXCELLENT service , all the staff was very friendly aswell ; that I even hate to write a bad review . But it was so bad I have to share our experience . I ordered a t bone steak , it was extremely thin I never in my life had one that thin , it was also not well done like I asked it to be & no seasoning AT ALL . not a grain of salt . I had to season it myself with salt & pepper from the table . I tried eating it but it was so plain & undercooked , I did not complain just set it aside . My husband mentioned to me his French toast tasted a bit funny . My son ordered a burger & complained of stomach pain right after leaving , & threw up the whole burger at home . I don’t know what’s going on with their food but we will never be returning again .
Horrible experience, server was very unattentive and didn’t refill our drinks for more than 10 minutes. We then call her over and ask for some and she says “you know they aren’t free” which obviously. Food wasn’t appetizing, floors are all sticky and windows are all dirty. Won’t be back.
I couldn’t eat my food, and neither could my husband. The gravy biscuit sandwich looked like slop and my omelet was somehow wet and burnt at the same time. It took 20-30 mins to come out and items were missing
They have some pretty rude and lazy staff here. And if you want your food in a decent amount of time, dont come here. The French toast and orange juice i ordered took this Ihop 45 minutes to make... definitely wont be coming back here.
Went to eat right before 9am with my family. Ordered 5 meals, and had to wait an absurd amount of time. Was told that there was only one cook which would be fine except for the fact that another table of 6 got seated a bit after us and recieved and finished their food before we got any of ours. All while a handful of employees were together laughing it up. To top it off my omlette was cold and 3 out of the 5 of us had upset stomaches afterwards.
I did a review on this to them. And it was bad this down to the service.The staff yelling at the kitchen staff kitchen staff.Yelling at the regular staffs everybody on their cell phones, not paying attention to customers.And throwing down your check before you're finished or even offering.If they want dessert . It took approximately 20 minutes to get our breakfast and had to change the order. Because it was not available after ten minutes, they tell us it was bad
