This IHOP was awesome! They were about to close but still allowed us to come in and sit down to eat. We ordered fast, but we weren't rushed at all. The service was absolutely AMAZING & and again, they were closing up for the night, but they served us with lots of LOVE! We had a great meal! This IHOP gets 10 stars!!!

They have breakfast specials from 7:00 a.m. to 10:00 a.m. weekdays. $7 and many options. The food was good quality as to be expected from IHOP. The restaurant was clean and my waitress did a great job with everything!

Stopped in for a lonely Christmas Eve dinner and was pleasantly surprised. I ordered a huge breakfast plus biscuits and gravy with hot tea and had a feast! Even was freshly prepared and hot. So good!!! I left full, happy and not so lonely feeling 🥹🎄❤️

This IHOP is good. Their customer service is fair and balanced. They assisted us with our crazy accomodations that can be eye rolling but assisted us with poise and composure. The food is great and satisfying any time during the day. I would definitely go back and bring friends or family for a great meal.

Looks great after the renovation, very clean and modern; been meaning to go for a while. Great deals for pancake lovers! Got the 5 stack and wife got the chicken and waffles, both for $11 bucks! It's a win on my book.

Really good/courteous staff and speedy service. Open till 10 PM daily. Pancakes & Omelettes are great. Plus they have much more food variety in terms of burgers etc.

Super good. The cowboy BBQ burger is way better here than Colorado. The only bad thing is they forgot to cook the sourdough bread. Great food and service is also very good, our server lady was very respectful and caring, restaurant is clean inside, of course this is San Diego so it's painful to find parking spot, but we resided near by so we walked, I do recommend this place to other.

SHOUTOUT TO BRANDON! Incredible service is a hallmark of an excellent customer experience. Our waiter, Brandon was the sweetest, most professional waiter we've ever had! I've gotten lucky lately with these incredible staff members. I came in late with family after a Gulls game and we absolutely loved this IHOP. I told my family this is my new favorite location, it's unique, modern and comfortable. The booths are well-cushioned lol. I ordered a turkey sandwich with tomato and all the club fixings (minus avocado). The food was great, it tasted fresh. Nothing's better than a hot meal after a fun night. The restroom was a little smelly, but very spacious as well. It's accessible for people with wheelchairs and disabilities. Brandon saw me heading towards the restroom and gave me the keypad code, he was super proactive and amazing! This location closes at 12am, I wish it was a 24/7 spot considering this is a busy part of town!

We ate at this IHOP location twice during our vacation to San Diego, and both experiences were great. The service was fantastic, even when they were busy, and the food was delicious. The strawberry cheesecake pancakes were particularly great. The servers were also very attentive and friendly.

Went on a Sunday morning, did not have to wait to be seated. Waiters were busy so I felt like we did not get complete attention. Food was good.

Service was not great. They promise curbside but you have to actually get in the restaurant and get it your own. Although food was great Hash browns were about half of what they give you when you dine in And of course the price is the same.

Service was you'd expect from this cheap diner. Same for food. Not really good, but fills you up and cheap.

Fish was undercooked, waiter took almost 20 minutes to take our order. Bathroom was messy and not clean. If you want a decent experience this IHop is not good, skip this one.

I’ve visited this iHop on a few occasions and though I love the consistency of iHop this one doesn’t seem to hold the same. Everything is just OK. I’m not sure if they are understaffed but the servers visit the table only when completely necessary. The servers are friendly when they do stop but that’s about it. There is always a line at the front to pay. Food was good. Can’t complain there.

Would have rated higher. Our server was great that helped us. She was very helpful but the manager that was running the place was extremely rude. She would bud in and talk about the rules this, we cant this, and next time you need to this. I'm sitting here going what is this managers problem? It's a standard IHOP with alright service. It's well maintained and the food was served hot and quickly. It's usually not too crowded the couple of times I've been there. The waotong staff always seems in a hurry to get you to pay and leave. Maybe it's just the area. Regardless I've had many good meals here.

There were ONLY 2 servers for the entire restaurant and the restaurant was full when we got there. The 2 servers did the best they could. THIS IS TERRIBLE MANAGEMENT. UNDERSTAFFED AND OVERWORKED employees doing the best they could.

Two friends and I went to IHOP for a specific item that is stated on their online menu. We took the time to look for restaurants that served grits. It's a simple thing and hard to find in our area. The BLT sandwich was barely toasted and the onion rings had been sitting too. My meal just didn't taste good.

There where 3 of us , night time, we went to the one off midway. there was only 2 other tables that were occupied so we figured this will be a quick bite. Instead this is what happened… we placed our order, 15 minutes later 1 ordered a breakfast sampler which included bacon and sausage which was received. I asked the waitress for separate checks in the very beginning and the waitress acted like it was going to be such a difficult task. I asked her again and then she nodded okay. But after our meal was over she brings us one check. I said please I'd like to have two separate checks she says okay. And she goes up to the entrance to the door cashier. So I just followed her up there and I said to the other cashier lady my friend and I would like to have separate checks. A few seconds later our waitress brings us two copies of the same ticket. I couldn't believe it. I said why is this so difficult. I said we want separate checks I want you to calculate mine separately for my bill and my friends separately for her bill. So then she leave frustrated again. I think the problem was she either couldn't figure out how to do it or to me simply lazy. I assume she has been working there awhile and knows about how to do separate checks I would think? She comes back 3rd time with the same check. My friend subtracts her part from the check and then pays her cash. She finally does bring me my separate check for my meal. Then she was standing there waiting to see what I was going to do about paying with my card. I asked her to leave. I will never come back there again. I still tipped her just $2 even though I didn't want too. My friend is the opposite she says oh I feel sorry for her she was busy. I said no she needs to do her job there's plenty people out there that want jobs that can do a great job. Certainly she has given separate checks before & it was only 2 of us.

My review experience in December of 2023. Literally went out to eat alone the morning of my birthday which I was in a good mood and was prepared to leave a $10 tip. Later on, server has the audacity to publicly ask why I didn't leave a tip, right in front of a family of 3 that just walked in. As a non-toxic type of person, I just said, "For one, there was no napkins and you should've known (to provide) that as a server." I paid and left. But what I should've told her was, "For one, you should've sat me down before asking me what I wanted because I wasn't even ready to place an order without being seated yet. 2, there was no water or drinks because you were too ahead of yourself. 3. There were no napkins were available and you didn't bother to check if I need anything else, nor you did you bother to spend a little time with me going over the menu, so you pretty much gave me a really basic to no effort in service. And this is not your fault but food was horrible, 2 out of 5. Also, it's a slow morning with only 3 tables with customers, so I don't know why my food took so long. And when I got my waffle, it was cold, not warm at all with a slight mushyness inside. On top of that, my second plate looks like the smash potatos were from last night's leftover, and the steak that came with it tastes so bad, I don't even remember how. So, no. I'm not gonna tip for a lack of service on top of a bad meal." Maybe if one outweighed the other, then yeah, I'd probably left a tip but no, I'm not gonna leave a tip for a service like that.

Came here for a quick bite to eat (lunch) after flying in to spend the week with the family. The location of the restaurant was in a fairly run down part of town. The place look clean however. Service was acceptable; food was average. Coffee tasted like chlorine. The creamer was not good however which my wife opted not to use after smelling it. The food was served reasonably quick. It was consumable but certainly not exciting. I’ve been to other IHOPS before but this one was subpar compared to others I’ve been to. Up to me, I wouldn’t return for another meal unless I’m out of options.

Worst place to go absolutely disgusting very filthy staff The waitress there was very rude practically through our dishes on the table. When she brought out our food and said enjoy. Never came back to see if we needed anything when we first got there. I asked for hot water she brought me cold. I asked for hot water again. She brings me another cold one. First of all I'm not one to write reviews on restaurants, but the service from the presumed manager was awful. Seemed agitated, impatient and was completely rude. The parking lot has a ton of homeless people in it with trash everywhere. Needless to say won't be dinning here again. Hope they fire that guy.

I'm reading everyone's reviews and they need to hire a competent manager because clearly they don't have one. We ordered to go. They put nothing we asked for in the bag including syrup for pancakes. This was just silly. Bad service. Editing to add another ghetto experience. The lady kept telling me that the condiments were in the bag even though they clearly weren't period when I checked she got an attitude. And then told me. Horrible Customer service. We waited about 40 - 45 minutes for our food to be served. There were only about 4 families and 3 servers in our area. We saw our son’s food get passed around from server to server twice until they figured out to what table it belonged too. Took forever to get my food. I was sitting almost 45mins and some random lady came and gave my order to the couple sitting behind me. I heard them whispering and realized that was my food. 🤦🏽‍♂️ Waiter comes with their actual and take the plate in the kitchen which was mine and literally came back out less than a minute and I knew then that was something shady because there is no way they remade it that fast. And of course it was exactly as I expected. Waiter took the same plate from couple behind me and gave it to me. While waiting for my order a customer waiting for a to-go order became very irate with the manager and made a huge scene. I didn’t want any reprisals for returning my order so I opted to just pay for the coffee and water and call it a loss of time and food.

Tried going here for breakfast, stood at the door for 10 minutes waiting to be greeted. They had 1 server. After watching several parties walk out instead of waiting, I caught his attention and he just shrugged and said sorry, I am here alone and walked off. We also left. Good Morning to all and thank you for taking time to read this review, the reason for my one star is because there is no other option, this morning my staff and 20 kids were super happy to know that they were going to breakfast food from this branch, but unfortunately we order online and when arrived to the location and talk to the manager in charge and another employee, our order was not posible to be ready before the time ordered by 0920 hrs. According to the manager the online order was made with an error by the system that wasn’t allowed to us to get the meal before scheduled. The restaurant was empty at the time and they stated that other online orders was taking place before. Other excuses was used, bud our patience just hit the unacceptable mark after showing proves that we are US GOVERNMENT and we are on duty at the time for the order. The manager simply didn’t show any source of courtesy or empathy to help resolve our only petition that was EATING, after fully paid online. Few minutes after we moved to the McDonald’s next door the called my manager to get our order but it was too late. Damage was done. THANK YOU McDonald’s, THEY REALLY KNOW HOW TO PLEASE CUSTOMERS

Restaurant barely had anyone inside, waited 15 minutes before someone came to sit us. The simple thing I ordered was a featured item and they butchered it. The chocolate chocolate strawberry pancakes. They were so light and also it said fresh strawberries they topped it with glazed strawberries (welted) looking soggy. Then when I went to pour the syrup nothing but water poured out. Just a really nasty and unpleasant experience. My phobia to eat out has definitely increased.

I do not recommend this location IHOP. There are other locations.

The service is so bad they Don’t organizing nothing. The kitchen that was screaming the whole time they don’t organizing nothing for serving food

horrible and rude customer service from the waiter waited over a hour and 20mins for nothing when I asked for a check to pay for my sodas for my family waiter came with a attitude and started to rise his voice at my wife. first and last time ever coming here Coming from a supervisor in customer service this type of service is unacceptable

Went to this specific restaurant, we sat down and waited about 15 min to just take our orders, and on top of that, it was another 1hr to just get one of the sides that we asked (fruit bowl). Staff was just all over the place, no organization at all. I saw tables that came after us getting food before ours and i almost called the manager of how much out of place it was. The food does not meet the price as well. I have been on multiple ihops where the food was way better. Lastly, whenever me and my wife walked out from there, we saw multiple homeless people right outside next to the door. Like, at least control the outside area to keep it safe. Highly do not recommend to eat in there

My Advice: DO NOT ORDER DIRECTLY FROM THIS I-HOP. I ordered food from this I-Hop directly. Food was to be delivered 45 minutes after order to the hotel in which we were staying. The delivery time kept inching forward by 10 minute segments. It went from 9:31-9:41 then moved to 9:33 - 9: 43... and so on and on. As each time would arrive the time would move. By 10:10, i was over it and my order was still in process of being picked up. I called I-Hop. They blamed Door Dash claiming the order was picked up 40 minutes ago. I was advised by I-Hop to to call Door Dash for a refund. When I called Door Dash they gave me a small hassle but eventually refunded a portion of my money. They said because I ordered with I-HOP directly, I-HOP would have to refund the rest of the order. I was instructed to call I-HOP. I called back I-HOP and I was told to call Door Dash. I shared with them that why I was calling them. They said I needed to call a manager. She said she would leave a note for the manager. I wasn't comfortable with that. I asked to speak now. Apparently the manager declined to speak with me because she was too busy and as for my money I don't know when or if I am getting a refund. I-HOP is a corporate chain... how in the heck am I struggling to get my $79 dollars back. The woman told me... if you want to talk to a manager come in because she cannot talk to you now. I am not saying the food is horrible or anything. But I am saying avoid the hassle. My kids are eating chips and fruit for breakfast because our breakfast never arrived and we have run out of time before check out waiting on a delivery.

Ive come here multiple times and the experience has been consistent. The dining room floor looks like it hasn't been cleaned in a long time. The tables are covered in food crumbs and sticky when youre sat down. The food is done well, minor complaints but nothing more than youd expect when going out because its circumstantial. Ive had very good wait staff at this location but today the server was just not good. He was absent and we had to walk around the building to find him. And it was extremely difficult to talk to him about allergies as he was not willing to ask kitchen staff. Im very sad to have to write a review, but I hope management is able to look into things for the benefit of the restaurant and the community that eats there. Thank you

We got to the place and waited about 40min to be sat down the server told us they were really busy which we decided to wait when we got in the door there was about 3 tables the store was empty there was employees in the back booths just sitting around the server Marco looked a lil frustrated we gave him our order simple and by order we waited long for our food we were still missing some stuff and the server never got back to us we had to call down other employees when we were ready for our check the server was upset and said he was doing his best asked us to pay cash because the system was down we felt uncomfortable leaving our information on a paper knowing we are from out of town.

We had to wait for someone to notice we walked in to even be seated. The food was barely warm and some dishes were cold. The sign at the register said pay your server. The server handed me to bill and said pay at the register. At the register I was asked if my meal was good. I said no and she replied,"OH well." We are never coming back.

Bought a side of fries which was 5$ + I guess they only had 1 potato in the kitchen. They where also probably low on maple syrup and butter because I ordered (2) extra pancake combos and they could only include a 3 syrups and 3 of the tiniest little baby butters. Not cool ihop. Stingy and overall bad service.

Worst IHOP ever I have been in my life eggs were Scrambled and I have asked to no be because I’m allergic. Bun cake was mad long time ago it’s cool

Bad experience. Never had that in any ihop. That means the waitresses and hostess. First, we waited 20 minutes for someone to greet us after they said “I’ll be right with you”. The restaurant wasn't busy at all. Finally, a waitress came up and informed us it would be a half-hour wait. By that time there were probably 15 people in line behind us. We left and went to Perry’s Cafe. Completely different experience.

The waitress didn't bring my soda. I needed to wait about 10 minutes to give the check.

Very very bad service. To start off when we first got in here there was only one person at the Register taking payments with a line of like 6 people trying to pay and a line of people trying to get seated and no other workers around to help the lady at the Register. We get seated and waited like 10min to get our order but no one would come so my husband had to ask a worker if we could get our waitress took them probably another 5min for her to come to our table and comes to our table with the biggest nasty face. Almost as if she was bothered because she was called to come get our order. Took her almost another 10min to get our drinks out and when she brings me my coffee says. We only have half and half creamer and Hazel Nut. Of course i didnt drink it because they didn't have the Vanilla one. Lets talk about the food now. My son got his food first and 5 to 10min later we get the remaining of our food. Thanks but who likes to eat their food on their own? If you are there with more people wouldn't you like to eat all at the same time??? My son's pancakes came out with no Butter on them. My husband avocado in his plate was ugly looking and last but not least we had tought we had order my mother in law the sampler and when we told the girl that what we had received was wrong she was like ok ill bring more of what you need comes back with the extras and also a menu on hand to show us what we had order was right what she had brought out. I just think that was so unnecessary. Today is a monday 1pm. The restaurant was slow on a Monday and bad service really think ill go again on a Weekend???? No Thanks! Ill pass should've cross the street to Broken Yolk

This was the worst IHOP I've ever ate at. And it was supposed to be IHOP day! Our pancakes were served on paper plates ND a plastic fork. My husband asked for a knife the waitress replied " I don't think we have any plastic knives" I couldn't help myself I had to say I'm all grown up I think I can handle a butter knife. Thank goodness she didn't hear me. There was only maple syrup on the table.. in a labeled container for blueberry syrup! And to top all of that our pancakes were not very warm!! You think IHOP would have gone outta their way to celebrate their big day with real plates ND real forks a waitress that could at least pretend to like her job and a cook who did more then reheat the pancakes!

This place is absolutely trash! How a party of 5 that came after us get their food before us (2). Still waiting as I type this review. My man had to ask a worker who was picking up the dishes about his food. I think that is truly unacceptable! I’m about to finish my plate before he gets his own. Kitchen slow as hell

Highway robbery...the price on the menu item is listed at $13.79 but just cost me $31.50... because I asked them to use gluten free pancakes... literally more than double the cost. This was the Spring Valley location on Broadway on 1/11/26. Sucks iHop is the only food chain out there that offers gluten free pancakes for people with allergies but at this cost I won't be coming back I'll go to the grocery store and make my own. Why is it that just because I (and several other people on the planet) have a gluten allergies we are expected to pay twice the amount as any other patron??

Placed an order online and when we arrive to pick it up, the lady or the manager claimed that they didn’t have our order, even though we saw it clearly on the screen with our name on it, she said that was a different person that had picked it up with DoorDash. My husband said, “I saw my full name that was on the screen,” and she said “No, that was a different person.” lol- She gave our order away to Door Dashand then claim they didn’t have it. We had to call Customer Service to get help until they finally would remake the order even though we showed her the order on the phone she wouldn’t help us. We are worried that they would contaminate contaminate or retaliate with our food.

This location is terrible…. I went on Veterans Day as a veteran and got the free breakfast but we went with a group and they couldn’t split the check when we got done eating? Why not ask if the order is going to be separate before you put it in the system?? They forgot a whole order on top of that and tried to still charge us for it.. bad service over all never got drinks refilled either had to ask which is rude. As a person that serves your country to protect American citizens you should really treat us with more respect and care. We put our life’s on the line and still get treated like trash by citizens. Manager didn’t even want to fix the problem either Im heading to complain to corporate.

The manager is rude and screaming at her employees while customers are present the coffee was like water no flavor the food was over done and the service was mediocre the strawberry checesecake waffle is over done and there is no cheese cake and the amount of product is flimsy and this is the 2nd time the food was either over cooked or undercooked. Will never come to this location again
