I love this restaurant! The food is authentic, made with love and delicious, especially the kabobs. Portions are generous. The owners make you feel at home and want you to enjoy. The food, atmosphere and people are amazing. Great place to hang out. Also there is live music some days, which makes Divan even cooler. Do yourself a favor, check out this place. I've always had a great time here.
My friend took me to this restaurant and I got to meet the owner. The owner and all the employees are fantastic people. The food was absolutely delicious and reasonably priced especially considering the value of good food. They have good drinks and good hookah. I highly recommend trying this place out.
It is such a fun place to go to and the service is fantastic. It is extremely friendly and the food is superb. They treat you as friends and family and you can spend a wonderful evening without being rushed to leave. Some of the best Kebab I've ever had. I have thrown some parties there and was not disappointed. The prices are extremely fair. One of my favorite places to go. Good job and my compliments to the staff and the management as well as the chef.
Amazing customer service, food and hookah. We had a big order and there was not a single item that we did not like. Even the tea and desert was amazing. Most importantly everything was really fresh. Our waiter Matin was awesome and made sure we had everything we needed. Thank you for the amazing experience. Will definitely come back and recommend it to everyone.
The food here was so amazing. Highly recommend the samosas they were super crispy and flaky. The Mediterranean fries were also a 10/10. Even their cranberry juice was very nice. The outside patio was very comfortable with plenty of heaters and staff was very attentive and helpful.
Very nice Persian spot and hookah lounge. I love the amount of authentic Persian food options they have (even some oddball esoteric items like lamb tongue sandwich, which I love). The Kashkabademjan is one of the best I've had in a very long time. The del-o-jigar is great, and the Persian pizza is definitely Persian (which is good lol). They have live music on weekends, and a very nice outdoor seating area. Everytime I've been here, the servers have been wonderful; very warm, inviting, and helpful. The hookah options are limited at times (they will be out of certain ones), but there's always something I enjoy. Definitely recommend checking this place out if you haven't already.

Great for late night or day eating. Atmosphere is quiet and chill. You'll be able to hear and have a decent conversation with the company you bring. The food is excellent! The chicken soltani is a must. This place cooks chicken right without it getting dried and chewy. This is a small capacity place so during busy times it could be hard to get in or find parking. Don't come here if you don't like hookah or the smell or hookah.
I have been coming to this establishment regularly for many years . The team here delivers exceptional service with regards to food, drinks, hookah, but most importantly, with hospitality. As a professional I have held a multitude of meetings here and individual interactions. The level of service has remained the same - professional and efficient. They have a well curated menu which adheres to a variety of cultural/dietary preferences. As with any food/beverage establishment I strongly believe that being courteous and respectful always yields a positive outcome. I have personally witnessed individuals come in, address staff disrespectfully and demand a certain level of treatment. As a long time customer or new customer, there is no place for being distressful. I strongly recommend Divan to those that seek a beautiful experience with Persian. Cuisine, hookah , and drinks.

The staff was exceptionally welcoming and attentive, ensuring our dining experience was flawless. Specially, the owner Mike and the Server were extremely helpful. The culinary delights here are truly a feast for the senses. To top it all off, we indulged in their heavenly tiramisu, which was the perfect end to our meal. The freshness and quality of the ingredients were evident in every dish. The portions were generous, and the prices were very reasonable for the exceptional quality. We had lunch here recently, it was raining outside we asked if they have a smoking free space which they didn’t but they were nice enough to take hookahs outside. The food was great, staff were super nice, I would definitely go back!
We stopped for lunch at Divan Restaurant on our way back to San Diego and had a wonderful experience. We ordered the sultani kebab, and it was absolutely delicious—tender, flavorful, and perfectly cooked. It truly reminded us of the classic kebabs from Tehran Bazaar. The service was excellent, warm, and attentive. We would definitely recommend this restaurant and would happily stop by again.

I had no idea Old Town Tustin had Persian food until visiting Divan Grill & Lounge the other night for a birthday dinner! The restaurant is hidden away on a corner street in the area and has casual and relaxed vibes, with many hookah vessels available within the restaurant. But the food and service are solid! Even with a large group, the service and food was paced reasonably. And the food was enjoyable. We got to try a trip of dips - tzaziki, hummus, and warm eggplant. The tzaziki was really refreshing and the eggplant was a nice warm hug in the mouth - so a nice contrast. The hummus was creamy and smooth and the flavor was decent too. For the main entrees, we had the salmon, chicken, and beef koobideh. The salmon had crispy skin and was pretty flaky but more well cooked. The chicken was tender (seemed to be mostly thighs, which I'm a fan of) and very flavorful. And the beef koobideh was also very tender and probably my favorite bite of the night. Overall, a solid option for Persian food in the area, and very accommodating to large groups. It's worth visiting if you're in the area, especially if you want to try something different from the many Asian and Italian places nearby.

07-13-24 First visit. 11 in our party. We ate "family style". The food was meh. The entertainment was Great! 3 pc band. Guitar, sax and vocalist ( but all three sang) jazz , blues and R&B. Will go back...but try other offerings.
The service, the management, environment could get a five star review! However, the quality of the food is absolutely terrible! I genuinely suggest them to improve the quality of the food so they can get the best out of the business! I had tried Koobideh wrap, heart &liver, different sandwiches! They all deserve one-star rating! To wrap it up, a 3-star is a fair rating.
One of the few options open late after an evening shopping spree at the nearby microcenter. Unfortunately, despite the authentic menu, the quality of the Barg Kebab was questionable at best. I'm not sure if I just don't like the seasoning/marinade or if the meat had started to go bad, but it has an very strong metallic, bitter note that certainly didn't jive with how Barg Kebab's flavor was described online. The rice and pickled onions were good, but it the portion of the kebab was extremely small for the price of the entre and cheap cut off meat (flank steak). Not that I necessarily would've wanted a second one with the off flavor, but for the price it should've had double the meat. Atmosphere was interesting. I didn't notice that it was a hookah lounge, but that's on me, so the second hand smoke from different scents mixing may have contributed to the odd flavors of the meal's. About midway through, a waitress(?) came out with a dance show that was a bit disruptive but neat to see all the other patrons getting into it. The best part about my visit was definitely the unlimited hot tea with a piece of baklava. A bit on the small side for the baklava, but it was delicious and paired nicely with the lightly floral, unsweetened tea. Not sure if I can really recommend the place, given the other reviews (which I only saw after ordering) complaining about similarly poor food quality, but given the other patrons that came while I was here, if you want authentic Persian dishes or enjoy hookah, it's worth a try.
I called and talked to a really nice man over the phone who recommended a reservation so I made a reservation for 2 for my mom and I at 7pm. When I got there, I let the lady know that we were here for the reservation and she asked me if I had a party of 7 and I said no. I have a reservation at 7 for 2 people and I called. She talked to a man who told her where to seat us. As we were enjoying our night, the shorter lady with straight hair came to us and asked why our party never showed and I said it was only two of us and she said we'll you told me you had 5.. I said no. I spoke to someone over the phone and made a reservation. She said no you told me 5 so I gave you this table and I said ok.. she cleared the table angrily and walked away. My mom and I decided to just leave after that since we didn't feel welcomed anymore.

I was there last week. My wife ordered a lamb shank which was cold and the rice was not cooked well and hard to eat. My tong sandwich also was not that great either. The waiter was very nice and helping though.
Super dry. The only thing that wasn't dry were the lamb chops and the fried chicken wings. The filet mignon may as well be beef jerky. Super small portion of filet and tasted nothing like it. Service was lackluster. Kids shared a dish and they didn't think to give an extra plate for sharing. We were using the fried chicken plate because she forgot to bring us plates I asked for until 10 minutes later. The salad was bland and not enough dressing. The table next to us said their food was cold like from fridge. Makes me wonder if they were grilling fresh food because we went there when lunch just opened. The water was tap unfiltered and tasted bad. I would think at 35 bucks an entree, you'd at least have Brita water? As someone who spends thousands of dollars a month on food and have tried most of the restaurants in OC/LA, my best advice would be not to waste your money and time at this place. As I'm writing this review I'm expecting to get a reply from the owner where they'll invite me to eat at McDonald's or in&out just like how they replied to the previous reviews with throwing shade at them, and honestly I'll take their advice next time, I bet I'll get better service and better food at McDonald's or in&out ! I've been to every single hookah place in orange county and you wouldn't believe what I'm about to tell you ! $4 extra on each hookah lol It's like going to a burger place, ordering a burger and paying for a whole burger and they'll give you the bun, but you'll need to pay extra for the patty! Ridiculous. 18% service fee, which I wasn't sure if other places charge that fee as well or no, so I called almost every hookah place in OC, such as Barcode, Momos, bluefig and etc and 99% of them told me that they don't have service fee, except one of them, and they'd charge you a service fee, only if you have a party of 10 people or more. and matter of fact I went to Nus-ret in LA last week and I just called them and asked if they have a service fee, they were confused and asked me what is a service fee, and that restaurant is known to upcharge their customers, so congrats to Divan for taking the lead in robbing their customers. And it's not just about the money, I could care less about how much I spend or what I spend my money on, but if their food was good or their service was any good, I'd definitely ask them to charge me a 100% service fee, but I'd rather give the money to a homeless guy in the street, than letting a business like this be rude to me and others, give me bad food, and rob me. Not only was the food pretty bad and overpriced, they change for the hookah hose which is ridiculous. Are you supposed to bring ur own hose? Outrageously expensive low quality food would be fine for a hookah lounge if the hookah is at least enjoyable, but the fact that charged for the hose is almost funny. I read another review complaining that they charge for that and the owners response is so ridiculous. The whole thing makes me laugh I just wish I didn’t waste 200 dollars.
At first, I thought that if all the food is awful, the waiter is awful, at least the management is good, but it seems that the rude waiter has learned from manager his behavior! Was my behavior bad? What did I insult or curse? Do you know what the waiter was upset about, why? We say clear the table and he wanted to rest and we clear our table! Finally, I cleared the table myself! And when I told the waiter to come, please clear the table, he came for the fifth time in the crowd and said be polite! Management instead of apologizing It's so rude! I should have complained to you because as soon as we left the restaurant, several of us who ate pizza felt nauseous and sick! I used four allergy pills! For everyone who reads my opinion! If you respect your body and your mind, avoid this place at all cost! It's funny to put a hot dog on a pizza! And according to the answer you gave to my previous review, I hope your customers will know your reality!
The service was fine but that’s not my complaint. What I love about mediterranean food is how flavorful every aspect of it is and how well all the strong and different flavors compliment each other so perfectly. When I first found this place I was super excited to find that I had a mediterranean restaurant this close to home but what I really found was a restaurant with seemingly no control over the quality of their food, both in terms of texture and more importantly the flavor, the meat was rough, the fries were soggy and sticky, and I don’t even think there was even a lick of seasoning on my meal, let alone SALT. I can easily say I was sorely disappointed by my experience especially from a place I was planning to attend regularly.
My experience at this restaurant was incredibly disappointing, and I will not be returning there again.
We went in as soon as they’re open so maybe that’s why. But, the floor wasn’t clean. The food was very overpriced and the Turkish coffee was not properly made
They are scammers. They pretend that they have alcohol 🍸 while they really don't. Music ?!! It is a lie too...service?! A waiters has no idea about food and drink. We went there on Saturday night fairly late!!! We asked for vodka she said that they are out! Then we asked for wine and she saud they have their wine!!! So we ordered ...these people think they can sell apple juice instead of wine and then charge you!! Very disappointed...and last but not least they over charged us!! Wine was 8 $ on their stupid menu but they charged us 14 ....never will go there again
We were served old hummus! That old lemony rusted taste! Terrible! Then the rice was not cooked the way we had ordered it. Asked for it again and was charged twice for their fault! I was not in the mood to complain, two plates and two wrong orders for us a total of $$$$137.00 dollars very disappointing, this was not going to ruin our weekend though but be aware that they will charge you for THEIR own mistakes!! Be aware don't say You were not warned. I suggest a better option NAAN AND KABON THEY NEVER DISSAPOINT!
It was a very horrible and not well done kabobs. The service was terrible to pick up. The portion of foods weren't enough for the dinner order. I wasn't happy and even, I called the owner wasn't helpful . Please everyone stays away from this place that's why this place is empty, and nobody is going there.
I rarely leave negative reviews, but this place was honestly terrible. Nothing we ordered was good — not even the teas, which is surprising. The food was disappointing, the quality didn’t match the price, and the whole experience just felt like a waste of money. The restaurant is kind expensive, and for what they charge, you’d expect much better. I really wouldn’t recommend it. Save your money and go somewhere else.
