I work in food delivery, and every time I have to interact with the staff at this place, I encounter the highest level of professionalism and kindness. They are kind, honest, conscientious, and truly professional at what they do. Wishing you all the best, guys.

I’ve had a great experience living at Breakpointe and Coronado! The location is seriously unbeatable, it's close to campus, the beach, and everything in Isla Vista. The apartments are modern, spacious, and well-maintained, and maintenance requests are handled quickly and professionally. What really stands out is the management team. Trevor, in particular, was incredibly helpful and responsive throughout the process. He was clear, approachable, and made everything from move-in to day-to-day questions smooth and stress-free. It’s obvious he actually cares about residents and making sure things run well. I really recommend Breakpointe to anyone looking for housing in Isla Vista!!

I have been touring multiple communities for my son in the area to start school this fall. I cannot praise Brooklyn and Eric enough on how helpful they have been for this huge transition for us.

I started living at Breakpointe last summer and have renewed for this year with my roommates. We have had such a great experience all year living here. We made so many friends within the complex and have made such great memories here. The office staff have been so helpful with assisting us with our move-in last year and have hosted really great events a raffles all year. Thank you to Gracey in the office for helping with my renewal and to Brooklyn for managing such a great community!
Please do not rent here. I cannot stress enough how many serious problems I experienced during my time at this property. What looks like a “formal” or “legitimate” alternative to other Isla Vista housing is really just a polished exterior hiding poor management and unethical practices. I am writing this solely to warn others - my money may be gone, but I hope yours doesn’t have to be. I lived here from 2023–2024 in a 2-bedroom apartment shared with three other people (double occupancy). From the start, the pricing was misleading. When I moved in at the end of September, I was charged a full month’s rent. Then, about a week later, I was charged another full month. Management claimed the advertised price was calculated by spreading September’s partial days across the remaining months. All of my roommates were confused by this as well, which made it clear this was not a misunderstanding on my part but deceptive wording. Despite being significantly more expensive than comparable places, parking is not included and costs extra. My roommate and I shared one parking spot - he had a small car and I had a motorcycle, which easily fit. Within a week, management contacted me and prohibited this without any reasonable explanation, forcing me to park my motorcycle on the street. It was knocked over and damaged, costing me about $1,000 to repair. To avoid more damage, I paid for parking again and moved the motorcycle back into the lot. Shortly after, someone hit it inside the parking lot, causing over $1,000 in damage again (I have attached photos). The parking garage door, which is supposed to be secured, was never fixed the entire year I lived there and remained open to anyone. There are no cameras. Management refused to take responsibility or cover any damages. Midway through the year, my original roommates moved out and I lived alone for about a month. One day, two strangers walked into my apartment using a fob given to them by the leasing office. I was shocked. They explained that management had placed them there temporarily because their original apartment had severe mold and was uninhabitable. According to them, this mold issue had gone on for months, forcing them to sleep on couches to avoid their bedroom. They lived in my apartment for a couple of months and then left. After my original roommates moved out, my utility bills skyrocketed. The final month was unbelievably high, so I contacted the office. They told me to call Conservice directly. That is when I learned that I was listed as the only resident in the system. Breakpointe never officially added the two temporary tenants to my unit, meaning I was charged for the entire apartment’s utilities, despite not being informed, not consenting, and not being documented as sharing the unit. When I spoke with the manager (I believe his name was Mike), he told me I would be refunded the difference after move-out along with my deposit. Not only did that refund never happen - I have never received my security deposit at all. I have contacted them repeatedly. Each time, they claimed my address was updated and that the deposit was “on the way.” It never arrived. I have seen couple other reviews who said they never received theyr deposit too and their response is “call us”, they reached out to me in couple days when they asked me to move my bike but when you call them manager is never in, they just stall the situation and never give you a solution anyway. I have emails, recorded calls, photos, and witnesses documenting most of what I experienced. I am genuinely begging you not to make the same mistake I did. This was the worst experience of my life. I was forced to move in after explaining I wanted to cancel my lease. My dorm was fully infected of crickets, it was surely solved fast but I had to insist a lot to be considered. Cost a huge amount and it isn’t worth it. It is basically a nightmare. I had to wait 4 months to get my caution back and they won’t take accountability and always say the other society is the guilty. Basically they are taking advantage of students
My parking spot keeps on getting taken by another car. When I address this issue to management, they only apologize and tell me they can't do anything until 24 hours because of a 24-hour leniency grace period in which they can't tow away the car. I have addressed this issue multiple times yet never get a real solution. Management only apologizes without taking steps to prevent this from happening again. This is unfair to me as a resident who pays $135 a month for parking. In addition, the policy was never disclosed to me before I had signed the parking addendum and payed for it. THIS APARTMENT HAS HORRIBLE MANAGEMENT. NOT WORTH THE COST. Update: You guys tell me to call you to address the situation yet I call the office every time my parking spot has been taken and have gotten no resolution. I have attempted to call the office numerous times without answer and have even attempted to email my complaint yet I do not receive any responses!!!

Absolutely disappointed with my experience at Breakpointe. The apartment was so poorly insulated that we had water droplets forming on the ceiling, not to mention how freezing cold it was inside. To make things worse, it’s been four months since I moved out and I still haven’t received my security deposit. They keep blaming the other company that’s supposedly in charge of returning the deposit, but no one gives any clear answer or update. I’ve been waiting for $1,500 for four months with zero communication. On top of that, they charge late fees if you don’t pay on the 1st of the month — something I was never even informed about. It honestly feels like they’re just trying to take advantage of students, especially international ones like me. I came from France for what was supposed to be a beautiful exchange experience, and Breakpointe completely ruined it. I absolutely do not recommend living here.
Do not rent here. They use administrative silence to trick students into paying for months they don't live there. They offered an "early move-out" option last year. We submitted the forms, which they returned with zero context (no "approved" or "denied" stamp). They never followed up to clarify our status. We moved out and handed over our keys at the end of July. Management accepted the keys without saying a single word about an outstanding balance or a denied application. Even though they slipped a charge into the portal at the start of August, they never sent a single email or phone call to notify us that we were still being charged. They basically watched us hand over our keys and leave, stayed silent for a month while "rent" piled up, and then demanded payment once it was too late to find a replacement tenant. If you are a UCSB student, avoid this place. They are not transparent and will take advantage of you the second you stop looking.
